Q: How much will a flat in Puravankara’s Purva Bluemont in Coimbatore cost?
My replies to this discussion
If you are interested in buying a flat in the Purva Bluemont then you will have to be ready to pay up. These are luxury apartments in prime locations, and cost more than regular flats. The Purva Bluemont at Singanullur on Tiruchi Road can cost you anything between Rs. 60 lakhs to Rs. 86 lakhs. The square foot price for sale is the same for 2BHKs and 3BHKs apartment – Rs. 4450. So for a 2BHK apartment of 1360 – 1387 sq. ft. the price will be around Rs. 61 to 62 lakhs. A 3BHK apartment having an area of 1676 - 1921 sq. ft., will cost around Rs. 75 to 86 lakhs. If you are interested in buying a flat in the Purva Bluemont then you will have to be ready to pay up. Q: Between Saravanampatti and Avinashi Road, which locality is better suited for renting 2 BHK apartments in Coimbatore?
My replies to this discussion
Saravanampatti is the growing IT hub of the city, whereas Avinashi road is mostly a commercial area with malls and industries. If you will be working in one of the companies in Saravanampatti, then it is better to rent an apartment in that area only, as it will be cheaper as well. If you are wondering about security issues, both the localities are safe, but you might prefer living in Saravanampatti. There are a lot of educational institutes and IT companies, so the residents are mainly a young crowd. So you can easily find likeable flatmates if you ever need.Saravanampatti is the growing IT hub of the city, whereas Avinashi road is mostly a commercial area with malls and industries. Q: Should I buy a house on the upcoming Western Bypass road if I’m commuting to Bharatiyar University?
My replies to this discussion
Yes, buying a house on the upcoming Western Bypass road in Coimbatore will help you in commuting till Bharatiyar University, as it will be directly connecting Palakkad with Maruthamalai. The Western Bypass or the Western Ring Road was proposed first in 2010. Initially it was a Rs. 2.84 crore project. The road was supposed to stretch from Madukarai and Palakkad till Thudiyalur. But the residents of Thudiyalur opposed against the demolition of their homes and the project had to go in for redesign. The final plan was to extend the road till Narasimanaickenpalayam. The entire traffic bound for Ooty can be shifted to this road.Yes, buying a house on the upcoming Western Bypass road in Coimbatore will help you in commuting till Bharatiyar University, as it will be directly connecting Palakkad with Maruthamalai. Q: How much would a 2 BHK or a 3 BHK apartment in Coimbatore cost me?
My replies to this discussion
It doesn’t matter if it is a 2 BHK or a 3 BHK, most apartments will have the same per square foot price for both kind of apartments. The square foot price will depend on the locality and the apartment complex that you want to buy the flat in. Places like Peelameedu, Saibaba Colony, Singanullur, Ramanathapuram and Avinashi Road have more expensive price rates (from Rs. 4000 to Rs. 5000/sq. ft). An average 2/3 BHK apartment of 1500 sq. ft there may cost you anything between Rs. 60 to 75 lakhs. Areas like R.S. Puram, Ramnagar, and Saravanampatti fall in slightly lower price bracket, with the price per square foot being around Rs. 3000 to 4000/sq. ft. Q: What is the square foot price and possession date for flats in the residential project ‘Casablanca’ in Coimbatore?
My replies to this discussion
The Casablanca project in Coimbatore is in its final stages of construction, with the finishing touches being applied; it will be ready for possession and occupation from April of 2014. The apartments are selling out like hot cakes and you better get started if you want to buy an apartment in the Casablanca project. The flats available here have an average square foot rate of Rs. 3600. You can get a small and compact 2 BHK apartment of 900 square feet only or a sprawling penthouse of over 300 square feet, depending on your need and how much you are willing to spend. The Casablanca project in Coimbatore is in its final stages of construction, with the finishing touches being applied; it will be ready for possession and occupation from April of 2014. Q: I’m thinking of buying a 3BHK apartment for my family. I might also invest in a house, if I get a good enough deal. What are the major upcoming residential projects in Saravanampatti?
My replies to this discussion
Hey, you can try out the Oak Park project in Saravanampatti. These apartments are all 2 or 3BHKs, so they fit your criteria pretty well. The location is prime, being close to all the hot spots of the locality of Saravanampatti. This project is extremely environment conscious which has led to a lot of greenery within the project boundaries. Naturally the atmosphere here is cleaner and healthier. The 3BHKs come in two different sizes of 1366 and 1389 square feet. At the square foot price rate of Rs. 3500, these apartments are Rs. 47.81 lacs and Rs. 48.61 lacs respectively.Hey, you can try out the Oak Park project in Saravanampatti. Q: I will be moving to Coimbatore from Patna pretty soon for work. I’ve heard a lot about the locality of R.S. Puram, and I’m thinking of buying a 2BHK apartment there. Can anyone tell me if R.S. Puram is a good residential area to move into with my family?
