Hi, Booking of 2nd phase have been almost completed and they are going to launch Phase-3 in few month. It will offer only 2BHK residential apartment. Well Saurav, Firstly, evaluate the feasibility of this purchase. there are widely 2 types of 3bhk:- 1) compact of around 1300sq.ft. and 2) around 1500sq.ft. On this basis, your property is costing you between 5000/sq.ft to 6500/sq.ft. check the rate of resale in this area. Secondly, if this area has good accesibility and infrastructure planned for future and it is not yet executed, then you can expect appreciation of around 100% in next 5 yrs. otherwise if its already developed and well planned area; rate of appreciation could be a little slower, but you may good rental income in that case.

The current rate of a plot with 4666 sq ft will cost you around Rs 23.33 lakhs and a plot with 7085 sq ft will cost Rs 35.43 lakhs approx.

Q: I have purchased a farm house plot in Saffron City, Wangani village, Velhe taluka, Pune district in 2008. Saffron City with developed bungalow plots, farm house plots, agricultural plots with roads, electricity, compound to plots. This project is situated near Kondhanpur on one side and Wangani on other side. It is at 35 km from Pune. It was booked in this project offered by Saffron developers, Pune with the promise of handing over the plot in 2010 with well developed roads, electricity and water at the doors. A fencing and plantation in the plot will be provided by the developer. Nothing has been happened till today. Anybody has any idea about it? Is there anyone who has booked plot here?

I myself have experience in certain issues with staying in upper or middle floors. And even in terms of rental investment, if you have many huge and delicate things to place in your new house or if you keep buying new things, then lower floors are easy to manage. He has completed or is completing two projects Regency Meadows and Cosmos. Is this the original Kumar builders?? There are two with almost the same name Kumar Properties and KUL. Megapolis is by Kumar Properties and KUL Ecoloch near Balewadi is by KUL.. I dont think KUL Ecoloch has too good a reputation...i heard it is still stuck with approvals.. Please update if anybody has any new thoughts..Is this the original Kumar builders?? Hi Karan, usually the banks dont give loan for buying land alone, request for a loan that includes funds for construction also. At first they will give only land amount and then ask banks to hold the construction amount disbursement. Q: The Lake District Project is delayed beyond comprehension. We have booked a 2BHK Flat in Bldg C4 in Jan 2011 which is a part of the Phase1. As per the agreement the Apt should have been handed over by Dec 2012 considering all the grace periods of more than 6 months. The building has only reached 6th floor out of the 12. How many are such agreived parties? Can we join together and issue a notice to the builder?

HI. I too am an owner of a house in Lake District in Kondhwa and am yet to get possession of my house in A3 which has been delayed by 3 years. Hi Vishal, check your sale deed or agreement paper for any cause related to delay in possession, if there is any written proof, you can claim your delayed interest from builders.

Q: Saw their sample flat. Flats are too small. I don't like the layout. Too much rate quoted. No branded fittings. Unknown builder. No Kajaria Tiles. Kitchen work is below average. Omega lifts which is not reputed brand. Doors are not laminated. Sanitary fittings are of unknown brand. There are better projects available in this price range on other side of highway in baner. Not worth the money which is ask for this project. Avoid at any cost.

Hi Krish, I do agree with you and fully justify your statement. Wagholi is becoming a very good place for property investment in recent times. Commuting to this township is not an issue at all as MSRTC buses runs throughout the city. Private buses, cabs and autos are also available . Wagholi is located at a distance of approx 20 kms from the airport and about 7 kms from Warthar which is the nearest railway station.

Hi Simon, Kheese Park is a very prime residential locality and well connected with the other parts of the city. Vegetable markets, shops, hotel, hospitals, banks, super markets are available in this locality. Transport facility is also good in this locality. This area is in developing phase. Some management Colleges and IT companies have already set their business hub. So, in the coming year the prices will be high.

There is on e more land near Hinjewadi Naka near JPIT. The land area is 11000/sq.ft and the price quoted by the owner Rs. 850/sq.ft. It lies 1/2 km from the main road. This is fully agriculture area but in a very short distance there lies management college, school and some IT companies. This area is still in developing stage but after 2-3 years the land will return twice the cost. So, i can say you can go for this property.

