Same here, it's delayed more than 3 years from the promised delivery date. Akshaya was the biggest mistake of my life. The building Itself doesn't look like good. They do not budge to compensate, everything is a challenge with them. Do not recommend akshaya for anyone.

Hi Sudha, As per my knowledge, Madambakkam have been identified as having Megalithic sites and ASI has restricted construction of any building within a radius of 300 meters from the notified area. Residents were permitted to build only a ground plus first floor with the height not exceeding 7.84 meters. Color Castle is one of the good project in Sholinganallur, Chennai. currently price is around 26 la to 38 lac for 2 BHK unit and around 40 lac to 48 lakh for 3bhk unit. project is completed in and around Dec 2016 . but i have visited the site and it look like project is completed till dec 2016 and work is in full pace.

Hi Kalki, As per my knowledge, the payment plan of this project is like:- At the time of booking- 2 Lac, Within 15 days from booking- 20%, At the time of registration- 35%, Completion of foundation work- 10%, Completion of 1St floor roof slab- 10%, Completion of brickwork- 10%, Completion of plastering work- 5%, Completion of flooring work- 5%, At the time of handing over- Balance.

Q: What happened to Completion Certificate from CMDA? It seems a mystery about handing over possession of Phase II Apartments. No word is coming from MD of Plaza Group. It was expected to be over by May 2012, got postponed to Aug.2012 to Sep.2012 to Oct.2012 to Nov.2012 and now to End of Dec.2012! Will it be possible?

Hi Kanchana, Normally FSI in chennai is 1.5 but it vary if youwant special building plan under premium FSI. FSI = Total covered area on all floors/Plot area Floor Space Index (FSI) is the ratio of the total floor area of buildings on a certain location to the size of the land of that location.

hello people! i am proud to say that im now a proud owner of a house at signature city. i kept checking this forum for seeing if everyone was getting frustrated waiting for the handing over as i was. finally got a call from kg office saying to me that my flat is ready for handover. so thought i should share this news with you.... we were so happy! this is my first home.. so better late than never... it is releif to move from a rented house to a home of my own!

There will be total of 180 apartments spread across 3 towers of 15 stories each. The project is around 35 mins away from Chennai Airport and Hospitals in the vicinity include Apollo Hospital and AMC Met Ethics Hospital.

Hello, we have bought a flat in A Block. We are also facing the same anxiety about project completion. Last week we received an email request for payment against completion of the 5th slab for Block A. They are sure facing financial problems. I am equally worried about their ability to sustain and complete the project. Has anyone applied for cancellation? Will it still make sense to exit with the 15% cut rather than face an uncertain future? I am equally worried about thier ability to pay back the already paid amount. It is very anxious. In the meanwhile, they still are chasing for the 5th slab payment. Many large projects seems to be in similar trouble except that Marg's problems a to be more acute. Staff are courteous but unable to help the situation. Has any owners group been formed? Please share if you have updated information on the project.

HI, As per my knowledge, when ever you are going to buy any residential property,you are asking about approvals. These approvals are coming from Government authority. The commonly marketed layouts which do not have approval are often marketed as Panchayat approved lands. Hi Every one, Buyers should be aware that the Panchayat cannot approve layouts and does not have the authority to do so. Most of the times real estate developers term unapproved plots as Panchayat approved plots. This is a misleading term and aids them to sell unapproved layouts. According to Town and Country Planning Act, approval for layouts should be issued by: Town and Country Planning Department such as Director Town and Country Planning (DTCP).
Yes Ananth, I agree with you. Every buyers should know that while buying plots ,it's better not to go for un-authorized or Panchayat approve. It' s better if you will consider buying DTCP or CMDA approved. Yes ,Chennai Metropolitan Development Authority (CMDA) is a Nodal planning agency who is also approving residential projects.

