Q:
What taxes should I pay for registering a property in Coimbatore in my name?
My replies to this discussion
You will have to pay the VAT and the Service tax. The service tax rates in Coimbatore will be around 12.36% of 33.33% i.e. 4.12% of the total construction cost. VAT can be paid as 1% of total construction cost or calculated individually for different materials and instruments.
Also payable are the stamp duty and the registration fee. The stamp duty and registration fee in Tamil Nadu amount to about 7% and 1% of the market value of the property for registration of undivided land share and an extra 2% for the registration of construction agreement. You will have to pay the VAT and the Service tax. Q:
Between Saravanampatti and Avinashi Road, which locality is better suited for renting 2 BHK apartments in Coimbatore?
My replies to this discussion
A. Hey, if you are looking for budget apartments, then I would suggest renting one in Saravanampatti. The rent of 2 BHK apartments there is lower than of those in Avinashi Road. The high apartment prices in Avinashi Road are because of the number of industries starting up on it. A standard 2 BHK apartment there has a rent rate of Rs.13/sq ft, whereas those on Saravanampatti have an average rent rate of Rs. 8/sq ft. So if you are a young professional on a budget, then you might want to get an apartment in Saravanampatti.A. Q:
How much does it cost for getting a water supply connection in Coimbatore?
My replies to this discussion
A new water supply connection has different charges for different types of residential buildings. In case you want it for your independent residential house, there will be a deposit of Rs. 5000 and a minimum charge of Rs. 100 monthly. Apartments on the other hand will cost more, as that will be a bulk water supply. You will need to deposit Rs. 10000 and pay a monthly minimum amount of Rs. 900.
The Coimbatore Corporation has started a new system. You can directly apply for a water connection with the corporation, without having to suffer at the hands of plumbers. who would charge you heavily.A new water supply connection has different charges for different types of residential buildings. Q:
What is the stamp duty in Coimbatore?
My replies to this discussion
Stamp duty is typically taxed when you are buying immovable property. Some states in India levy their own stamp duties, while the others. just follow the central Stamp Act of 1899.
In Tamil Nadu, the standard stamp duty rate is 7% of the total market value of the property. But recently, in 2013, an extra stamp duty of 1% was introduced for registering the construction agreement. So you can now think of it as 8% for practical purposes.
You can pay the stamp duty by buying stamp paper of the same amount and printing the sale deed on them or by simply getting the sale deed franked.Stamp duty is typically taxed when you are buying immovable property. Q:
What is the water tariff in Coimbatore?
My replies to this discussion
The water tariff in Coimbatore for apartment buildings is Rs. 900 for the initial 5000 litres. Then it is Rs. 5.25/litre till 7500 litres, Rs. 6/litre from 7501 till 10000 litres, Rs. 8/litre from 10001 to 150000 litres, and Rs. 11/litre after 150001 litres.
These tariff rates however do not include the 11 local bodies that were newly added under the Coimbatore Corporation. These areas are Kurichi, Kuniamuthur, Kavundampalayam, Veerakeralam, Vadavalli, Thudiyalur, Kalapatti, Saravanampatti, Chinna, Vedampatty and Vilankurichi. If you are going to be living in any of these areas, then you will have to pay the old water tariff. Q:
What areas is the monorail supposed to cover in Coimbatore?
My replies to this discussion
Hey, few of the power plants set up in and around Coimbatore have started working. The first solar plant in this area, at Kuppepalayam is a 1 MW power plant that was set up by Swelect Energy Systems in October of 2012. It has been operational since then and supplies about 4000 units of energy on a daily basis.
Coimbatore has been facing serious power shortage from 2010 due to an increase in population. To combat this problem several new solar power plants have been set up in and around the city. These solar plants provide over 1000 units of electricity on a daily basis. The frequency and duration of power cuts in your locality as well as in other parts of Coimbatore will definitely go down.Hey, few of the power plants set up in and around Coimbatore have started working. I’m thinking of buying a 3BHK apartment for my family. I might also invest in a house, if I get a good enough deal. What are the major upcoming residential projects in Saravanampatti?
