But at the same time good news for those who already have flats and may go in for redevelopment. For alternative accommodation e.g. those going for redevelopment the fees shall be calculated for the extra space the owner gets, and not on the existing space he owns.

Occupancy Certificate is mandatory. If you are staying in a flat of which the builder has not yet got the Occupancy certificate it may lead to future problem.
Right Suraj, Apartment buying demand getting a number of important and necessary documents. Occupancy Certificate is one such document, which is in place to safeguard the interests of an apartment buyer. This document is obtained by the builder from the office of the local civic authority such as BBMP or BDA in case of Bangalore and BMMC, TMC,CIDCO are in Mumbai, Thane and Navi Mumbai respectively. The OC essentially tells you that the owner can legally occupy the building.

Hi Roshan, You should not forget that they have invested in the project 3 and half years back and now they are getting good return that's why they are selling their units. They are investor and they book 3-4 units at a time.

The non recovery of dues may shoot up as the reports for fiscal year 2008-09 and further are yet to be filed. The tax bills which have been reduced will be refunded back to the owners of the properties, mostly new buildings in the suburbs. I would suggest not to invest in this project. This project is is just lying from past 2 years with no construction. Builder just has our hard earned money. For a self-occupied property, a Rs 2 lakh benefit is available under Section 24 (b) of the Income Tax Act for interest on the home loan. Investment in real estate: You can claim tax exemption under Section 54 on the long-term capital gain on sale of a property. If you buy a house within two years or construct a house within three years with all the profit made of sale, then you can avail tax exemption. You can avail tax exemption if you had bought a second house within a year before selling the first house. Further, you can avail tax exemption under Section 54 (F), too. For this, you need to own not more than one house and invest sale proceeds from assets other than a house in real estate. Real estate investment in India must be made in residential properties, not in commercial properties or vacant plot, in order to avail tax exemption.

Investment in capital gain bonds: You can avail tax exemption on sale of a house if the profit is invested in either bonds of the National Highways Authority of India and Rural Electrification Corporation Limited for three years. The investment has to take place within six months of realising the profit, i.e. selling the house. However, investment is allowed only up to Rs 50 lakh in a financial year. Usually the interest on these bonds is around 5-5.5%. Hence, few factors should always be kept in mind when you are going to buy or sell a property. While making profit by selling a house, you need to know which tax bracket you fall under when calculating capital gains tax and also whether or not indexation can save tax payable for you.

The Metro is also coming up in the locality and the drainage system is going through a major change. There are plans for setting up a new sewage treatment plant, upgrading storm-water drain systems, increasing water supply and slum rehabilitation in this area

MIAL said that HDIL was to build 28,000 tenements by October 2010.

The slow pace of redevelopment process may be the government has introduced regulations and incentives, there are very frequent changes of rules for redevelopment. The set of incentives also varies for different areas. For example, there are attractive FSI incentives for redevelopment projects in the city area whereas there are not many such incentives in the suburbs. Moreover, the incentives that are introduced for suburbs have not been implemented yet. Hence, it is not viable for builders. There are also some regulations that affect the profit margins of developers. The incentives and regulations introduced are not really attractive for developers to take up redevelopment projects, especially in suburbs.
Guys there are other reasons also for which the redevelopment work is going on in slow pace. They are: Cluster redevelopment is not an easy task. It involves various processes such as obtaining consent from landlords and tenants, providing temporary accommodation for occupants, reconstructing the building, compensating the landlords and developing the infrastructure in the area. The most difficult task is to bring the landlords and tenants together, and get them to agree on redevelopment terms, which takes up significant time.

Redevelopment of standalone societies is also not a very easy task either. There are many concerns of the tenants/occupiers that come into play such as the fear of losing home permanently, disputes with builder/landlord over compensation terms, etc which are not easy to address. There are also problems such as insufficient FSI and lack of conveyance or occupancy certificate and so on.

For example, the Aqua Lodha project by Lodha developers has a price of Rs. 10,900 per sq-ft. The developer is offering a ready-to-move-in option with a discount of Rs. 700 per sq-ft. Similarly, the price of Grand Vista Apartments at Ulwe, Navi Mumbai, amounts to Rs. 5,100 per sq-ft. The developer is offering a discount of Rs. 350 off per sq-ft with zero brokerage. Another developer is offering a discount of Rs. 750 per sq-ft on a project on Mira Road with a lucky draw, which has a Maruti Swift Dzire as the first prize.

