Hey Guys, I am planning to buy an apartment. Is Occupancy Certificate necessary to check while buying apartment? Kindly share some information.
Without a legitimate OC, a flat owner may be denied of basic amenities, for example, water & electricity. You might confront a risk of eviction that you don't have an OC. Having an OC fills another vital purpose. This is a necessary document when you are applying for a home loan or while purchasing either a new flat or a resale flat.

Hi Ares, For obtaining the Occupancy Certificate (OC) , build everything as per plan including, plinth, height & FAR. Amenities such as club house, party hall, etc. need to be in the sanctioned plan. Up to 5% deviation in building is allowed not more. Most importantly, you must have fire department clearance.

Q: i just got the news that blossom county has not paid its dues to noida development authority and they are served a notice to stop work , this will definately delay already delayed project.. the developer needs to be pressurised to abide by the laws and not play with hard erned money of its investors.

We the buyers of GK Lake view property are facing lot of problems. Possession was expected during March 2014, but until builder is not able to arrange permanent electric connection. MD & CEO are not willing to meet any buyer and don't consider their morel responsibility to talk to buyers. Reason could be they have received full payment from most of the buyers. Some families have shifted to their flats and facing many problems. They are loosing their costly appliances due to irregular electric supply. Who are still to move are paying bank loan as well as rent. Every buyer is loosing money but no action is being taken by GK Shelter.

Q: As most of us know that some issues was there in noida Extension, but every thing is clear now. Till now i have paid around 8-9 lakh rupees to the builder. My possesion was scheduled to december 2013. Yesterday i received a letter from gaursons for the installment, In which they have written that your possession date is shifted to year 2015. If you want to cancel your booking, we will return all your money with an interest 11%. I have taken a loan of 16 lakhs rupees and the bank is charging 12% interest, that means there is no worth in cancelling the booking. I am planning to fight for my right. If any one who is facing the same problem with this project, kindly contact me. Thanks.

Q: As far as I know the work has been stopped due to some stay being brought up by the Vasai Municipal Corporation towards the construction based on the responses I received from the booking office of them but I am not totally sure. For an apartment worth 59 lakhs (all incl. except VAT) how much would this add upto. Also does anyone have any floor plans related to the 1250, 1260 and 1175 sq feet plans for this project. Ittina neela is good affordable home...amenities like shops in the premises is gr8...construction is poor...many flats are empty..maintenance is bad...water problem in summer..you can buy the property so that you can pay your emi instead of rent.& if you have patience to bear water problems..maintenance negligence...etc etc..
Water issue is an all time problem in Bangalore but I heard that the construction is very poor and if I am putting my hard earned money then I wont be compromising in this at least.

Hey Shiva...Warangal Highway is an ideal location to invest in Hyderabad. It is because of two reasons..firstly there is lot of land available and secondly the land prices are low there. It is expected that property prices n this area can go up by 15 to 20 percent with infrastructure developments such as Multi-Modal Transport System (MMTS) and the ORR getting functional by 2014.Hey Shiva...Warangal Highway is an ideal location to invest in Hyderabad. Hi Dwarkesh..i read about case of Banjara Hills in Newspaper. The owner initially applied for construction of cellar for parking, ground plus four upper floors and got permission for the same. But actually he constructed a sub-cellar, cellar, ground, a service floor and five upper floors. Recently I have visited the site. According to me the price is high and It is a bit far from major places. No shops nearby though they promised to have all stores inside the gated community. Overall experience to visit the project was nice. They provided transportation till the site. Model villa is getting ready near the office. They are going to cover 4 lakh properties in 50 wards in Bangalore for which they are quoting Rs 13 crores. The card will obtain information such as 1) Accurate and updated ownership data of property 2) Secure ownership documents 3)Confidence in transactions 4) Speedy land related services 5)Reduced property disputes due to fair handling of ownership records

