Q: I am a Customer of Subh Grih Project, Boisar. I got a letter from Tata housing, tata housing not giving Possession in Jun-11. Before one Year Tata Housing had sent completion letter, about 70% complete. In Jul-11 Tata Housing had sent completion letter, about 90% Completed. I had submitted completion letter in Bank for next installment. I would like to inform you that I am living on rent. I pay 7,000 Per Month and had paid 18% interest of late payment installment to Tata housing. 18% is too much I have paid fine. Now, Possession being late. So, I need compensation 7000/- Per month. Tata housing Send mail and letter also: reschedule the delivery to November/ December 2011. Now saying, building not completed and not giving possession date also. Before one year Tata housing proudly had told me, Will give Possession before deadline. After getting all payments, not giving possession date. Now Saying Seven month More. Not ready to give compensation. What should I do ?

Today, I got a letter from Tata housing. Showing excuse of labor shortage, Water pipe line problem. Now, There is no excuse for Tatahousing. Totally cheating with customers of Tatahousing. There will be 7 to 9 Months more late in possession. There are many awards winner, showing in website of tata housing. I had deal with tatahousing not with individual. Tatahousing is not a child co. What a Management ? There are winner of many awards. Why you take all Installments ? Why you sended 90% Completion letter before 6 Months. Last year you started new project near Kalyan. Limit of labors are divided into two parts. now saying labor problem. I think, 99% customers of shubhgrih are not rich. A big joke with poor people done by Tata housing. Everywhere in Website Facebook, Consumer forum, Google, LinkedIn.com & etc. writing bad for tata housing. Tatahousing Mumbai don't know themself , what they doing ?
Hello Chandra, It is a clear case of deficiency in service. You can file a case in Consumer Redressal Forum and ask for the compensation with the interest and the rent you have paid from the mentioned possession date b the builder.

At the same time, Developers also got significantly required relief for the reason that now they have to deposit just 50% of buyer's payment in escrow account which was earlier supposed to be 70% by UPA. Q: Guys, you all might be knowing that CASA UNIVIS project is now known as LODHA SPLENDORA. The D/E/F wings in cluster IGNIS are ready for possession and many of the flat owners in the IGNIS must have got the possession (fit-out) demand letter. Even I've [E-1504] got the fit-out possession letter. If anyone has taken possession and shifted there, please share us the experience with the possession formalities, flat inspection, living @SPLENDORA, any issues living there without OC or any other issues etc etc. This will help other fellow owners who want to shift there. I've heard that while doing the paper works for possession LODHA is asking buyers to sign some declaration that there're no dues from both the parties to each other and all payments have been settled and no parties can claim anything from each other. Is this true? Please share us the details. This is something really important others should know. Thank you.

The proposed elevated rail corridor project may get delayed as the state government had to study and understand its requirement. Elevated rail corridor would run parallel to the Mumbai metro project now being implemented. The person can develop the plot himself or enter into an agreement with the developer for development. Also, I don't see a reason why bank will not approve a loan as long as proofs of income is shown. Currently, this Bill has been referred by Rajya Sabha to a select committee on May 6 for its examination with instruction to submit its report by the last day of the first week of the current monsoon session. And it is expected that the 21-member committee headed by BJP member Anil Madhav Dave is likely to submit the report this week.

There is proper infrastructural development in the area with the rates in Kandivali being touched the highest point and has reached saturation.. My apprehension is agents and brokers are pushing Ulwe as lower-to-medium income group node. The rates being charged are not in sync though. The current rates in Ulwe are 2800-3750. I've been at the locality, talking to agents, builders and alike this weekend. No project as of now is worth investing. Q: Dear All, my query is about redevelopment of a chawl with ground + 1 structures in a private property not declared as slum yet. our landlord who is a builder also proposing a redevelopment. we wanted to know which DCR rules apply to this case or if DCR does apply. and while considering the area for compensation will the +1 area also considered for eg a room of 10*20 i.e. 200 sqft on ground plus 200 sq ft on +1 that totals to 400sqft , so while compensation will he give more than 400sqft or equal to 400sqft. please guide thanks and regards