My replies to this discussion
The Tannys Green Springs project is quite suitable for what you are looking for. It is located on the Saravanampatti-Kalapatti road, and quite near to the junction.
The 3BHKs are quite big. The total built-up areas available in 3BHK apartments are 1515 and 1650 square feet. The square feet price is a standard Rs 3500. The prices of these two types of 3BHKs are Rs 53 lacs and Rs 58 lacs.
You can also check out the AV Highfields. The square foot prices are lower there, just Rs.3000/sq. ft. and the 3BHKs cost 33 and 40 Lacs. The Tannys Green Springs project is quite suitable for what you are looking for. Hey can someone give me some information about the Sahara City Homes, regarding their date of completion, apartment sizes, price, etc.?
My replies to this discussion
The Sahara City Homes is a project of the Sahara Prime City Ltd. Located in Saravanampatti, this is one of the major residential projects in this area and there is already a big rush going on for booking the apartments. These apartments will be available from October of 2016, so there is still quite a bit of time left. But I would suggest that you buy it off as soon as possible, because then you might be able to get a lower quote on the square foot price. The Sahara City Homes is a project of the Sahara Prime City Ltd. Hey, good choice! R.S. Puram is the prime residential area in Coimbatore. The residential properties are mostly bungalows and villas, but there are also some good apartment building projects in this area. Check out the Srivari Amrit and the Velmurugan apartment projects in this area.
If you’re a family man with kids, then don’t worry, there are plenty of good schools and daycares for your children. Hey, I’m moving to Coimbatore this September. Is the locality of Selvapuram good for renting a 1/2BHK apartment? Can anyone tell me the average square foot price rate of the apartments in this area?
My replies to this discussion
Yeah, Selvapuram is a good option to rent a 2BHK apartment. The average rent is not that much, just Rs 8/sq. ft. so you can get a nice 2BHK of built-up area of 800 square feet for Rs. 5600 only. I'm looking for a 2 BHK apartment in a good locality in Coimbatore, like Gandhipuram. I came across the Everest Emerald project in that locality. Can someone pls tell me some details about the project, like the sale price, sq. ft. size, possession date, etc.?

Hey, the Everest Emerald project is a truly unique project that is being developed in Gandhipuram. In fact, it is one of its kind in the whole of Coimbatore. Other projects are also being planned by the Everest group, but right now, the Everest Emerald is the only one.
CCTV cameras have been installed all over the place, so it is an extremely safe and secure building. You can get 2 and 3BHK apartments here. I'm specifically looking for 2 or 3 BHK apartments around the Telungupalayam area in Coimbatore, within a price range of 20 to 30 lakhs. Crescentz Square seems to be a good fit. But I'd love to know a lot more about the project before I make any choice.

The Crescentz Square project in Telungupalayam is definitely a good option to buy a 2 or 3 BHK. The apartments are quite spacious and all of them receive water from the Siruvani water facility. Hey, has anyone heard of the Nana Nani Phase III villas? I want to invest in a villa for my family, will this be a good investment?
My replies to this discussion
Hey, I think you should definitely consider this investment, because I think this project will see further price appreciation down the line, so even if you decide to sell it off or rent it out, then you will have a lot of takers. There are a number of luxury amenities available under this project – swimming pools, ayurvedic spa, gym, badminton court, and others. The project is expected to be completed by July 2015, so you should get the booking done asap. I was interested in buying a plot to build my own dream house. Should I invest in the Anmol Whispering Meadows property? Does anyone have any extra information on this project?
My replies to this discussion
Yeah those are the saleable areas of the plots, I think if you want to build a house on a plot, you will have to stick to a ratio regarding the area of the house. So you wont really be able to use the whole of the are you buy. Anyway, all the plots are priced at Rs 550 per square foot, which I think is quite affordable. So it will be better if you invest in the larger plots, because even then it wont cost you too much. What is the status of the Ukkadam flyover? Will it be a good idea to invest in an apartment around that area?