Hi Suresh.,.its good that the state government is contributing...i found this figures ..The Hyderabad metro was allotted Rs 350 crore in 2011 -12 and Rs 600 crore for 2012-13 fiscal as a part of state government contribution. Q: As per the contract they have promised to give on august 2012. but today i enquire them regarding possession they were telling me to wait till september 2013. more than one year delay in construction time..i dont know whether they will keep up the words in this time also?..actually unnecessarily i am paying interest.. but what theyare going to give as compensation is only 2 rs per sq.ft BUA. i m paying interest of 25000 per month. but incase if i am not paying regularly developer is imposing interest of 24%. but when it comes for compensation in delay 2 rs. p sft.

Q: The resident living just below my flat has a leakage and seepage problem. He claims that the source of his problem lies in the toilets of my floor. Therefore, he asks me to share the expenses for getting it repaired. However, as per the bye laws of our flat owners association, Owner shall attend to all maintenance and repair work within his/her apartment. My contention is that the resident living below my flat has to pay for the repairs and my job is only to cooperate for facilitating the repairs. Pl. clarify. I am residing on a flat situated on the top floor. The resident of another flat who is residing just before my flat complains that he is facing leakage and seepage problems in his flat because of toilets and bathrooms. He wants me to share the expenses to be incurred for repair equally. But as per the bye laws of our flat owners welfare association, " Owners shall attend to all maintenance and repair work within his/her apartment which, if delayed, would affect the complex as a whole either part or entirely and are solely responsible for any damages and / or liabilities his/her failure to do so may cause. Therefore, I feel that I am well within my limits to say that the resident living below my flat has to undertake necessary repairs and pay for the same and my job is to extend my cooperation to facilitate the repairs. Please confirm.

The study revealed that out of 15 malls, Suraj Cambridge mall and Embassy Galaxy Mall which are in central business district are currently being built. While four malls are coming up in the secondary business district. The name of the malls are Vega Mall, City View, Orion Mall-2 and World GT Mall.

@Balaji : The area is well connected with other parts of the city. It is just 6.8 km from Bangalore City Railway Station and 40 km from Bengaluru International Airport. It is very close to Majestic Bus Terminus, where you can borad buses to different areas and even BIAL buses are also there. Bangalore City Junction ( Majestic Railway Station) is around 6.8 km . Vijay Nagar metro station is within the radius of 2 km. Human Density per sq ft is less so there wont be any water problem.

This is placed equidistance from city center and airport. The building is 15 years old. But really maintained very well and by first look it looks like 3 years old or so. The project has all the amenities and quite peaceful location though located on NH. I am getting 2 BHK flat of 915 sq.ft at 36 lacks (after negotiation)including car park. Currently its fetching 12k rent per month. I need your expert opinion on the project, location and appreciation chances. Pls let me know is it right way to go or any other suggestions. Earlier, the High Court had directed Hiranandani on a PIL alleging violation of the conditions in February 2012 to construct smaller houses on remain vacant land. The developer's argument is that unless the land is fully developed, conveyance cannot be executed.

Hi all, Kalewadi is well developed area of Pune. It is placed in PCMC region with close proximity to highway and popular area like, Pimple Saudagar/Rahatni, Pimpri and Chinchwad. Transport facilities are also good. So i can only say that you should go for it. The current property rates in this locality is approximately 5300-5500/sqft. So investing in this level will sure give you huge benefit around 3-5 yrs of time frame.

You are right, There was a time when Pune was known to be a conservative or small place in terms of property investment but now the situation has changed. 80% of projects which are in queue in the city today comes under the range of Rs 1 – 5 crore or more.

@Suresh, Inflation rate in India is hang around 7-8 %. In the US, it is between 1-2 %. Therefore, any movement in Rupee-Dollar exchange rates between the 5-6 % will not impact real estate investments to large range.

well, there are 1BHKS and 2 bhks here and the price is Rs28 lakh +other charges... this is the 4th phase of the project and is a 9 floors apartment complex. The basic sale price is around Rs6400 if im not wrong...

