@Bikram But I don't think it will come into force soon. The Congress members have also demanded that the regulatory law be made applicable to all realty projects without making any exceptions. Being a resident of the country it is our prime duty that we can discuss on any topic which helps the common people. And it is a good idea even the plot having 1000 sq-mtr. of area should register with the regulator....and most of the members are in favour of doing away with provision of treating "bulk buyer" as developers since this may put a brake on the investment flow to the real estate sector.

Hi Shoukat, Covered area is the actual area of any apartment which is also consider as Gross area. Whereas a Carpet Area is the area calculated from wall to wall inside the house and Built up area is the carpet area + area covered by thickness of walls+ balconies etc. In general built up area is around 8% to 10% more than carpet area.

Hi friends!!! The Central government has modified the guidelines of Prime Minister's Awas Yojna (Urban) which can make housing projects eligible for central assistance. The updated guidelines state that if carpet area is increased by at least 9 sq-mt in a housing project, will it be eligible for financial aid under the housing mission's Benificiary Led Construction (BLC) assistance. The govt. has initiated this change in rules to all the states so that they may be able to enjoy the benefit of the BLC.
This is true and The Beneficiary Led Construction offers Rs. Rs.1.50 lakh to each beneficiary for constructing new housing units or up gradation of existing ones if they increase the carpet area as mentioned. And this additional carpet area should include at least one pucca habitable room as per the National Construction Norms.

Q: I have purchased a farm house plot in Saffron City, Wangani village, Velhe taluka, Pune district in 2008. Saffron City with developed bungalow plots, farm house plots, agricultural plots with roads, electricity, compound to plots. This project is situated near Kondhanpur on one side and Wangani on other side. It is at 35 km from Pune. It was booked in this project offered by Saffron developers, Pune with the promise of handing over the plot in 2010 with well developed roads, electricity and water at the doors. A fencing and plantation in the plot will be provided by the developer. Nothing has been happened till today. Anybody has any idea about it? Is there anyone who has booked plot here?

Hi all, Wangani is a Village in Velhe Taluka in Pune District of Maharashtra State. It belongs to Desh or Paschim Maharashtra region . It belongs to Pune Division . It is located 31 KM towards South from District head quarters Pune. 16 KM from Velhe. 146 KM from State capital Mumbai. There is no railway station near to Wangani in less than 10 km. Sivajinagar Rail Way Station (near to Pune) , Pune Jn Rail Way Station (near to Pune) are the Rail way stations reachable from near by towns.
@ Vatsa, Nearby Cities:- Pune 29 Km, Sasvad 29 Km, Pimpri-Chinchwad 39 Km, Wai 44 km, Near By Air Ports-Lohegaon Airport-38 kms Nearby railway Station:- Sasvad Road Railway Station-30 kms from Wangani Village. So, project are good for investment but not for end users as all the basic daily needs are away from the site. It will take few years to developed.

Sagar, even when builder gives you the flats once they are ready, before taking possession you should check that all the taxes have been paid and there are no pending dues. No building violations must ever be mentioned in the agreement. Once the proper verification process is completed, only then you give General Power of Attorney to the developer.. Finally, the builder will have to set up an apartment owners association and formally hand over the building to the association. The clearances and documents should be handed over to the association as well. What is important is the basic necessities for a common man.. .. We should be first comparing west and east on basis of proximity to these amentities.In WEST hinjewadi is a big plus. also we have e-square, aditya birla hospital, medipoint. Hi Prateek, I heard that the 3 BHK apartments are in the size range of 1438- 1499 sqft.. The carpet area given is 1112- 1171 sqft according to different floors in H wing.. Prices are not clear yet.. However, what is the price they have quoted and which floor you are looking for?? 3 BHK apartments are till 11th floor.. Q: Few day back we got news that Dehu-Road area (Pune, Maharashtra) was declared under red zone. Lot of discussion is going on in media and on net what will happen next. If builder had constructed flat by sanctioning the plan with Collector N.A Land in such cases what will happen about those flats. Many people had purchased land in this area to construct there own home, 6 month back PCMC had stopped all un-authorized construction so many peoples started to get plan sanction for 1 gunta ..... n gunta plot. Now this area had declared under red zone. Many peoples had purchased those 1gunta plot for 10-12lac on goverment argreement value is 2 -3 lac. Now what they have to do ? they had lost there whole life money in purchasing the plot now they don't able to build there own home also. What they will expect from goverment/pcmc/cantoment/ ? ?.............?............? we have only ?.

