Hi Velansg, As per my knowledge , puja navarathna is one of the popular residential project in Sarjapur. This project is located in one of the prime location with decent residential environment. All daily basic amenities like school, college, hospitals & banks are nearby. This project offers 2 BHK, 3 BHK apartment , area ranging from 1065 sq-ft to 1349 sq-ft. Builder quoted price is around 4050/sq-ft. Expected possession of this project is around December 2014.

The Metro Phase II will be completed by end of year 2017. Definately, after the launch of Phase I the realty prices along areas experienced a huge demand and the prices of the properties also increased overnight. The real estate market will surely outgrow with the launch of Metro Phase-II.

Land acquisition (first batch) under Namma Metro Phase II started on Friday. Property owners between Nayandahalli and Kengeri ( Reach 2) were compensated for their land acquired for metro work. The work for Phase-II, an extension of all reaches of Phase-I, with two new lines, is all ready to start. A total of 55 properties around six acres have been acquired under Namma Metro Phase II

Q: Hi, I am planning to invest in the new block of Ajmera infinity. The builder is quoting Rs 4250 without any floor rise charges and premium charges. This is a limited offer for first few customers. This is also a pre-emi offer where the builder is ready to pay for the pre-emi of the loan till possession. Can anyone share the area of the apartments and how much is the total land area? The project was suppose to get completed by 2015 but I do not think it will be completed by this year.
The project offers 2, 3, 3.5 and 4 BHK units with size ranging from 1620 - 2516 Sq. Ft. The project is spread over 3 acres of land and spanning across 4 towers. As far as I know the project is expected to be completed by third quarter of 2016 .

Q: loads of problems in this building. first and foremost, the owners association like to harass and trouble the residents, absolutely no peace of mind. they are always creating a scene. i regret taking an apt here. next thing, cheap building materials, cheaply finished walls, tiles, water pipes, no ventilation at all. one of the worst designed buildings iv seen. i advice not to buy an apt here at all

I had heard that they have got all required approvals for the project.. But since occupancy certificate is the last one to get, may be it was delayed to complete the project, so the builder would have given possession to buyers without OC itself. Q: I've recently purchased a flat in a project that is under construction. The project has all the approval including municipal corporation (BBMP), fire, Airport authority, BSNL, BWSSB (Water and sewage)etc. But whenever I ask the builder about approval from BDA (Bangalore Development Authority), I get elusive replies. I have 2 questions, 1) Given that builder has all other approvals, can i assume that BDA approval is there (project is build on a non-agriculture residential land) 2) If no, which government body should i approach and what is the procedure to get that verified. I also want to add that i've got home loan on this property from SBI.

Hi All, Has anyone heard about the news that the Bangalore Metro Rail Corporation Limited is now planning to demolish BTM flyover.
They do not have any other choice also ... it is not possible to demolish Jayadeva Hospital and 98 other buildings like On Mobile office, Gopalan Innovative Mall, Valtech IT Park, independent houses and apartments are marked for acquisition in BTM Layout, on Bannerghatta Road and in Jayanagar 9th Block East. Of these 46 are residential properties. The re alignment of the metro line will acquire only 20 buildings and Rs 600 crore is expected to be saved by minimizing the compensation.

Hike in guidance value will leave its impact on five districts under BBMP limits namely- Rajajinagar, Jayanagar, Basavanagudi, Gandhinagar and Shivajinagar. Around 42 sub-registrar offices are present under these districts. However, beefing up of the guidance value is not consistent and is unaltered in Magadi Road, Kengeri, Sunkadakatte and certain areas of Bangalore West.
Ater the new guidance values came into effect, the realty market has slowed down. In an effort to achieve an equilibrium between market value and guidance value.

Not sure about the prices there but I feel its competitive(considering the location) Cons: ===== New builder. He claims that it is his second project. The first one is in HSR - Reliable Pride. He has experience in Villa plots and villas. Me and my friend both have booked two flats in Mulberry Mist, i got a good price discount and they told us they will provide quality products as well they can modify some major changes with any extra charges. i think its good sign from a customer point view because now a days if you will go for any other builders i dont think so they will made it free definitely they will charge you.As for as my knowledge concern it is a good builders.....

