Gangapur Road is one of the preferred residential destinations of Nashik. The locality has been undergoing a standard shift with several new upcoming projects. Families and students prefer the area as it is has a number of schools and colleges in close proximity. A substantial housing demand also comes from people working in the nearby Satpur Industrial Area at a distance of 6 km. As far as Connectivity is concerned local transportation such as buses and autos also makes it the first choice among buyers.

Q: Can an apartment community deny you from moving out of the complex because you refuse to pay rs. 5000 they have implemented for use of the lift? They are also refusing entry of the moving truck. If you are buying for commercial and living purpose, i would suggest you to go for city centered projects and if you are looking flat for investment purpose then you should buy anew flat as its value will increase in coming years. Right Ravindra, The Congress members have also demanded that the regulatory law be made applicable to all realty projects without making any exceptions. The panel has recommended inclusion of smaller - sized projects under the ambit of the regulatory authority but it has restricted it to plots larger than 500 sq-mt or with 8 apartments or more.

Q: Hello, I have purchased a property in a gated-community in Bangalore. It is a DC-converted property with up to date tax paid. I want to have the Khata made/transferred to my name. Q: I have got an office room in terrace which has Aspestos sheet and below that thermocol ceiling. We have just installed fan using pipe from the original ceiling below the thermocol ceiling. Now we are facing two issues: 1.Thermocol is producing really a lot of noise that's equal to a big generator which is used in corporates. 2.Stretching hands will touch the fan and it will definitely hurt the hand. Well Vivek, I will neither say this is a developing location ,suitable for investment, in same time nor I will say development authority has full control of this location, so you can invest here purchase for future construction. Why I am saying because I think it will take 2-3yrs of time to develop this location. Some times you may encounter with plot litigation.
Future of this location is not bad ,not good even. If you are buying plot, you have to wait 4-5yrs. If you are buying to construct your dream house here ,still then you have to wait for 4-5yrs. And one more thing as per sources, it is quite hard to find apartment in this location, only plots & plots are available.

The best part of this project is that it is surrounded by KHB- phase 2. I think it would be wise to invest now rather than investing in it later. There is currently one 150 feet road which will connect to bommasandra circle. From April 1st the new rates are applicale. There are no changes made in the stamp duty rates on land less than 1,000 square yards, like in the previous year. Such land chunks will continue to be treated as residential land for stamp duty collection. The revision of rates will surely result in tremendous rise in agricultural land prices in Gurgaon. In 2013, North Bangalore will continue to grow, because of the massive potential for capital appreciation. Projects which are under construction on Outer Ring Road will reach completion stage and see increased sales because of the preference for ready-to-occupy projects by users. The IT growth corridor will also impact the real estate market.
If you are planning to invest in a property in north Bangalore then one should go for Hebbal as one can expect good appreciation in future and if you want to go for affordable housing with all the amenities then Whitefield is the better option

Even i heard there are construction problems as even the basement got flooded during the recent downpour also lifts are also a concern. Q: How the increased repo rates are going to affect the real estate market? Although the finance expert were telling that the Repo rates will remain stagnant but however the Repo rates have been increased by 0.25 percent.

Well, I might agree with you partially, but what I believe is that the rate at with the bank will lend the money is not the function of repo rates only but also the bank's liquidity position and ability to meet the deposit and lending situation. I believe that the Interest rates might not increase immediately.

Also as the SBI has indicated that the deposite rates will go up which will encourage a "common man" to keep their money in bank's fixed deposits( as banks will be paying them higher interest rate for the use of their money for the time period that the money is on deposit) rather then spending them in MARKET. Lower configuration houses such as 1 BHK properties are in much demand though there is a demand for 2 BHK properties. The size of a typical 1 BHK apartment is between Rs. 350-600 sq.ft while the size of a 2 BHK apartment is between 650-830 sq.ft. 1 BHK apartments are available at the price of Rs. 10 - 20 lakhs while a 2 BHK apartment can be bought for Rs. 20 - 30 lakhs.

The region is developing fast due to IT-BT and Industrial boom which is currently in great demand and is expected to grow rapidly in the near future. Reliaable Magnolia offers two types of plots 30x50 ( 1500 sqft ) and 30x70 ( 2100 sqft ). The rate per sqft they are quoting is Rs 2850. The base price of the plots ranges from Rs 42.75 lakhs to Rs 59.85 lakhs.

yeah i too read that the commercial space absorption in Delhi NCR saw 22% rise in 2013 vis a vis 2012,. it seems that Colliers International conducted a study which found that 26% of the total absorption of more than 31 million sq ft across top 6 cities was contributed by NCR.
hi...it seems that of the 8.31 million sq ft commercial lease in Delhi NCR, 70% of the space was leased in Gurgaon, 23% in Noida and the remaining 7% in Delhi.