Q: untrained security staff , untrained clerical staff,lack of security inside orvi (any one can enter from any side without main gate due to lack of security person) , not proper security,, no cctv at block entrance and main gate, no seperate providion drinking water, cheap and risky inverter,so many crecks in building within 4-5 yrs, not a proper road facility yet ( 2013) , balewadi and around orvi area is not developed yet (it takes time to 10-12 yrs ), too much electricity problem in balewadi area, not more shops , We think govt. is not interested to developed this area.

According to a prospectus of a real estate fund from ICICI.. Only successful deal they showed as credentials was a hybrid loan to KUL Ecolech at cost of 27%... Q: I have booked flat in one of property in Pune in December 2012 but actual construction is not yet started when i call builder they are saying we are in progress to get environment clearance from Maharashtra government and other project which are yet to start those are also having same issues. Q: Hi , I have booked an under construction flat in Pune and have recently got the registration done too. I have already paid 60 % of the flat cost and yet to avail bank loan. As Iam not satisfied with the quality of construction , I wish to come out of this transaction. Please offer your considered opinion as to 1) Whether I can resell the flat to the builder , If so am I entitled to the present market rate,which is higher than the booking rate. 2) Whether you suggest me to make the full payment and sell the flat to a third party after I take posession of the flat. Only some builders entertain buying back flats from buyers, but some of them do not return the booking amount.. some builders tell u that they will return but for long time u will have to run behind them.. so be careful before doing anything. Q: Rose Icon builder charging 1% extra stamp duty to get flat possession. He is giving me reasons like increase in stamp duty, LBT and Apartment Deed. Could somebody please advise what to do. I have already registered my flat and paid stamp duty in Feb'13.

The stamp duty is hiked for five Municipal corporations Nagpur, Pune, Thane, Pimpri Chinchwad and Navi Mumbai. And their will be two new taxes 1) 1% TDS if your property is 50 L and above. 2) 1% LBT All these taxes are gonna increase the value of the property and will definitely impact the real estate market of these cities.The stamp duty is hiked for five Municipal corporations Nagpur, Pune, Thane, Pimpri Chinchwad and Navi Mumbai. well well well… buying in this township is like buying something for your son or grandson …  as this won’t be fully complete by another 10- 15 years or may be more because such township takes a lot of time to complete. Hey Manish, Row houses in Silver Winds has been sold out long back and people have also started staying over there. But in the same place the builder is coming up with another project which will have 1 and 2 BHK apartments. The price of 1 BHK will be around Rs 23 lakhs and 2 BHK will be Rs 30 lakhs approx which is not finalized as the project is in pre-launch stage and they are planning to launch the project by this September. Q: hi, i have recently booked a 3 bhk in park infinia, when i went to inquire about the flat, the sales guy said that there is 24 hrs water available however during my last visit, one of the flat owner told that there is a water cut between 12 and 5 which made me have second thots about the flat, i m confused right now, would like the members who are staying in infinia to share their experience bout the water supply.thanks

The best time to buy a retirement house is when one has an active professional life of at least 10-12 years to complete. One of the reasons is that, after the age of 45-50, eligibility for obtaining home loans and borrowing costs become more challenging. While providing loans, banks follow the usual guidelines of eligibility such as age, monthly income, a history or stable career and overall credit score. There are however other options, where the children can take a home loan for purchasing a retirement home for their parents.

Q: I have purchased a flat in Cilantro in Year 2012 with a promise of getting possession on Dec 2013. Obviously the project is not complete and the completion date is not known. I feel KP is not being transparent of the issues and just keep giving random completion dates. Is anyone else in the same boat as me? I am NRI and just could not keep up with these false promises. Anyone for help?

Visited the site office and came to know that Cilantro Green Groves has 2, 3 and 4 BHK's. 4 BHK's are penthouses which are sold out. Hence only 2 & 3 BHK's are only the ones that are available. Actually they are stating Rs. 3250 per sqft
Hmmm, came across they are quoting Rs. 3250 to 3300 per sqft in this project.