Hi Santosh, This news tells us that the roads ministry, in a cabinet note moved in August, had attempt to find a change in the existing exit policy to allow dealer of ongoing or completed road projects to exit completely at any stage by selling their stakes.
@Pranab, The exit policy for road projects has accept importance because the recent economic slowdown led to a fall in traffic numbers, affecting revenue forecast from tolling road projects over the last 2 years.

@Santosh, It is because the most road developers had bid for projects based on these forecast but the drop in traffic numbers affected the viability of the projects. The industry has since been demanding a bailout from the government, and reliefing the exit policy is one of the key steps being considered by the roads ministry to allow harass developers to exit.
Do you know because of this issue the Indian economy slowed to 4.7% in the financial year ended March after growing at over 9% for three financial years from 2006 to 2008.

Hi all, It is come to our knowledge that the ministry of road transport and highways has been able to achieve only one-fourth of the target for road project awards in the first half of the current fiscal year. The roads ministry awarded just 2,150km as on 30 September against a target of 8500 km for this fiscal, according to two government officials who requested anonymity.
Well Pranab, A senior road ministry official said that conversion of projects from PPP to EPC model is taking time. About 3500 km of projects are under PPP model, which will first have to be put out for bids and if they fail to get any response, will have to be converted into EPC.

Hi Suresh , In my point of view, if you will notice in year 2013 January-March , the average residential market price of this sector had around 2950/sq-ft. As of now this average residential price is around 3500/sq-ft. Yes there has been some improvement in this price but still not satisfactory . If there will be some more infrastructural development will happen , then there are chances of more capital appreciation.

Hi Alok, As indicated by my perception it is tiny bit sketchy to say the destiny of the project. As it is completely depends on the what you are unequivocally going to do? Investment or end-utilization? So it is reasonable to cross check everything about the project. Have a decent data about the area,project developer & private financial circumstance of that zone.

Hi Manoj, As per my knowledge, you got the apartment in very prime location. If you will think carefully , you will find that this location is a gold mine for investors & end users. This location has everything what ever you need in a as usual day. From connectivity point of view, this area is well connected with other part of the city. Once expressway will start functioning then you will see how much price will be of this location.
As of now we are believing that Expressway work will finish in year 2017. If this apartment possession is also in same period then capital & rental appreciation will be more. As located in posh locality , rental appreciation will be more definitely. So in my point of view, it is better to have that flat now. No need to sale immediately. From investment point of view , this is a fine deal.

Hi Mr Amit Raj, DDA will only act as a facilitator and create layout and sector plans. LPP is for stakeholders, authorities and common people and not just for big developers. The land will be used in the following manner: 45-55 per cent for residential purposes, 4-5 per cent for commercial, 4-5 per cent for industrial, 15-20 per cent for green/recreational areas, 8-10 per cent for public and semi-public facilities and 10-12 per cent for circulation.

Currently the rate per sqft going on in this project is Rs 3000. The project has been approved by BBMP and banks like SBI, HDFC, LIC and Indiabulls. The expected possession is by October 2015 and it is a G+3 floors structure. The total land area in this project is 18,000 sqft.

Hi Santosh, You are right but at the same time Tax incentives such as higher exemption limit for repayment of home loans as well as resumption of incentives for developers to build homes of smaller sizes would encourage the housing sector.
@Dhiraj, Besides, faster clearances for projects and reduction in red-tape will deliver on the government's promise of offering comfort of doing business. Income tax exemption for profits earned from smaller sized flats will kick start investments in the sector.

@Santosh, Developers are also expecting that this budget should announce measures to regulate costs of construction material. Though the inflation has come down, the cost of construction has not. Many developers with less capitalization have been forced to slow down or halt their projects. The cost of raw materials such as cement and steel need to be brought down or an upper ceiling should be imposed on their prices.
@Dhiraj, The new government seems to be actively working on the concept of "home for everyone" which is a good sign. This concept needs to be coupled with certain constructive changes in the policy. Substantial reduction in interest rates on home loans, a scheme similar to the earlier 80 IB (Income tax) for houses smaller than 800 sq-ft.