My replies to this discussion
R.S. Puram or Rathina Sabapathy Puram is very well connected with the rest of the city. DB Road is the main road in this locality and it is connected with the Mettupalayam Road on the east and the Thadagam Road on the west. The locality is very well-planned and that is why many people decide to settle in this area in Coimbatore. Q: My husband and I are both senior citizens living in Chennai. We are thinking about moving to Coimbatore to get away from the noise of the city. What are peaceful residential localities where we can rent a 2BHK apartment for ourselves?
My replies to this discussion
Hello ma’am, welcome to Coimbatore. This is a very suitable city for an elderly couple like you to settle in. The cost of living is also quite low compared to that in Chennai. You can live quite comfortably without having to spend much. There are some very good residential localities in Coimbatore like Vadavalli, TVS Nagar and Mulai Nagar, where I think you and your husband will be comfortable. These areas are more calm than other parts of the city, and the rent is also quite affordable.Hello ma’am, welcome to Coimbatore. Q: Are the solar power plants set up in Coimbatore operational yet? Will they help the power situation in Coimbatore?
My replies to this discussion
Yes, there are a few individual solar power plants in Coimbatore that are active and providing around 2000 units of power daily. One such example is the solar power plant in Annur. The good news about the energy crisis situation in Coimbatore is that the corporation has finalised the Solar City initiative. Under this initiative, Coimbatore will become a city which will slowly shift over to using renewable sources of energy like solar power. The advantage of using solar energy is that the raw material needed for power generation cannot be depleted. This will help in taking a load off of the conventional sources of power. Soon power cuts and load shedding wont trouble your domestic and professional life in Coimbatore.Yes, there are a few individual solar power plants in Coimbatore that are active and providing around 2000 units of power daily. Hey, good call on picking Selvapuram in Coimbatore. It is quite a decent locality with all necessary amenities of everyday life available easily. Q: I'm looking for a 2 BHK apartment in a good locality in Coimbatore, like Gandhipuram. I came across the Everest Emerald project in that locality. Can someone pls tell me some details about the project, like the sale price, sq. ft. size, possession date, etc.?
My replies to this discussion
Gandhipuram would have been my first choice too. Although it’s a posh locality, but if you can afford it, then you can be assured of having a comfortable lifestyle. There is good communication with the rest of the city as well. The Everest Emerald is located in Gandhipuram near the Omni bus stand. This project has been dubbed a “smart” home and so you will need to pay quite a bit.Gandhipuram would have been my first choice too. Q: I'm specifically looking for 2 or 3 BHK apartments around the Telungupalayam area in Coimbatore, within a price range of 20 to 30 lakhs. Crescentz Square seems to be a good fit. But I'd love to know a lot more about the project before I make any choice.
My replies to this discussion
The Crescentz Square is a pretty unusual project. The best feature is probably the renewable energy sources that have been installed for power supply. There are 2 and 3 BHK apartments available here. The 2BHKs are available in 2 sizes – 948 and 1083 square feet, same with the 3BHKs – 1257 and 1357 square feet. Q: I’m thinking about buying a house in Kalapatti. Can someone tell me if it’s a good locality for a family?
My replies to this discussion
I strongly recommend the locality of Kalapatti for your residential home. This locality is safe and healthy as well as being very affordable. The square foot price doesn’t go higher than around Rs 3400 per square feet and the average square foot price is Rs. 2940 per square feet. There are apartments were the square foot price has gone as low as Rs 800. But I think it’s better to stick to the apartments offering a standard rate, instead of going for the cheapest one.I strongly recommend the locality of Kalapatti for your residential home. Q: I’ve heard a lot of praise about the Purva Amaiti project. Is it worth the hype? I’m looking to buy a 2 or 3 BHK apartment in Singanullur. Should I go for Purva Amaiti? Can anyone give me some more information regarding this project?

Hey, good call on the Purva Amaiti project. I personally think that it is the best residential project in Singanullur, even better than the Purva Bluemont. Q: How is the locality of Thaneerpandal for investing in property? I want to buy an apartment in the Sri Hari Daffodils project that has recently been launched here. Can anybody give me some more information on the project?
My replies to this discussion
You should know that all the apartments in the Sri Hari Daffodils are all 2bhks. so if you’re specifically looking for 3bhks only, you won’t get that here. Otherwise, it is a good investment choice from every other angle. The apartment sizes are 1030 sq. ft. and 1092 sq. ft. Q: Hi, I’m from Indore. I’m thinking of investing in real estate. How is the city of Coimbatore for that purpose? Is it a good idea to invest here? What have the real estate trends been in the near past in this city?
My replies to this discussion
The real estate demand in Coimbatore is on a steady increase, as there are going to be more than 1 lakh job openings in the city for the next 4 – 5 years. The number of IT companies is steadily going up. You can expect the real estate market to capitalize on that economic growth in the city. There has also been a surge in the number of new retirement homes in the city. Because of its pleasant climate throughout the year, many people want to spend their retirement lives here in Coimbatore. The real estate demand in Coimbatore is on a steady increase, as there are going to be more than 1 lakh job openings in the city for the next 4 – 5 years. Q: Anyone can give me any updates about the Annai Lavanya on Thadgam Road? I was thinking of shifting my parents there. Thanks!