Finding an affordable home in Mumbai in today's scenario is extremely difficult. In the situation where property prices are continuously rising in Mumbai, there are few localities such as Kharghar, Kamothe and Ulwe that may provide a bit of relief for people who are searching for affordable houses.
Hi Kishore, no doubt these areas are providing affordable housing but after frenzied sales in these areas, people started realizing that most of these areas have poor social infrastructure and connectivity. For example, the nearest railway station in a couple of areas is about 8-10 km away. There are hardly any amenities such as schools, hospitals, markets or restaurants. There are no proper roads and street lighting. Many of these areas lack the livability factor and it will take at least a decade to come up with the required human mass to improve infrastructure.

The once hyped Navi Mumbai, as the destination for real estate, is now seeing a downturn in the real estate industry as the number of people who want to purchase properties here are declining. This downturn comes as a result of setback in key infrastructure projects. The market which saw at least one deal a month, has hardly seen any deals in a long time now.
Navi Mumbai was primarily designed to decongest Mumbai. It was designed to be the largest planned city in the world with a total area of approximately 345 sq-km. The City and Industrial Development Corporation (CIDCO) had carved out 14 townships with an intention of facilitating comprehensive development. The central business district (CBD) which is one of the largest commercial areas in Maharashtra is in Belapur in Navi Mumbai. It is easily accessible from Mumbai and other parts of Navi Mumbai through roads and railway network. Navi Mumbai also has a current population of 2.6 million which continues to grow.

The Navi Mumbai airport has become financially unviable option and plans are almost confirmed to cancel the airport and return the land which was acquired initially. Since any new infrastructure project leads to appreciation of property prices in the project-linked locality, property rates in Kurla too can be expected to rise. The locality's proximity to Bandra-Kurla Complex, the first of the growth centres in South Mumbai, is already an important contributor to the capital value. The prices can be expected to rise further with the introduction of the new railway line. Since Thane will be connected to Kurla directly through the new link, this will shorten the commute time between Thane and Mumbai CST. Hence, property values in Thane too can be expected to go up.

A large number of developers in Ulwe are not finding any takes for their ready-to-move-in properties. Several developers who have projects nearing possession in this area are repenting for being a little ahead of time. So better you think and then buying a property here.
Ulwe is one of the most preferred investment destinations in Mumbai that promises good connectivity and well developed infrastructure in the coming years. It will take at least three more years before it becomes completely liveable. Thats why ready-to-move in units are not witnessing much movement in this market. Demand in Ulwe is still largely driven by investors

The metro line between Charkop and Mankhurd is currently stalled due to the deadlock between the developers and the government over various clearances and permissions. There is also an opposition to the elevated section. The estimated cost of the project is Rs. 11,000 crore. If the route becomes an underground route instead of an elevated section, the estimated cost would be around Rs. 22,000 crore. With falling value of rupee, it may cost an additional Rs. 2,000 crore. The metro line between Colaba and Andheri SEEPZ via Bandra is completely an underground route with an estimated cost of Rs. 22,000 crore. With the falling rupee value, this too may cost Rs. 2,000 extra.
The MTHL project between Sewri and Nhava-Sheva is currently stalled due to lack of bidders for the project. MMRDA and the state government are looking at other options to raise funds for the project. The estimated cost of the project is approximately Rs. 10,000 crore. There may be a slight escalation due to depreciating rupee. The 11 km route between Belapur to Pendhar via Kharghar has 11 stations. The contract for rolling stock is yet to be awarded through the viaduct construction is already underway. The estimated cost of the project is Rs. 2,200 crore. With the current rupee value, the cost may go up by Rs. 200 crore.

Out of the total demand in these eight cities, the majority demand will come from the middle income group (MIG) and the higher income groups (HIG). The demand from these groups is expected to come up to 2.5 million units. The demand for the lower income group (LIG) units is expected to be low in these cities viz. a mere 3,00,000, due to expected increase in income and housing standards.
The property consultant says that the supply in housing units will lag behind demand primarily due to regulatory issues and sluggish economy. The proposed bills such as land acquisition bill and real estate regulatory bill will affect supply. While the demand for housing units is expected to grow in proportion to the increasing population, supply is expected to be less aggressive in the short to medium term.