Hi Krish, The development of Sopan Baug into a premium residential location is due to the unavailability of land space in Camp, located at a distance of 3-kms. Its proximity to other premium places, such as Koregaon Park and Kalyani Nagar, has made it a preferred location for premium and large residential spaces. Property values in Sopan Baug range between Rs 8,000-10,000 per sq ft. While in Koregaon Park, the values range from Rs 9,000-12,000 per sq ft.
Hi, I would like to add that being an old-developed locality close to the city centre, Koregaon Park has very small tracts of land available for new development. After spending Rs 1-1.5 crore in Koregaon Park, buyers are offered amenities, such as Internet and Wi-Fi, personal bars/lounges, DTH television facility and laundry services. Hello Mr.Saxena, as far as i know there are 1bhks and 2 bhks of size 855sqft and 1124 sqft respectively. Well this is one of the important location quite close to the Amnora towncentre and on the mundhwa malwadi road , near to the mumbai highway... there is more store close by and the Magarpatta city which is an important business centre with offices of IBM, Accenture and mphasis to name a few. there are other cafes and stores as well.

Well as far as i know they have 3 phases and have flats that are ready to move in as well as under construction. The flats in the third phase are expected to be ready for possession by november2015. you can opt for flexi plan and down payment plan as well. Corporation School is in 100 mtr distance, main road is 1/2 km from the project, nearby market is in 1.7 kms, it's nearest shopping mall is in 1.8 kms and hospital is just 2 kms away. It is a G+8 apartments constructed under two wings having 56 units. But currently only 2 units are available for booking on 7th floor. As it is a ongoing project the construction work is in full speed.

Hello Priyadarshini, Yes, the price quoted above is quite negotiable but only at the time of booking. You can get home loan from all the leading financial institutions and centralized banks. The expected date of possession would be March'2016.

Worst experience with Mont Vert. Mont Vert is a brand in real estate in Pune but they miscommunicate their customers about additional charges, improper communication regarding possession, delay in completing their project, not at all courteous, over commitment, mis-representing, misselling. You name it and they default in it. The Director agreed that they do have bad communication as he heard the same from other customers who complaint about their staff, but the staff(specially the Sales team) says they send mail to the customers. Whats the point if your don’t pick-up the phone and talk to the customers if they are annoyed. There is direct allegation on the customers saying their staff never miscommunicates. While you ask for the compensation for the delay in their construction, the response you get is: As far as the delay is concerned, it has happened due to some unforseen circumstances which were beyond our control, hence we regret to inform that we will not be able to pay

I am planning to buy 2BHK into laxmi deep, sq rate given by builder is 5400/-. Can anybody suggest, how much he can negotiate? MSEB charges are 100000 and infrastructure charges are 400000/-. infrastructure charges are too high...is this builder also negotiate on infrastructure charges??? For laxmi deep, currently plastering is done. builder is saying possession will be given on December-2015. what are possibilities, builder will deliver keys to customer on time? Builder commitment for PCMC water is "supply on first day of possession" Is it true to this builder and this area??
See noting is true in these day, lots of builders these day altering project plan frequently. You have to verify yourself before investing like for water supply check all doc in builder offices and also check from PCMC offices regarding the same. Now for negotiation, it is up to you how you can tackle the builder concerned person. Usually builder gives discounts of 2 to 5 % in overall BSP but while negotiation process ask for discount.

Hi All, I have bought a property.... the plan and approach is good, but the Commitment provided to the customers are not Met. The construction was supposed to get completed by April 2014 and rental should start from April.. but till now the construction is not started and the when followed up, we are updated that they are having approval challenges..... Later stage by Nov 14 they sent communication for regretting the delay and agreed to Pay 8500/month like and gave first payment... Later there were no update and payment,..... With this current situation, There is no solid commitment and customer satisfaction is NIL --- When we approach their Management ---- There is no update even after continues followup ....