My replies to this discussion
Hey good call on choosing the Annai Lavanya for your parents. I think the kinds of apartments available here are perfect for two or three people to live comfortably. The locality is also very peaceful. It isn’t noisy or too happening like rest of Coimbatore, and I think your parents will find it quite suitable to their tastes. It will be best in my opinion to get a 1bhk, as it will be just the two of them living there, so they need a more compact living space. It might be a problem for them if its too big an apartment. Q: Looking to buy a property in Coimbatore, does anyone here recommend the Thasami Sumeru apartments? I would like to get some more information about it, regarding date of completion, price details, etc.
My replies to this discussion
Yeah I agree with him. The place looks and feels very peaceful and serene. I think its the perfect location for a family home. The apartment prices are also quite reasonable, both the 2 and the 3bjk type apartments cost Rs 3050 per square foot. You might be able to negotiate the price down to less than Rs 3000. The project has already received approvals from all major banks so applying for a home loan should not be a problem. Yeah I agree with him. The place looks and feels very peaceful and serene. Hey the date of completion for the Thasami Sumeru project was announced to be June 2014. The construction is almost finished and I think it will be up for possession pretty soon. Other than the apartments, this project has villas and row houses as well, so you might want to look into that as well. It has all the necessary amenities, like swimming pool, gym, clubhouse facilities, 24 hour power back up and proper security. For more information, follow this link http://www.commonfloor.com/thasami-sumeru-coimbatore/povp-5nps7zHey the date of completion for the Thasami Sumeru project was announced to be June 2014. My replies to this discussion
Hey, the 1bhks will cost you around Rs 21 lacs, the 2bhks anywhere between Rs 40 to 50 lacs, and the 3bhks around Rs 50 lacs. The property has been already available for possession since January 2014, so I’m not sure if you will get any listings for it. But you can definitely look out for other similar projects in Coimbatore, from the Commonfloor search engine. This project has already gotten some major bank approvals, so see if you can get an apartment here, I really like this project. Q: I need to move to Coimbatore soon with my family, so I was wondering if anyone can give me any information regarding the Garden Crest apartments, I’m considering this project for my family home.
My replies to this discussion
Hey I have some details regarding the price structure of the apartments in the Garden Crest. You can check them out and see if the property falls within your budget or not. The 2bhks cost Rs 50 to 52 lacs, the 3bhks cost between Rs 57 to 66 lacs and the 4bhks cost between Rs. 76 and 91 lacs. The square foot price for all these apartments is the same – Rs 4500, and I think you can negotiate on that amount and get a lower quote. Q: I will be moving to Coimbatore for my job. I’m joining TCS in Tidel Park. I want to rent out an apartment in Mettupalayam Road. Can anybody tell me if that would be a good idea? Is the locality suitable for a guy of my age to settle in?
My replies to this discussion
Yeah I agree with him, its a nice place to live in. A guy of your age will have all the amenities close by. The best part is that it is connected to the heart of the city via the national highway 67. You can also take the road in the opposite direction and go up all the way till the foothills of the mountains. There are a number of good restaurants and marketplaces along this road, and you can be connected to all cool places. So I think this is a great place for a guy of your age to live in. Q: Hey is it true that they are building a park out of garbage in Coimbatore? Anybody knows anything about this?
My replies to this discussion
Yep! Its true! A garbage park! Can you believe that? All jokes aside, yes the municipality will be constructing a park out of urban waste as a part of its latest garbage waste disposal system. The landfills are going to be transformed into nice parks for better waste treatment. Its pretty good, because they are using scientific technology to convert these massive piles of health hazards to beautiful park, which are going to be major attractions of the city. Yep! Its true! Q: How is the garbage disposal system in Coimbatore? I’ll be investing in real estate there, so I wanted to know how the waste disposal system is. Anybody has any information?
My replies to this discussion
Hey there have been some major changes in the garbage disposal system in Coimbatore. Around Rs 98 crore was allotted to the solid waste management scheme in Coimbatore. Under this scheme the corporation is distributing different coloured bins to residents to help them segregate wet and dry waste products. Educating the city’s residents on the benefits and methods of waste segregation is one of the main motives of this scheme. But I don’t know how far it has been successful in doing that, I can still see overflowing garbage bins in areas like Mahaliamman Kovil Street.Hey there have been some major changes in the garbage disposal system in Coimbatore. Q: Hi guys :-) My wife got a job in Coimbatore recently, something she can’t afford to pass. So we are thinking of shifting there, and I heard that Peelamedu is a good area. Can anyone pls tell me more about this place?
My replies to this discussion
Are yaar, Coimbatore is always a nice place to live in. Peelamedu toh is a really good place. I am from North India, and even I find it comfortable staying here. The food took some time for me to get used to, but it is good. There are also many nice roads like the Avinashi road and Coimbatore IT Park road that provide really good connectivity to the other parts of the city. The Coimbatore Tidel Park is also very close. It is close to the airport too, and even lots of new apartments and houses are coming up.Are yaar, Coimbatore is always a nice place to live in. Peelamedu toh is a really good place. Q: After the building collapse in Chennai, what is Coimbatore doing in order to ensure that the buildings there, are perfectly constructed and intact ?