Badlapur has seen a continuous growth in property prices in the last four years. The average capital value grew from Rs 1,700 per sq. ft during the second quarter of 2010 to about Rs 4,000 per sq. ft during the second quarter of 2014, marking an appreciation of 135 per cent within four years. The price appreciation has recently slowed down. Hence, if you are looking for affordable housing within Thane and Navi Mumbai areas, Badlapur is a good bet.

The ideal time for buyers to buy properties is when property prices are at their lowest. It is also an opportune time to rent out properties to purchase-averse families. When the economy improves, the appetite for home ownership too grows. This leads to growth in demand and naturally an increase in property prices.

I feel this is absolutely the correct time to buy property before the elections because after the elections, you never know how the real market will be. Developers are giving different kinds of offers and freebies such as free car parking, extra space, etc. Property buyers can also negotiate to choose properties as per their own requirement and preferences.
Most middle-class Indians are still able to keep their homes. This is mainly due to our conservative banking system, which requires multiple checks before disbursing a home loan. Moreover, Indians consider their homes as their most important possession. Hence, it is their obligation to make payments towards their most important possession.

Well Ravi, I understand your situation and in my opinion I think you should wait for some time and let the economy recover before arriving at any decision. Many economic factors has led to weak consumer sentiments and low property affordability. The Govt is doing their bit like curtailing gold imports and revive the economy. Also heard that Govt is making all arrangements for funding and they are in touch with Blackstone.
Yeah Kishore, even heard that fresh hiring in various sectors have been freezed and even retail firms are adopting cost cutting methods. Hope funding by Blackstone will attract more new investors and improve funding availability. Keeping my fingers X. Lets hope for the best!!!!!!.

Hi everybody, The apartment is rightly priced for middle income group of people as Kalyan itself belongs to middle class society. Residents who cannot afford a flat in Mumbai or in Navi Mumbai since its too expensive, can look for flats in Virat Residency and other residential projects in Kalyan west.
Being close to Kalyan station, schools, hospitals, malls and banks, the apartment is centrally located and is reasonably priced which matches the requirements of many middle class buyers looking for a property in this locality.

Hey, Since I came to know that the apartments are located in Beverly Park in Mira Road, there is a slum beside the apartment. Will it pose any nuisance in future as I am looking down to settle in a decent area. Also heard that the area faces severe power cuts and erratic water supply. Do reply to my query???
Hello Ashish, The slum which was existing has been moved by slum development board sometime back and the place is under redevelopment. As far the power and water is concerned, the locality gets adequate water supply through muncipal water and there is no power cuts as off now.

Hello Ashish, Since you have mentioned that you have purchased a 1 BHK flat in DB Orchid Ozone, are you talking about the property tax to be paid. Since you are the owner of the flat in DB Orchid Ozone, you need to pay an amount every year as property tax to the revenue department. You can do so by calculating the area of the flat with the tax slab rate and pay accordingly.
Hey Ashish, Paying property tax amounting to Rs. 4 lakh is foolishness and does not make any sense. You can better get clarified with the revenue officials regarding the details of the tax to be paid. I dont think it will be so much mounting to lakhs.

Hello Sankalp, Overall it is a good locality to live in Majiwada as it is free from hustle bustle traffic of the city. One can come across plenty of greenery and natural beauty in this locality. There are few lakes and Yeoor hills located at a few kms from the project. Thane station is approx 8 kms and one can also access the project by taking the Eastern Expressway Highway. Heard that the current sqft rate that is prevailing in the market in Majiwada is approx Rs. 10600 per sqft.

Hi, Yes you heard it right Mr Sandeep. Hiranandani is coming up with ongoing residential project called Hiranandani Estate Cardinal which is located in Patipada. Since the project is managed by Hiranandani Group, you will surely get a good resale value in case if you tend to sell it in future subject to real estate market conditions at that point of time. The builders name itself says it all. The price they are quoting is only for the flat which includes stamp duty charges and registration. You have to pay the property tax separately based on the area of the flat you are booking.

