The have also made us sign an electricity agreement demanding Rs 750 as fixed metre charges before rigistry, else they will make the registry happen. Lal dora area is good for investment as it allows 100% development of the plot area (no need to leave setbacks) moreover you can have balconies coming out over the road creating more area inside your flat. People who have invested in early 90 s and 2000s they already got a good return from Gurgaon same with those who tried their luck in Dwarka in early 2000s or with Noida. So you need to check up that new region as long as has good connectivity and is closer to Delhi is bound to yield good returns. Hi, i would like to suggest you that, just invest 15%and try secure a 85% loan on full cost of house + registration + development charges ( this includes renovation after buying resale). Few other things in Budget 2013 are surcharge charges and excise duty. The surcharge charges for companies earning profit beyond Rs 10 crore has been increased from 5 percent to 10 percent, which is discouraging. Well Rahul, as much as i know the L-zone which is areas surrounding Najafgarh and Dwarka . DLF,MGF, Express, Anantraj, Antiksh, Supertech builders have got projects in the area, but im not sure about the projects. The area is yet to be fully developed. you can go and check out the area first and i gues sthere are more of farm houses here..

Mall culture, real estate boom, all these are slowly but steadily picking up in the North East and Guwahati is on the top. There is a growing demand for real estate; both commercial and residential in Guwahati has seen huge expansion in both commercial and residential complexes. Three or four mega builder projects are also planned near Guwahati Airport and the city suburbs like Rani, Dharapur. It will be ideal if you plan to invest in any of these as it will be affordable now and can bring good returns in a long run. Within the city, residential plots are available around Rs 2200 while in suburbs is around Rs 1500 to 1800.

The rapid urbanization and the booming hospitality sector have made Kochi a much sought out realty investment destination. The cost of the plots in the city ranges from 75,000 to 12 Lacs per square yard. North and West Kochi are comparatively cheaper while South Kochi costs roughly between 5 Lacs to 8 Lacs per sq. yard. In your budget you might be better off looking at some good apartments near Kakkanad, Aluva and even Tripunithura area. Located in the CIS Gomti Region- Phase 3, Ashiana Colony like most other areas like Rae Barely Road and Sultanpur Road offer good value for money in the medium to long term. As far as personal use is concerned a lot of families have actually moved into the locality while a number of resale apartment flats are also available. The downside is that prices in Ashiana Colony range between Rs 2500 per square feet to Rs 3500 per square feet which are a tad higher than the prices available in Rae Bareily road and Sultanpur Road.

Sitapur Road area has attracted a lot of interest from overseas buyers and other investors seeking to invest in a state of the art residential accommodation close to their roots in Lucknow. Mega projects by many reputed developers like DLF, Ansals, Sahara, Eldeco and Unitech are under-construction and many new projects are in the pipe-line in Sitapur Road area. Investing in property at Lucknow is a very wise decision as the city real estate market is currently a buyer’s market with conservative estimates pointing to a likely 8 to 10% appreciation on year. Lucknow is divided into old Lucknow and new Lucknow. Traditionally old Lucknow has an independent housing culture. If you are open to moving to new Lucknow, investing in a residential apartment is advised. Areas such as Gomtinagar and Jankipuram has projects by reputed builders like DLF and Emaar MGF apart from local developers that can give value for money and also offer more resale opportunities in the future. Invest in a plot only if you are reluctant to move to new Lucknow while returns may not be that lucrative in the long term.

ERA has collected money from buyers for pre-booking the plots in Sec-103 long time back and not an inch is constructed yet.. Seems that all the approvals are also not in place. I dont think, real estate prices will boom immedieately in hyderabad until some new projects or IT companies come to invest in hyderabad, as most of Andhrites will look to invest in their upcoming capital instead of Hyderabad as its going to be no more capital city for them after 10 years. So, definately people who are having an idea of investing in hyderabad will move to other area and hence prices of Appartments and plots will be definately go down.

Yes , your budget is perfectly fine for 4 BHK in this project. They are quoting Rs 5500 per sq ft.Although they launched the project with Rs 4000 per sq ft, the price appreciated a bit. there are more chances of appreciation.

In the last 6 months property prices have appreciated by 7.97%. And in the past 3 months price trends have appreciated by 3.49%. The per sq. ft. rate has changed from Rs.3, 052/- to Rs.3,144/- during this period.
Very true, also if you need a comparison, an ideal comparison will be Noida Extension vs. Noida Sec-74. In the last 12 months the prices have appreciated by 22.77% as compared to Noida Sec 74 which increased by 13.52%

Firstly guys i would like to pin point on the the fact that around 100 apartments were occupied out the 1168 luxury apartments. Now the issue came up that the maintenance is shabby and portions of the basement got flooded during the monsoon. Even residents are complaining that the club house and swimming pool aren't operational, and there are no basic amenities. But i have doubts regarding how much action will be taken regarding this matter....

See i can give you answers for why to invest in Sector 151 Noida, because of the presence of commercial, special economic zone surrounding with low density area. Also the metro route is close by. Sector 151 is also easily accessible from Delhi, Faridabad, Greater Noida AND Sports City. Hence i guess the connectivity is good enough for the sector to rise.
Yes, the area is covered by reputed builders like Jaypee, Logix, Shubhkamna, Antriksh Developers and new builder, Brys . They already have launched their projects in the sector.