The localities has many nearby malls, hypermarkets and retail giants will push the markets rates up in the coming years in and near Kondhwa. Transport facilities are also good in this area. @Varun, If location, neighborhood, size and property type are the same, a ready-to-move project costs more. The reason is clear. You don't have to wait to occupy in it and you are saving rent as well. An under-construction project costs less, but going for it means you have to pay end up interest on the home loan plus rent for your present accommodation.

Hi Vatsa, As per my knowledge Yerawada is an old locality is Pune and densely populated area. The area is good for end use purpose but I do not feel it is a good idea to invest in this locality as the resale value in this area will not be as good as Viman Nagar, Koregaon Park or Kalyani and even the area has slums. Current the rate per sqft going on is Rs 7000-Rs 9000, anyways the rates are on the higher side so I do not think the rates will increase so easily.

HI Swapnil, As you know that the project is ready to move since April'2009. There were two major issue with this residential project one is water leakage in all 4 buildings of Ph-1 and 2nd is water issue. 26 consumer complaints in this regard have been lodged with the Pune District Consumer Forum. But the builder reconstructed and solve these major issues and now the owner of the property is happy. so if you are buying it for end use you should go for it but if you are buying it for investment purpose i'll say no.
@Rohit, Even i am looking for a resale property of this project. Is there any units available? Is the project approved by the local body? Can i get a home loan for this? How long it will take for paper work?

Even after 5 years, the flats have not been completed. While structures of few blocks have been erected, other blocks have not been even half completed. The finishing work is all left. Also, basic facilities are missing here. Q: I have booked a flat in IRIS BAVDHAN in Pune by Skyi builder . He has not received Occupancy certificate . He has got only partial completion certificate. The builder is saying as its in Bavdhan budruk, it does not come under PMC and comes under regional planning rules. So it does not requires occupancy certificate and partial completion certificate is enough to occupy the flat after possession. As far as I understand without occupancy certificate I can not stay in the flat and without completion certificate builder cannot demand for possession. Will property tax be thrice if i do not have occupancy certificate ? Is the construction might having some legal problems or disputes ? I will like to have everything legally clean and clear before taking possession and occupying the flat. Kindly advice.

PMC has reduced the no. of NOCs required by the buyers to get OC than compared to what the builders would have need to get. Once the buyers get the NOC from the said depts, fire & lift & submit is alongwith other docs to the PMC, the said project will get OC. Hello Siddharth, It depends on the agreement, what has been agreed at the time of price negotiation or at the time of entering into an agreement. In case both the party has not discussed this issue, if the seller feels that the fee is a negligible amount and can be accommodated, he can pay for that wise versa buyer too. The same applies to brokerage too that what is agreed at the time of first discussion, though the Real estate agents demands 2% from the seller and 1% from the buyer. Hi Rohit, There is a fundamental difference when it comes to buyers in Pune and the general market for hill town residences, that is present globally. Most of the buyers in Pune are looking for weekend homes, while the global trend is about vacation homes. Hence when choosing hill properties in Pune, easy reach and access to property and to the city are important.
@ Mr Marathi, In my point of view, Sites which slope up from the road towards the property may create drainage issues. In case the slope is significant it is best to check if there are tumble bays installed in the underground drainage . A similar planning may also need to be done on ground to handle rainwater during monsoons.

Good Morning Abhi, Now-a-days buying a home is the absolute dream of most of the people as it gives a secured feeling to an individual. But you all know the satisfaction that the buyers gets while taking possession of his home is simply unexplainable. These can change from being an illegal property to poor construction quality to not providing the promised amenities within the said project. As a result, the buyer feels cheated. Therefore, to keep away from situation like this it is better that buyers do a complete check of the property they are going to take for possession. Those above mentioned checklist will help them a lot.

Q: can suggest here that all owners should ask compensation from builder. Like rent of the month for delay. Many owners are having loans and few are also staying on rent. So all owners must ask a fix amount per month for such delay. I shocked knowing that project is running from 4 years and no possession due to whatever reason. Ask for rent amount as per the rent rates in that area per month till you get possessions.