I think this is an alarm for all the builders who have encroached land for construction purpose. There was another news few days ago about 72-acre SEZ-cum-township near Bellandur Lake for which people residing in that area are facing so many issues. According to survey report, Iblur lake was spread across an area of 18 acres and 6 guntas, but the area has been reduced to 7 acres and 32 guntas. There were around 17 encroachment on the lake bed which includes some of the premium builders as well. That is alarming as haryana has the largest share of the ecologically sensitive aravali area and opening up this area to commercial establishments and rampant construction will be a death blow to the aravalis... Where exactly is the P2 zone and what are the advantages of the area?
P2 zone is located on the eastern side of NH1 and is about 40% bigger than dwarka area. The area consists of 8534 hectares of land with 13 sectors and each sector has different land use categories. The area is near the Yamuna river and has a good ground water level and will serve at least 20 l families in the future. Good connectivity through the roadways and has proximity to not just NH1 but also NH-10 (Rohtak Road) and NH-8 intersecting at Narela, Rohini and Dwarka.

Once the land is transferred in the society name and the building plans are approved by the DDA, there will not be much problem in getting loans from banks. I have heard of Revanta Welfare society and Land connect welfare society here and they have come up with some projects in the area. but i will advise that you do proper check of the documents preferably with a legal expert so that you are not cheated.

well, the possession is scheduled to be in December 2017 and the area is livable and a good place to invest in.. Even if for end use and you work on the area that is in the industrial corridor of neemrana, Bhiwadi and Dharuhera, the area is quite livable.

Well Mr Pasha, the location of these 2 bhk and 3 bhk apartments are in Tapukara and near to the 4 lane Bhiwadi- Alwar highway. The area is good as it is one of the important destination on the Delhi mumbai industrial corridor and close to the industrial growth area of neemrana and Ghilot that has the Japanese and the Korean zone respectively. The apartments are quite big with a 2bhk of 1275 sqft and 3 bhk of 1750sqft.

@Puneet, Do you know that the company is willing to buy out infrastructure assets mainly operational road project and manage them. Desai (co-head of structured investments group at Piramal Capital) is not keen on under-construction assets with high implementation risks. But they are ready to help when there are cash flow mismatches, but they will not be looking at under-construction or greenfield projects.

Hi Folks, I have some updates on Sai World City. It is a township project by Paradise Group located at Palaspa Phata, Panvel. It offers 2/3/4BHK residential flats. Sizes of 2BHK varies from 1265-1305 sq-ft and 3BHK in 1735/1780/1955/2000 sq-ft. Its current price quoted by developer is Rs.6500/sq-ft but you can get a good negotiation on it.

Q: Hi, Anybody booked an appartment at hilife's pearl shell? Any idea about the reputation of the builder. From internet I can shee they have 3 ongoing projects. No completed project till now. They are ready give CC and OC. Also the price they are quoting Rs 2700/sqft and 2800/sqft for 2bhk and 3bhk espectively. I have visited the site. For both 2 and 3 bhk apartment you have to pay Rs 2 lakhs as the booking amount. The project is under construction and the expected possession date is by 2016 December. The current rate per sqft going on in this project is Rs 4199.

Hi Ananya, According to me, if the property is inherited, then the title should be changed to the sellers name by the process of mutation of revenue records. This transfer requires a will or a succession certificate. If one cannot procure a copy of the will, then the local court can issue a succession certificate. With this certificate, one can apply for a title change in the mutation of revenue records office.
Hi , As per my knowledge, Sales registration is most important. It is essential to grant the power of attorney for the transaction to a PoA holder. There is no need to grant a complete power of attorney; instead the seller can give ‘Admit PoA’ rights to the PoA holder who will merely represent the owner in the registrar office.

Hi Mr Amit Raj, DDA will only act as a facilitator and create layout and sector plans. LPP is for stakeholders, authorities and common people and not just for big developers. The land will be used in the following manner: 45-55 per cent for residential purposes, 4-5 per cent for commercial, 4-5 per cent for industrial, 15-20 per cent for green/recreational areas, 8-10 per cent for public and semi-public facilities and 10-12 per cent for circulation.
Future of this location is not bad ,not good even. If you are buying plot, you have to wait 4-5yrs. If you are buying to construct your dream house here ,still then you have to wait for 4-5yrs. And one more thing as per sources, it is quite hard to find apartment in this location, only plots & plots are available.

