Q: i just got the news that blossom county has not paid its dues to noida development authority and they are served a notice to stop work , this will definately delay already delayed project.. the developer needs to be pressurised to abide by the laws and not play with hard erned money of its investors.

Q: Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Either this is game played by the builder or some consortium........Any inside story Please or comment ?? I have also invested in this project in last May 2012....There is hardly any response from the Ajnara office...

Land Record 2. Construction Clearances 3. Approved Planning 4. Land Use Certificate 5. Master Plan of the Area 6. No Objection Certificates (NOCs)"
Hi Shefali, Apart from above said documents , you should also check Builder/Buyer agreement, Possession certificate, conversion approval, Authority Approval, conveyance deed, Allotment letter, Environmental clearance, Airport Authority Clearance. Be sure to cross check all documents before buying or investing in any real estate property. Better to take legal advisor help while verifying these all documents.

Q: Hi, myself and 5-6 other friends of mine own the flats in amrapali sapphire phase 2...as you know, the possession is getting delayed for this and hence starting from Jan 2013 onwards, we are eligible to get the penality from builder. Hi, I have a flat in x tower , and now the builder send us the final demand cum possession letter few days back and when i personally went and had a meeting with amarpali officials they are not ready to pay any penalty and asking me to pay the final 5% asap and if i delayed in paying that they will fetch interest on that, dont know what to do???
Hi Mr Mayank, I do agree with Mr Prasad, they can't do anything like this. As per payment plan they have to go. If you will check you sale deed, & discuss with them by showing the papers that as per plan you have paid . and now the project is delayed . So at the offer of possession buyer will pay rest of the amount.

Hi Guys, Any body got latest news on circle rate in Noida. I came to know from news that, authority has raised the circle rates in Noida. It is expected to raise around 20 %.
According to some developers & builders, we should have continued charging apartment circle rates based on services provided,Moreover, commercial rates are unrealistic and higher than market rates. Hikes in both allotment and circle rates mean property across GB Nagar will cost more, but this is good for the region's development.

Q: want to know the likely possession date for paras seasons in sector 168 noida. the date as per agreement was dec 2012. earlier i was informed in feb that now possession would be given in oct/nov 2013. On checking again today i have been given a new date of march/april 2014. is there no way we can approach the developer to expedite the works?

Hi Chandra, As per my knowledge, this location is developing. It will take some time to get handsome return from this area. For long term investment this area is suitable. As per different sources, in year 2010 Apr-June, the average residential price was around 1900/sq-ft. This price is now touched to 4100/sq-ft. There has been some growth / hike in this price range.

Yes Shilpa, but you should also know that developers may have to pay more for allotted plots on Yamuna e-way. So I think even they have a tough time to buy land from government.
Hmmm Mr Prasad is right, i guess around 20,000 individual plot allottees and 30 realtors may have to pay more for land allotted to them if the Uttar Pradesh government agrees to farmers demand of a 64 percent hike in compensation for acquired land in Yamuna expressway.

Reaching the DND takes just 10min, Greater Noida in 15 min, South Delhi in 20 min and Connaught Place in just 25 min . yea.. sector 50 enjoys good connectivity, city centre metro station is nearby and so is south delhi and greater noida. multi storeyed flats as wellas independant houses are there and so those looking has a wide variety as well.
i agree with Geeta..also the infrastructure in sec 50 is very developed.. there are parks,schools, hospitals and shopping areas..in general all major ingredients for a family to start living is available. Also water and electricity situation is not very bad..

Hello, yeah i was also looking at this property and although there was some initial problems with this, the project has overcome all this and is in the final stages of completion, the structure is almost finished and in some towers the finishing work is ongoing. the builders are positive of giving possession by july 2014.
Another advantage is as compared ti other projects in the area, this has dedicated a lot of space to greenery. in the 25 acres area, only 17 towers are being built and rest of the space is dedicated to green landscaped park. The approach from expressway too is nearby and teh area has wide service roads and major roads as well...

There is nothing good about SIKKA. The property "seems" chaper" but then they have so many hidden costs and their trump card unjustified interest that makes the property the most expensive in the end. third class construction material, Not proper approvals from the govt. Very congested flats. unjustified interest rates, continuous torture for the investor through various hidden charges, Illiterate and rude staff.

Q: Flat in P-tower. Builder to pay for additional 105sq ft amounting to 2.5lakhs. As per contract 775 sq ft is the carpet area. Measured today and found it to be 770 sq ft. they are not able to justify. please suggest! We need to fight this together!

Hi all, I have also booked the flat in Amrapali Silicon City. Although I know that there are no changes to get the flat on time yet Amrapali is charging too much interests on the payments. Even though the payments made by me are on time, they are charging the interest. They never paid the payments to noida authority on time and due to that the HDFC bank has stopped further disbursements. In those cases, too Amrapali has charged interests. I think this is totally bad and unethical. What should i do? Plz. advise me ASAP....

In case the house is constructed on plot, the allottee is required to submit a photocopy of occupancy certificate otherwise he is required to pay the extension charges according to lease deed. The association has asked all the builders to submit a written note of promise that no extra charges will be levied on buyers at the time of handover of flats. NEFOWA has given a seven-day time limit to the builders to respond.