I heard there is 30% down payment.. Isn't it too much for a prelaunch project ?? also what is IOD? and does anyone know about the builder reputation, are they trustworthy? more over Rs 12500 for a building with no approvals in place and for a building which lacks amenities is too much...... HI, Any other developer who has started with pre launch near powai,please let me know somewhere around but 9500 its a good rate , investment point of view.
@Abhijit, In my view Rs. 10000/sq-ft is a very good rate for the project. It's very lucrative for me because nowhere in Powai will i get a 1BHK Appts. at this rate and that too from a somewhat reputed developer. Hell nowadays rates in Borivali are touching 12000/sq-ft for under construction properties. One thing we have to remember that if the builder is offering these rates that means there still might be time for IOD CC to come.

Q: We booked a flat by paying a token(5Lacs) in the month of Nov'12 in this Project Rising City by Hubtown and 3 other builders. We were assured that the CC would be coming in by Mid Dec. It did not come till Mid Jan'13 when we were told that if we want we could withdraw with full refund before the balance payment was made. We did the same. However, since then we have not received the refund as promised and in fact attempts have been made to prove that the money should actually be forfeited! recently they asked us to sign some false unreasonable documents as a condition for refund. Completely unethical and unprofessional behavior

Hi Mr Sadhwani, as per Maharashtra CM's quote- it will not be mandatory for flat-owners and housing society residents to get NOC from builders while selling or transferring their property. Q: I have heard that reliance is gablout to launch its integrated township in ulwe which will comprise of 1bhk, 2bhk & 3bhk flats. Well Arup, As per the current news, Rs12000 crore sanctioned for 40 km long Dahisar-Charkop-Bandra-Mankhurd Metro-2 corridor, Rs.12000 crore for 40 km long Wadala-Ghatkopar-Thane-Kasarvadavali Metro-4 via Wadala GPO and R.A.Kidwai Marg, Rs.8100 crore for 27 km long Dahisar East-Andheri East-Bandra East Metro-5 corridor and Rs.3300 crore for 11 km long Jogeshwari-Vikhroli Link Road Metro-6 corridor.
Thanks Mani, At present, Mumbai has only a 40 mins distance, single line of metro from Ghatkopar to Versova. But the Development Authority has also accepted 2 new detailed projects, one for the 16.5 km Andheri East to Dahisar East Metro Corridor and the other for 18.6 km Dahisar to D.N. Nagar Metro Corridor.

But at the same time good news for those who already have flats and may go in for redevelopment. For alternative accommodation e.g. those going for redevelopment the fees shall be calculated for the extra space the owner gets, and not on the existing space he owns.

According to me, buyers do tend to check the reputation of a developer, before buying a property in their project, so it is natural for developers to be nervous about their online reputation. But, an easier way to regain the trust of the buyer would be through timely delivery of projects.

Kharghar is an important area in Navi Mumbai. The area is developed by CIDCO with an estimated population of 500,000. It is one of the 14 planned nodes in Navi Mumbai and is considered the third most developed area in Navi Mumbai after Vashi and Nerul.
Kharghar has some expensive complexes such as Hiranandani Complex and Kendriya Vihar. Spaghetti complex is one of the biggest complexes here. The flats reserved as transit tenements for residents of dilapidated buildings will be leased out to various other municipal councils and corporations at a price of Rs. 1 per sq-mt for 30 years. The civic bodies can decide the rent for these flats and the rents will be nominal. The rents collected will be used for maintaining the buildings. The residents will be allowed to stay in these flats till their original buildings are redeveloped or if they find other accommodations.

The railway board said that the new RFQ conditions are attractive as the changes made are more lucrative for private entities. Some of the changes include 1) Switching from broad guage to standard guage 2) Changes in viability gap funding 3) External financial support to the concessionaire 4) Increase in land parcels With respect to viability gap funding (VGF), along with central government's 20% VGF, the railways is extending soft loans with interest rates of 2%. The new RFQ includes the option of loans from the Indian Railway Finance Corporation Ltd (IRFC) for procurement of rolling stock.

