Q: The construction seems to have been halted at the moment. There is some concern regarding their approvals from GDA. My bank, which had earlier approved my loan has now put it on hold because of some FSI transfer issues.

Hi Surinder, as per news, plots under both the plans will be assigned on a lottery premise. The price for residential plots, which are situated in YEIDA's Sector 22D has been altered at Rs 14,250/sq-mt. This implies that a 120 meter plot would cost around of Rs 17.10 lakh, while a 162 meter plot would cost a home buyer approx Rs 23 lakh.
@ Surinder, Industrial plots will be given at Rs 6,100/sq-mt. These plots have been reserved in Sector 29. While a 300 sq-mt plot would cost around 18.30 lakhs, 600 sq-mt plot Rs 36.60 lakhs, 1,000 sq-mt plot Rs 61 lakhs and a 1,800 sq-mt plot somewhat more than a crore. Hi Guys, As per news, Manoj Gaur said that YEIDA was in any case going to convey higher compensation, which the farmers were challenging for. Farmers are slowing down the project without a legitimate reason. Gaurson request for help to the authorities to settle this farmers issues at the earliest possible so that they can convey the project on time.
@ Mr Sai, Authorities of the district administration as well as YEIDA came to the scene to clam down the farmers. The protest was at last suspended when they guaranteed the farmers that no development would be permitted till the last call is tackled the issues. Farmer leader said, YEIDA, police and the administration are only assuring. So the protest against wrong practices will proceed in the nearing days.

Q: Hi All, Since long there were no mails to group and last email only talked about delay in BBMP approvals so thought of posting the current status of this project for benefit of all. Thought project had initial delay for BBMP approvals but later Project work started in Jan/Feb -2012 and currently 7/8 slabs are done. Masonry work started with lower floors. So Work Seems to be going in full swing. Hope it will complete in time and with good quality. Oceanus Vista Phase II is expected to start very soon, Final Approvals are awaited. Hi Javed, As per my knowledge, Ghaziabad has 7% Registration & Stamp Duty Charges of the BSP+Parking. It does'nt matters if its in Joint Name, Male's Name or Female's name. 7% is flat for everyone. Lawyer & Legal charges are extra, which may range from 5000-10000 in Ghaziabad.

Don't worry people this matter will be resolved soon..municipal corporation said that the situation will become better with completion of construction work inside the dumpyard. They will permit better control of fires and better access to the garbage heaps. Hi Guys, After the draft plan was advised in March 2005, DDA got approx 7,000 recommendations and complaints from general society. Near 90% of the recommendations were identified with property. Concluding a master plan in the wake of consolidating the general population's proposals takes quite a while. The whole practice for setting up a draft plan is rehashed after general society's recommendations are consolidated. That is the reason it takes years.

Q: I think it is extremely frustrating and tantamounts to cheating. I had a delayed payment from my end and they charged 18% interest for one installment for the delay and kept sending notices for rest of the payments which I had to make only to fiture that it is now delayed till June 2014. I am willing to join a class action suit against Mantri for fraud and cheating asking for all the payments when they clearly know that the project is being delayed.

Hi Sujata, I can understand how it feels as even my husband is trying hard to get possession of the flat.. But everytime the builders have one or the other excuse. I think we all can meet up and form a group and force the builder to hand over the project asap! Hi Rubiya, I recently heard from news that, government on Monday sought to allay apprehensions on the Land Acquisition ordinance saying even farmers whose land was acquired for critical projects like atomic energy, petroleum and highways will also get compensation. By bringing this ordinance, we have done something which would benefit all the farmers.
@ Rubiya, Observing that more than half of the farmers were not to get benefit in the earlier Land Acquisition Act, he said the Government included those 13 legislations introduced by former Minister Jairam Ramesh which were not under the purview of the previous law, to ensure that compensation is paid for the land acquired for projects under these laws.

Despite the fact that it's very clear that the overall land acquisition under selected projects will not impact more than 0.5% of the cultivable land in India, the activists say that the person who looses the land should get compensation, no matter how much minor they are.

I have done a proper research on Paras seasons and also spoken to the company officials regarding the possession date. They are saying that the possession will start in the 3rd quarter of 2014. The builder is trying his best to complete all the formalities and allot the apartments asap.