The project is located on the main Yelahanka - Doddaballapur Road in close proximity to the KIADB Industrial Area and the Apparel Park. The property has good road connectivity being situated on the State Highway 7.You can go ahead with this project if you are looking for long term investment.
For west facing plots the rate is Rs 2000 per sqft and for east facing plot it is Rs 2200.

Hey Everyone!!!! Good to see finally something positive happening in Bangalore civic infrastructural development.The peripheral ring road project could have been completed and functional by now if it was not lost in various issues of land clearance and compensation issues. The PRR has been given the approval to be built from Tumkur Road to Sarjapur Road. I expect good price hike in all adjoining townships. The benefit of such a peripheral road project is not just limited to the areas along its stretch. The run time from these areas to Whitefield, Electronic city and Koramangla will be well reduced to less than half an hour. Traffic bottlenecks are the biggest real estate negative and I expect PRR to open up good avenues for builders and resellers alike. Cheers :) :)

According to sources, the deputy commissioner suggests that the land acquisition plan should be received from a government registered firm. The land to be acquired will be identified by survey numbers on the new software and preliminary notification will be issued.
According to property consultants, RTC, in regard to all notified lands, gets updated automatically. In the Record of Rights, Tenancy and Crops-RTC, all processes such as putting out of preliminary notification to the final award gets recorded in a systematic manner.

They have not fixed the per sq ft price since it is a villa project. I can tell you the total price which would be around Rs 66 to 95 lakhs. The area it covers would be around 1808-2325 sq ft. They also provide 4 bhks..which is a round 1800- 5232 sq ft and the price woud be around 1.98 crore.

Hi Mahadev Gawde, Amar Harmony is a good project in Taloja area. If you are planning to buy I would suggest you to check this project for 1bhk. The price for 1bhk is around Rs 34 lakhs for 684 sq ft, 2bhk would be around Rs 53 lakhs for 1134 s qft and 3bhk would be around 67 lakhs for 1440 sq ft.

Electronic City is a better option for investment and you can also except good returns in the coming future because of the PRR project, upcoming Neo Mall, Hiranandani mall and metro. You can also get good returns as some may offices are there. The region is well developed and has many reputed IT companies, industries and residential spaces. It also has some of the reputed educational institutions and hospitals to give better facility to the residents.
If you are investing in Electronic city better you invest in Phase I if it is for short term and if it is for long term go for Phase II. Investing in Phase I will give you good returns and if you are investing in Phase II then you have to wait for two to three years for appreciation.

Just a little worried about the non progress of work and actual delivery date as little work has been completed at site for such a huge project which started last year. Hi Praneetha, I booked one flat there since I liked the location and the property. The apartments have great amenities and are featured as earth-friendly apartments. They enable energy consumption and reduce heat. In the coming years, where energy is a main concern, these flats are a good choice. It’s also accessible from OMR, ECR and other IT hubs. Price is less when compared to other builders in the area. Location wise, it’s quiet and serene. Also I feel it is worth to pay extra money for corner flats as it provides more ventilation or open space.

By paying the betterment fee, plot owners will get a hold of the ‘A’ khata. At present, such owners are laced with only ‘B’ khata that does not help in getting loans.

Chandrapur Anekal Road from Chandrapura circle till Anekal is about 14 kms long which is being widened. Chandrapura Anekal belt is fast developing and is well planned, it is well connected to Silk Board and Koramangala. PES Engineering College and Oxford Institution is also less than 15 kms from CA Belt. So I feel the idea of investing in CA Belt is not a bad option.
I have heard that till now property prices are affordable :) Once the area is fully developed it will be impossible to buy a property there as the prices will be almost double than what it is now.

Hello Miganka, Two Bhk is pretty much in demand because people like to take 2BHK for rent and this is easily resold!!.. But the area matters like in city anyday but since traffic is too hectic it is better to invest in fast growing areas like for example Whitefield, One among the fastest growing area in Banaglore many residential properties are also coming up. and even Koramangala!!.. but i prefer whitefield. I recently went to see a apartment in Whitefield and they are pretty good. Saw the apartment and the quality is also worth apreciation. best part is they have lake view partments also..:) which is dificult to get in bangalore

As far as I know the project has been approved by BMRDA and LIC Housing Finance and SBI. The rate per sqft they are quoting is Rs 2850 sqft. For west facing plot it is Rs 51 lakhs, for north facing it is Rs 59 lakhs and Rs 55 lakhs for east facing plot.