My replies to this discussion
Hey the Ukkadam flyover project has received approval and it is all good to go. It was proposed after some time of the Gandhipuram flyover, and like that one, it will have major influences on the city’s traffic situation. Both the Coimbatore District Road safety and the Traffic Advisory Committee have approved this project because of the obvious positive impact it will have on the city’s growing traffic problem. Once constructed property prices are expected to rise drastically. Hey the Ukkadam flyover project has received approval and it is all good to go. The 3bhks are available in built-up area sizes between 1135 and 1465 square feet, so that will cost you between Rs 36 to 47 lacs.I can give you a bit more information about the project if you want. Q:
Hey, I heard that the corporation is improving the drainage system on the Mettupalayam Road? Is it true? How will that affect the localities around that area, especially during the rainy season?
My replies to this discussion
Yes, this drain has been built by the Coimbatore Corporation, and it is coming as a major boon for all residents of Mettupalayam Road. If you’re thinking of buying property in this road, then you should know that there has been a price appreciation. Even rent prices have gone up since the construction of this storm water drainage system. This project was under the Jawaharlal Nehru National Urban Renewal Mission and has been constructed on just the eastern side of the road. Q:
Hi everyone, I am curious to know more about the infrastructure and transport system in Coimbatore because I am thinking of shifting there. Can anyone give me details?
My replies to this discussion
Yes that is right, the ministry of Urban Development has asked the state government to develop the infrastructure in many leading cities, especially in Coimbatore. So the state government is planning to build malls, shopping centres, and renovate roads that are already there. Office spaces are also being targeted, and they are planning to revamp the entire thing. The local government is actually working full force to finish the JNNURM projects in the city. After completing this project, they are also planning to introduce a bus rapid transit system that will have a huge impact on the current traffic situation.Yes that is right, the ministry of Urban Development has asked the state government to develop the infrastructure in many leading cities, especially in Coimbatore. Hi guys :-) My wife got a job in Coimbatore recently, something she can’t afford to pass. So we are thinking of shifting there, and I heard that Peelamedu is a good area. Can anyone pls tell me more about this place?
My replies to this discussion
Hey buddy :) first of all, congratulations on your wife’s new job! And Coimbatore is a much better place to live in than people give it credit for. And speaking of Peelamedu, yeah it is definitely one of the best places to live in Coimbatore. It is mainly a residential place, with a few commercial pockets here and there. Most importantly, the area is really peaceful and if you have older people coming with you, they will not have any issues with this area. All the necessary shops are also quite nearby, a five minute bike ride at the most. Hey buddy :) first of all, congratulations on your wife’s new job! Q:
Hey is it true that they are building a park out of garbage in Coimbatore? Anybody knows anything about this?
My replies to this discussion
Hey yes, you’ve heard right. And not just one, the corporation is planning to convert all the landfills in the city to parks to try and beautify the city more. I think it will be a great accomplishment once completed, and will help the market in capital appreciation post-completion. This project is funded under the Jawaharlal Nehru National Urban Renewal Mission, as well as by the Andhra Pradesh and Tamil Nadu governments and several private companies. Q:
After the building collapse in Chennai, what is Coimbatore doing in order to ensure that the buildings there, are perfectly constructed and intact ?
My replies to this discussion
That's the thing right? It is not very easy to just evacuate 540 families from their house. True, they have been given notices 3 times before this to find a new place to stay but these people live in spaces that are only 300 sq. feet and for them to just shift to some new quarters is difficult. They need some government support as well. They also don't want to shift their child in the middle of the academic year as they feel they won't find a new school for them in time. SOme of these evicted residents have agreed to move but want the arrangements for a new place to be taken care of by the authorities. There actually are vacant spots in places like Singanallur and Saravanampatti. But their houses do pose a threat as they have been declared unfit for living long back in 1970 when quality wasn't considered. They had to be demolished about 40 years ago but it still hasn't happened. so these building should definitely be checked for stability! That's the thing right? Q:
So I read in the news that there are illegal constructions in areas in Coimbatore that are reserved for parks? Does it affect Coimbatore's real estate? What is the current situation?