Key document that you must check before buying a plot.... 1. Verify Title Deed: Check whether the seller has a right over the property. The first step is to see the title deed of the land which you are going to buy. Confirm whether the land is in the name of the seller and that the full right to sell the land lies with him and no other person. It is always better to get the original deed examined by a reputed lawyer. 2. Check Encumbrance Certificate: Before buying a plot, it is important to confirm that the land is free from legal dues. For this, check Encumbrance Certificate for at least 30 years. Given at the Sub-registrar's office, this states that the said land does not have any legal dues and complaints.

Release Certificate: In some cases, the land may have been pledged to obtain a bank loan. In such a scenario, you will have to get a release certificate from the bank, which ensures that the loan on the land has been completely repaid. But if there are more than one owner, do take the certificate from all the people involved.

Q: Hi, I booked a flat by paying 50K in Dec 2010 & paid remaining cash 40% (of total amount) in 2 months. Flat completion date was Dec 2011, but got delayed and we got possession in Dec 2012. As per agreement, builder can max delay for 6 months only. Now there are 2 main things for which I need suggestion? 1. Builder is asking for extra service tax as ST got revised after March 2012. If completion is done on time, we cld have get registered it before that BUT we got the registration on July 2012. Does builders have any legal rights to ask for extra ST? What option I have? 2. Club house and other amenities, got completed recently and Builder is not allowing ppl to access even if u have 1 Rs as pending to pay...People have not paid full amount as pending work is going very slow and still lots of things, like service lift, permanent parking etc are pending.... I want to know mainly abt extra service tax builder asking and what legal option we have to against builder? Thanks in advance Anand

As per news, the team, comprising of acting president of the US-India Business Council (USIBC) Diane Farrell, director (energy) Nolty Theriot and country director Navidita Mehra, has already visited the other two cities -- Ajmer and Vishakapatnam -- that will be developed as smart cities along with Allahabad with US help. Hi Bikram, But i think after reading all the reviews, landlord are not happy enough as some of the landlords have been complaining that the standard rent is quite low and doesn't give them much a little amount as rents. For example, in posh Marine Drive where buying a property would set you back by a few crores, landlords of pre-1969 buildings just get arent of Rs 200/ month from a tenant. Is not a sad for them?

@Bikram, Not everywhere, specially in those city where there is employment opportunity. There are few houses which are as big as 2500 sq-ft but still get only Rs 200 as monthly rent. Similarly, in many properties in Altamount Road, Mumbai where rents are being charged at Rs 75/month for a residential home. Even slum dwellers pay more.

Thanks for the detail information Kunal, The fortune of the SEZ projects across the country seems to be similar to those in Maharashtra. Of the 576 projects which received formal approvals across the country, only 152 became operational. Hi Gurmeet, A recent result shows that 65820 acres of prospective SEZ land, nearly two-thirds the size of Greater Mumbai, are lying unused. Maharashtra had initially approved 147 SEZs, but only 24 began operations. Over the years, 23 SEZs were scrapped. For the 124 SEZs that remain in the pipeline, a vast expanse of 73376 acres of land had been identified. But projects on only 7555 acres10% of the land actually began operations.
Hi Kunal, But as per the official, all the land identified for SEZs has not been acquired. And a portion of it may already belong to the government, It is said that there are 3 levels of approval for SEZs. Land acquisition can begin once the in-principle approval is secured. The formal approval is given once all the land for the project has been acquired. After SEZs are notified, they can begin operations.

There are some basic documents that need to be verified before buying any property in Mumbai. Upon completion of construction, the builder receives a Completion Certificate from the Municipal Authorities. This certificate documents the location and land identification of the building, and certifies if the building is in accordance with the Building Standards of the city. It includes distance from main road, distance from adjacent buildings, and height of the building amongst other approved norms of the municipal authority.
Similarly a Occupancy Certificate is the permission to occupy a building, given by the municipal authorities, after verification of all supporting documents. Clauses to watch out for include adherence to building standards, fire safety standards for high-rises, elevator and other electrical safety provisions, water supply and disposal amongst others.

I agree with your thought, The increase in bulk FSI linked to only proximity to mass transit modes and not to the physical and social infrastructure will not improve the quality of life of average citizens. Hence, while the increase of FSI up to 8 may sound good for several people, the BMC may have to rework the development plan in order to eliminate the problems associated with this increase.

Residents' main opposition is that no additional buildings can come up on Sector IV-A of Powai Area Development Scheme. They do not seem to want smaller homes in their "backyards". Impact doesn't happen overnight. A lot will depend on the implementation of the rules mentioned in the Act to help landlord increase rents and get trouble by making tenants evicted. However, with a long-term view, house owners have everything to gain by letting out their property without having to worry about seeing them vacated.

