Guys, you all might be knowing that CASA UNIVIS project is now known as LODHA SPLENDORA. The D/E/F wings in cluster IGNIS are ready for possession and many of the flat owners in the IGNIS must have got the possession (fit-out) demand letter. Even I've [E-1504] got the fit-out possession letter.
If anyone has taken possession and shifted there, please share us the experience with the possession formalities, flat inspection, living @SPLENDORA, any issues living there without OC or any other issues etc etc. This will help other fellow owners who want to shift there. I've heard that while doing the paper works for possession LODHA is asking buyers to sign some declaration that there're no dues from both the parties to each other and all payments have been settled and no parties can claim anything from each other. Is this true? Please share us the details. This is something really important others should know. Thank you.

Why is the builder charging CAM from 31st, October? My understanding is that as long as the builder doesn't given possession (full possession where I can live in the building) they have possession of the property and therefore any maintenance is their responsibility. How can this be transferred to the buyer without giving possession?

Everyone wants new bill but they insist that some of the clauses in it has to be changed. There is one rule that if a builder delays a project delivery then he will be criminally liable. But in some cases even though if it is not builder's mistake he may be made criminally liable. I made a mistake of buying a villa at Media village, Greater Noida from Jamil Khan of Samiah Builders in 2008. I was foolish enough to pay all the money upfront. I was promised that the colony will be completed in 2009. It is now 2013 and the place still looks like a ghost town. Construction work stopped 2 years ago and Mr Khan is not owning up to his responsibility. None of the promised parks, swimming pools, common room, children play area sauna etc have been completed. I am still waiting for the interior work like fitted kitchen, bathroom, floors and decorations etc to be completed in my villa. As it is unlikely that Mr Khan would own upto his responsibility, my advice to everyone out there is to deal with another reputable builder and believe me Mr Khan is not one of them.. YOU HAVE BEEN WARNED

I went there on the 1st April 2013, I was pretty impressed by their plan and layouts. I wanted to make a booking - However there are a few things I am concerened about:
a) This property is in the middle of no where. There are no grocery stores near by, no means of public transport - like auto etc.
b) When i visited the site - The 1st building was already complete and 400 flats have been handed over. However only 250 flats were occupied out of 400. Wonder why?
Folks already living there - some questions for you:
c) Every one needs a maid nowadays. But since this site is in the middle of no where - I am concerned about the availability of maids.
d) I read in this forum that - this area's water is contanimanted. Are any of you facing water contamination/availability issues?
e) Do school busses come to this site? Are there any good schools around ?
f) Any other issues after practically living there?

They charge 24% if payment goes late but provide 5 rs/Sq feet compensation . The problem is point up when there are some clear differences between RERA and the state laws, which will affect the interest of the home buyers directly.For example, the RERA says if you are charging more than 10% of the value of the property as advance payment, then the document must be registered. On the other hand, the Karnataka Apartment Owners Act says, the document needs to be registered if the advance is 20%.Hi folks,

But it is clearly mentioned in the NGT Guidelines that builders will have to follow the specific rules during construction of a building. These include daily sprinkling of the water on the dust and road surrounding the construction area, removing dust from the road, covering the area under construction with sheets as well as covering trucks carrying sand, cement, debris and bricks, and so on.Hi Folks,