Namaste Krish, As per my knowledge Wakad is emerging as one of the fast developing locality in Pune. The locality is close to Hinjewadi IT Park and at close vicinity to Mumbai- Pune Bypass Road. It is well connected by buses and some major education institutes, hospitals, banks and shopping malls are located in Wakad which has made a positive impact on the property rates in this area.
Hi Sunil, It is one of the most happening locality in Pune as far the real estate market is concerned as property prices are booming in recent times due to several factors. The trend looks to be good and bright as one can expect a good appreciation value in future. The strategic location, good infrastructure and presence of IT Parks is making Wakad a hot property destination in Pune in present times.

Hello Shri, Very sorry to hear that the flat you purchased in Paranjape Yuthika is under litigation. You should have checked out the documents and builders credentials before buying the flat. Better consult a legal advisor regarding this matter.
Hey, by the way didnt you check all the necessary documents with regard to the project. Approach the builder and ask for the refund money. In case if the builder doesn't agree better take the help of an advocate. Dont let your hard earned money go waste in this fashion.

It is located in Keshav Nagar bound by some of the posh localities like Kharadi, Ghorpadi and Mundhwa. The locality wears a cosmopolitan outlook and has residential cum commercial establishments. Keshav Nagar is also near to IT Parks where many Fortune 500 companies have established their offices.
Hi All, Infact the civic and social amenities and infrastructure are excellent with schools, colleges, hotels,banks located in this area. The area does not have much water crisis and power outages as compared to other localities of Pune. Pune Railway station is just 9.4 kms and Pune Airport is approx 11 kms from this area since I have been staying in this locality for past 7 years.

They are known for their timely possession and good quality of construction. Where as Pittie Kourtyard is the first residential project by Raja Bahadur International Ltd, so it is difficult for us to comment about the builder. Hmmm, Looks like luxury homes are the added attractions of the season. Hey did u hear that in spite of economic slowdown, it is interesting to note that there has been a gradual shift towards catering to high end segment. Emergence of many IT, ITES firms and fat salary package are transforming the middle class home buyers to opt for luxurious lifestyle.
Yeah Krish, I do agree with you. Due to the presence of many software firms and more high paying jobs this has led to steady demand for high end homes in Pune. Heard that the people are looking for a change from 2 BHK towards 3 BHK and 4 BHK. As a result, many flats and apartments are gradually mushrooming in nook and corner of the city.

Thanks Rohit for concern reply, i heard from someone that, the area is still GREEN zone, But the prices are rocket high... they r saying in near future its going to be R ZONE. Is it worth to buy paying Rs. 1800 to 2000/sqft? And after buying the plot is there any problems to get pass the plan n construction?
Hello Vatsa, Dont rush into buying agri land without knowing all the rules about buying, building constructions on the land. It is a grey area of half truths, bribery of local officials etc. Before buying plots or land there consult a good lawyer and take his advice.

Hello Saurav, Don't go on rumors. There is no such issue with the project. It has got all the approvals by Pune Development Authority and the construction work has started. Without approval one can't start its construction work and no bank will offer loan. As the project has got all the approvals so almost all the leading banks and commercial institutions are providing loan for this property.

PROS: Wagholi is becoming a preffered residential destination in Pune because of it affordability and proximity to various IT Hubs. The locality has good connectivity via Nagar road and easy access to social infrastructure, schools and malls. It seems a new four lan flyover is proposed which will connect Wagholi to Shikrapur. Nagar Road has now been widened into a six kane road. Less traffic is there because of the broad roads. CONS: The infrastructure in this area need to be upgraded. Water supply and power need to be addressed. Chakan is a well known area of Pune. The area is around 3 kms from Tetra pack, Chakan Plant and it is well connected to Chakan MIDC and Talegaon MIDC. It is one of the promising areas in Pune and it is developing faster than any other areas in the city.
I second u Mr Nitesh. It has Special Economic Zone (SEZ) promoted by the Maharashtra Industrial Development Corporation (MIDC). Chakan is strategically located in the North West corridor of Pune and has witnessed an extensive industrial growth in the area.

Hi Saurav, I heard a lot about this project. It was also mentioned in the news paper that it will be spread over 300 acres of land, of which 256 acres has already been acquired. The first phase of 1,044 homes has just been announced, and is expected to be ready for handing over by the end of 2017.