My replies to this discussion
Have you heard about the encroachment at Sowripalayam? The Mint Homes developer had decided to encroach upon 5 crores worth of reserve space. He built a swimming pool and a club house in this area! After the petition was filed more than a year ago by Coimbatore Corporation, finally action has been taken against this builder. There are so many cases like this almost everyday. Now there are plans to form residents association and welfare voluntary organizations to develop reserve sites into parks. Hopefully well planned out development can take place in Coimbatore instead of land creepers, greedily creeping onto reserved sites. Have you heard about the encroachment at Sowripalayam? Q:
I have 2 children and I'm relocating to Saravanampatti with them. But I heard about the recent dangers of the abandoned wells that have no safety measures? What is the situation now?
My replies to this discussion
Actually what happened was, in April a 23 year old boy went swimming in the tank with a couple of minors who were in school. He didn't use of the thermocol floats that the other boys were using and as a result, he drowned. The others tried their best to rescue him but nothing helped. They decided to keep this a secret but eventually they told their teacher what had happened and his body was uncovered from the well. These situations should be avoided, it is just so unfortunate. Even a 3 year old boy drowned in a water storage tank right behind his mother who had just turned her back on him for a second. Not many people in Coimbatore are used to swimming so they shouldn't try all these things and risk their lives. But now action has been taken and these tanks and well will definitely not be accessible to the public anymore.Actually what happened was, in April a 23 year old boy went swimming in the tank with a couple of minors who were in school. Hello. I will be moving to Ganapathy locality soon. As i am very particular about rain water harvesting,I want to know if the issue has been taken seriously in the area or not.
My replies to this discussion
hello there. I have always shared this concern about rain water harvesting because the conservation of water plays such an important role in our day to day life. I am happy to say that the area where I live, which is Ganapathy, the issue has in fact been taken very seriously. Recently at least 60 buildings received notices from the municipal corporation of Coimbatore for operating without rain water harvesting structures. This was done to make sure that the water is from the coming monsoon season is substantially conserved. All residential and commercial structures in the Ganapathy area have in fact been given until June 26th to install RWH facilities.

Hello everybody. I will have to take my grandmother to Ganapathy in Coimbatore for medical treatment. I want to know what the hospital infection rates are in the area and what measures have been taken to prevent it.
My replies to this discussion
I have read recently in the newspapar that technical experts from Coimbatore’s five major hospitals are being summoned to coin the standards that are to be implemented in 250 nursing homes around the city. Ganapathy area will be fast affected as well, as the act for infection control standards for hospital and nursing homes in Coimbatore and clinical establishments has been supported by BD Medical Technology. Of course, it is only after the many limitations faced by nursing homes are factored that the standards will be drafted in lieu with shortage of manpower as well as overall infrastructure.I have read recently in the newspapar that technical experts from Coimbatore’s five major hospitals are being summoned to coin the standards that are to be implemented in 250 nursing homes around the city. I've been meaning to move to Kovai Pudur for a while now but I am apprehensive of the water shortage in the area. Is this still a major civic problem in the locality?
My replies to this discussion
I remember Kovaipudur when I had initially moved there about 30 years ago. Kovaipudur recently turned 50 by the way :) It is a very nice locality and most of the residents living here, have been living here for a very long time now. We are all very happy with the locality, the infrastructure, the proximity to other places. I remember water supply never being a problem. If you dug the earth 10 years ago, you would have easily found water about 10 feet deep. But today, you only find water if you dig for more than 1000 feet! The place expanded very fast and the authorities did little or nothing to expand on the civic ammenities. Because of this there is high demand but less supply. I would still suggest this locality if you want to live here because despite all this, it has great potential!I remember Kovaipudur when I had initially moved there about 30 years ago. Not all wards for the fresh water connection in July 2013. Only some of them did till Jan 2014. After which the civic authorities stopped taking applications for new pipelines because they were waiting to implement the online system. Now the problem seems to be solved. All wards are going to get ample amount of water as for once, everything has gone according to plan. 10,000 water connections to about 100 wards were given till Jaunary. Don't worry too much about Coimbatore water issues because I think all the households will be benefitted from this new pipeline. Just remember to get it registered. :)Not all wards for the fresh water connection in July 2013. Only some of them did till Jan 2014. Q:
Whatever happened to the Coimbatore Corporation Master Plan that was supposed to take place in 2011? What sort of proposed developmental changes is it said to bring to the city? Where all is this project said to take place apart from Ganapthy?