However, don't expect immediate capital appreciation because there is an oversupply of plots in this area. Hi Shilpa, Counting a default of Rs 7,000 crore, the Noida Authority has decided to get tough with allottees who have not paid the installments on their property. At present, allottees defaulting on installments are charged at the rate of 11% interest. For the first three instalments, there was no additional interest. But after that, defaulters were charged an additional penalty interest of 3%.
@ Shilpa, As per my knowledge, however, from January 1, authority will charge allottees an additional 8% interest on the default amount after the first three defaults. The last date for paying the instalments at the old rate of interest is December 31, 2014. On Thursday , a warning notice has been issued to all allottees about the hiked interest rates.

Hi Mr Prasad, I came to know from news that, more than five months after the new contours of the no-construction zone around the Okhla Bird Sanctuary were finalized, a delay in the final notification is making thousands of homebuyers increasingly frustrated and restless.

This is ridiculous.. we will need to pay additional service tax because the builder delayed the project. This is unjustified. According to me, sector-119 is only 4 Kms from existing Noida City Centre Metro Station. Shopprix Mall and markets are located nearby. Very well situated in the heart of Noida. @ Mirza Ali, About 1.5 lakh purchasers in Greater Noida (west) have been expecting for their flats for over 4 years. Their thoughts were put on hold after the line over land acquisition appeared in year 2011. Almost 2 weeks prior, the SC maintained land acquisition by the Greater Noida and Noida Authorities, somewhere around year 2006 and year 2009, conveying help to a huge number of homebuyers who had invested their money in these areas.

Hi Hritwik, As per the latest news, the UP stamp and registration department keeps on registering illicit lands on riverbed regardless of the NGT prohibition on offering of area inside of its 10 km range. Q: It has been almost 6 years for this project which was supposed to be finished in 18 months. Logix have taken its customers for ride and have cheated them big time. Phase I which is getting delivered is not delivered in a livable condition. On top of that increased area and high penalty is being charged from helpless customers. I have invested in this project in 2010 but still no light at the end of tunnel.

Q: There are so many residential projects in L Zone Dwarka but right now there is absolutely no infrastructure in the area. Builders are selling apartments by saying buyers that l zone will be a smart city in next 4-5 years. Is it really possible? After many ups & downs this price has now touched around 6000/sq-ft in 2015. This average residential price is showing improvement. It seems to me that there is no accountability on the part of builder for delay in construction and delivery. Hope new govt will be serious on this issue. Some have filed the case, others are on edge of filing. Hi Kumar, Tell me any one locality and societies where electricity and water is available 24 hours. Now-a-days ground water level is decreasing due to Global warming so, you can not blame builder for it. Builder can only provide you the facility but if water is not sufficient in the locality then what is the fault of the builder. You should check before booking the flat.
Right Shenoy...... I am living in Indirapuram for last 6 yrs in Nitikhand-2. I love this place and hope things get better. On electricity front it looks bad but work on NH-24 starts soon. Also this locality will get better connectivity with Noida through upcoming loop bridge and metro. I can't say much about future price trends but in my circle of friends everybody likes being here. And the reason is everything is at walking distance. Swarn Jyanti Park, Ansuiya Park, Shipra mall, markets, schools/colleges, banks/Atms, Metro and everything are nearby.

You are right Ayesha.... I am living in Indirapuram for last 6 yrs in Nitikhand-2. I love this place and hope things get better. On electricity front it looks bad but work on NH-24 starts soon. Also this locality will get better connectivity with Noida through upcoming loop bridge and metro. I can't say much about future price trends but in my circle of friends everybody likes being here. And the reason is everything is at walking distance...Swarn Jyanti Park, Ansuiya Park, Shipra mall, schools and everything...You are right Ayesha.... It will offer 2/2.5/3 BHK Apartments in the sizes of 1100 - 1500 sq.ft. for the different requirement & budget of the perspective home buyers. Cost of a 2BHK + 2T in 1100 sq-ft will cost you Rs.55-60 lakh onward, 3BHK + 2T in 1300 sq-ft. will cost you around Rs.65-70 Lakh onward while for 3BHK + 3T will cost you approximately Rs.75-80Lakh onward.

Well Aveek, I have been in Noida, Sector-37 for almost 13 yrs and i know this locality very well. Sector-150 is developed over 600 acres of land. It is the greenest sector of NCR with 80% green cover and has 42 acres of parks. The authority also plans to develop a sports city and an international cricket stadium. Bridges to connect with Faridabad will also be developed in this sectorA flyover will be developed from the 45 meter road in Sector 150 to connect Sector 150 with Noida-Greater Noida expressway. This will help people to travel from Greater Noida to Noida to Noida to Greater Noida side of the expressway. Al the daily basic necessities such as schools, colleges, markets, malls, metro station, Banks and ATMs are nearby to this sector.

Hello Pradeep, I have called Bulland Group to check possession status. Here is the update from one of their sales team.... Except Tower-D. They will start issuing possession letter for all the towers in March 2018 and physical possession would be in July - August 2018. As per RERA guidelines, a completed project does not require RERA approvals. As far as local body is concerned, Noida Authority has approved it and banks such as Corporation Bank, Bank of Baroda, HDFC, Axis, ICICI, Indiabulls etc are offering loan for it. Yes, there is a current offer going on for Civitech Sampriti. As per builder, you do not have to pay GST and Service tax.