Q: Real professionals are expected to be taking care of the association and to maintain decorum with the people residing there. Everybody is earning hardly and everybody paying their maintenance not just to allow someone dominating or harassing them. There need to be a thorough professionalism expected the way its organized and the way of approach, treatment - as it is a residential apartment owned by every individual and no single person own all the houses in the apartment. Purpose of the forum/association should be really made benefit, advantage to the people living community there. Things need to be modified in much better way with transparency and real problems and issues need to be addressed and need to think for much betterment of the living atmosphere there. Recent years there are no. of cases happening for people who came here for rent or purchase of house (flats) are paying huge commission to the people there who are not an owner of the specific flat (and money is distributed with few set of people) – just a wrong business is happening vigorously – these things should be properly eliminated – and the association should take appropriate steps to remove this fully for the benefit of the people and society and can concentrate on real improvement within the society (gated community) and address real problems/issues.

Hi Sriram, I am also interested to have an villa here. I inquired about this project. Spoke with concerned person & got to know that this villa is coming like a complete package type. Service tax & all charges are including in the package. Like 2150 sq-ft of villa will come around 1.70 Cr .Taxes with additional charges ,document charges are including 1.70 Cr. There is no separate charge for it.

Hi Mr venu, As per my knowledge, Reserve Bank has granted general permission to foreign citizens of Indian origin, whether resident in India or abroad, to purchase immovable property in India for their bona fide residential purpose. They are, therefore, not required to obtain permission of Reserve Bank.

However, where the property is purchased by another foreign citizen of Indian origin, funds towards the purchase consideration should either be remitted to India or paid out of balances in NRE/FCNR accounts.

But now a days real estate appreciation in this region is very much low as compare to Chennais outlying areas. Q: I am planning to buy a 20 year old apartment in Seaward Road, Valmiki Nagar, Tiruvanmiyur, Chennai. This is a 4 BHK 2600 Square Feet Dupleix penthouse apartment with an unregistered 350 sft open terrace garden with enjoyment rights. The seller is quoting Rs 9200 / sft for the 2600 sft. The apartment is located close to the beach but does not have a beach / sea view. The UDS (land area) is 1650 square feet. The apartment complex is run down but the apartment on sale is in good condition with modest interiors. Prevailing prices for new apartments for similar type of apartments with better facilities are around Rs 12000 / sft. I would like to seek opinion and feedback from experts on the following 1. Is Rs 9000 / sft a good rate to buy a spacious dupleix penthouse as described above in that locality 2. Would there be a market for 20+ year old apartments 5 yrs from now in that locality 3. What could be potential prices for an 20+ year old apartment, 5 years from now in Seaward Road, Tiruvanmiyur that is renovated but lacks the modern bells & whistles Shall appreciate hearing back from experts on my queries

Hi Mr Krishnan, There are certain challenges that a buyer of a resale flat may face. This could include lack of proper chain of documentation, especially in cases where the property has changed hands more than a couple of times in the past. If the property is over 18-20 years old, it is possible that it was never formally registered in the first place. Registering it at the current point in time would put the onus of paying the stamp duty in arrears on the buyer.
@ Mr Krishnan, Yes I agreed with Mr Venu. The primary advantage of going in for a resale flat would lie in buying a home in a strategic location where no new supply is coming in. If one has personal cash resources at one's disposal and is not reliant on a home loan, buying a home in a project that is 20 years or more in age can be a good investment bet if the residential property is in a strategic, high demand location with low or no new supply.

Thank you all for your feedback, all very valid and very much appreciated. More info below This apartment wd be for personal use large / growing family reqts. Room sizes are 250 sft and it is not meant to be an investment. The apartment block is in reasonably good shape but requires renovation, painting, etc This 20 year old apt with 2600 sft super built up area offers 2100 sft carpet area. To get 2100 sft carpet area in new apt I need to buy a 3000 sft apt costing me Rs 4+ crores in this locality with a much lower UDS as against the pre-negotiation rate of Rs 2.4 Crores for the old apartment. I am happy to forgo new apt features Do members feel that 1. A re-sale 20 year apartment is a good viable option from an Potential future valuations Though I do not intend to sell it, but my biggest concern is re-sale interest and valuations Is Rs 9200 / sft a good price, or what would be a fair price 2. I should not buy this apartment Appreciate suggestions
Hi , In my point of view, by spending same money if you can buy a fresh one, then why buying resale property i.e 20 years old. It is not like Thiruvanmiyur is running out of best fresh project @of 9200/sq-ft. So i will suggest that search for some fresh project in that budget. Visit the site , discuss with 2-3 builders & then make your decision.