@vatsa,When I spoke with concerned person she said that project will be complete till April 2017 right now booking is available. The project is not started till now. Since bank loan builder is tied up with the sub, hdfc, and icici bank.

I think kharadi is the talk of the town. The infrastructure developed is very good and it is near to kalyani nagar, magarpata, wagholi and phoenix mall and other malls are on the way
Hi Puran , Thanks for giving your valuable suggestion but I prefer Bhosari which was one of the areas in the Pimpri Chinchwad Municipal Corporation to develop rapidly. The development triggers have much to do with the nature of this catchment. Bhosari has a large working class population, with the MIDC providing employment on a massive scale. As a result of its early development, Bhosari has very decent infrastructure and has excellent accessibility to and from Pune City.

Hi Priyadarshini, recently I have contacted by the concerned person on this project and he quoted rate per sq ft is Rs 3550 and also he told me that the project is approved by the township planning under PMC. As per builder person expected date of completion is Nov 2017.

Shri Vardhaman Developers is one of the leading builders in Pune. The project is located in most attractive residential hubs of the city at Wakad, Pune and is a very impressive project. It is well designed and will surely appreciate very well. Water logging is common in some parts of the area, but most of the apartments use rain water harvesting and other such options to control it. As per my point of view, Ravinanda Landmarks is an AVERAGE builder. It has 4 on-going projects. They have successfully completed major projects in most of the parts of Pune. They delivered good quality work and infrastructure.

See I think it is a good option for investment, but currently, you are not getting too much rental value from this project. As the project is under construction and it will take approx. On and average one and a half years to complete. After that if you rent it out you will suppose to get 10K to 11K for 2 BHK unit.

Pisoli is strategically located as the Mumbai-Pune bypass lies in its proximity. Also, it's well connected to town centres.It is located eight km from M.G. Road which is called main center of Pune city and is about 6 Kms from National Highway 48 (Mumbai-Pune bypass) thus creating the location more accessible from the other part of Pune.
Pisoli is affordable destination as off now for the mid-segment group. The capital value is also lowest if we are comparing from other part like NIBM, Undri , Mohamadwadi and Kondhwa. The current prevailing residential rate is between Rs 3900 and Rs 4500 per sq ft.

Well, no generalization of rent, no regulation for brokers, no fixed framework for the deposit money, no fixed framework for rent agreement and lack of any regulation on the hike of rent are few factors leading the shortage of demand across the city.

Hi Sneha, The current property rates in Pirangut is Rs.4300/sq-ft. (upper range), Rs.3650/sq-ft. (average range and and Rs. 2970/sq-ft.(lower range). Prices varies and depends on locality and the amenities provided by the builder in the project. Builder rate is Rs.3700/sq-ft. and almost all leading banks such as Axis Bank, LIC HFL, HDFC Home Loans and Indiabulls Home Loan have approved this project. As far as project possession is concerned, they are giving possession by December,2016.

Q: Hillock towers reviews, hillock towers by artharaj realty, Somatane phata, Artharaj realty reviews is fraud/ cheat builder. I request all you to go through below points before making any advancement with this builder. 1. While booking flat he showed Hillock Towers Town planning approved plan of A&B wing, Also you can see B wing in model, brochure, internet etc. Now he is claiming that he is not getting B wing land as original owner is refusing to sell. At the time of booking flat he claimed to have that land. 2. Possession date committed for A-wing with amenities as Dec 2014 but yet there is no progress on that. 3. He wont give you approved Plan/ TP sanctioned plan / Parking layout etc with the agreement as he dont have it yet.other builders would give you it upfront. 4. Also he will not send / show you agreement copy in advance so that you could get hidden clauses. such as possession date after 30 months no exact date. 5. He will just take away your money and start another site with your money. we almost group of 40 people have paid 90% amount yet to get clarity on possession. 6. This builder has no good background Jaydeep/Ravi/Abhay no one would want to see you once you make agreement instead always buy from reputed builders. 7. If you don't believe go to site and ask him above questions and see the progress of Hillock towers which was suppose to be ready with amenities in Dec 2014.