Dear Ramesh, If you are taking a loan for period of 5 years then your interest rate will be 8.95%. From 6-10 years it is 9% and 11-20 years it will be 9.50%. Almost all banks offer different interest rates for different tenures. The lowest interest is always offered for the short-term loans. Hence, you will get the lowest interest rates for tenures up to 5 years. This will progressively increase as the term increases.

Hi Anuj, Orchid Ozone has 1 and 2 BHK flats ranging from 580 sqft to 800 sqft. The price for 1 BHK comes to around 46.50 lakhs onwards whereas the 2 BHK come with price tag of 62 lakhs. Amenities include garden, swimming pool, community hall, club house, temple within apartment premises, cafeteria and lots of other amenities.

Hi Ashish, But the price quoted by the builder are bit on higher side. In fact you get flats within a budget of approx 75-80 lakhs in this locality for 2 BHK's.
Hi Anuj, Yes you do get flats in that range for 2 BHK, but you will not get such huge floor area measuring more than 1030 sqft. You will get units ranging from 800-900 sqft for 2 BHK;s. Moreover the builder is giving more no of extra amenities which you will not get in other projects. Somewhere you have to compromise regarding the amenities, price and area.

The roads are 24 mts wide and well tarred for having a good approach to the site. The flats are located approx 5 minutes drive from Nhava-Shevri Sea link. Hello Anuj, In fact I came to know that this project has only 2 BHK's. 2 BHK comes with an area measuring from 1150-1225 sqft and are priced between 59.80-63.70 lakhs. The project is being financed by many leading reputed banks like HDFC, ICICI, Axis bank, LIC Housing Finance, IndiaBulls and Kotak Mahindra Bank. Yes indeed the project is being wholly approved by CIDCO.

Mr Ashish, Spoke with the executive and learnt that the flats are coming up on the stretch along the Virar-Nallasapora Link Road. The project is also located close to Virar station which is only 4 kms away. I have booked a 2 BHK flat in this project for investment purpose 2 months back.

Hi, The garbage dumping ground what you are talking about is not in Chembur. Actually it is located in Devnar which is quite far off from this place where the projects are coming up. The dumping ground has got nothing to do with the project. Hence the question of bad ordour arising out doesn't arise at all.

Hi Rohit, the project is under construction and the possession is expected by mid of 2016. The price of a 2 bhk apartment in this project will cost you around Rs 80 lakhs. You have to directly talk with the builder regarding the clear title and paper work.

Well Anuj, The reason of pending for so long is that the MOEF clearance. But they received it in Jan'2013. So the work has started and now it is almost to finish. Regarding the project stage, i recently visited the work site and saw the structures are being built for housing the tenants. Some of the projects in localities are Royal Sapphire-possession in 2017 approx, Auris Serenity-possession in 2017, Gurukrupa- possession in 2016, Avalon Paradise-possession in 2014 end, Romell Diva-possession in 2014, Interface Height, Raj Infinia- possession in 2016 etc.

Hi Anuj, Came to know that the flats has 1 and 2 BHK units. Since your requirement is for 1 BHK the area for 1 BHK comes to about 550 sqft and the price starts from 65-70 lakhs onwards. This does not include the registration and stamp duty charges. The price they are quoting per sqft is Rs. 12000.

Hi all, It is really a sad news for Campa Cola Society Residents that Supreme Court's ordere to residents to vacate their homes by 31st May.
It is also mention in the court order that it will not give the residents any more time to vacate the flats. The court has already given the residents 7 months in last year but there was no relocation plan in place. What will they do now?

On one hand, buyers are expecting a correction in property values while on the other hand, property prices refuse to go down due to increasing construction costs. However, interestingly, the resale market in Mumbai seems to be heading towards a price correction.

Again, one can see reduced sales in this market is the direct result of increasing prices in this market. Sure, as far as i know... the amenities include swimming pool, club and fully equipped gymnasium, play area and maintenance staff... There are also provision for modular kitchen, intercom, CCTV, Smoke and gas detectors, Crèche and multi purpose courts etc..