How about the different metro lines they were coming up with??? Few of them are paused for trial and few has some issues and all. Why do not they fast track that?
Guys according to my idea, the line began functional but a few months later in June the partnership between Reliance Infra and the Delhi Metro Rail Corporation (DMRC) broke down after the former refused to run it. The UD ministry intervened and DMRC took over the line.!!!!!

According to me you have to consult with legal adviser. These charges are paid at the time of property registration. If you have got the occupancy certificate and living in the flat then i don't think you have to pay these charges.

Hi Himangi, I came to know from news that both housing schemes are suitable for people. People actually preferring both schemes. But major thing is both schemes have some advantages & disadvantages . The concept of housing scheme is aim to provide houses to those EWS or LIG category people. So according to me , this scheme is bringing some major changes in India Real Estate.
Hi Himangi, In my point of view, for people who work in the primary locations of the National Capital Region (NCR), DDA flats would be a better option but for industrial employees and other buyers residing and working in outskirt areas like Sonipat or Panipat, HUDA’s projects will be a better option. Flat maintenance is another key area where HUDA may have scored over its Delhi counterpart.

Hi Himangi Deshmukh, As per my knowledge, Delays in construction, delivery and false promises by developers are a few problems that real estate buyers are facing today. Most of them don’t know how to deal with the situation. In India delay in project possession is common now a days. Developers are including grace period which is generally 6 months ,in their agreement with buyers. Still there are some projects which are taking more that 1-2 year to give possession.
Hi Guys, In cases such as, if the builder asks a consumer to pay the holding charges till the time registration formalities are not completed within the decided time, what should the home buyer do ? If it’s not mentioned in the agreement, the builder cannot force you. The buyer can also file a complaint before the Competition Commission of India if he/she(buyer) is able to show that the builder is a dominant entity in the market and is misusing his position to the detriment of the buyer by unilaterally imposing exorbitant hidden charges.

Hi Tushar, As per my knowledge, recently, CREDAI recommend strongly to developers in the NCR to complete their existing projects before starting new ones. Definitely it is a good step taken by CREDAI. Perhaps, the developer fellowship needs to take the indication. Till that happens, buyers need to be aware of their rights.
Hi Guys, In my point of view, normal people they don't have that much knowledge to check or verify these above said documents. If even they will go to register office or municipal office it will take a long time for them. So it will be better to save energy & time ,buyer should engage one advocate or lawyer to check/verify all needful documents.

But road space is not increasing at the same pace and very soon Delhis roads would become inadequate to handle the growing traffic volume, traffic experts warn. So in this time FNG Expressway is a big support to reduce the traffic problem.

But the fact that several DDA flats were left unoccupied in itself reflects that the basic fabric is lacking. Besides, authority are contemplating on e-buses (electric buses) and study is being currently done by an institute in this regard.
Hi Guys, Yesterday i came to know from news that , the East Delhi Hub in Karkardooma in east Delhi, which will be developed in a transit-oriented-development (TOD) mode, will have the tallest tower in Delhi. The urban body had recently approved the TOD project and a 80-storey iconic building is among the proposed infrastructure, though, authority did not specify if the final building will taller than this.

Hi Keal, Even i am planning to book a 2BHk in it and had a conversation with the sales guy, he told me that rate of 1BHK will be Rs. 6500/sq-ft and for 2BHK Rs.7000/sq-ft. You have to pay 30% as down payment for 1BHK and 20% for 2BHK. The date of possession will be Decenmber'2020 as per the sales guy.
Hi Abhishek, I have been to sales office at Aditya Realtors. They have 1 BHK for 40 lakhs and 2 BHK for 57 lakhs, only when you pay 20 - 30 % down payment along with government taxes. The price is very much competitive and location wise it is good. Right now they are saying that its a clear title for construction that is why they have put up hoardings. But I didn't see any papers for this.

I have read earlier that Uttar Pradesh and Jammu and Kashmir are still to nominate a city each under the smart city development programme. Have they nominated? While KPMG will prepare the action plan for New Delhi Municipal Council area to be developed as a smart city and McKinsey will do it for Pune.

Foreign companies or their Indian associates are working in connection with the preparation of smart city plans for most of the cities. 20 Cities will be selected in the 1st lot through competition to be developed as Smart Cities. For the time being, a two-day "Ideas Camp" has begun in New Delhi to prepare these cities for the 2nd stage of the City Challenge competition.

@Lalit, This is mainly because the demand of new flat is very low. As you know the real estate market all across country is slow for the couple of years. Although builder has raised some funds through PE delas with Motilal oswal and ASK raymond James. Builder keeps on saying that this is their first project in thane and they want to do it on time etc.
As far as project information is concerned, Raj Tattva by Rajesh Lifespaces is premium project which offers 3/4 BHK ultra spacious flats. It is a 8 acre project with 5-towers rising above 28 floors from the ground with 4 flats per floor.The inventory is very high and is very difficult to sell. Nowadays, 3/4 BHK is impossible to sell. They are quoting price of 9500/psf. Initially, they soft launched this project in May 2013 with 9999/psf and then changed the plans and re-launched at 9500.
