Q: Hi, Most of the owners who have booked their flat in smondo-3 would have receied mail/call to pay the stamp duty of 20000 thousand. My friend who had taken an apartment in another property paid only 500 rs, I am wondering is it a must to pay the complete stamp duty charges of 20k now, or can we push it till we do the final registration. Q: As most of us know that some issues was there in noida Extension, but every thing is clear now. Till now i have paid around 8-9 lakh rupees to the builder. My possesion was scheduled to december 2013. Yesterday i received a letter from gaursons for the installment, In which they have written that your possession date is shifted to year 2015. If you want to cancel your booking, we will return all your money with an interest 11%. I have taken a loan of 16 lakhs rupees and the bank is charging 12% interest, that means there is no worth in cancelling the booking. I am planning to fight for my right. If any one who is facing the same problem with this project, kindly contact me. Thanks.

Q: Shocked to receive a demand of Rs.5 Lakhs (Approx) towards VAT and Service Tax. This includes interest of Rs.1.5 Lakhs (Approx) for delayed payment of VAT. Questions; 1) How the builders have calculated the demand of VAT & Service Tax? 2) Have the Input Credits available to the builder for the materials bought by them with VAT and used in the construction of the building been set off against the demand of VAT? 3) Delay in giving the possession of the flats by the builder should not penalize the owners on account of interest and penalties? 4) Delay in giving the possession of the flats by the builders is already causing lot of interest burden on the owners who have taken the loans. Q: Dear Sir, I have recently taken P2 D4B FOR RENT and I have been residing here for about a month. When I occupied the flat, we were not able to use our master bedroom toilet as there was continuous fluttering and howling constantly by the pigeons. When I was trying to find the reason for this, it was shocking that the drainage pipe outer cover (asbestos) which is supposed to be totally covered and there by preventing the pigeons entry, was not fully covered and the partially closing cover not even properly secured to the wall. TO WHOM SHOULD I ELEVATE THIS ISSUE. KINDLY HELP ME.

I think it was because of delay in master plan approval. There were many projects that were put on hold because of this delay. Only after getting permission the construction of the projects can start. Buyers have invested money on such projects and kept waiting for more than a year. Hi, I think getting possession will take time. One of my friends has booked a flat in this project. In Dec 2012, he had talked to customer care and they told very soon he will get possesion of Ignis D,E and F buildings. Q: Hi, I have booked an appartment in Purva Eternity in June 2010. The completion was guaranteed for December 2010 and it kept getting extended. I have been asking for parking allotment and about the late delivery clause since last 2 years. Has anyone of you got the parking allotment confirmation from Puravankara ? I made all the payments towards the appartment cost. I have not received any reply from them on the late delivery charges as well. They are trying to force us to take handover, even though the aminities like Lift , water and electricity is not available. i have received a statuatory charge estimate of 3.68 L , which includes advance maintenance charge , which is being asked for an appartment, which is not even ready for possesion. Tottaly dissatisfied with the way Purva Management is handling the problem. Looks like the staff of Purva also seems to be annoyed , by seeing the no of times the CRM Executive is changing within months. Vivek Nair

