Also, the Planning Commission has recently recommended to increase the floor space index (FSI) or floor area ratio which in turn will may raise the height of the properties in India, but it may take some time as the country is not ready yet.. Developers say an increase in the FSI was long due, witnessing the shortage in plots. Builders and analysts also say a higher FSI would not necessarily translate into affordable housing, as the density per acre norms need to be relaxed as well.I agree with you Vikash.. First, when we asked for commencement certificate, we were given ‘Revised Redevelopment Permission’. We were told that Vasai-Virar Municipality uses this terminology. Is it the fact? Places like Vangini, Badlapur, Vashind, Shahpur are areas which are located far away from Mumbai. They are good locations for second homes but not for investment or own stay purpose. Still you can buy it for self-use - weekends, holiday vacation with family all year round. There won't be much effect of capital appreciation or ROI on renting though..

In any case, PF with drawals are available only after five years and for specified purposes like acquiring a house or construction of a house. You have to submit the application form for withdrawal from your EPF along with the original title deed for verification, non- encumbrance certificate, estimated cost of construction and approved plan. Hi All, Hope u guys are aware of the latest news about the Worli ( Campa Cola Society) demolishen. 170 flat owners have been asked to leave just because they did not have the occupancy certificate.. Although the flat owners had paid their yearly taxes and had the flat registered 20yrs ago, the govt has declared it to be illegal.. This only reminds me that few blocks in PWC are still not given with the OC.

1) Check the property documents and engage a lawyer
2) Do the market analysis to decide the market value of the property, this will help you to strike a good deal.

East Ghatkopar has better infrastructure than West Ghatkopar , It is closer to the Eastern Express Highway and thus enjoys a better connectivity to other parts of the city. As per the telephonic conversation with the marketing person the project is expected to get completed by mid 2014 and some people are telling it will get completed by mid of 2015. Yes you can register the flat in your name for now and you can later transfer it to yours sons name in future. I think for that you have to write a will and take an expect legal opinion. Actually the name of the project has been changed from its existing name. Prior to it was called as Hex world. Now it has been renamed as Hex City. I have booked a flat in Ravet and agreement is to be done next week. The builder has informed me that
stamp duty has be paid in cash over the counter only in Bank of Maharashtra. Is it true or is there
any other option available like Cheque/DD/Netbanking.
He has informed me that this rule has been applied recently in Pune from DEC-2013.

You can pay the stamp duty charges through cash. You can also pay via cheque and DD. You also have the option of paying it through net banking for which you have to register with the bank. Hence no house owners or landlords will look for tenants for shorter period like 1 or 2 months period. I came to know that 3 BHK flats in Lodha Lakeshore Greens comes to approx 62 lakhs. The price quoted are without registration, stamp duty and other charges. I suggest that before making any payment towards booking do clarify especially about the prices with the builder so that there is no discrepancy about the price difference. In case if you notice that you have paid more amount, then you can very well claim for the balance amount. Or else if you come to know that the builder has charged extra amount, no need to panic. Nobody can commit you for 100% capital appreciation. It depends on locality, budget, connectivity, civic facilities, infrastructural development and employment oppertunity of that locality. As you can see that the capital values in Waghbil have increased by about 27% to Rs 8,00o/sq ft in 2013 compared to Rs 6,300/sqft in the last year. Currently the price is ranging between Rs. 8700-9100/sq ft. So you can think about the appreciation itself. Prestige residency thane
We had booked the flat in thane in 2010. Where it was promised that possesion will be by 2012 April.
When agreement was made possession date was changed to Oct 2012.
Then they extended and said March 2013.
Today it is May 2014 and still they have not handed over the possession. Work is in last stages but it is going slow and they are just relaxed and not at all worried about poor buyers. They always blame authorities.
They also never respond to our emails. This is pathetic builder and don't buy any property sold by this builder.