The Maharashtra Housing and Area Development Authority (MHADA) identifies certain housing units for redevelopment. These units include houses built before 1970 on the island city and units under dilapidated conditions. Most of these residential units are under bad physical condition and are prone to collapse unless redevelopment work is carried out. According to the tenants ownership scheme under the MHADA Act, at least 70% of the tenants can come together and form a cooperative housing society. The Datta Ramanand housing society in Vile Parle is one such society which is undergoing redevelopment.

According experts, the top eight cities in India are expected to see an additional demand of about 2.8 million housing units in the next five years (2013-17). These cities are Mumbai, National Capital Region (NCR), Kolkata, Bangalore, Chennai, Hyderabad, Pune and Ahmedabad.
According to property consultant Cushman and Wakefield, India as a whole will see a demand of approximately 12 million units from 2013-17. The eight big cities will constitute about 23% of the total demand. The estimates are based on the estimated growth of population across the country.

Out of the total demand in these eight cities, the majority demand will come from the middle income group (MIG) and the higher income groups (HIG). The demand from these groups is expected to come up to 2.5 million units. The demand for the lower income group (LIG) units is expected to be low in these cities viz. a mere 3,00,000, due to expected increase in income and housing standards.
Cushman and Wakefield however notes that a part of the demand for the next two years can be met through the existing stock. With respect to citywise demand and supply over the next five years, NCR is expected to see a demand of about 7,78,000 units and a supply of 6,06,000 units in the MIG and HIG segments. Mumbai is expected to see a demand of 2,25,000 units and supply of 2,14,000 units.

The area has started attracting professionals with high disposable income who can spend a little extra to own a 3 BHK unit. While Parel has demand for 2 and 3 BHK units, Lower Parel sees high demand for higher configuration (3 BHK and above) residential units. Developers such as Lodha Group, Indiabulls Real Estate, Neumec Builders and L&T Realty already have ongoing residential projects in Parel and its micro-markets. Hello Vinay, Mira Road is located in north Mumbai and comes under Mira-Bhayander Muncipal Corporation ( MBMC). It has turned out to be one of the happening localities in terms of real estate market is concerned as many residential towers are mushrooming in this part of the city in recent times. Mira Road is also easily connected to Mumbai, Thane and Navi Mumbai by efficient transport system. Local trains connect this place with other suburbs like Andheri, Virar, Goregaon, Khar, Jogeshwari and Ville Parle. Off late many commercial establishments like hotels, restaurants, parks, multiplexes, malls, banks and super specialty hospitals have come up in Mira Road which have added a spark to the growth in population.
Hey, came to know that since other localities are chocking up with pollution and traffic and high rentals, Mira Road seems to be the ideal location as one can still afford flat which are reasonably cheap and affordable.

Hi Anuja, As you said that there is seepage on the wall due to leakage in water pipeline, try to find out the exact cause for the leakage and try to fix the problem at the earliest. The more you delay things in rectifying the problem, it may pose some serious problems to entire building. Hey Jerome. As far the Mira Road locality is concerned, it is a good area to buy a property in this locality as prices are booming in recent times. Moreover Mumbai being getting crowded and saturated, many locals are targeting to move towards Mira Road as living destination. Mira Road is well connected by road as well as rail mode of transport. BEST buses ply from this area to different localities in Mumbai. Mira Road also has a railway station which serves as the last terminal station for Mumbai suburban local trains. Besides taxis and autos form the other mode of local transport. I have been living in Mira Road for last several years and I must admit that civic amenities in this locality is excellent in terms of roads and drainage is concerned.

This locality has far better civic and infrastructure services as compared to its neighboring localities like Bhayander and Vasai. All the streets are tarred and potholes have been filled after recent monsoon. The area does not face any water problem or power cut when compared to other localities.