My replies to this discussion
Hey there are going to many changes in Coimbatore because of this project :) The authorities are looking to better the traffic congestion in the city especially. They are planning on constructing cycle paths and footpaths. Also many road widening projects, replacement of old drainage system and all is also being carried out. There might also be the metro works starting soon. This plan was supposed to be executed in 1992 but it still hasn't been completed to this day because there was always some problem or the other. Hopefully now it should be ready soon. I've heard that the Coimbatore Civic Authorities have become quite strict when it comes to dealing with real estate tax defaulters in Nanjundapuram. Can anyone give me details on this? I'm moving there, so I need to know everything I can. Thankyou!
My replies to this discussion
I think this cutting of the water supply is very harsh action made by civic authorities. There are about 600 families residing in the apartment complexes and there is no way that the corporation can ensure simultaneously that all families have paid the property tax on time. I even spoke to someone from the Ramanathapuram Resident's Welfare Assoiation who feels the same way. The tax defaulter also has to face a penalty of Rs. 25000 and all the other residents also have to end up suffering with him. Hey, what are the changes the ICCI are demanding from the government for the city of Coimbatore? I will be investing in property in Coimbatore soon, so needed to be aware of all these bits of information
My replies to this discussion
Yes, he’s right. In fact I’ve also heard that the ICCI are demanding a National Investment and Manufacturing Zone (NIMZ) being set up in Coimbatore. As a potential investor this should be a big news for you, because if this motion is passed, Coimbatore is on the fast track to become the next best thing in real estate. Other job opportunities are going to open up as well, when the Technology Upgradation Fund (TUF) kicks in and boosts up the other engineering industries. Yes, he’s right. How has the job market been for Coimbatore over the past few years? I’m asking because I wanted to invest in the real estate in this city. I want to figure out how the prospects are for Coimbatore.
My replies to this discussion
Its good that you’re collecting all this information before the actual investment. To tell you the truth the job market in Coimbatore over the past few years has not been so great. There was a lot of expectations from Coimbatore, we were hoping that with the all that is happening here, it would attract a lot of major IT companies. But what has happened is all these major companies decided to bypass Coimbatore and other tier ii cities, and instead just focused on expanding their existing centres in the major cities like Bangalore, Hyderabad etc. Its good that you’re collecting all this information before the actual investment. I got the news that the Coimbatore Corporation will have to clean a number of tanks on some priority basis? I’d like to know more about this please. Anyone?
My replies to this discussion
Yes that is right actually. The corporation has decided that they would themselves clean up at least three tanks around the city, before asking the state or the central government for their help in doing this. This is basically under the Tamil Nadu Sustainable Urban Development Programme. The water supply in Coimbatore is currently so poor, these steps are being taken to improve the condition a bit. What are the updates from the Ukkadam sewage treatment plant? Any new interesting developments?
My replies to this discussion
Yeah, that’s what I’ve heard as well. Can you imagine what a great improvement in the Coimbatore atmosphere will be so much green cover. And not just improving the greenery in the city, this project is also going to recharge the ground water level. Don’t worry about the sewage water, its going to be treated over and over, before it is let into the ground. Otherwise there will be massive ground water pollution! I’m hearing that for the initial phases they are going to go with Malai Vembu, Kadambu and Arjuna trees. This would be a great industrial venture as well! I’m certainly quite hopeful about this endeavour. Yeah, that’s what I’ve heard as well. Can you imagine what a great improvement in the Coimbatore atmosphere will be so much green cover. Q:
I'm going to have to move to Thadagam soon but I've heard a lot of people say that driving here is a pain because of the bad roads. Have the civic authorities done anything about this issue?