My replies to this discussion
The 12 store building collapse in Chennai this year has actually brought some panic among the Tamil Nadu Housing Board and with good reason! Nobody expected something like that to happen and because of that, there are plans for a complete building stability check in the city of Coimbatore. This is a very good enforcement of order and should be carried out efficiently. Residents who need to relocate because of this should corporate as this is, at the end of the day, for their own safety. I think about 540 families need to be evacuated and shifted somewhere else so that work on those dilapidated buildings can start. The 12 store building collapse in Chennai this year has actually brought some panic among the Tamil Nadu Housing Board and with good reason! Q: I've heard that the Trichy roads are inefficient and gets affected easily by rains. Has this civic issue been rectified? Has there been any improvement in development of the road?
My replies to this discussion
That is truly unfortunate and I feel your pain. No seriously! I don't understand why repair work can't be carried out when it has to be, and when it is of immediate urgency. I definitely would categorize the bad Trichy road to be of utmost importance to fix. Last year, there was drainage work that had to happen in the area, so as a result a number of potholes and broken roads came to form. After the work was done, the authroties gave the go ahead to the highway department to get the roads fixed but did the work happen on time? Well obviously not. Then again there were plans to start work but then there was a leak in the Siruvani pipeline which further delayed the work. And as of now, the road is temporarily fixed with gravel but I doubt it does a lot to help. That is truly unfortunate and I feel your pain. No seriously! Q: Aren't the roads in Mettupalayam considered to be really bad? What is the news on the Bypass project that was supposed to bring developmental changes to the traffic in the area?
My replies to this discussion
The government had to revise the project completely because it was going to displace a lot of people living on the highway! So the Mettupalyam Palkad zroad project has been scrapped. Pity because this would have led to less traffic in Coimbatore as people going to Palkad wouldn't have to enter the city. A bypass road was planned for Mettupalayam in a project involving the NHAI connecting Kangeyampalayam and Mettupalayam. But NHAI ended up dropping the project. Thing is, in Mettupalayam, there are traffic diversions and road users might get confused. So let's just say that there is hope that this issue will be addressed again and actually taken care off!The government had to revise the project completely because it was going to displace a lot of people living on the highway! The dwellings are constructed by Srivari Infrastructure Pvt Ltd and are designed in a very lavish and thoughful fashion, with a very high standard of living in mind. Q: Hello everybody. I will have to take my grandmother to Ganapathy in Coimbatore for medical treatment. I want to know what the hospital infection rates are in the area and what measures have been taken to prevent it.
My replies to this discussion
Hey. Being prevalent in every other city, hospital infection rates may have been quite high in Coimbatore for a while, but they are not anymore. Thanks to the Infection Control Forum of Coimbatore (ICF-CBE), a program formulating the minimum esential standards for every medical enterprise has been suggested in a tie up with the Nursing Home Board. The Coimbatore chapter of the Indian medical association (IMA) is also involved in the incentive, and Ganapathy will be a model locality for low infection rates very soon. Therefore I think your decision to seek treatment for your relative in this area is well made and favourable. Hey. Q: Hello, what is the issue regarding the disruption of water supply to the Ganapathy locality in Coimbatore and others around it?
My replies to this discussion
I agree with you, and additionally, the Tamil Nadu Water Supply and Drainage board official have realized that the issue was hoped to be resolved before it leads to disruption of water supply to the city, but it doesnt look very likely. The government has presently issued strict regulations to monitor the situation between irrigation and forest departments. The issue was that the employees from the dept of irrigation posted at the checkpost of the reservoir didnt let private vehicles enter the forest area even though they had a clearance sheet from the forest department. Q: I've been meaning to move to Kovai Pudur for a while now but I am apprehensive of the water shortage in the area. Is this still a major civic problem in the locality?
My replies to this discussion
Some people have decided to make a business out of this issue and this actually helped the residents. There was this one guy who would wake up early every morning and fill water from the Siruvani tap so that he could supply to the residents of kovaipudur all day long till 11 pm. He charged 70 bucks for one can having 35 litres of water, a little extra for service charge. But no one ever complained, as all the residents found that this was very convenient for them. If the Siruvani tap was dry, he would go to the Parambikulam-Aliyar project where he would draw more water. A lot of people have started to do this and this business in reality is worth 10 crore! Q: I'm quite intrigued by the project to compost wet waste in RS Puram. How well has it affected real estate in the area?
My replies to this discussion
yes the garbage truck drivers have are being taught to collect only segregated garbage and identify unsegregated garbage. Have you also heard of the new garbage truck that will drive all over the city collecting garbage? The Coimbatore Corporation wanted to extend this project to big companies and other IT companies as well. So this truck drives around and collects vast amounts of garbage everyday. The new truck has a lot of compartments, not limited to wet, dry and non biodegradable waste. It also has compartments for other kinds of recyclable waste like plastic and glass and what not. Q: I just got a job in Coimbatore, so I need to move there. I know that the city has faced water problems in the past but now there is talk that there will be a new source of water. Can someone from Coimbatore give me more information on this please. Thanks!