The locality is developed and maintained by CIDCO and is drawing lot of attraction for the people to buy property. The land rates are multiplying due to proposed international airport coming up in the area. Besides proposed metro connectivity, good civic amenities and well planned infrastructure is making Ulwe a hot property destination.

Mr Praveen, Let me mention one thing that presently real estate market is fluctuating like a pendulum. At times the prices are going high and at times it is coming down. Since you are planning to buy the flat only for investment reason and as such you are not going to stay in Dahisar as off for now, I think it makes more sense to invest in a property. Hello Mr Praveen, Looks like you are more interested in buying a property in this project. Crystal Spires has units ranging from 2,2.5,3,3.5, and 4 cum 5 BHK which is a duplex flat. Prices start from Rs. 1.25 crore onwards for 2 BHK having an area of 1190 sqft. 4 BHK costs anywhere around 2.84 crore excluding registration and taxes.

Submit income proof c. submit passport photo with ID and address proof. Just visit the nearest bank and fill the application form and the details abut name, age, presently employed, amount of loan needed etc and submit. But the bad news is that the prices of the apartments in Greater Mumbai has declined by 6% stating that the real estate situation is Mumbai continue to be in bad shape.
Yes Shri. Even I came to know about the fact. It seems that in Greater Mumbai during the quarter ending for Dec 2013, only 900 units were sold against 2000 units for previous year. The main reason being high prices of flats in Mumbai city forcing the home buyers to look for properties in far flung localities like Vasai, Bhyander, Titwala.

Yeh, When i went to the site office and ask for the various charges and payment details they told me the development charges will be applicable to all the owner at the time of possession. They will send the letter informing all the owner later.

Orchid Woods have flats ranging from 2 BHK, 3BHK and 4 BHK. The area for 2 BHK is about 1420 sqft and costs approx 2.30 crore. 3 BHK comes with area ranging from 1635 sqft to 1820 sqft and is priced between 2.64 crore to 2.94 crore. 4 BHK comes with larger area comprising 2465 sqft and are priced at almost touching 4 crores.
Hmmm. Are not the prices look very high for 4 BHK almost costing 4 crores. But came to know that amenities offered are awesome which includes RWH, swimming pool, broadband connection, banquet hall, waiting lounge, hitech gym with state of art equipment's, 100% power backup and much more.

Hello Abhishek, It seems that BMC will soon start collecting penalty for unauthorized constructions or extensions at twice the property tax levied on the entire illegal area. This was stated by the commissioner of the BMC while tabling the budget.
Hi Shrikant, The provision for the penalty was made under section 152(a) that was added to the Mumbai Municipal Corporation Act, 1888, in April 2010 as an amendment to accommodate the new structure for calculation of property tax. After the amendment, property tax is decided on the basis of a property's capital value.

Many bus services start from Mulund bus depot going towards western suburbs, central suburbs as well as to Navi Mumbai at frequent intervals. Local trains also have a halt at Mulund station coming from CST and going towards Dombivali, Kalyan, Kasara, Ambernath and Titwala. When compared to buses the trains are fast, quick and reasonable modes of public transport .
Mr Shri, Mulund lies at close proximity from Eastern Express Highway which makes this locality a preferred destination for many home buyers. One can reach Thane in about 25 minutes which is approx 10 kms by taking the Eastern Express Highway. It is also easy to reach localities like Vashi, Panvel, Kharghar and Nerul and Chembur from Mulund by taking the Mankurd Link Road and via Airoli bridge. Also heard that Mulund will have a metro rail in future running from Ghatkopar to Thane. Once the metro rail makes its way in Mulund, property prices will become even more dearer.

The builder is charging Rs. 6500 as rate per sqft.
Hi Shrikant, I came to know that the builder is providing some good facilities, services and amenities like club house, multi class gym with latest and advanced equipment's, swimming pool, 24 hrs security, intercom and host of other services. The flats also comes with modular kitchens with stainless steel sink, shelves and lofts, anti skid tiles in bathrooms, floors with vitrified tiles and concealed wiring.

