Most of the projects range between Rs 40 to 60 lakh catering the mid-segment buyers. There are projects with price tags of Rs 1 crore and above around Hebbal. Areas such as Hebbal and Whitefield witnessed around 7 to 9 percent increase in value appreciation of properties, on a quarter-on-quarter basis. Vaibhava Anekal received 6 stars whereas VBHC Vaibhav Palghar Greens (phase 1) Vaibhav Bhiwadi and Vaibhava Kengeri (Phase 1) received 5 stars. The Vasind Hills project was also assigned 4 stars from CRISIL.

Hmm, The permission for Navi Mumbai International Airport was cleared by the Central government in 2007 but the plan has been stuck midway after facing problems in land acquisition and environmental clearance. However, during a meeting about 10 days ago between PM Narendra Modi and Maharashtra's chief secretary, they have been able to get clearances for most of the issues in the international airport project.

He guys, It sounds really good......but still we have to wait for the Civil Aviation Ministry's approval before the ground work of the project can begin. It is for the height restriction enforced by the civil aviation ministry for the 230-hectare land parcel which according to the CIDCO MD, should also be approved soon.
If we can wait for long year then why not some more time........???????? If all this progress can taken place within a week, They are expecting the remaining issues to be passed soon, as they are up for decision in a few days time. Chief Secretary, Sanjay Bhatia has been in touch with the central ministries.

Yes, They will get the final clearance to hand over the land to the forest department within next 3 weeks. After the handover, CIDCO can finally start digging the area to develop the airport. The chief secretary met the secretaries of both the departments, and now the process has reached its final stage.

Currently the rate per sqft going on in this locality is Rs 5,582. Last year the locality has seen 3.6% year on year appreciation. You can definitely expect good appreciation in the coming years.

I am planning to book a 3 bhk apartment in Trifecta Starlight but before booking I want some details about Mahadevpura.

Hi Sishir, As per sources, these new towers, (approx 7towers) are having 1142 sq-ft 2BHK apartment, Builder quoted price is around 3100/sq-ft (BSP). Expected possession of these towers are around 2019 January. Here in these towers builder is providing highly modern next gen security features. Like biometric locks, mobile control, No switch, Fully automatic sensor doors, lights etc.

I hope the new framework by CCI would be useful and impartial on both the buyers and builders part. And I am worried to see such cases with DLF, as it is one of the top realtors in India and if such builders go in wrong route then it is quite common that other small builders would prefer to follow them. My comments to replies
Sobha as a builder is very reliable but not the locations. For Eg., Sobha city is next to a crematorium for Hindus Muslims and Chritians. When I enquired, they told that they will beautify the Cemetry!!! But what about the smoke and fumes coming out of the cemetery and the chimney cannot be raised above that of Sobha's topmost floor.
@ Nagesh, You are right, there is a cemetery on the back side of the Paradiso Block but some people dont mind it because they think it is auspicious for them...and some have even swapped the unit for better view... Moreover Sobha is also planning to plant trees in the cemetery

Q: I am an exisitng house owner of Ishaan Green. Do not buy any flats from this builder. they charge heavily. The project in Deoghar was supposed to be complete by may 2009. It is still not complete as of Jan 2013. Also they had promised a deep borewell but water is a big issue there. Also the house is built of 3rd grade material. Please refrain from buying. He will ask you a price of Rs 30 LaKHS, if you buy from exisiting owners, they will sell it for just rs 20 Lakhs

Recently i got to know that SUBHA GRUHA has started venture (Sukruti Delight)at Gundlapochampally, kompally. They claim the site is HMDA layout with 200, 240, 400 sq. yards plots. And per Sq. Hi Ramlal, As per different sources, another circle of metro line is proposed to unite Greater Noida which will begin Noida City Center, go through Sectors 71, 78 and 121 and after that join the Bodaki railroad station in Greater Noida. This route line will keep running along the Noida-Greater Noida Expressway and achieve Knowledge Park 4 by means of Pari Chowk, at long last completion at Bodaki.
Hi guys, We can see various famous real estate players such as Amrapali, Mahagun, Ajnara and Supertech etc have launched some residential and commercial projects in areas of these twin urban cities. Development Authorities are providing better infrastructural facilities and connectivity to these areas, keeping in mind the end goal is to advance the realty development. Hi Guys, As per the head of the department of urban planning in School of Planning and Architecture, Sanjukta Bhaduri, because of this technical discrepancy, there is no sanction LAP which is basic for any area's growth as well as development. Operational rules will provide help in controlling such disparities and help in quicker execution of the plan.
@ Asis, To a typical man it appears to be weird that years are spent in drawing and auditing the master plan however Delhi Development Authority (DDA), the city's planning office, says making the vision report is a huge work. Choices are taken after a ton of talk in between of specialists and actualized when looking for and fusing general public's perspectives.

Q: Just wondering - from how long has this construction being going on? I just went at the site in Jan, they have 3 tall bldgs and we were able to see the floor plans etc. They told us that possession would be in Dec 2013. How accurate is this?

Q: I have got an office room in terrace which has Aspestos sheet and below that thermocol ceiling. We have just installed fan using pipe from the original ceiling below the thermocol ceiling. Now we are facing two issues: 1.Thermocol is producing really a lot of noise that's equal to a big generator which is used in corporates. 2.Stretching hands will touch the fan and it will definitely hurt the hand. Q: I think it is extremely frustrating and tantamounts to cheating. I had a delayed payment from my end and they charged 18% interest for one installment for the delay and kept sending notices for rest of the payments which I had to make only to fiture that it is now delayed till June 2014. I am willing to join a class action suit against Mantri for fraud and cheating asking for all the payments when they clearly know that the project is being delayed.