My replies to this discussion
I think there are growing civic issues on the rise in Coimbatore as a result of the increased population. Because of this there is no proper garbage collection, bad roads, frequent power cuts and lack of adequate water supply. I'm sure that if the civic authorities put their minds to it, and with public participation, this can surely be tackled and we can free the city from such hurdles. Even though I'm a resident of Thadagam road, I know that most localities in Coimbatore are facing all these problems. I want to know if the locality of Ramanathapuram has any illegal constructions problem here. I’ve zeroed in on this locality for investment.
My replies to this discussion
I know which park you’re talking about. And not just those illegal constructions, this housing society has also dumped all these unnecessary garbage like broken poles and other items all over the southern side of the park site. Actually yes! I recently came to know that our CM Smt. There are a bunch of other developmental works on the hold too. The total budget for all these developmental works in Ramanathapuram is Rs 6526 crores. Hi People! I’m soon planning to invest my money in real estate. The thing is I’m completely new to the field. I don’t have much idea about the property rates and price trends going on right now. I want to invest somewhere in Avinashi Road as I have read some good reviews about the area. Can someone share information about type of properties in the area, per sq. ft price or normal property prices, so I can set a budget.
My replies to this discussion
Hey, since I recently invested here, I can break the prices down for you into Apartments and individual houses and plots. The apartments and flats are little on the expensive side given the locality is moving towards being a IT hub. Apartment prices right now vary from Rs. 5000 sqft to Rs.6000 as mentioned above. However, individual houses are comparatively priced cheaper, it starts from Rs.2100 sqft and goes upto Rs.5100. Hey I am moving to Selvapuram soon but I've heard that residents have complained about untreated garbage and waste water in the area in the past. Has the situation improved in any way?
My replies to this discussion
Actually there isn't going to exactly be a new plant. Basically in Selvapuram, the Selvachinthamani lake is soon going to be free from sewage :) This is done in order to replenish the ground water levels and also for clean drinking water supply. The city municipal corporation has already agreed to allot 2 crore for this project to contruct a fence around the lake and intall a decentralised water treatment inlet in the lake itself. Finally urban water bodies can be pollution free. And this is just one of the 8 lakes in Coimbatore that has been chosen for this project. Soon all lakes will be completely cleaned. Hey what is the current news on constructing the bridge at Peelamedu? Won't this really help ease the heavy traffic situation in the area? Have the civic authorities atleast started works on it? I might be moving here soon, so I really need to know. Any info would help. Thanks!
My replies to this discussion
Hey I don't know if you remember, but the authorities did provide an alternative route from Ellai Thottam road to Vilankurichi road sometime in September last year. This route was provided on the basis that road works were going to begin, but there was no sign of it. And now on this alternative route, traffic has severely increased because residents from Vilankurichi, Gandhimanagar and Kalapatti all use this road. I think the authorities are looking at 3900 metres of land for acquisition although they are still facing some issues with this, and that's a major reason for the delay. The length of the road either side of the bridge is expected to be 850 m. Let's see if this bridge will ever become a reality. Hey guys need some help! I’m stuck between two projects Cyprus Oaks and Indraprastha, can’t figure out which one is a better property to invest in for a 3bhk. Please tell me what you think of both and which one do you think is better.
My replies to this discussion
Buddy, comparing like this will only confuse you more. I’ll tell you what you should do. Take a piece of paper and list down what you think are the pros and cons of both the properties, builder, neighborhood, price, etc. Both these properties are in different neighborhoods. Not very from each other, but you get the point, the property trends will definitely be different. According to me go for Avinashi Road. It’s a more chill area to live in. Peaceful, yet everything closely available in the same area, nice connectivity and all, so you’ll have good rent benefits.Buddy, comparing like this will only confuse you more. Hello people! What do you think of the apartments at Crimson Dawn in Avinashi road. My colleagues and I were talking about investing in Avinashi road, and someone brought up about this property. Is it a good place to invest my money in?