Hi As I have booked a 1 BHK flat in this project came to know that the builder is quoting Rs. 4250 as rate per sqft. As far the connectivity is concerned, the flats are well networked by adequate modes of rail and road mode of transport. Vasai station on the western line is the most important railway station and also the last terminus for Mumbai locals. Hence fast locals originating from Churchgate station and Mumbai Central reach Vasai which is the last terminus. In fact the area has also good no of bus frequency. BEST ply buses to Mira Road, Byhander, Malad, Andheri, Goregaon and Vile Parle at frequent intervals. Beside buses and trains metered taxis, cabs and autos are also available from here to reach various destinations.

Hey Abhishek, Platinum Regalo has G+6 floors and consists of 1 and 2 BHK flats. The area for 1 BHK comes to about 670 sqft and they are quoting Rs.38 lakhs which includes registration, stamp duty and other charges. 2BHK have an area measuring 985 sqft and are priced at Rs. 58 lakhs including registration and VAT.
Hi Shri, By the way I came to know that they are charging Rs. 5000 as rate per sqft. Also spoke with the marketing executive and learnt that the flats come with luxurious amenities like mini cricket pitch, badmington court, swimming pool, elegently designed entrance lobby and visitors parking. Hi, Since bookings are going on in full phase since its launch in Nov 2013 and I have booked a 1 BHK flat in Lodha Casa Bella. To my knowledge the transport availability and connectivity is good enough. Buses are available on frequent basis from Dombivili towards Kalyan, Bhiwandi, UllasNagar, Thane and Shahad. Kalyan station is just 2.5 kms from the project and one can also easily get autos and taxis. Kalyan being an important railway junction for Indian Railways has many long distance trains having a stoppage.
Hey Shrikant, Heard that there are many good educational institutes in and near the place where the flats are coming up. The schools are located at a radius of approx 3 kms and have all latest facilities. Since I have booked a flat in this project because of many schools which are nearby to the apartments. Hi Kishore, Yeah its quite shocking to know that real estate properties have dropped down and Mumbai has slipped to 28th position but in spite of this it stills remains the costliest city in India. It was in the 17th position globally last year but its ranking has fallen to 28th position in beginning of 2014 due to rupee depreciation.

Hey Shrikant, The flats are well connected by road and rail means of transport. Bhiwandi station is approx only 10 minutes from the site. The executive also mentioned that a new flyover is being built at this place and once its gets completed one can have easy connectivity to Alibaug in Mumbai and Vashi in Navi Mumbai very easily. Kalyan station is only 30 minutes from Bhiwandi. A new proposed service road is also coming up near the site.

Hey Abhishek, Yes indeed the project has already been launched in Oct 2013 and work is under progress with laying the pillars. Came to know that mostly the possession will take place by Mar 2016. The apartments have 1,2, and 3 BHK units. 1 BHK has an area measuring 600 sqft and comes to approx Rs. 1.16 crore. 2 BHK comes with 870 sqft area and costs about 1.69 crore. Area for 3 BHK has 1480 sqft and is priced at Rs. 2.88 crore.

Dear Shrikant, The apartments are coming up in SN Dubey Road in Dahisar East. It is very near to Dahisar station which takes only 10-12 minutes. Western Express Highway is also very near at about just 2 minutes walk from the site. One can also take the CS Link Road to reach the project. Spoke to the sales executive and came to know that the possession is likely by Dec 2015. The flats come with 2 BHK units and have an area measuring approx 1000 sqft. The cost for the same comes to about Rs. 1.35 crore.

@Vinay, In a written reply home minister R R Patil said Somaiya had given his complaint to the police on January 1. "Since the Central Bureau of Investigation (CBI) and Anti-Corruption Bureau were already investigating the same case, it was conveyed to Somaiya that the same matter could not be registered again.