So it may be a relief to residential home buyers but stress to farmers of this area. So all petitions are dismissed in apex court , filed by farmers against land acquisition .

Got all documents legally verified for Saibya Sterling. My son Sandeep Sasi has booked a flat there. He got all papers verfied by legal consultants called NEXT LEGAL who are pioneers in matters related to real estate. Their cost is a bit high which is Rs 12,000/-. Yet, it is worth it considering the hassles faced in Bangalore. NEXT LEGAL asked 10 more documents during the course of verification apart from the 350 documents submitted to them. Saibya Structures were only too glad to oblige. Finally, the legal firm gave a "go ahead" signal for the deal.
Great!! It has solve half of the problems for the people like us who are planning to buy a property in this project. And also thanks for sharing the name of the legal consultant.

Hey Guys , Not only this but also Jaipur Development Authority asked for revised map to three developers whose projects are near to hanger & airport. As per state government, permissible height to construct in this area is 15 meters. Before this was made by laws, JDA allowed more than 15 heights for those 3 projects. So currently those builders are sealed by JDA, until their developer submit revised map.Hey Guys , Not only this but also Jaipur Development Authority asked for revised map to three developers whose projects are near to hanger & airport. Hi Saran, As per my knowledge, to get the final approval of building, developer / builder needed to acquire a certificate from the civic body and produce it to the respective development authority. Hi If anyone is planning to invest in and around Chandigarh, I will suggest some area which I think will give good returns in future, i.e. Dera Bassi, Ambala Highway, Dhakoli, Zirakpur, Mohali and Mullanpur.
@ Mr Surinder, According to me, there are many reputed schools are within the vicinity. Such as Bachpan play school, Little Angels school, Euro kids, Vishav Bharti School, Government School, Saint Seedier Public school & Kendriya vidyalaya. Apart from this there are many hospitals nearby, such as Golden Hospital, SS Hospital, Tara Hospital & Society of Intensive Care Training.

Good Morning Dwarkesh, Bandra Kurla Complex (BKC), Dholera, Shendra-Bidkin (Aurangabad) etc. are some of the important locality which were announced to be the Smart Cities in West India. the central government is currently focusing on creating smart cities across the country highlighting various strengths of a city such as heritage, industries and universities among others.
Right Ketal, If i am not wrong, Bandra Kurla Complex (BKC) which was announced in September 2014. is one of the fastest growing central business districts (CBD) in Mumbai. While Nariman Point, Colaba and Churchgate were the traditional CBDs in Mumbai, BKC has came forward as a modern CBD. MMRDA, the development authority in Mumbai Metropolitan Region is planning to transform BKC into a smart city in order to attract more investor interests and premium pricing for its remaining land bank.

The difference in Mumbais office market is that the city has 17% vacancy, which is not healthy, but at the same time, there is a good appreciation seen in rental owing demand. It means that there is a shortage in availability of the right product offering at the right location.

Well Shreya, New Panvel has been witnessing high property transaction only over the last 3-4 years due to its recent development. It has 1 and 2BHK units in New Panvel dominating. A few 1RK and 3BHK units too may be found here. The approximate weighted average price of newly launched property in New Panvel is about Rs 3900-4200/sq-ft. It is expected to grow further with more development.

A 22 Km Mumbai Trans-harbour Sea Link from Mumbai to Navi Mumbai has suddenly received a kick as it has now four countries competing to finance and build the project. For example, The UK put forth a condition that 20% of the project work should be given to it. 30% could go to Indian firms and rest 50% could be given to other firms abroad. On the other hand, Germany wants that 50% of the project work should be given to its country, 30% to Indian firms and the rest of the 20% to other abroad firms.