Prestige residency thane is a ready to move project. Its construction work has been completed. It is better for you to talk to the developer regarding possession. You can also ask for the compensation because there is a provision for buyers if there is a delay in possession. If you want to sell the under construction property, you would need to take the permission of the society for selling the property ( as there would be a need to transfer the share certificates also). While the society granting approval, can ask for a transfer fee too. There are some guidelines as to how much the society can ask for the transfer fee ( its probably limited to Rs. 25000). However there are cases where societies have asked for higher fees.
2. If the society is not formed, you would need to take the permission of the builder. Here the builder can too ask for any amount as "transfer fee"

So, with all round development and proper planning by MMRDA, Naigaon is going to be the next Mira road in next 2-3 yrs. Not under VVMC, water problems etc, which are bound to be sorted out gradually as the area develops, as was the case with Mira rd and Bhayandar some years back. At price points between 3600 to 4200 psf property is attractively valued compared to other areas on Western line. Once Naigaon comes under VVMC and area develops further.
Hence, i feel it is a good time to buy now when it is still affordable, compared to other areas on western line. Ensure you do the investingation like checking CC for complete bldg, papers etc before buying.Hi,

Its better to have an OC in place. If the builder is not able to get an OC then there would have been some non-compliance by the builder in respect to the construction. If the OC is not in place then your basic amentities such as Water from NMMC/BMC gets hampered. Mumbai apartment housing society Maintenance office asks residents to submit photos for ID cards. ID card was to be issued when everybody's information was collected. Several months later, when asked to the management officer about the ID card he said, it will be issued within 15-20 days. I have a property in Premier Exotica Kurla Building 3 and am now being asked to pay 3rd installment as well as register the flat. got a letter dated 1st nov. i also got a similar demand notice in oct for which ive paid the installment.
They have along with their demand notice attached a letter from Bidco Engineering Division (bandra East) which mentions that construction work of specific property has been completed upto 2nd floor Slab.
Should i make the payment and register the flat/document.?
What documents should i be asking from them?
Can there be a interest payable by them for the construction delay? (bought prior to 2011)
can they levy a penalty of 21% p.a (as per their letter) on us for delaying payment of installments ?

Check you agreement first, whether there is a clause for delay possession. If yes, then builder is liable to pay, pressurized builder for compensation of delay.
This is important because most clauses in these agreements are aiming at protecting builders from legal troubles while giving very few rights to buyers. Almost 6 to 7 project he has successfully completed. I've booked flat from a reputed builder. Agreement is done. But on one occasion i was being given receipt for amount paid by someone else. As per builder it happened because of similarity in name. Otherwise, if you think that builder sold the property to two person by way of registration. If two sale deeds(or any document) are executed and registered for the same property, it is the document which was executed first shall be given effect to supposing that no registration was required says section 47 of the Indian Registration Act.Hi Jason,

Hi,
Fit-out-possession is a term given to a possession which still has legal or so civil work left. By offering possession of not fully ready apartments, builder is washing his hands off. He is putting the responsibility on you. In case of any eventuality/disaster, the responsibility would come on the residents. So, never go for fit-out-possession.

Lodha has asked for NOC charges in cash and not in cheque.
They said that even bank like ICICI, HDFC etc. can not give loan. Is it true?

One of the major issue faced by apartment owners in India is that whenever they want to sell any flat owned by them, they are asked by the builder to pay a transfer fee before they can sell off the flat. Since you have registered "Agreement of Sale" which has a limited validity period. So legally, you are not safe unless you have a "Sale Deed" in your name.

Did you sign the agreement? What is the clause indicating. Mostly, all the clause are in favor of builders and very few for the benefit of buyers/consumers. Did you talk with the builder or their sales guys? What are they saying? Because its very difficult for me to say why they are asking Rs.82500 for. Just ask the builder about the charges and let us know so that i can suggest whether you you have to pay that charges or not. Thanks....Hello Adnan!!

Yes, a complaint against the builder or promoter of a property can be filed in the MAHARERA. For filing the complaint in MahaRERA it is required that the property is situated in Maharashtra and that the builder or promoter is registered in the RERA. Well Rakshit. There are numerous options in all prices and configuration ranging from new launch to ready-to-move-in flat. So, it becomes confusing for the home buyers as to what they should choose.
My views based on price - Since the price of a property is reversely equivalent to the stages of its construction, it is quite clear that the price of ready to move options will be higher than that of its under construction counterparts, even if situated in the same location. Ready-to move-in flats offer you a chance to shift to the new house immediately that saves your rent. On the other hand, if you buy an under construction house, you will have to pay a heavy amount as interest on loan in addition to your current rental which reduces its growth.Well Rakshit. K hemani , ruchi priya developer uptown project ka divali west is not trustworthy. He has taken cancellation in 2016 saying refund money as his sra projection is illegal and no cc for uptown from 2015.
Maharera came into force in 2017 hence he is enjoying the money taken. Is it any settlement possible as you are advertisement in various project. 200 customers are struggling.