Few weeks ago, the price for 1000 bricks was around Rs 5,800 which has now been hiked to Rs 6,200. If brick kilns do not start working any soon, the rates are expected to cross Rs 7,000. Buyers are worried thinking that the cost of their flats would also be increased by the builers because of increased brick cost. Hi.. have somethings to share about property tax in Ahmedabad. i hope you know that AMC proposed a 100 percent hike in tax for residential properties and 45 percent for non-residential propertie. I am not sure about the SEZ issue. But the area has good investment potential so I think it is good to invest in that place. I dont think there will be SEZ in place of residential projects.. may be the SEZ is located nearby.. Hello Lekshmi..I do not think so encroachment happens in Pallikarani any more . It is because the marshland was notified as a reserve forest in the year 2007. The negative things in Faridabad is mainly due to arising civic issues like water supply, availability of drinking water and electrical supply have distances to cover in Faridabad. In Greater Faridabad the civic facilities are not yet fully developed unlike some of the other NCR areas. I totally agree with you Varun...as per my research... registration charges in Vijayawada is currently Rs 2.5 lakhs which include stamp duty, sales tax and service charges. Hi As per my knowledge..if your project in in within Kolkata Improvement or Howrah Improvement act..then it is around 6% (if the property is below 25 ), above 25 lakh..7 % is charged. If the property is in Municipal Corporation or Municipality then it is 6%( if the property value is below 25 Lakhs )and above 25 lakh 7%,is charged.Other than these localities..i.e Panchayat...it is 5 percent (if the property is below 25 lakh )and above this..6 %is charged. That means you have pay slot basic, At the time of booking- 10%, With in 60 days from booking- 10%, With in 120 days from booking- 7.50%, On start of excavation- 7.50%, On casting of 2nd , 4th, 8th, 10th & 14th floor roof slab- 10% each respectively, Commencement of Internal & external Plaster- 5%, On offer of possession- 5%. By this you have to do the payment for this project.

Hey Ravinder i believe that for a middle class family, Pondicherry is always a better option than investing in Chennai. One can find lovely beaches, restraunts, resorts, shopping area, cinemas etc. Whether it is cinema, shoppng or restraunts, Chennai is more expensive in all respects when compared to Pondichery. i would prefer to stay in Pondichery and not in Chennai. Abhishek, it is not safe at all to buy such a property.. First u need to check whether the builder has the approval for your floor. Because many buiklders get approve only upto 3,4 floors and they illegally raise more floors above it. Hi all.. very nice discussion happening over here.. i too hope that the bill will really bring in transparency in the sector... it will remove fraud system and cheaters along with the roots frm the system. But once the final approval is given by govt, the bill should remain unchanged, or if the politicians or influenced people make changes as per their need then the bill may not have such deep impact on the sector. There should have been more provisions in which punishment to builders or brokers is mentioned. All are ok.. not much difference is there. But near to NH-8 would be good .. as far as I know, in last year June, the price per sq ft in Sec 37 was approx 3750 and then during dec-jan, it was around 4500-4700. Later it is slightly going low and up.. now its in same range, but in another 3-6 months, there will be a rise..
Hello Jay, the prices have marginally increased here as most of the projects are under construction and some are nearing completion. The current average rate in Sector 37C is around Rs 4500 in the first quarter of Jan-March 2014 and in Sector 37 D it is around Rs 5400 in the same quarter....

You haven’t mentioned whether you are looking at Niralanagar purely from an investment point of view or plan to live there as well. Niralanagr has been one of the traditional growth areas of Lucknow city along with Aliganj. The area has witnessed good growth over the last couple of decades giving investors good returns over a short period of time. Currently the situation is not as good as no new construction activity is going on and the market has virtually become a seller’s market with second hand apartments and plots available. With the auction of LDA plots and apartments in neighboring Jankipuram, the consumer sentiment has moved on from Niralanagar.

The builder has to handover all the legal documents, Approvals and common areas at the time of handing over the maintenance to the association. The Builder is bound to do this legally. For more clearer answer we have to look in to the bye laws of the association and under which act the association is registered and also is their any written commitment happened between the association and builder at the time of handing over the maintenance etc.

Acquiring of Dattatray chawl was however opposed by landlords who challenged the scheme. The case wound up in the Supreme Court and a stay order on the acquisition was given. The case has been now pending for years in the court. Meanwhile, private developers have been eyeing the development potential of the seven ageing buildings in the chawl complex.
The housing body's chief officer placed a proposal before the Maharashtra state government in August this year for cancelling the chawl acquisition. Accordingly, the state housing department officials granted the permission for cancelling the acquisition. Permission was also granted for redevelopment of the plot by private developers.