Hi, Last year i bought a plot in Hadapsar, Pune in for building a residential house on it. Now when I applied for the Loan the bank says that it need the document of the prior owner and the society in which the land is. My owner is outside India now and I don't know when he will be back. I visited the municipal office for this document but we could only trace the file number but the file is missing from land office record. What should I do now so that bank approves my loan as the house in under construction and soon I will need the money.
@Saurav, In fact you have not clarified as to which exact documents Bank is asking for. Depending upon that you can either try form Photo Zinco or Respective Asst. Registrar office of Revenue deptt. where the registration was done by the earlier owner.

Hi, Construction Stopped at Kul Nation as per orders from Government because of water shortage in town. Construction stopped till further notice because of water shortage,and that is for all builders in Pune. Kolte Patil IVY Botanica is a ready to move project but don't know if they have airport clearance yet - will have to find out. Water is through tankers vs Ivy Botanica which has a dedicated water line and water treatment plant. I would suggest you to go for 2 BHK flat in Guardian Hill Shire, Wagholi, Pune as it is a good locality and no issues till now.
You will get the 2BHK in 914-981 sq-ft , @Rs. 33.81 lacs onward. An the date of possession will be December'2014. Wagholi is very promising area in Pune. All reputed builders are having their project which attracts investors. The area is growing day by day. All the daily basic facilities, educational institutes are nearby. Even I heard that there is a delay in possession and some consumer case was going on between the society and the builder which I think have been sorted out. Hi saurav, This project consists 306 units of 2/2.5/3 BHK and the price of a 2BHK start from Rs. 62.15 lacs onward. It is expected that the delivery date of the project will be December'2017. Currently this project is in pre-launch phase and will be launched soon.

It is a part of EON free Zone with 4 million sq-ft. of IT and ITES ready spacein 4 cluster is already operational in the vicinity. VSNL already shown keen interest in the New Kharadi SEZ which is an EON Free Zone in the Maharashtra Industrial Development Corp. As a result there has been a spate of residential real estate development happening in the locality. The current residential property rate in the locality is between Rs. 5750-6400/sq-ft.

@Pravakar, NIBM is located closer to the city centre. NIBM Road is located just 7-9 kms from Pune Railway Station, around 6 kms from MG Road and Swargate and around 14 kms from Pune Airport. The area also offers excellent transportation facilities by way of frequently plying buses and auto rickshaws. Besides this, NIBM Road is located close to areas like Hadapsar, Kondhwa, Undri and even Camp.

Bavdhan is part of the Kothrud. Bavdhan is well connected to Kothrud, Paud Road, Baner, Aundh, Sus village via excellent roads. The railway station is about 10 km away and the airport about 15 km away Sutarwadi, Abhinav Collge and Bavdhan village are the major stops for PMPML buses that cater to passengers. Direct buses are available from these stops to Deccan Gymkhana, Marketyard and Pune Station. The prices are going high in this locality .
If you are planning to invest then it is better to invest in Baner-Balawadi belt. In the coming year, it is expected that a 100% price appreciation can be expected for the properties along the Baner-Balewadi belt. Experts believe that the investments in the area will offer both capital appreciation as well as good rentals.

Hi, As soon as builder sold the apartment it has to be register and sale deed has to be executed in favour of the apartment owner and it is compulsory. And likely chances of you not getting back 100% refund. Give your builder a letter (hand written/typed) mentioning cancellation of the said flat for personal reasons and request him to refund your booking amount in 7 days. That's it. As long as the reason sounds genuine, cancelling a flat should not be a problem, however, getting back your money from builder quickly will be a big problem. Hi Vinay, Now a days, cementing, false roofs and other methods are being used to cover shoddy workmanship and even mistakes. When constructing a wall, if the bricks are precisely kept and cemented, you do not need more than half an inch of plaster on the walls. This translates into extensive savings as cement is expensive.
Hi Mr Vinay, As per my knowledge, if concreting is done well, with perfect shuttering and casting, you can actually save on ceiling plaster. The convenience of plaster has actually increased the use of cement to hide mistakes made by workmen. Similarly, well measured and planned spaces for doors, size of windows, wardrobes and showcases can save the cost of knocking down or re-doing walls.

Q: Dear All, I have visited this site, I found people got possession but the basic need not even provided by this builder, The construction quality is worst, Builder management, Staff at site are arrogant. Water , generator back up, security, cleanliness, amenities are not provided by builder. Builders are not capable for project.