My replies to this discussion
Hey Crimson Dawn is good man. Pretty big gated community, 4 blocks, many amenities like library, health facilities, temple in the premises, clubhouse, gym, pool, sports court like basketball, badminton, tennis, etc. It has most of the amenities as good gated community has. Their per sqft price is 5,900 rs. Try bargaining, they’ll reduce. Builder definitely has few flats, but if you buy a resale one, you might get a furnished one in a good price, so according to me if it fits your budget, it is a good community living, good future benefits also because Avinashi road is a nice locality.Hey Crimson Dawn is good man. Q:
Hey, I recently bought an individual house in Avinashi Road. I currently stay in R.S Puram, and I will be shifting to this house in Avinashi road in a month or two. I recently heard of some sewage water issue in the area, which is causing a bit of an inconvenience for the residents there. I have two little kids and I don't want them to fall sick due to unclean water in the area. If someone can tell me about this issue about the sewage water, it’ll really help me make a better decision if it is the right time to move or not. Thanks!
My replies to this discussion
Hey, you heard it right. There is some trouble going on in Avinashi road and nearby areas due to the sewage disposal. I’m not sure if you’re aware of it, but there is a natural drain that runs east of Coimbatore, somewhere around Lakshmi Nagar. The PWD did a good thing and they started a check dam to store water, which would you know benefit people in the surrounding areas. But, then a hole was bored into the drainage to let the sewage into the drain. Well, this pretty much destroyed the motive behind the whole check dam idea. Also, if you are around the bethel nagar or nearby areas, then you might face this issue, otherwise not so much. Just take precautionary measures like mosquito repellents and wash your hands and stuff. Then, no worries.Hey, you heard it right. Hey ppl, Want to get details of the rental scene in Ramanathapuram. Can people suggest good areas or colonies in Ramanathapuram and if you can add like average rent details also it’ll be great.
My replies to this discussion
Oh yea, not difficult to find a good rented house in this area. Finding 1 BHKs can be a bit difficult, and if you find one also, it might not be good enough. But, many 2 and 3 BHKs apartments in multi-story apartments are available. Apartments in mid-size gated communities are also available. A lot of colonies like Munuswamy colony, sripathy nagar, etc will have individual houses more than any gated communities.Oh yea, not difficult to find a good rented house in this area. Hey, can someone tell me about the project by Elysium properties in Krishna colony, Ramanathapuram called Elysium Oyster. I've heard a lot about the Elysium properties. Would like to know about this too please.
My replies to this discussion
Yea for a 4 floor one block building, Elysium Oyster is way too luxurious than one would imagine. The design of the building and apartments inside is very classy. And because you would find resale flats here now, there are high chances that you will get fully designed and furnished flats only. The building has facilities like swimming pool, gym, a garden, a tennis court, some health facilities also. Hey people, has anyone heard of the Pricol Auburn Terra. I think it is in Ramanathapuram? Care to share some details please? Just trying to find out more and more about all the potential projects I could invest in. Cheers.
My replies to this discussion
So true! Take Auburn Terra only for example, they are selling 3BHK apartments, with an area ranging from 2322-2989 sqft. Just imagine an almost 3000 sqft 3 BHK, super spacious, isn't it? And the per sqft prices are higher than a lot of other two tier cities in Coimbatore, especially in areas like Avinashi road, Trichy road, Ramanathapuram. Auburn Terra is selling for Rs.6000 per sqft. So, if you calculate, you will pay around 1.39 crores - 1.79 crore for a 3 BHK here.So true! Hey guys, what do you think of Mayflower Annapoorna Garden? Do you think it is a good investment in Villa- Price wise, location wise? What about builder? Is it a good builder? Are there any other projects by the builder? Please share information and your suggestions.
My replies to this discussion
Well, that’s true. Few people might think there’s not enough space because they would want to have little extra garden space and stuff. But, if you see most gated community villas, this will be a common problem. These villas are more like compact villas, for compact living. Also, I see that this Mayflower Annapoorna Villas are being sold at Rs.8,300 per sqft that is close to Rs. 1.35 Cr for a villa. Isn't the average rate close to Rs.6, 600 in this area?Well, that’s true. Few people might think there’s not enough space because they would want to have little extra garden space and stuff. Hey I’m a little worried about the connectivity in Trichy Road, how are the roads there?
My replies to this discussion
Yea, this highway is very well maintained. In the entire area, roads aren't of any issue. People, did the Government built the Gandhipuram Flyover? I read something about the proposal, like a year or two back. Thinking of investing in this area. Want to know if infrastructural developments are happening in this area or not.