HI, I bought flat in Runwal Garden city Thane- Phase-II, posession awaited 95% payment made to the builder. Since my agreement was made before 1st Apr 2010, builder has demanded 5% vat on agreement value. Is the 5% Vat on agreement value is valid? This is not fare from government to leavy 5% vat on bases of agreement date. I can't see any proper guidelines from government on collection of 5% vat on agreement value. I'm afraid the builder will take advantage of this and collect 5% vat which may not be paid to govt. Is the 5% vat on agreement value is valid? Yes, you are right, as the overseas investors have refused to recapitalizes the project firms with the capital needed, the banks have taken this action to protect themselves and their customers. The buyers are protected in Panvel as is clear in the notice.

Banks had accepted Hirco's request for the sale of the flats in Hiranandani Palace Gardens and granted a no-objection certificate on the condition that the entire sale money would be put in an escrow account to be maintained by the banks, a commitment which Hirco failed to honour, the Times of India report stated.

As long as the reason sounds genuine, cancelling a flat should not be a problem, however, getting back your money from builder quickly will be a big problem. And likely chances of you not getting back 100% refund. Give your builder a letter (hand written/typed) mentioning cancellation of the said flat for personal reasons and request him to refund your booking amount in 7 days. That's it. My advise to you that check what your booking forms say. Since Ulwe is just 6 miles from Panvel and close proximity from Kharghar and Vashi it is turning out to be one of the fastest emerging locality in this part of the Mumbai city. Gid Morning Ketal, Good question, Nala Sopara currently offers a floor space index of 1 for apartments. The Mayor of VVMC had suggested to make amendments in VVMC's Development Control Regulations in 2012. According to this amendment, the FSI would be increased up to 2.5, which would involve the basic FSI of 1 and 0.75 from Transfer of Development Rights (TDR). On the other hand, there has been no changes in the FSI and the current FSI is 1.

Some of the residential locations in the eastern zone are Taki Road, Raghukul Nagar, Vijay Nagar, Radha Nagar, Tulinj Road and Achole Road.

Hello Roshni, I like your question. This is because, the area's real estate started seeing launches since 2005 and achieved its peak in 2012. The years after 2012 may be viewed as the period where more focus was on sales than launches. Another reason was the recession in the country’s economy which brought to a dull period in Mumbai's real estate market, which in turn impacted the number of units launched all around Mumbai.

A local property dealer and agent play a major role in selling/buying property. Even if sellers think they have arrived at fair home values, potential buyers may still try to negotiate prices downward. I am not telling you here to sell your property through agent/broker, just try to find out the current real estate trend of the locality.

As a result, people who like to stay close to their work location look for rental housing in the area.

Panvel should be your first choice with a restricted budget of Rs 60 lakh. You can easily find 1/2/3 BHK units along with a few 1RK within Rs 60 lakh in Panvel. The property values are in the range of Rs 3800-4700/sq-ft. Why Panvel? Hello Devika, JP Deck by JP Infra Pvt Ltd. is a BMC approved project and almost all the banks such as HDFC, SBI, Indiabulls and ICICI have approved it for home loan. If you bought a 3BHK flats you will get the both North (Highway view) and South (Aarey Colony view). if you talk about construction status of this project, it is completed up to 28th floors (of 34th floors). It has parking other amenities up to 10 th floor. They will soon start the finishing work. Yes, they are charging Rs. 75/sq-ft for floor rise and the booking amount will be 10 lacs as the 70% of the work has been completed.

Hi Vatsank, Raunak City-3 by Raunak Group is very good project near Don Bosco School, Kalyan West, Kalyan. But i heard that it has got delayed and they are hand over the flats in June 2016. Since last 1 year builder has not send any demand letter. All permissions & approvals are already obtained from KDMC.
As far as project locality is concerned, Kalyan attracts many people because of its cosmopolitan nature and relatively cost-effective housing. After Thane, the Kalyan-Dombivli region is becoming the next preferred destination for home buyers who work in Mumbai but prefer to live in the suburbs. Kalyan has always been known as an important railway junction, and more is being done to improve its connectivity with other places.

My comment is that property prices are always range limit and never go below lower bracket of range e.g. If current psf Price in Vashi area of Navi Mumbai is Rs.10000 then you might find properties in the range of Rs.9000 psf to 11000 psf i.e. within the range of 9000 to 11000 psf but don,t expect prices to go below 9000 psf except distress sale or properties with inherit disadvantages like south facing property or property near graveyards.