It's a matter of economics- what a builder was willing to spend, or what a buyer was willing to spend. Q: I was looking for a flat in pimple saudagar. I had analysed many projects but out of them I am interested in buying in Alcove. Atul enterprises is a reputed builder but on other forums I found a few reviews regarding delay in possession. But, recently I even had a word with an existing customer, they said they had a few problems initially but the builder sorted them. Everything seems fine now. I also visited a few projects with Rose brand, I found there is no open space as compared to Alcove. Lets see how things work out, I will keep you updated with my experience..

Hi, Yes, there was no clear picture about the documentation and approvals. When i approached the builder in August'2014 and just asked them to show me town planning document but builder was trying to refuse it again and again. There is no clarity when the project will approve and how much time it will take to completion, another point like to highlight that project is quite interior from main road and also canal water rises day by day which is another risk factor. As i have spent 8+ yrs in Kharghar, so, i have broad knowledge about this locality. Kharghar, tops my list of places because of personal reasons. More importantly it was the best phase of life till date. Kharghar made it all the more worth it. Other places, would include Nerul, Seawoods, Belapur, Kalamboli, Airoli. Each one of them had their own pros and cons, very difficult to conclude on one single place. It all depends upon various factors such as your priority, requirements, budget, work location, mode of commute etc.
You are right Piyush, Even i am currently living in Kharghar. It is well connected by Local trains,NMMT buses and Sion-Panvel highway,which is connected with Mumbai and Pune.Real estate rates are economical here as compared to other areas of Navi Mumbai.Number of good eductional institutes providing primary to higher,professional education are there.

@Sankalp, The exit is valued in total returns of around 146%, while annual returns are calculated at 24%. The fund had invested Rs 200 crore between August and December 2011 as equity capital. Q: can suggest here that all owners should ask compensation from builder. Like rent of the month for delay. Many owners are having loans and few are also staying on rent. So all owners must ask a fix amount per month for such delay. I shocked knowing that project is running from 4 years and no possession due to whatever reason. Ask for rent amount as per the rent rates in that area per month till you get possessions.

Under section-8 of the Maharashtra Ownership Flat Act 1963, which makes the builder responsible to refund the money acquired from a consumer with interest if he is unable to justify non-completion or delaying possession of his project. Q: Pristine Properties ( pristinepune.com ) , Maple Shelters ( mapleshelters.com ) , JALAN GROUP ( jalangroup.info ) Project Neo City Wagholi Pune Phase 3 A and B building flat owners paid 90% amount 2-3 years back to builder but no progress of work further. Not sure when builder will give possession to Phase 3 buyers. This is 4th year is running for phase 3. Flat owners took home loan and they are suffering financially due to possession delay. Builder should give compensation for this delay to phase 3 buyers and give possession earliest. Good builder like these must give possession on time. If you are getting ready possession flats please book but big NO for under construction flats whether it is current or new projects.

Well Sandeep, We are waiting for the cabinet approval and once it will approve by the cabinet, i am sure that the measure which are taken will boost fund flows and paved the way for infusing much needed into the realty market. This move will also hasten construction activities. REITs are instruments which allow owners of rent yielding assets (commercial and retail) to raise money from investors by pooling and listing them as a trust.

Hello, Deepti Currently the rate per sq ft is Rs4825. And the overall cost of 2 BHK units with size 871 comes around 44 Lac inclusive of registration and stamp duty. Currently, construction is going at full pace. As far as, my personal view location is very far and it will take approx 5 years to develop.

Wagholi is becoming a preffered residential destination in Pune because of it affordability and proximity to various IT Hubs. The locality has good connectivity via Nagar road and easy access to social infrastructure, schools and malls. It seems a new four lan flyover is proposed which will connect Wagholi to Shikrapur. Nagar Road has now been widened into a six kane road. Less traffic is there because of the broad roads.

I am told by the sales person that they provide tanker and it's common in Wagholi as there is no pipe line connection. Once the building is completed, builder apply for the Occupancy certificate. OC is issued by govt. authority after visit the project site, once they satisfied and found that building is constructed as per building norms then they issued OC. OC and CC both are equally important. They have got only CC for A,B & C wing , on the basis of CC they will not charge VAT and ST .