Hi Vinay, Dhanori is an upcoming realty destination and enjoys accessibility to several places in Pune. It is located near the Pune International Airport. Pune station is around 11 kms. Due to availability of land, developers increasingly prefer this location. Area is well connected via Nagar Road and Dhanori. Hi Manish, You should ask the builder for TMC approved plan, means the blue print of the building and compound with TMC approval stamp on it. As far as my knowledge is concerned MM Valley, Mumbra is a CIDCO approved project.

Hi everybody, I read on their site, they had mentioned that this project is TMC approved, whether the project either really being approved or its a fake one. i don't know. Kindly do reply and give us your confirmation about the same, as it would be a best and transparent confirmation for us to dependent on them from your end.
Hi Abhishek, It is better to visit builder's office and ask builder the TMC approved plan . It means tha blue print drawing of building and compound with TMC approval stamp on it and according to my knowledge this is TMC approved building.

Well Lalit, Construction work has finished and they are planning to deliver the possession within 3-4 months. 3BHK in 2133 sq-ft will cost around Rs. 2.40 Cr. all exclusive.

If you ask from the builder or its sales executive they will tell you that they have got all the approvals but who knows the realty. So, go and visit the site ask the people who has booked the property in it. Visit the nearby Municipal Corporation or CIDCO office ask him to show the permission. Hmm,,,,, A decision on allotment of funds to develop these as smart cities under the state government's project will be taken soon and it will later be placed before the Cabinet for its approval. The Centre, under its flagship programme, will provide Rs 100 crores to each of the 10 cities selected by it so that they can prepare a plan of their own. These cities will then consult NGOs and citizens before finalizing the plan of their smart city

@Kishore, The new ready reckoner rates will be out on 1st January, and as per sources in the Inspector General for Registration Office, Maharashtra, these are moving up by nearly 20% across the city on an average, and will be higher in some pockets.

Hello Sir, Ulwe would be a better option due to its proximity to most of Navi Mumbai's locality. Infrastructure is almost there with connectivity to Mumbai. Added infrastructure which has been promised by CIDCO like Airport and Sealink will surely put an icing to the cake. I would suggest you to go for Panvel as a 5 year investment with high returns and rental value.
Hello Shreya, But don't forget that the property estimations in Ulwe have demonstrated steep good and bad times. In spite of this, the region has seen a jump and later on as some infrastructural development are in the pipeline make this locality more demanding.

It seems to me that the Navi Mumbai International Airport was proposed near Panvel is the main reason for property demand in the Ulwe. A sea link from Sewri to Nhava Sheva is proposed. I read in a article that Ulwe as one of the most preferred localities for absolute purchase. For the first time in the past 8 quarters, Ulwe has made it to the list.

My personal experience says that this is the right time to invest in Ulwe if you are looking for long term investment purpose. The area is totally developing and property price are also touching the sky. It is said that if you are investing on a property now in Ulwe you can expect at least double of it after 3 to 5 years.

Good Morning Shreya and Arup, You have mentioned above the few positive points of this locality but the ground realty is something different. As i heard that the roads are still not made. The sewage lines are yet to be constructed and the drainage system also needs attention. In reality,, some of the projects do not have electricity and water connection. For the reason, the delay of occupancy certificate.
I appreciate what Shreya has mentioned above. We should ignore that small-2 issues and keep view for the future plan. Despite the fact, that the ground reality would take time to change, CIDCO has fast-tracked infrastructure development of Ulwe. The involved authority is speeding up the work of the 8 kms link which would connect Seawoods Darave station to Kharkopar and include five stations. This smooth connectivity is expected to make sure the movement of end-users into the locality.

There are many reasons such as affordability, good connectivity and growing infrastructure leading to real estate growth in these areas. Similar to these areas in Mumbai, Shilphata has the potential to become the next residential hotspot belt in Navi Mumbai. It is lying between Thane and Navi Mumbai.