In what way this paying betterment charges going to help the owners of the property?
Currently these property owners have only B Khata for their property and they are not allowed to take banks loans also. But if they are paying betterment charges, they will get A Khata and can also avail home loan for the property. This is also going to help BBMP generate revenue of Rs 200 crores through betterment charges.

Hi Sud, According to me the price is quite reasonable as seeing the current property rate in the locality which is somewhere between 3150-3300/sq-ft. Apart from that locality plays a major role in price rise. Even the price is vary in the same locality due to connectivity and the basic amenities provided by the developer. So, i'll suggest that you should invest in that level. Since you are not much aware about the locality, I can tell you that Bachupally is located nearby to the industrial belt of Patancheru and BHEL. The Bachupally Road connects this locality to Miyapur as well as the National Highway-9, which is the roadway that connects Hyderabad to Mumbai. This locality has seen some major development in the past few years due to its proximity to Miyapur and Kukatpally.
@Sumanth, APR Pranav Antilia, Bachupally, Hyderabad is a HMDA approved project so don't need to worry about the land issue and giving its possession till June'2016.

They are ready give CC and OC. Also the price they are quoting Rs 2700/sqft and 2800/sqft for 2bhk and 3bhk espectively. I have visited the site. It is aroung 4 km from outer ring road (JP Morgan) and 1.7 km from Varthur side. Any inputs will be highly appriciated.

All the approvals from bank and local body is under process as the project is in pre launch stage. The rate per sqft going on is Rs 4500 and the basic price of the apartment starts from Rs 55 lakhs on wards.

The price band of the villas ranges from Rs 5850 to Rs 6390 per sqft. The approximate price of a villa is Rs 1.15 crores. The size of the villas ranges from 2150 sqft to 3600 sqft. The rate of both the projects are same. In this price you can buy a 3 bhk in Prestige Falcon or you can end up buying a villa in Bird of Paradise. Both the projects are good.

POSITIVE: 1) Bifurcation can increase the management of urban planning (master plan preparation and taking care of amenities such as water supply, sanitation, etc.). 2) Splitting the BBMP would lead to creation of more employment in the city. 3) The decision of bifurcating BBMP by the civic agency can be seen as a practical solution as the government’s ideology to include the suburbs into the jurisdiction of BBMP had not worked well with the rapid urban sprawl in the city. 4) Bifurcation of the BBMP will help in betterment of administration which is very poor at local levels of each of the old City Municipal Council. NEGATIVES: 1) Identity of Bangalore as one city will get dissolved. 2) There will be an increased need for municipal co-operation, which could lead to several challenges to the municipal autonomy. 3) The bifurcation would mean a lot of administrative changes at huge initial administrative costs.

I do not think there is any issue with this project, as it has got approval from BBMP and all major banks. But not sure if the builder is going to provide OC and A Khata. Then it is great if the builder is giving both the things. Because if A Khata is not there that means there is some deviation in the plan, Now-a-days, OC has become a big issue.

There will a total of 100 units with a combination of 2 and 3 bhk apartments. It is a G+3 floor structures with 3 blocks. The project has got approval from BBMP, A Khata and banks like LIC Housing Finance and SBI. Rs 1 lac is the booking amount.

And research institute known as the MVJ Medical College & Research center.

Hello Rathore, Yo have to pay a conversion fee to concern department or your local body for converting you B-Khata to A-Khata.
Hi Rajendra, Property owners who wish to convert their B Khata properties into A Khata properties need to follow these three simple steps. 1) Request for DC conversion of their property, i.e. it should be changed from agricultural use to non-agricultural use by the District Commissioner paying conversion charges. 2) Ensure that all property taxes are paid till date without any dues and, 3) Pay betterment charges. A betterment charge needs to be paid to the civic authority for the amenities in place.