What is the current rate per sqft going on in Adyar? I just want an idea how much will be the price of a 2 or a 3 bhk unit in this locality.
Currently the rate per sqft going on is Rs 11,989. The price of a 2BHK units with area ranging from 770 - 1,252 sq ft will costs you in between Rs 56 lakh to 1 crore. The price of 3-BHK units with area ranging from 1,329-3,250 sq ft falls in the price bracket of Rs 1 crore and above.

I second you Mr Ram, it very tough to get one bedroom apartment in this locality :( For a 2 bhk the rent will be in between Rs 18,000 to Rs 40,000 and the rent of a 3 bhk unit will be in between Rs 28,000 to Rs 50,000. The price may vary depending on the size of the apartment you are looking for.

Vegetable markets, shops, hotel, hospitals, banks, super markets are available in this locality. Nanganallur is one of the most promising location of Tamil Nadu and newly constructed road and all basic amenities within reach.

Q: When I booked the apartment, they promised a July, 2014 delivery. When I registered it, they said December, 2014. Now I see that construction in the Annexe block has completely stopped, and the sales team say July, 2015 whenever I ask them!

Hi Javed, As apartments sales in the middle and high income segments are showing no signs of improvement, many builders are seriously stopping big project & looking for plots to start budget homes. Budget homes is something which will be suitable for lower income & middle income group people.
Hi Mr Javed, Going by the experience of developers who promote budget housing projects, they are by and large cash-surplus projects as long as the promoter sticks to medium sized developments in the range of 2-3 acres. Hi Javed, As per my knowledge, Chennai, hub of many IT/ ITES companies is a floor for real estate boom in areas like OMR and GST Road. These are the two areas where one can find the most number of IT giants and automobile companies that are setting up their base, this has led to increase in demand for homes in Pallikaranai.
According to me, Palikaranai was included in Chennai Metropolitan Development Authority (CMDA) in 2011. This place is situated very close to IT corridor and MRTS Velachery station. The upcoming SEZ at Pallavaram-Thoraipakaam ring road, which will connect big brand companies like, HCL, Wipro, Siemens, Cognizant etc.

Hi Mr Venu, As per my knowledge, Thoraipakkam-Pallavaram Radial Road, running east to west, connects the IT corridor and the GST Road making Thoraipakkam well connected to the airport, especially after the opening of the flyover (ROB) at the western end of the radial road. This plays a significant role, enabling smooth movement of traffic between the major arterial roads to South of Chennai, including GST Road, Tambaram-Velachery Main Road and Old Mahabalipuram Road.

Hi Tilak, As per my knowledge, the civic body will issue the bonds during the next financial year to meet the rising expenses for infrastructure. The Corporation is unable to mobilize funds for massive infrastructure projects because of under-assessment of property tax. Councilors stressed the need for preventing this.
In my point of view, a debt service reserve fund with the support of the World Bank will soon be created. If we have Rs. 60 crore through such means, we may receive debt financing of at least Rs. 300 crore. We will get credit rating from agencies shortly. Intermediaries will start work on tapping the bonds market, said the corporation official.

Hi all, Perungudi, Chennai is one of the promising area for investment in residential real estate market. As in current market price trends in these location is around 6666 to 7999 per sq/ft. and if any one compaire with the previous yrs rate it is around 6000 to 6100 per sq ft. so you can evaluate the price appreciation in these localities.

Hi, Token money is that kind of money which is given to some one to book in advance. I inquired for a row house and the cost seems to be about 72L for about 1200 sq.ft. (built-up area, which includes both that of the row house and common area). That comes to about 6000 per sq.ft. It this not exorbitantly high?! True, as Javed quoted, that we can save a lot if we buy a plot and construct on our own, but a gated community has its own advantages like security & common amenities, right?!