My replies to this discussion
Hello good day to you! The reason why there is an online portal to register for water application is because it is to avoid those middlemen who will bribe the resident applicants and bribe the, by charging lots of money. This is most convenient way of getting new water supply. The corporation is slowly planning to reinforce the once in 4 day Siruvani water supply cycle to about 30 wards but it depends on the present water level in the resevoir. 113mm of rainfall gave Siruvani 870 m of water in catchment areas and 56 mm in the foothills. We even got around 127 mld from Pillur drinking water schemes. This is a very good news indeed!Hello good day to you! Q: Whatever happened to the Coimbatore Corporation Master Plan that was supposed to take place in 2011? What sort of proposed developmental changes is it said to bring to the city? Where all is this project said to take place apart from Ganapthy?
My replies to this discussion
I don't think Coimbatore is going to delay any further in taking this plan forward. In February of this year, there was a 2 to 3 month delay on starting this project because assessing land use patterns for the city still had not been carried out. Both the rurual and urban parts of Coimbatore had to be covered to check the potential land use patterns. 3000 residents have also written to the corporation and have given their modifications and suggestions as how best to use the land. Taking all of this into account, ended up taking more time than expected. This long process was completed sometime around the end of March and I think the project work has already started and should be completed by the end of the year.I don't think Coimbatore is going to delay any further in taking this plan forward. Q: I am quite apprehensive about moving to Ramanathapuram because I know it has very faulty water drainage since a long time. Have the Coimbatore civic authorities done anything about this situation?
My replies to this discussion
That is really not the only problem that Ramanathapuram is facing. The bypass road along the eastern bank of the Periyakulam tank which connects Vilampatti Road and Srivilliputtur Main Road is not maintained properly. During peak hours, the stretch of Srivilliputtur Main Road from Vilampatti corner to the twin bridges near Government Hospital is blocked. Because of this, all heavy vehicles take a diversion on the bypass road. That's why this road should be widened and also re laid for smooth flow of traffic. Q: I read an article recently that said that Vadavalli is a promising locality to invest in real estate. Can anyone tell me if Vadavalli will give me good investment returns based on what the locality has to offer?
My replies to this discussion
Yeah that's actually a very good idea! You get both residental and commercial spaces in Vadavalli. Residential properties include multistorey apartments, residential buildings, independent houses and villas. They range between 350 sq feet to 35600 square feet and the price ranges between 40 lacs to 1.5 crores. There are all kinds of ammenities provided here like basement parking, awimming pool and gym Commercial spaces are usually in the form of industrial land, godown space, lands for super malls, etc. with a price of approximately 70 Lacs to 20 Crore. the square feet range depends on the commercial significance. :)Yeah that's actually a very good idea! Q: I've heard that the Coimbatore Civic Authorities have become quite strict when it comes to dealing with real estate tax defaulters in Nanjundapuram. Can anyone give me details on this? I'm moving there, so I need to know everything I can. Thankyou!
My replies to this discussion
Everybody in Nanjundapuram had mixed reviews about this new rule. Some thought that this was the best way to make sure that all residents will pay the property tax, as long as prior notices were given. Others thought this was a very inconvenient method for all the other residents who had paid property tax. Especially since that once you cut the water supply, it will take 3 to 4 weeks just to refix the severed water supply. Residents feel that the civic authorities should provide immediate supply once the tax defaulters amount has been paid. Everybody in Nanjundapuram had mixed reviews about this new rule. Q: I am thinking about investing in rental property type in Gandhipuram in Coimbatore, but I know nothing about this area. I only know that it has good real estate value. Can anyone tell me the locality review for this place like road connectivity and infrastructure of the area?
My replies to this discussion
Actually now many people are thinking twice as to whether to invest in commercial properties here or not. A good locality will yield 70 to 80 rupees per square feet and this is exactly what is happening to Gandhipuram. prices have appreciated. There are many critiques who think that this is a bad thing. Most of these critiques are businessman who got their commercial spaces in this locality long back when it was 30 to 40 bucks per square feet. Not that they have to pay 80, they feel a pinch so they are thinking about moving elsewhere. But any place that has many businesses will definitely make property value rise and there's nothing that can be done about it. Q: Hey is the corporation really leasing out land for some sports complex? This is so interesting, does anyone know about this?