You must be wondering why property prices don't fall, there certain are reasons behind the same. 1) Circulation of black money:- Though lot of steps have been taken to stop Black Money transaction from Real Estate market but still Black Money cannot be controlled100%. Normally 25%-30% cash/black component is involved in any property transaction. Because of this a middle class find very difficult to buy a house.

A completely agree with Jerome.... Secondly, land is a natural resource therefore its in short supply. Land price increase much faster compared to property/flat price therefore many people buy land for investment purpose rather buying a property. If Land cost will increase than definitely, it will increase the price of a property.
My advice to you that if you are getting a good deal then you should go ahead. But before that you should look for a good and emerging locality where you can buy a property and can expect a handsum return in 3-5 years. Sell the current property if you are getting a good return.

@And the additional FSI will be used only by Mhada to create affordable housing for low income groups. As we all know that land is very limited in Mumbai and the only way it can be increased is through FSI. At the same time, there is a large demand for affordable housing. But not enough stock is created. His main intention is to serve to this part.
Earlier in 2010, the redevelopment policy got a huge response and MHADA earned a revenue of Rs. 2518 crore and about 1100 houses of 484 sq-ft were constructed.

Although builder has raised some funds through PE delas with Motilal oswal and ASK raymond James. This infrastructure boom is expected to create over 8.7 lakh jobs. Q: Hi, I have just given a token amount to builder for a 1 BHK under construction property(possession Dec' 17) and later that evening i came to know about a resale flat in same building but at a lower rate(difference of 5 lacs all incl.) but at a lower floor. So guys need your help in what should i do and what will be the procedure considering below points? 1. I was told that token amount will be refunded if there are any genuine reasons(but it was verbal) 2. Seller is also having a running home loan and i will also go for home loan(with same or different bank). 3. I gave token amount for 19 floor and resale flat is at 11 floor and difference in amount(from builder - resale) is 5 lacs(63L from builder and 58L from resale)

Hi, As long as the reason sounds genuine, cancelling a flat should not be a problem, however, getting back your money from builder quickly will be a big problem. And likely chances of you not getting back 100% refund. Builder will deduct some charges from it. On asking for an update on the progress for a house which I booked 5 yrs back the response from senior official in DB Group, Mri. It's sizes are available in 655 sq-ft. in 1BHK, 875-1245 sq-ft. in 2BHK and 1060-1520 sq-ft. in 3BHK. It's current price is Rs. 7350/sq-ft. It is a G+13 storeys apartment consists 268 units in 4-towers. Currently, this project is under construction and work is going on in full pace. It is expected that the possession date will be December,2016.

Q: Hi, I am planning to buy flat and that apartment was ready/possession in 2012 and builder still has one flat vacant yet and he is asking for development charges on that flat ? Will development charges applicable in this case ? Thanks, Bharat

Good Evening Bharat...If you are buying a ready to occupy flat, in case the builder has developed the project to 100% & obtained the occupancy certificate for the same before selling it to you. So it indicates that it’s a product being sold. Hi Sonal, I don't think that they are offering 2.5 and 3BHk flats in Breeze, Dahisar West. Only 1 and 2BHK from 419-663 sq-ft. and its current quoted price is Rs. 23920/sq-ft. It is G+19 storey apartment consists 3-towers and 300 units. Q: Since Dec-15, AND is claiming start of road work from desai gao to Agasan but when check with desai gao people they are not aware and no such work is in progress. Can someone update me about this. Thanks in advance

Q: No the said exemption is only for residential RWA societies, for commercial it is applicable from INR 1, if the association is having aggregate turnover above 20 L per annual as per GST law.Regarding second query if the association is working as pure agent , where actual liability is of the unit not society, than not applicable however in you case connection is in the name of society and same is collected on actual consumption basis GST shall be levied. The commercial unit can claim the same as input if they are registered. ?

Monthly maintenance charges, which you pay to your co-operative housing society, will not attract GST, provided it is Rs 5000 or less per month. even if you are paying more than Rs 5000 per month as maintenance charges, if total collections of the CHS are less than Rs 20 lakh a year, the society will not have to register under GST.