Hi Amreesh, According to the most recent news, the residential market that has seen a consistent drop in new launches and sales in the last 2yr are indicating no recovery sign in the following 6 months. The huge drop on both numbers originates from the NCR which in H1 2015 has seen launched units, around 11360, which is not much a 3rd of the 35500 units propelled in the same half of a year ago.

Q: It has been almost 6 years for this project which was supposed to be finished in 18 months. Logix have taken its customers for ride and have cheated them big time. Phase I which is getting delivered is not delivered in a livable condition. On top of that increased area and high penalty is being charged from helpless customers. Hey Santosh, What i think is that the stamp duty is not the only worry. The government can also raise the ready reckoner rates. Since stamp duty is based on RR rates, directly and indirectly, people who have nothing to do with LBT, will have to bear the impact of the decision.
Why didn't they compensate the Brihanmumbai Municipal Corporation? It will create a agitation in the Mumbai as Thakre told that his party will hold a state-wide agitation. As per Thakre, the BJP government had taken this decision to please a few traders at the cost of the common people.

For example, in premium projects, the developer provides amenities that are far more superior than the prescribed norms and thus leaves the opportunity of utilizing the available FAR for developing an additional saleable unit. So, the developer passes on the additional financial burden to buyers in the form of both as an increased base price as well as higher loading.
The loading factor is always calculated as a percentage. This changes across projects and cities. Here are the loading factor in the 4 main cities across the country. MMR:-50-60% Delhi/NCR:- 20-40% Bangalore:- 20-30% Chennai:-25-30%

I have been living in Australia, I and my wife decided to shift to India, our birth place. So we decide to buy a home in Zirakpur. Searching a home, a good home is really difficult. But I feel lucky I did not face much difficulty as one of my relatives suggested me the name of Suhsma Buildtech and told about their good reputation and reviews. I contacted them and told them all my requirement and budget. And after few days they showed me the home which was exactly as per my specifications. Finally I and my wife shifted to India six months back in our new home. It is so full of facilities that our six months passed so smoothly without any complaints. Right Kaushik, In order to afford smart status to the complex by making it wi-fi able and providing smart parking, integrated building monitoring system, command and control centre, energy efficient street lights, bus service etc. the authority has approved Rs 95.57 crore. Yes, you can pay it but ask for the payment receipt. Service Tax on under construction property is levied on the services provided by builders where building complexes are offered for sale but the payment is received before the issuance of Completion Certificate by a Competent Authority.
Right Ashish, Service Tax can only be levied on services and not on the sale of goods/immovable property & therefore in the above case service tax won't be levied on the Value of Land and would only be levied on the construction service provided by the builder/developer as per the rates in force which currently is 14% applicable from 1st June 2015.

Yes, Case has been lodged against 7 builders and an agent for cheating them of their hard-earned money. This is the 1st such FIR against the builders of 99 illegal buildings in Dighe, which are under high court's scrutiny.
As per the report, one of the resident whose name is Pawar, was living in Shivram apartment, which was pulled down by MIDC a few days back lodged an FIR against Ramesh Kharkar, Mukesh Madhvi and Nilesh Mokashi. The 3 are partners of a construction firm, which allegedly built the apartment and sold the flats with the help of fake papers.

Now MIDC has been asked to submit the list of illegal buildings, which came up on their plots and names of builders involved in these projects, which will enable them to proceed further and take action.
Through the RTI report, civic activist Brjesh Mishra and his counsel advocate Ramesh Tripathi have named the officials of NMMC, Cidco, MSEB, police, builders, corporators and netas and demanded action against them. They are also involved in such rackets.

You are right Rajiv, Developers used all their tricks in the trade to get this project. Abhyudaya Nagar, consisting of 48 buildings and 3238 residential tenements. It is located in a prime land in central Mumbai.