My replies to this discussion
Well the original ‘Semmozhi Poonga’ was planned with a land transfer of 45.25 acres. Seeing what little progress that one made, the corporation decided to take a portion of that land and turn it into a sports complex complete with swimming pool and a stadium. The funds allocated for this is Rs 3.85 crores. There is going to be enough scope for development too. I think this will help in the capital appreciation of nearby real estate. What are you saying! The city already has a number of bus stands. But yeah, we need one on the outskirts to improve the traffic condition within Coimbatore. I’ve heard about the new upcoming bus stand. Its in Vellalore, isn’t it? And like you said, its basically to hold off the heavy inflow of traffic. I think previously there was a plan to build the new bus stand on the Coimbatore-Kochi Bypass Road, because the Chettipalayam Road would then lead up to the bus stand, and it is wide enough to take all the traffic. But then they decided to go with Vellalore instead. I’m also hearing that the corporation is also going to shift the Lorry Pettai from Ukkadam to Vellalore. What are you saying! Q: Hey I’ve noticed that there are a number of traffic signals on some major roads of Coimbatore that don’t work properly. Are the authorities aware of this? Is anything being done about them?
My replies to this discussion
You’re right man! These traffic signals are a real hazard for us. And its all because of poor maintenance work. The timers are all messed up on the signals, and only a part of it is visible, because it doesn’t even display properly. I think the corporation is already aware of this problem, but I don’t know what they are doing to take care of it. Anybody knows something more about this, that they want to share? You’re right man! Q: I heard there were a number of parks going to be built here in Coimbatore. What’s the status on that?
My replies to this discussion
Yeah, you must have heard of the Mint Homes controversy? Yeah, even that was built on a reserve site. Its in Sowripalayam, the builder just went and constructed a swimming pool, a clubhouse and a sewage treatment plant on this site, without any permission. So obviously the corporation had to destroy it. Another good thing the corporation is doing is they are trying to get the residential welfare associations and some voluntary groups to help in the whole turning the reserve sites into parks project. The meetings have been done with few months back, but I don’t think the project has yet started. Yeah, you must have heard of the Mint Homes controversy? Yeah, even that was built on a reserve site. Q: Has any action been taken to remove the unhygienic canal that passes through Kalapatti that causes a lot of disturbance to airport authorities? And is this a nice locality to move to? Are there any other prominent civic issues?
My replies to this discussion
Kalapatti does face some civic issues actually apart from just this canal. 2 years ago garbage collection was abysmal and there was open dumping of waste that resulted in a very unsanitary environment. Also there are a number of open drains in the area that need to constantly keep getting cleaned or there is no point of the drain being there in the first place. But property value is still quite high in this locality and it is also a well-developed layout. Still these issues must really be solved by the civic authorities.Kalapatti does face some civic issues actually apart from just this canal. 2 years ago garbage collection was abysmal and there was open dumping of waste that resulted in a very unsanitary environment. Q: I'm going to have to move to Thadagam soon but I've heard a lot of people say that driving here is a pain because of the bad roads. Have the civic authorities done anything about this issue?
My replies to this discussion
Hey yeah that road was widened! from 7 m to 10 m and the project had cost 3 crore. The 3.5 km stretch is now a 4 lane road. The road department had to clear trees and elctricity poles in order for this work to be undertaken. Really good that it was but it caused a lot of traffic problems. Situation is definitely better now and hopefully the scheme roads are also going to be developed soon. Hey yeah that road was widened! from 7 m to 10 m and the project had cost 3 crore. Q: How is the current drainage condition of the city looking with the impending monsoons? Is it all good, or do we have the risk of waterlogging? I’m especially interested in areas like Arun Nagar, Tipu Nagar etc
My replies to this discussion
I’m glad that you asked this question. Actually the localities that you mentioned, both run a severe risk of getting waterlogged. What the authorities are not understanding is that we really need to prepare these parts of Coimbatore from the impending northeast monsoon, which is scheduled to hit us in just a couple of months. One of the best ways to help the overall drainage situation, is to improve the existing natural drainage system that we have here. I’m glad that you asked this question. Q: I heard Coimbatore is very famous for its water quality. Now I want to know how the water supply is here. I’ll be shifting to Coimbatore in a few days, and any new updates on the water supply system will be great!
My replies to this discussion
Hey no yaar! I’ve heard things are improving. Didn’t you hear that the Siruvani water reservoir levels are rising everyday? The corporation is also increasing the water supply accordingly. In the last week only, water level rose from a height of 28.54 feet to 37.4 feet, and the water supplied every day throughout the city rose from 67 million litre to 74 million litres. I think in the last 30 days the water level has raised up nearly 8 metres! So the corporation is now thinking of making the water supply more regular. Hey no yaar! I’ve heard things are improving. Q: Ive heard that the TNSCB have been building constructions without following the basic building rules? Is this true guys? ‘
My replies to this discussion
I understand that this construction work is under the Slum Free city project. But still that doesn’t give them the right to encroach upon land that has not been authorised to them. The ironic thing is that they are themselves trying to free the city of the illegal slum constructions and now they have ended up doing this. They are trying to build 13440 houses to accommodate all these slum dwellers and so they started with Anna Nagar near Kovai Pudur. Q: I heard that people living on Avinashi road are experiencing lot of difficulties because of lack of civic facilities in the area? What is the current situation?