Yes Abhishek, As per the research report, the real estate market across India is witnessing sharp drop in transactions and new launch volumes in difference with the Reserve Bank of India, Housing Price Index as banks started pulling back their lending to developers and fear of Black Money Bill appearing large among speculators.
@Vasanth, From above points, rental yields in property markets in India have remained very low as compared to its other Asian opponent. Mumbai has a rental yield of close to 2% while the lending rate hang around 10%. The difference between lending rates and rental yields is one of the highest in India.

Yes, and for that government has proposed to spend around Rs 1 lakh crore on the 2-schemes over the next 5 yrs. While Rs 48000 crore has been intended for 100 smart cities, Rs 50000 crore are marked for the AMRUT scheme for 500 cities.
The government is planning to develop 100 smart cities which in its view are less smart but has to meet certain criteria which is nearer to proposed criteria of smart cities and are already over populated. Why not this Govt. thinks to develop Tier-3 cities which are way behind in respect of development. In this way we can avoid burden on the infrastructure which is already over burdened .

Hi folks!!!! We all know that the government has recently identified 98 cities for the Smart City Project. And fund for 20 cities have been distributed. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
Right Vivek!!! Tt would be better if the Govt's focus on smaller number of cities first and then developing them as model for others going forward. Under this mission, center will give financial support to the limit of Rs 48000 crore over 5 yrs, which is on an average Rs 1000 crore per city per year. And an equal amount, on a matching basis, will have to be contributed by the state and urban local bodies if required.

It is because that on a y-o-y basis, the unsold stock has increased by 18%. Aggregate sales across 8 cities in India declined by 4% on a y-o-y basis. This month's inventory, at the all India level stands at enormously 41, a rise of 24% in one year.
True Miran, As per report by Liases Foras, the average price across cities stands at Rs.6418/sq-ft. in the1st qtr. of 2015-16. It is showing a 0.4% rise annually but 1.2% drop from last quarter. It also indicates a significant drop in new unit launches.

Registration of gift deed is done as per the provisions of the Registration Act, 1908. Firstly you have to make valuation of the property being gifted by an approved valuation expert and then make Payment of Stamp duty and transfer duty.

I will not say this is not a developing location ,suitable for investment, in same time, I will say development authority has full control of this location, so you can invest here purchase for future construction. Why I am saying because I think it will take 2-3yrs of time to develop this location. Some times you may encounter with plot litigation.
Future of this location is not bad ,not good even. If you are buying plot, you have to wait 4-5yrs. If you are buying to construct your dream house here ,still then you have to wait for 4-5yrs. @Govinda, They are the big players and funding is not an issue for the group. Goenka's firm will build 3 projects across Bengal and Maharashtra with a total of 1204168 sq-ft of developed space. The project at Shyamnagar in Bengal will be spread over an area of 807293 sq-ft on the land of the closed Mulajore power plant owned by CESC.
And the Haldia project, on the riverfront, will be spread over 300000 sq-ft, and will have a provision for housing CESC staff working at its 600 mega watt thermal power plant.

Yes, it is. And the developer has received the above mentioned bookings at pre-launch of the project. As per the sources, he developer had undertaken pre-launch exercise for 9 days each, twice in the last 2 yrs after acquiring the land parcel.

Never go for a pre-launch project because builder invest the money in their stalled project raised from the pre-lauch booking and buyers of the pre-launch project has to wait for the their properties. They never deliver the project on time. This is due to buyer's carelessness. When they invest huge money in any of the project, they should check all the legal approvals and searched for the builders track record. But we simply heard about the project and the locality we go for negotiations and make a deal. We forget that if a builder is negotiating with the price it means there is something fishy, specially when the locality and its infrastructure is good.
Everything has its own time frame. Firstly, we are fighting for it, as a result we got. Now, we have to keep little patience. I know you going through difficult phases but did you ask those buyers who has never object for any additional charges bcz they try to convert their black money into white money, so they don;t care what others have to face. You are paying huge EMI and rent for you rented flat but they have 3-4 flats so they don;t care and these kind of people gave builders strength to do what they want.

Hi, When i bought my property in 2010, i consult a property lawyer and he gave me a list of documents that i needed to furnish from the builder, he checked them and gave me a written opinion that the documents are in order and hence i can go ahead for buying. Q: Puravankara along with another renowned real estate developer, are coming up with a property at Marine Drive Kochi, named Marina One. It’s because of its scenic location, I am thrilled to make this one my vacation home. It is not just the location though that I am excited for, but also the infrastructure plan that I saw blew my mind.

Wow great yaar... How much is the total land area and what will be the total number of units coming up?
The project is quite huge and spread over 16.69 acres of land . There will be total of 1141 units with 28 floors construction and 2 levels of car parking.