Q: There is water logging issue happening in a flat below my flat . Other flat owner is always suspecting this is due to some problem in my bathroom . Both the parties are staying here since more than 5 years . There might be internal leakage problem, however please note that neither it has developed over period of years nor is due to any modifications done by me in my bathroom. Other flat owner has been getting this problem checked from Day 1, & hence in my view this is a STRUCTURAL defect. My bathroom is in same condition without a single modification/alteration done since I have taken handover the flat from the builder. Only thing done was white cement filling in bathroom tiles to avoid any water leakage & that was also done to avoid any possible leakage. A very important point here is the other flat owner is a committee member & has strong hold in society . I have already initiated communication with builder to get the problem checked & repaired to resolve the issue . In recent development Society has cut the water supply to my bathroom & on enquiring society supervisor told me , this will be connected back only when you get your internal repair done & problem is resolved. I need expert advice here what options I have to tackle this scenario. Please help with any contact pointers if you can provide me.

i think you should call for a Apartment Association meeting and raise your voice in front of them. If you have mailed the builder regarding this problem, keep a copy of that and present at the time of meeting. Better, involve a legal expert in this matter, he will guide you properly.

Hi folks, For your kind information, they don't plan to run malls and want to monetize them, nevertheless they continue to build them in their projects. In the Hebbal project, they are planning of bringing in a joint venture partner because their office portfolio is already large and they have big obligation and so they are trying to strike a balance. They are hoping to finish these transactions next year.
Similarly, in Seawoods, they are talking to investor partners, but they want someone who will be a eligible successor. In 2016, L&T Realty plans to start delivering homes in its project in Powai in suburban Mumbai and complete its Seawoods project.

@Gairik, There are many reasons why branded and big developers such as Godrej Properties have done so well when most others have struggled. I am not ignoring it that home buyers have displayed a lot of faith in the larger brand association of these real estate firms, as well as factors such as delivery capability, brand equity and goodwill they naturally bring.

@Pranab, While buying a house, people could look at two things i.e. location and connectivity. This link will provide both. The buyers will get lot of options while buying an apartment. It will also put the huge pressure on the increasing prices of South Mumbai and western suburb and in the coming days, the property prices of these area will start falling drastically.
Furthermore, this link will provide huge land. The only fear is that the Cidco should not play bad role by controlling the land and releasing it in short-amount. The government should not monetize the land but it should look at the effective use of the land. The land efficiency should be increased.

It is also come to know that Govt. has started hunting for foreign investors organising road shows in countries like Malaysia and China. As per latest NHAI data, a total of 57 road projects have been awarded during 2015-16 with only 7 being bid out on BOT with the remaining on EPC

Yes, i appreciate this move too kaushik. At present, in many cases developers delay the execution of conveyance deed for many yrs even after getting registration charges from home buyers. With this move, not any more developers will no longer be able to withhold the registration charges after its collection from allottees.
Hmm.....DTCP has also made it necessary for builders to submit a certificate from a chartered accountant confirming that they are not holding back any stamp duty charges collected from allottees. In case, a builder fails to submit the certificate, the department will not grant approval of building plans, renewal of license etc.

Bhoomi Heights at Vaishali Nagar, jaipur is a JDA (Jaipur Development Authority) approved project and almost all the leading banks and financial institutions have approved this project. IOD and CC are in place.

HI Jayant, MIHAN is a good area for investment purposes, primarily because of the present and upcoming developments here. You can check Bloomdale in this area, it is a Mahindra project. They are offering 1, 2 & 3 BHK options and have excellent amenities at affordable prices.
Apart from that, lots of offers by Finance Minister in budget 2017-18. Even, multiple times rate cut by RBI since 2016, reduction of home loan rate and implementation of RERA will boost the property market all across the country. So, as per my view, this is the right to to invest in property in Nagpur, specially in MIHAN. The MIHAN project is still underway which once completed would form the epicentre for commercial development in India. It is centrally located and easily accessible to all the metropolitan cities of India.