My replies to this discussion
Yeah it was a very huge problem. Last year especially. Even if a little rain falls, the entire flyover area is flooded and there is a lot of litter floating around everywhere. Subway, underpasses, all were waterlogged. The Lanka Corner underpass, Avanashi Road subway, Kaleeswara Mill underpass, Shastri Road underpass which is next to Kikani school and even North Coimbatore subway were all affected by the rains. Traffic had to come to a standstill. Coimbatore in general faces this problem I think. A lack of proper civic facilities. Even sewage disposal is not done well here. There's a lot of drain water seeping onto the roads and this really makes the entire locality smell horrible. Yeah it was a very huge problem. Last year especially. Q: Hai. As I am new to Saravanampatti, I need some help to know all the places in the locality like the good schools, colleges, road connectivity, and other infrastructure facilities present here. Please let me know as I am clueless about this area. Thanks :)

The closeby cities to Saravanampatti are Coimbatore ( 9 km), Palladam ( 37 km), Tiruppur and Coonoor both close to 43 km away. Peelamedu railway station is just 5 km away, Coimbatore north railway station and singanallur railway station are both 9 km away, while Pryanknpalayam Railway Station is 10 km from Saravampatti. The peelamedu airport is only 7 km away. Coonoor, Malampuzha, Kotaigiri, and Tirupur are all very nice tourist destinations very close to Saravanampatti. Q: Hey I am moving to Selvapuram soon but I've heard that residents have complained about untreated garbage and waste water in the area in the past. Has the situation improved in any way?
My replies to this discussion
Yeah in Kallamedu the situation was so much worse because there were no toilets 2 years ago and everyone had to defacte outside in the bushes literally. The residents had pleaded with the civic authorities to connect their toilets with the underground drainage system and works for that completed that also happened recently only. Even electricity wasn't an issue here but still toilet provisions were not there for very long time. Also the garbage situation in Selvapuram was beyond horrible. Residents were accustomed to seeing so many open dumping grounds all over the place. But don't worry, I know this may sound bad, but now Selvapuram is no longer facing these problems like before. There's also a new sewage treatment plant installed here I think. Q: Hey what is the current news on constructing the bridge at Peelamedu? Won't this really help ease the heavy traffic situation in the area? Have the civic authorities atleast started works on it? I might be moving here soon, so I really need to know. Any info would help. Thanks!
My replies to this discussion
Yeah the GRT School and the Vijaykumar Ginning Factory are also both situated on the road and these structures might need to be shifted as a result of this project. The rail over bridge is said to be put in Cheran Maa Nagar in Peelamedu and about 50,000 residents living in Cheran Maa Nagar, Vilankurichi and Thaneerpandal are supposed to benefit from this bridge. They really will because traffic congestion in this locality will tremendously decrease as a result of this bridge. There are about 30 to 35 colonies here and all the residents have complained about this project delay because it's going to be unnecessary time wasting for them and they'd have to spend extra on fuel. Q: Hello Guys! I just got back from Australia a month back, and my wife and I will be leaving again after 4-5 months. Before I leave, I want to invest in a ready to move in apartment in any area within Avinashi Road. The reason I want to invest in Avinashi road is because it’s a nice and busy area, and I am thinking of renting out the house when I go back to Australia. Please suggest good properties to invest in! Thanks for helping out.

Oh, don’t get confused, use it as an opportunity to list down all these properties, it’ll save your time. And hey in Manchester also people are selling apartments for 90 lacs and all. So, it’s pretty much in the same league as mayflower and ABC avenue. Most of these are resales, so typically you’ll get nice furnished ones only. You’ll find many more for less than this budget. Many big and small apartment complexes in Avinashi road, out of which these 3 usually are more popular. Talk to an agent or something man, it’ll make your life easier.Oh, don’t get confused, use it as an opportunity to list down all these properties, it’ll save your time. Q: Hi, I want to invest in the real estate market, but, I don’t want to buy an apartment or villa, want to invest only in land as of now. I just want to know what price are land being sold in Avinashi road, and if you guys have any suggestions regarding my decision to invest in a residential plot, please share.

My replies to this discussion
Hey Green fields have around 400 farm house plots. It’s like a gated community but these people are selling just the plots of different area. So, once the community develops, the community will have amenities like banquet hall, cycling or jogging track, swimming pool, clubhouse, garden, etc. I think you’ll find huge lands here, ranging from 4,200 sqft to 10,200 sqft. I think price will be somewhere around. I think the price will start from around Rs.38,00,000.Hey Green fields have around 400 farm house plots. Q: Hey ppl, Want to get details of the rental scene in Ramanathapuram. Can people suggest good areas or colonies in Ramanathapuram and if you can add like average rent details also it’ll be great.
My replies to this discussion
Ramanathapuram is a nice residential area. So you will find many options to rent. Especially, if you are a family person then you will get apartments/houses in no time. Areas like Krishnaswamy nagar, Dr. Munuswamy nagar, Roopa Nagar extension, Sripathy nagar, Nanjundapuram road, Krishna colony, are all nice and residential colonies and you will ideally find places for rent in these area only. Q: Hey, recently heard that some IT park is being constructed somewhere in Avinashi Road. Can someone who has more information regarding this, share?