Q: As allottee have recently received letter from BPTP which encloses and addendum to the Buyer Seller Agreement. Addendum states that BPTP wants to reduce in writing the fact that it has never demanded installments at intervals less than 30 days. This is not correct. Hey Kunal, As per sources, this project is running slow because of some issues in funding. Apart from that there is no other issues. Buying selling activity is getting affected because of work speed. Other wise i don't think there is any other issues.

South Park, they are quoting, Rs 90 lac, Espace Premium.. this is a luxury project starting from Rs 1.65 Cr. One more good project with good locality is Crestview and they are quoting Rs 83 lac.

On the Bangalore-Mysore corridor, software giant Infosys and Wipro have already come up with their training centers. Hi Srinivas: According to me it would be very good idea if you are planning to buy property in Madipakkam. Madipakkam is the posh area of Chennai. It is the nice & peaceful residential locality for middle class working people. As far as I know you can get good returns as it is an ideal location for families to settle down and it offers great connectivity to all parts of Chennai. Residential apartments are quiet famous here, It is good for both long term investments as well as enduse purpose. Within 5 years you can expect good appreciation.

@Jackie: You can ask for a discount or negotiate with the builder if the apartment is a pre-launched one. You can negotiate with the builder if sale of these apartments is slow. You can negotiate if there are only few apartments left. You can join a group buying portal that brings buyers together for bulk deals and your chances of getting a discount may increase instantly.

Here it has launched Sovereign Park, a luxurious residential option for investment. Appreciation of the property is good and prices are increasing day by day because of the upcoming Dwarka Expressway. Better connectivity to Delhi is increasing the land price in sec. 99.

Concluding a master plan in the wake of consolidating the general population's proposals takes quite a while. The whole practice for setting up a draft plan is rehashed after general society's recommendations are consolidated. That is the reason it takes years.

Q: I am planning to buy a 20 year old apartment in Seaward Road, Valmiki Nagar, Tiruvanmiyur, Chennai. This is a 4 BHK 2600 Square Feet Dupleix penthouse apartment with an unregistered 350 sft open terrace garden with enjoyment rights. The seller is quoting Rs 9200 / sft for the 2600 sft. Hi Mr Krishnan, There are certain challenges that a buyer of a resale flat may face. This could include lack of proper chain of documentation, especially in cases where the property has changed hands more than a couple of times in the past. If the property is over 18-20 years old, it is possible that it was never formally registered in the first place. Registering it at the current point in time would put the onus of paying the stamp duty in arrears on the buyer.
Sir, Why are you going for 20years old apartment ? It is advisable to check the age of the house before buying. The apartment should not be more than 1-5 years old, at the maximum of 10 years. Any building older than this limit is not worth spending your money.

It all depends on the concept of the project. Now a days end users are getting more attracted towards concept homes.

Hi Guys , I heard recently that , three areas in Delhi would be taken up as models for developing the capital as a smart city. Government sources said Delhi Development Authority (DDA) has suggested a Lake City in Mayur Vihar-II, development of a land patch in Karkardooma in eastern part of the city and a greenfield project in outer Delhi.
As per news, the Karkardooma smart city island will come up on 2.8 lakh sqm area while Lake City in Mayur Vihar will cover 80,000 sqm. As per different sources, DDA has said the greenfield smart city would be developed in an area of 20,000 hectares in outer Delhi.

Hi folks!!!! We all know that the government has recently identified 98 cities for the Smart City Project. And fund for 20 cities have been distributed. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
Yes, it would be better if the Govt's focus on smaller number of cities first and then developing them as model for others going forward. Present Govt. has already started so many programme in 2015. Now it is time to complete those project in proper manner. Under this mission, center will give financial support to the limit of Rs 48000 crore over 5 yrs, which is on an average Rs 1000 crore per city per year. And an equal amount, on a matching basis, will have to be contributed by the state and urban local bodies if required.

Hi Mr Ravi S, Yeah Mr Baljeet Singh you are right. As per my knowledge, if you have some spare money then you can either invest the same or repay your loan. If you can earn post tax return on your investment which is higher than the effective interest rate, you should consider investing than repaying. On the other hand, if you expect to earn a post tax return of lower than the effective interest rate on your housing loan you should consider pre-payment of the loan.
Hi Guys, Little note to make here. Recently I came to know that interest payable during the pre-construction period is available as deduction equally over 5 years starting from the year in which possession of the property is acquired. However, note that for the self-occupied property, the total interest deduction in a year cannot exceed Rs 2 lakh.