It is 10.6 km and will take 20-22 min by car via NH-3 Yes, Andheri West is densely populated and very far from your work place. It is 20.4 kms from your work place and will take around 1 hr via Sion-Bandra Link Road by car and similarly, by train, it will take around 1h 20 min.

A agree with you Sankalp. Panvel and New Panvel are the biggest and most populated area in Raigad district. The City and Industrial Development Corporation (CIDCO) serves the local development authority of the region. The locality is expected to be the next prime locality in MMR because of the upcoming international airport. It's good connectivity forces the Panvel's growth other than affordability.

Apart from Panvel's connectivity, locality's transport is also good. It has regular Panvel Municipal Council and NMMT run buses to Bhiwandi, Thane, Badlapur, Kalyan, Dombivli, Dadar and Uran. There are two main bus stands in the area: ST stand and NMMT stand.

In the mean while, Union Urban Development Ministry sanctioned a sum of Rs 192 cr under Smart City Mission for 96 cities included in the ambitious project. Each of the cities has been given Rs 2 cr for preparing Smart City plans with the assistance of technical and hand holding agencies.
It sounds really great that we have stepped forward for the nation's development. Sanction Orders were issued to 38 smart city representatives from 11 states who attended the Regional Workshop here. But funds for Delhi and Chandigarh will be sanctioned soon by the Home Ministry.

Yes, builders will promise you to handover possession within 18 months. He will even offer a heavy discounts. In this festive season builders may say that you have to pay only 30% as booking and rest of the amount after possession. Think twice, when they offer such discounts, project is under construction and there is no saying when possession will be handed over.
Right Supratim, Delay in projects has become a common thing across the country. The best option for buyers is to choose for a construction linked payment plan (CLP) under which they pay as work on the project progresses. This way you don't lock up your money in a project that is not moving ahead.

Q: I booked a flat in Codename Epic by paying Rs. 45,000/- as booking amount on 10th October, 2015 who's possession is promised in 2018. Within hours on the same day I informed them about cancelling my booking as I would not have been able to manage flat cost due to some financial problems and also later on I came to know that site was quite far from Palava phase I. Marketing guys didn't even bothered to show site before the booking. Even on informing within hours on the same day, they are not returning my booking amount. They are not authorised to forfeit my booking amount as I haven't availed of any services by the builder as it was same day cancellation. Please someone guide me, how can I get my money back?

Hi Suresh, It is doubtful whether builder will refund your booking amount so easily. How was payment made? By cash or cheque ? you have receipts for booking?
@Suresh, If the agreement has not yet been made then the process of purchasing the flat has not commenced. If you have paid the amount by cheque and have receipts of payment you can recover the amount from builder. If builder fails to do so move consumer forum for necessary reliefs.

Hi Malay, I would only suggest you that you should visit the project site of Royal palms Diamond Isle Phase-1 and 2, see the construction status as well as the construction material used in this project, check all the legal approvals, verify it by a legal expert. As there is a lot of bad reviews about this project. So, invest after all due diligence. Thanks Arup and Padma. But Padma considering lowest rate(Rs. 8600 sq-ft) u mentioned 720 sq-ft will lead me to Rs. 61,92,000, but you are saying in Rs. 60 lacs(all inclusive) i will get 720 sq-ft. It would be great if i get 720 sq ft in 60 lacs if you can guide me to any such dealer.
Contact with their sales team. They can provide you if there is any in builder floor. Talk to the broker who are selling their units. Yo may also post your request to multiple property portal. You will definitely get one.