My replies to this discussion
Hey, yea! I think you came across this recently only, but the project was proposed quite sometime back. However, the IT park is still under construction. It is being developed and constructed by some RR Industries. It’s right at the Avinashi main road, along the National Highway, hard to miss looking at the place, if you are crossing the area. I have passed through the place couple of times, it’s still very much under construction, no idea when it will get done as of now. Will let you know if I find out.Hey, yea! Q: Hey people, has anyone heard of the Pricol Auburn Terra. I think it is in Ramanathapuram? Care to share some details please? Just trying to find out more and more about all the potential projects I could invest in. Cheers.
My replies to this discussion
Woah! ALmost 1.8 crore for a 3 BHK! I agree on the per sqft prices being high when compared to few other two tier cities. But, Ramanathapuram is selling real estate in a crazy pace. So much development, so quickly, prices are bound to be higher. I mean most of these properties don’t even have a lot of amenities. For example, Auburn Terra has just a gym and hall, play area facility. Nothing too fancy, but the houses are just made really well and the area is good, so prices are high. I’m just wondering if they set up all IT parks and all in this area, how soaring the prices would go. Woah! ALmost 1.8 crore for a 3 BHK! Q: Hey guys, a friend of mine is moving from Vishakapatnam to Coimbatore with his family. He wants to invest in a property in Ramanathapuram. I've been helping him narrow down properties. Now, we are confused between 2 properties - Elysium Gardenia and Triumph City Palms. Q: Hey my sister in law is shifting to GV residency soon in a 3BHK rented individual house. Her house is very nice, she got for a good rent also. But, she only wanted to know if there are electricity or water problems in the area. Can anyone help with some information?

My replies to this discussion
Scheduled power cuts are there, ask her to inquire with neighbors about the timings, sometimes unscheduled will also be there, we live in India after all. Can;t expect to have power 24/7. Drinking water is not a problem in the area. Borewell water used to be a little salty, but with the growing residents in the area, the PWD supplies clean, good water to the area. But, I think there’s a huge drainage somewhere in the area, I've heard couple of complaints about this one. My replies to this discussion
About the dumpyard, they are planning to plant more saplings around the place in addition to the ones they did in March. And they will also have a drip irrigation system in the area, as part of developing the area for residential purposes. Q: People, how is Vellalore as a locality for a quiet weekend getaway. Have a land there, thinking of building a small holiday home here. Also, it’s no where close to the dump so I’m not worried about that.
My replies to this discussion
It actually is pretty quiet and nice, if you ignore the whole dumpyard issue. A bypass runs through Vellalore (the Avinashi-Pallakad bypass). There’s a tank in the area too, near the Noyyal River. Q: Guys, I currently have a second home in the outskirts of the city. We use it for recreational purposes. Whenever we go we get a tank for the house for drinking water. While it’s easy to do that, I was wondering if any measures are being taken to supply drinking water through the pipelines to all the outskirts areas? It’ll just be so much more convenient if they do that.

Q: I've heard about traffic bottlenecks in Saibaba Colony. Is anything being done about it?

There was survey that was conducted by the ICLEI in 2013. They studied the bottlenecks on NSR Road. They planned to install barricades and foot bridges, and also manage the traffic better. Q: Hey guys, how is the infrastructure around the TIDEL Park? My cousin brother is going to start working there soon, just wanted to check about the facilities around.
My replies to this discussion
Well, TIDEL park itself has no issues in terms of amenities and related things. But, the streets around and the medians for that matter are not maintained properly at all. They should really do something to make the surrounding better, otherwise the IT Park won’t have any value.Well, TIDEL park itself has no issues in terms of amenities and related things. My replies to this discussion
Hey, I've lived in Cheran Ma Nagar for the last 6 years and I can assure you about the safety here, no incidents reported as far as I know. That one incident was just it and it was a petty theft and the thieves have been arrested. So anyways, living in Cheran Ma Nagar is pretty much hassle free as whatever you need, is available in the locality. Be it supermarkets for groceryshopping, a nicerestaurant for dinner or to order in, hospitals to rush to incase of a nemergency, banks/ATMs (lifelines I tell you), petrol stations, famous schools and colleges, even parks and religious instituitions! Even if you do not have your own vehicle, you can stay relaxed knowing that there are plenty many bus and auto stands in thearea, and the railway station is just like 3 kms away. The Coimbatore Airport however, is a one hour drive away. Hey, I've lived in Cheran Ma Nagar for the last 6 years and I can assure you about the safety here, no incidents reported as far as I know. Correct. The only thing I feel that stops Coimbatore from emerging as the economic hub that it is supposed to become is infrastructure. There is a complete lack of it. My replies to this discussion
These roads will be the Perur- Selvapuram Bypass Road and the Nanjundapuram road which is present near the nanjundapuram bridge and lakshmi mills junction. The thing here is that the state of these two roads has been worst due to the bridge construction and is creating a lot of commotion. These roads will be the Perur- Selvapuram Bypass Road and the Nanjundapuram road which is present near the nanjundapuram bridge and lakshmi mills junction.