Recently I have visited the site and Builder concerned person show me the entire project and we have a good discussion about this project. Hi, One thing I like about Nanmangalam is the availability of water is good. These areas are good for the supply of water to another part of Chennai in Summer season. Nanmangalam is near kovilambakkam and after the cocktail area. Anyone can easily connect with OMR Road within 3.5kms and 1.5 km from the Pallavaram-thoraipakkam road. A lot of construction activities are going on in this locality.

Q: After taking flat at rent I found that they create rules by seeing people. For bachelor security person asked to maintain rule against Human Rights in Indian constitution. Like Parents, friends are not allowed as I am bachelor tenant. Q: After reading other reviews I felt like I need to tell my story too. It would appear that just individuals who have a few issues with the builders started writing reviews, so I chose to step up. My experience with the builder and their construction was really good. The paper work was a breeze and the falt was given over on time. I had few progressions to be done before the flat was done and the builder was absolutely supportive. I could directly communicate with the developer and he was warm in getting customers. I had few issues with the workers but I got them resolved talking to the management. The bulder himself stays in the project he built, what more i can see. They have to work on their finishing touches. I did inform them about it and they took mind most of the stuff. After looking at so many constructions and having an experience buying one before I bought one with vgn, I totally recommend them. If given an option to redo my purchase I would buy the same flat with same builder.

Yes Pavan , you are Absolutely true!! It is advisable to make sure that the appliances, sockets and switches are not faulty and you are not overloading them as usually a lot of house fires occur with due to faulty electrical appliances.
Thanks Ravi, it is also very important to install fire safety equipment in your home. Make sure that you have proper firefighting instruments available in home to extinguish fire in case of any mishappening and do not forget to replace or get it serviced regularly. It is better if you install the equipment within a reach of 75 feet and 30 feet from the kitchen.

Hi! I have booked a flat here. The response has been great so far. It is really a pleasure to talk to the people from S&S. This builder is specifically known for on-time delivery. I heard from so many people. So expecting really good stuff.
I enquired last week and the people there said that its nearing completion and will be ready by November. I saw the homes and really like it. Very well designed and super amenities. Yes right now price is the major concerned, current the overall costing of 2 BHK come around 93 lakhs.

Q: Recently we have looked a flat in color homes at Kazhipattur, OMR near SIPCOT IT park. we liked the flat and the price per sqft is Rs 2900. 1) How can we be sure in buying that flat? 2) The realtor says that the underground water level is good. There will be a total of 198 units with a combination of 2 and 3 bhks. The project is spread over 5.37 acres of land and the expected delivery is by March 2017. It is a Stilt+9 floors structure

Q: Why are Mogappair flat resellers advertising such low sale rates (as low as Rs. 6000-6500/sqft) when it's right next to Anna Nagar & has all shopping/medical/transport access of Anna Ngr but none of AN's Metro-related disruption?

Hi Roas, I think there must be some legal issue with the flats. So, try to find out the actual reason of such a low flat cost. May be builder has handed over the property to flat owners without occupancy certificate. Don't burn your hand until you know the realty. Thanks.

If the property is selling at a low rate then there must be some reason. may be they didn't get the required approval from the authority such as NOC from Fire Fight dept. or might be a legal plot. So, visit the locality and ask the near by neighbors. They will give you the exact information.

Hi everybody, I think both are right and we should very careful with such developer. There is a news in TOI for accusing real estate developer Aliens Group of cheating the innocent home buyers. And it is said that this is the Hyderabad's biggest real estate scams, total worth of the scam is more than Rs. 300 crore that the company has swindled from over 390 buyers. So, do all ur due diligence before booking any property.

The rate per sqft going on is Rs 3600 and the base price of apartment here starts from Rs 30 lakhs on wards. The project is expected to get completed by June 2017 and there will be total of 38 units and it is Stilt+ 2 floors structure.