I see the service Tax amount has changed and will changer after April 2016 again, Can someone provide me the details of service tax over years for property above and below 1 Cr.I also need to know about VAT. Hi, Service tax is payable only after handing over the possession of the property in question. In budget 2015-16, it was proposed that a homebuyer will pay a service tax of 14% while buying a property that’s under construction instead of the current 12.36%.
Hi Sashi, VAT is charged at the rate of 1% of agreement value in Mumbai and Pune. Pouints to remember that Service tax is payable only on property purchase directly from developers and is not required in case of resale property purchase as there is no service provided.

I am agree with Deepti...... Undri is being considered as a residential destination among home buyers. Why? Because when we talk about affordable homes, we need something that will not only suit our pockets but will also provide good return on investment. Hi Karan, Parking space number is decided basis the Lay-Out Plan (LOP) as approved by the civic body (BMC). It is also under the Development Control Rules and under the Fire Act rules. Your statement Sairung is the only developer I saw that gives 5 years emi option in a project in Hinjewadi. clearly indicate who you are. But let me tell all forum members here that if you do not want to have difficult time in your life then please stay away from Sairung. This is the most unprofessional builder.
Thanks for the information. We too aer victims of Sairung Builder as we entered in an MOU 5 months back to sell our land to them through 9 monthly instalments before sale deed. They have not paid any thing so far and now insisting to sign sale deed and take payments after handing over land to them by doing sale deed first.

Q: Apartment was ready for possession in 2016-Jan, I got possession on 2016-Aug. As the property was in Builders name property tax levied on my flat was 10k . In same society other flats got a bill of 6k (private owners). I asked the builder to pay the taxes for Jan-Aug (possession) he delayed and again next year bill was 10k due to commercial owner(40% extra). He is refusing to transfer the property in my name and asking i get it transferred myself. this way instead of 6+6+6 (for 3 years) i got property bill of 10+10+10 for 3 years. Can i pay the property tax myself then get the name transferred and file a consumer case for refund from builder ? Thanking you.

While from your question it is not clear if you have paid for the property and still the property is not transferred in your name or if there are any other legal documents that validate you being the owner of the property. Hi, Godrej Elements project is still in pre-launch phase. But it is expected that they are coming with 2 and 3 BHK apartments option. Sizes of the flats are available from 929 - 1529 Sq.ft and its per sqft rate are approx Rs.6455. A 2BHK flat will cost you Rs.60 L onward. As per the developer, its possession date is 2020.

Q: I have heard that Home inspectors can inspect our home and can tell whether the house is waterproofed or is prone to wall dampness or paint peel off in the future, Is that true? Because these types of issues are now very common in apartments.

Hello Abhilash, You can do it urself. There are a few steps which will give you an idea if there are any areas you want to pay for the special attention. These include Foundation - Look at the base of the wall and the ceilings in each room. Are there any cracks in the foundation? Do the same around the outside? Are there any trees encroaching on the foundation? Drainage System - Does the drainage appear to be away from the house? Roof - What is the overall condition? When was it last replaced? Exterior - Does the house look like it will need repairs or repainting soon? Are gutters and downspouts firmly attached? Are there loose boards or dangling wires? Is there asbestos in the exterior material? Interior evidence of leaks -c Check ceiling and around windows in each room? Basement - Is there dampness? Sufficient insulation? Electrical - Do the switches work? Have the outlets been grounded? Plumbing - Any unusual noises or malfunctions?
A good inspector can give you an estimate of how much you’ll need to spend on repairs and upgrades, which is valuable information as you consider your budget. Many sellers decide to leave the presale inspection to the buyers. That is a mistake. When the buyers get an inspection, the sellers may have little time to complete repairs and keep the sale on track. But if the seller has the home inspected before putting it on the market, he has more time to do repairs and to shop around and control his costs for the work. Before buying there were lot small things were pending like below: Cleaning on the window trail: This is pending from July 2017 Door change or fixing as it is swollen from one side now: Pending from Oct 2017 My name plate is still not fixed at the ground floor., pending from August 2017 Glass rack in kitchen is missing and have been informed from couple of months but still not fixed yet. Net is missing from one of the drain present in the balcony. Monetary issues After they received all the money then they started showing their real colors. They have stopped accepting calls dont care about their commitments. I am feeling cheated now so I would request you be beware of hypocrite in Shah Bafna asociates and advise you not to buy anything from them if you are planning so.
