It is necessary to register the agreement by paying stamp duty, as the bank wont allow you for availing the loans and this registration will help you to be in a safer sde. Before converting the pent house to flats, you need to take permission from the local developmental authorities and other concerned departments. If they permit, you can go with the plan. Again if there is no approval for more than four floors then you can not build more then that. There is a certain limitation provided by authorities. Later they might claim it as illegal building, if found.

If you are staying at a rented place and have taken a home loan then you have the tax benefits on principal repayment, interest payment and HRA benefit. You can claim tax benefits if the construction of your property is over. Once the construction is done, you can not claim the HRA benefits. This place offers rain water harvesting so that means the rainy season wouldn't give much of a water problem. But during the summers it definitely is a pain. Hi,
I came across a property that fits my needs. The property is in a layout where whole layout has A Khata, but individual sites have got a B-Khata. Layout was formed around 3 years ago, and one of the plots was bought by mr A. Mr A then sold the property to Mr B, instead of registration mr B obtained a registered GPA including the selling rights for the plot.I liked the location and price, hence went for the legal and this is where it all gets murky.
Any advise is greatly appreciated.

I came across a property that fits my needs. The property is in a layout where whole layout has A Khata, but individual sites have got a B-Khata. Layout was formed around 3 years ago, and one of the plots was bought by mr A. Mr A then sold the property to Mr B, instead of registration mr B obtained a registered GPA including the selling rights for the plot.I liked the location and price, hence went for the legal and this is where it all gets murky.
Any advise is greatly appreciated.