My replies to this discussion
I think the detailed project report related to the project was sent to the state government sometime March Last year, I have no idea if they approved it yet or not. I also read that once it was approved, the construction would get completed in 3 years, I haven’t heard of any under construction flyover in the area, so guess we’ll just have to wait.I think the detailed project report related to the project was sent to the state government sometime March Last year, I have no idea if they approved it yet or not. Recently invested in a gated community in Nanjundapuram after a discussion on this forum only. Thanks for that guys. I have a new query. I heard that a flyover is being constructed here at Nanjundapuram road, just wanted to know if there are any news update on this.
My replies to this discussion
It was suppose to get completed almost 8 months back, already the contractor paid penalty and all for delay, now it is believed to finish within a month’s time. Otherwise, they will take the contract and give to someone else, that might cause further delay. It was suppose to get completed almost 8 months back, already the contractor paid penalty and all for delay, now it is believed to finish within a month’s time. Hey was just wondering if there are some decent lodges and hotels in and around Trichy road. The thing is we are soon shifting to Trichy road and our apartment cannot accommodate more than 4 guests comfortably. If there are cheap and good hotels around, then we can shift without worrying about it.

You won’t find too many in Trichy road itself, but finding one around Trichy road, in areas like Race course, Avinashi Road, Ramanathapuram, Ondipudur, etc.I don’t think hotel requirement would be a daily one. I agree, Thudiyalur is perfect for you to enjoy peace and quiet, and it is also really well-connected to Gandhipuram, the centre of the city, which your grandson will like. Hey, I currently live in Coimbatore alone in a company provided 1 BHK house. My family is planning to come and live here with me, since my rotation is extended to 2 years here. I have two kids, a wife, and a father who will be moving here. Avinashi road is close to my office and I want to rent a flat in that area only. I will actually prefer 2 or 3 BHK in gated community, but other apartments will also be fine if they are good. I want to know about the prices there and nice gated communities where I can rent place. Thank you!
My replies to this discussion
Yea man, brilliant area to love in, a bit on the expensive side though. Anyways, you can try and find places in these nice gated communities - Manchester Towers, Mayflower Metropolis, Gowtham ABC Avenue, Ramanis Alamoo Royal, etc. Actually, there are more, you’ll just have to look it up, very easy to find. See, I live at Gowtham ABC Avenue in a 2 BHK and I’m paying Rs.14.5K excluding maintenance. 2 BHKs you can easily find within 15K plus include a minimum of 1,500 rs. maintenance to it. Since, you have a family good if you stay in gated communities, lots of interaction with people and amenities to enjoy. I hope you find a place here at Gowtham ABC, we might become neighbours for all you know.Yea man, brilliant area to love in, a bit on the expensive side though. Forget the roads, street lights also don’t work properly. They are all there, but they don’t function. Same old Indian street light problems. I feel that infrastructure in Coimbatore is not well developed at all, despite it being the second biggest city in Tamil Nadu. Something needs to be done about that. Hey I've been hearing a lot about the complaints that motorists have driving down Sundapalyam lake. Apparently the smell coming from there is very bad. Can someone explain a little more in detail? Also what are the civic authorities doing about this problem?
My replies to this discussion
Basically what happens is, the 2 lakes rapidly fill up with water when it rains. Then because of the very high wind velocity of 24 km per hour, it pushes the foam. The word around the block is that there has been some massive revenue loss in some districts in Coimbatore? Who is responsible for this, and why did this happen
My replies to this discussion
Yes, basically the theme park was not constructed according to protocol. Other than clearing the channels, a pathway for people to walk around the lake will be built and a running track will be laid after the slum dwellers move to permanent houses. Is it true that majority of gated communities in Coimbatore got notices for violation? Is there any unrest in the main localities?
My replies to this discussion
Oh, even I was surprised by this news. Basically the LPA officials have told that group buildings, which are usually gated communities have more than one block. They will be given a 15 day notice period. They need to rectify the violations, and submit plan revisions. Else the buildings will be seized and locked.