Later through your authorised agent Mr Manoj Bansal I along with my family members, visited the site office of Narayan group near Muhana fruit and vegetable market, where site office personnel took us around the sample flats. There we liked 4BHK flats decided to own.In the year 2009, I received 03 letters from Narayan group each demanding Rupees 03 lacs as installments and allotted Flats numbers 501, 801 and 901 in their Tower "B" I immediately deposited Rupees 03 lacs for each flat totaling at Rupees 09 (nine) lacs and obtained Narayan group receipt numbers 100009/08-09, 100010/08-09 and 100011/08-09 all dated 30.03.2009. Since i am not able to get in touch with the authorised personnel with Narayan group, please advise next course of action on my part as to when, where and how much installment i need to pay to have the possession of the 4BHk flats I had booked and consequently allotted? Q: As allottee have recently received letter from BPTP which encloses and addendum to the Buyer Seller Agreement. Addendum states that BPTP wants to reduce in writing the fact that it has never demanded installments at intervals less than 30 days. This is not correct. Hi, As per sources, many people were given possession of these flats a couple of years back, DDA is as yet completing development work. Many open pits and lift shafts are not blockaded. Of the 4 societies, there is a society named Ganga, which is the most extremely terrible affected society.
Safety & lift are issues here, as well as development quality is another real issue here. Residents complained of the low quality of construction. As per residents, the overhead tanks are spilling because of which there is leakage in the majority of the buildings. Likewise, the basements are overflowed with sewer water, prompting unhygienic situation.

Q: I have booked a flat in Sushant City “Golf Vista A1 block from K.G. Constructionsâ€. I had booked this flat in 2011. Now they are saying that they are having issues in acquiring land for A1 so if I could shift to similar flat in A2. My question is, is there offer genuine? I am suspecting that after getting my consent, they may sell A1 flats in higher price or something? When I asked them for a formal letter, they said that no one else has asked for any letter so why are you asking for this letter? Can someone please advise?

Porur offers good connectivity to Valsaravakkam and Virgumvakkam through 200 ft wide road. It is in close proximity to Guindy and Poonamalee through Mount-Poonamallee Road. Government should first make public understand that what exactly affordable housing means in terms of size, price and location. Then only we can say government seems to have the right purpose because the first need of any person who steps to Mumbai or any other metro from villages and small towns is a rented accommodation.

It's a good thought Harshit........"Thoda Khaye But Achcha Khaye" .....Govt. should think over this policy first.... If we look at the list of cities which have been selected as smart city, many of them would already have annual municipal budgets running into multiple times of this figure. On the other hand, there are few states which have shown doubt for implementing the scheme and if there is not enough support from them in terms of funding and administrative help, it would be difficult to take this scheme to its reasonable result.

Hi Vibhor, As per the latest news, the Delhi government will point out the limits in the 1,639 unapproved colonies in view of development till 1st January, 2015 as well as transfer them to the municipal corporations for layout preparations. The designs will be sent to DDA and then to the Union UD ministry for informing change of land utilization.
The cutoff doubt will just add to the postponement in regularizing the colonies. It is a long time procedure. When it comes to DDA, it will take no less than one and half years to inform the adjustment in land utilization. The land owning agency in Delhi that goes under the Union govt, can't acknowledge the limits set by the Delhi govt as it won't be as per the ministry's notification.

But builders say our inspectors are equipped to weigh only potatoes and tomatoes, that we will not understand the technicalities of property deals. Fortunately, the state government is supportive of our campaign. It is mostly seen that weights and measures, weighing scales and measuring tapes are often fake or tampered. I don't know who is responsible for that.

I think this is the right time for Macquarie to start investing because there is a lot of demand for capital, particularly equity, and valuations are reasonable after a long slowdown spell. MIRA is a large infrastructure asset manager globally and also has portfolios in real estate, agriculture and power across countries.
Tata Housing is also speaking to a couple of other investors, and one of the three will be finalized shortly. Macquarie and Tata Housing have been in talks for an investment partnership for the last couple of months, and an expression of interest has been signed.

Hi Rituraj, But market observers say that it is not necessarily a sign of a turnaround. Because a few good project launches cannot be seen as a broad-based improvement in the market. Although the resale market continues to wait for buyers, developers who launched projects with discount offers have been able to attract buyers.
It is true that October and November has seen a 20% rise in business compared to the last few months only because the discounts were available but the industry has a long way to go before it can turn around.

Global private equity fund Apollo Global Management has made an exit from super-luxury residential project Ahuja Towers, Worli of Mumbai-based real estate company Ahuja Constructions'' at Rs 460 crore. had invested Rs 200 crore in the subsidiary that developed 53-storey luxury project in Mumbai's plush Worli locality. The fund had picked up 49% voting rights in the company through this investment and the exit now has resulted in multiple of 2.3 times on their investment value.

Hi and good morning!!!!! And as per the SEBI guidelines, firms issued shares to more than 50 people, it qualified as a public issue that requires compulsory listing on recognised stock exchanges. Because of the violation of the rule, the companies and their directors have been banned from the securities market till the expiry of the 4 yrs. from the date of completion of refunds to investors. The orders will come into force with immediate effect.

Will it be a good idea to buy a property in Doddaballapur Road? Can I expect good appreciation?
Doddaballapur Road is located in the northern corridor, has benefited from the infrastructure facelift given to the roads leading to Bengaluru International Airport. The real estate scenario is booming and has set a trademark against other regions. Due to the planned peripheral ring road (PRR), the proposed Information Technology Investment Region (ITIR) and the Aerospace Park near the Airport.