Why didn't they give possession on give time i.e.December 2014? Hi Girish, Current property rates in Dhanori, Pune is Rs.1500-3000 sq-ft., depends on the localities and the amenities provided by the developer in the project. If it is a road side property then the price will be 3000/sq-ft onward and if it is inside the locality, the the price will be Rs.1500 on wards.

Q: If you love your money don’t go with ARV group My subject line itself state that your investment with ARV group will spoil your life, having an own home is a dream of many people but with this group your night will be sleepless. The employee are so unprofessional, they just want your money, once it is paid they don’t even bother about your problems, your issues, your requests etc., they even disrespect laws and order written in property agreement. Their employee even don’t know how to talk to a customer who has owned a flat in their project and other side they are very good, welcoming to customers who come to see the site and who come for an enquiry to buy a flat LoL. I will rate zero to their customer satisfaction. ARV group employees are trained in such a way to get money from your pocket as soon as possible and force you to do registration process ASAP so you get into their trap. Even you will face issues to get basic documents information that you may need before buying property like NOC, title certificate, sell deed, environmental clearance certificate, building/layout approval, master plan of the area, builder buyer agreement copy etc. They know how to fool people by making false commitments. Another surprising thing you will never get a chance to meet directors Mr. Rahul Goyal and Mr. Akash Goyal with whom you are making agreement, this is a big funny thing. Even at the time of possession you will not get a chance to meet them. Other thing ARV group flat size has a big % difference in its carpet area and sellable i.e. super built up area. They sell property on basis of super built up area like if they say, you have to pay 4200/- per sq. ft. on 1200 sq. ft. i.e. super built up area your flat livable area will be only 820 sq ft. including terrace i.e. carpet area of your flat., its approx. 32% margin between what you get and on which you pay to the builder. The rest amount they take for amenities and common area, this margin seems more as compare to other good, reputed builders available in market. If they walk with customer and help with their open hand, good customer service then definitely they can become a top builder among others. For this they should remove unprofessional, cheat people from their group.

Yes, there are lot's of negative reviews against this developer for electricity meter transfer process, about original possession letter, architect letter. Buyers are complaining that they wrote mails many times but no action taken any of the authorized person. As per buyers no one is properly responding and purposely making delay in processing the pending documentation.
Hello sir!!! That's why i always suggest buyers to complete your checklist before buying or investing in property anywhere in India. Do not pay any charges and give your sign without completing checklist. Do all your due diligence such as ask for the required approval, verify it by legal expert or competent authority, check the locality of the project and it's connectivity to the other parts of the major cities. Visit the project site and check the construction materials used in the flat, check the past experience of the buyer with the developer and then further proceed.

Q: I purchased a property for 40 lakhs in Jan 2013. Now I want to sell the same in Nov 2017 for 60 Lakhs. I will be investing the entire amount for purchasing a new property but the same is an under construction property and as such I would be paying for the same only as per slab completion which will take 4 years to complete. This locality is situated on the banks of the Mula-Mutha river on the east side of the Pune. The locality is known for its IT Parks such as EON IT Park, Zensar IT Park, SSR IT Tower. Kharadi in Pune is one such location. Properties for sale in Kharadi are available at affordable rates. The average property rates in Kharadi is Rs6700 per sqft. Most of the IT people prefer to live in nearby areas for reducing transport time. Locality is good in terms of price, connectivity, transportation facilities, and infrastructural development.
Well, I am not from Kharadi, Pune but works in nearby IT Company. I am living in Kharadi last 4 years. It is one of the developing locality of eastern Pune in terms of industrialization and increase in IT Hubs. This area has good civic amenities and is very well connected to the other parts of the Pune City. This locality has one SEZ - EON IT Park. Some prominent localities situated close to Kharadi are Lohegaon, Wagholi, Mundhwa, Keshav Nagar, Vadgaon Sheri and Viman Nagar. Due to the presence of various IT majors and other multi-national companies, there has been a rise in the demand for residential apartments in Kharadi. The civic amenities have also improved. If you are planning to relocate then Kharadi is the best affordable place to live in.