Q: I am looking forward to book a home in Rasayani Kalash city. They are offering 2800 /sq feet rate which is ok with me. But it is too far from panvel station and transportation will be problem for daily basis. It is a pre launch offer. Q: Wanted to know if the NOC from CIDCO is required for transfer of housing society membership for re-sale flat. The flat is in a building constructed on plot based on tri-party agreement. The price of flat has been fully paid up to the seller, without any loan, and agreement duly registered. To give a brief history. after the OC from CIDCO, and after Housing society was formed, just when builder in process of providing conveyance, which he eventually did, one fine day a letter from a lawyer was given at the gate. It mentioned that the set of heir's of original plot owner had put up a court case against Builder, CIDCO and another set of hier's. Former set of heir's were claiming that latter set had shared the compensation with them. We, the members of housing society, consulted a lawyer, who told use this is not unusual in this region, we should not worry, as the case has not been filed against us, unless there is direct notice to us. But now after few 3-4 years, when resale of flat went ahead, now the present Housing society committee are denying to transfer membership to the new owners, after CIDCO has not provide NOC. So is NOC CIDCO required for resale of flat not built by CIDCO, and when there is no home loan involved ?. And a housing society deny transfer of membership to the new owner with CIDCO NOC ?

Well, that depends on whether you the buyer or seller of the property and whether you and and buyer before you has paid the stamp duty or not. If the buyer before you has paid the transfer charges, then you don't have to worry. You just need to pay the transfer charges and you are Ok with that. But if the buyer before you has not paid the transfer charges then you are liable to pay it when you purchase it. In short, i want to explain that if you buy any property in Navi Mumbai,you are liable to pay transfer charges to CIDCO.,when you buy from the builder as a first purchaser,you are not liable for transfer charges. Because all land in Navi Mumbai belongs to CIDCO.They only give land on lease (long lease) and hence they are like a giant landlord.
Right Dev, If OC is in place and society is formed then the building is legal...but without CIDCO Transfer, no bank will give you a loan except DHFL and GIC and other Co operative bank. If you don't need a loan, you can go for it. You will have to pay CIDCO transfer when the conveyance is done.

Hi, I don't think that Development rights and Gram Panchayat approvals are sufficient for buying under construction property. You may fall in difficulties if buy. Q: In SRA Project's Salable Building (16 Flr) at Mahim, Mumbai 16. The OC is obtained from SRA Dept till 14 flrs and the flat is purchased on 8th Flr after Obtaining this OC from SRA. Hi Satyavrat, No service tax if OC has been obtained for the building. Even if you buy Ready-To-Move from builder, no Service Tax is applicable.
But Service Tax and VAT are applicable only if registration is done before CC /OC has been obtained. No breakup based on when the payment was made (to the best of my knowledge). In your case as date on CC is before you registered your agreement-no ST/VAT are applicable for you.

Hi everybody, And at the same time, a builder cannot charge Value Added Tax (VAT) on transaction for sale of flat effected after he has secured completion certificate for the project from the municipal corporation.
Right Praveen, As per best of my knowledge, if sale is executed when the property was under construction, VAT and service tax are payable. As per ruling of Honorable Supreme Court of India, the sale of under construction flat / property is liable to pay VAT. But it is not payable once the construction work is completed. VAT is a state subject. Service Tax is paid to the central government. VAT and Service Tax are not applicable for Constructed Property. It is only applicable for under construction flat/property. VAT may vary from state to state as it is state subject but service tax is uniform across country i.e. 14% % as it is fixed by Govt of India.

It is a really a recommendable job by the PMC. Under the debris collection system, the civic administration is coming up with a debris collection system, under which it will appoint an agency to collect unused material and debris from the doorstep.
As per the people, the unscientific disposal of debris is leading to further problems. It is causing problems to the nullahs. Most of the debris is dumped along riverside, which has caused damages to the river. It is also causing problems to the nullahs.

Q: I'm looking for a shop on rent. While searching some came across this shop which is already on rent to some other guy. The owner and the renter has a one year agreement in which 8 months has over. Now the renter is renting the same shop, he said that it is possible and is called as underagreement. Anyone knows whether such agreements can be made? If yes is is safe? Thanks in advance

But it is always advisable to talk with the present tenant of the shop and if you are unable to do so then verify the rent agreement with a property lawyer and then proceed further. Try to talk with the present tenant and know the reason of under agreement. May be owner is asking for unreasonable charges or the shop has some light and water issue which may create a problem for you once you rented.@Ketan... Sandeep is right.