Hi Neel, As per recent news, 15 builders has been fined around Rs 2.5lac by the Haryana State Pollution Control Board (HSPCB) for violating the ministry of environment and forest's (MoEF) 2010 construction guidelines/rules. As indicated by authorities, five developers have officially deposited the penalty money in the most recent one week and the rest are required to pay the fine soon.
That's right. I also heard that builders as well as developers are warned to follow construction guide lines or else their construction sites will be sealed. Already 21 sited have been found by HSPCB officials last month & they were served notices immediately for violating five basic norms by MoEF guide lines. Those builders were fines Rs 50,000/per-violation.

Our country is legging behind due to lack of supplier network. We care importing almost all hardware even in Mobiles. We are one of the largest markets of mobile but only 7% of mobiles are made in India.

This will cover your savings, EMIs etc. When you make up a list of all considerable number of reasons why you spend so much money, then you have to subtract it from your salary to perceive the amount of surplus you have consistently. Once you finalize it, then you will understand how much you can spend every month towards your new home.
When you will know about the budget for your home, then you should search for such a property with that certain budget as an upper limit. This will help you in the emotional aspect of house-hunting, after all it is better to understand your budget in advance, instead of liking a house and then realizing that really you are unable to afford it. Which will put you in a awkward position.

In my opinion, there are many locations in DelhiNCR, where property price is not suitable for middle class people. That means , in Greater Noida ,you can find affordable housing suitable for all types of people. Allocation of land by the help of government development authorities is a major key factor/strength of this location.
Many subvention schemes are popular in these days in many areas and per sq-ft price are also higher in this process. Builders will say following this payment plan you will have the project on time. But is it happening? Or buyers are stuck with one project & one developer. As of now as many as possible builder are planning to get approval from bank for subvention plan.

It is also come to know that the joint venture had proposed development of 44 duplex apartments in two 65-storeys towers on the Glaxo plot. The company could not immediately go ahead as the Brihanmumbai Municipal Corporation had demanded a fee from Glaxo worth up to 50% of the value of the land sale, which was Rs 108 crore. But the Supreme Court later set aside the BMC's decision, making the way for the project to go ahead.

Q: A comprehensive judgment in the society's favor for various defaults committed by a builder.

My comments to replies
Yes, As per the society residents, the builder had not drawn a conveyance deed in its favor. Because of that there was no water, and the society had to obtain a connection at a higher rate in the absence of an occupancy certificate. Also, property tax had not been cleared and there were leakages in the flats.
@Gautam, But builder is saying that the complaint was time-barred as it had been more than 4-yrs since the possession was given. It said that conveyance deed was pending as it had to be executed in favor of a federation to be formed of all societies after completion of the entire project.

Q: Hi, I have finalized a property and got cost break up from builder as: 1. Flat Cost 2. Stamp Duty and Registration 3. Service Tax and VAT 4. Other Charges Now I'm looking for home loan and for which i need sale agreement based on which i will get 80 to 85% loan. Builder is saying all above charges will be included in sale agreement, but i feel other charges shouldnt be a part of it. What do u say guys?

Yes, and because of this approval, the Pradhan Mantri Gramin Awaas Yojna which is earlier known as the Indira Awaas Yojna will start from 1st April this year and run till March 2018-19. This scheme that need to build one crore pucca house over the next 3 yrs at a cost of Rs. 82000 crore.
I hear that the government has also decided to improved the unit size of these houses from the existing 20 sq-mt to up to 25 sq-mt including a dedicated area for hygienic cooking. This scheme will provide financial help for construction of pucca house to all homeless and also to households living in shabby houses.

As per the report, the Pradhan Mantri Gramin Awaas Yojana scheme will be implemented in rural areas throughout India except Delhi and Chandigarh. And the cost of houses will be shared between the Centre and states in 60:40 ratio in the plains and 90:10 in hilly areas. And it is said that a National Technical Support Agency will provide support in achieving the rural housing targets.