My suggestion is to invest in Hebbal as the area has seen approximately 20 to 30 percent appreciation in property values in this year.
Old Madras is the most happening and much talked about area of east Bangalore has gained significant prominence among the homebuyers due to enhanced connectivity and improved retailing scenario. It is profitable to invest as the area is well connected and you can get apartments and properties at an affortable rates. As the area is close to IT hubs and business district, it is expected that the property price will increase and good returns can be expected in 3- 4years.

The BBMP has finalized to round up Rs 344 per sq meter from all the revenue sites that come under the TMC and CMC areas. Rs 430 per sq meter will be charged from the revenue sites falling under the 111 villages and gram panchayats. RS 100 per sq meter will be charged from the site owners that fall under the erstwhile BBMP’s 100 wards.
As per BBMP officials, A Khatas have been issued to more than 25000 properties that did not pay betterment charges, resulting in loss of the BBMP.

It is only the betterment charges that we have to pay for converting B Khata properties to A Khata properties.

The project seems to be okay for me and the price quoted is also affordable. All I want to know is that how is the connectivity to all the other parts of the city.
The project is around 7 KM away from Electronic City, well connected to leading companies and major Institutions. The major advantage is that the project is close to Satellite Town Ring Road which will be connected to all over the Bangalore City surroundings like Devanahalli, Rajanukunta, Nelamangala, Magadi etc.

As far as i am aware... there are lots of amenities inside like modern modular kitchen,wooden flooring VRV cooling etc...as well as swimming pool, gym and almost 50% of the area has landscaped greenery..so overall it promises to be world class facilities... the plan is for 9 towers with almost 31 floors and also in plan is 3 level pent house.

You are right Dhiraj, The basic power of a tenant actually depends on the rental agreement that is drawn. There are two types of agreements that are drawn in Mumbai viz., the rental and leave & license agreement. Of these the latter gives more control to the owner and hence extensively used by them.
The former on the other hand comes under the purview of the Rent Act or the State Rent Control Act of Mumbai. Under this agreement a tenant cannot be asked to vacate the premises, except on the grounds for eviction stipulated by the stated rules in the act. Rental agreements drawn in this scheme come under the State Rent Control Act, so the owner cannot fix his own arbitrary rent either.

@Santosh, In that situation, the owner can decide the rent he wants to charge. Your first step should be always talk to the landlord directly and avoid going through real estate agents. This will give you a better deal as the landlord can evaluate you and know that you will take good care of the house.

Many developers with less capitalization have been forced to slow down or halt their projects. @Dhiraj, It was very necessary because the per capita greenhouse gas emissions on account of consumption of electricity and fuel emissions are higher than the national average. So, the efforts are taken to bring down this figure. There was also a seminar-cum-workshop to brief the architects, builders and developers on the importance and means to incorporate sustainable development in their building plans.
Well Ravindra, At the same time it is the responsibility of both the developer and the citizen to maintain this figure so that the future of the city would depend a lot on the initiative, and a proper monitoring of the norms, as prescribed in the DCR regarding solar water heating systems, rain water harvesting systems and use of STP water by housing societies.

Hey Ravi and Abhi, Don't forget that Higher FSI is also playing major role in project delay. The Municipal Corporation of Greater Mumbai had proposed in February to increase the Floor Space Index to range between 2 and 8, compared with an earlier cap of 1.33. The FSI determines the maximum floor area allowed in a building comparable to the land. A higher number means more apartments can be built on a piece of land.
Right Suresh, The delay is probably to push the real estate sector into further disarray because even private-equity deals to finance projects in Mumbai are likely to get trapped owing to the lack of clarity over the development plan.

Q: Hello all, I am planning to buy a MUDA site at Mysore which is in the following condition. The property was purchased by a person who has died now. It shall be transferred to this mother's name as he was unmarried at the time of his death. The original buyer who has died had bought it from a person who was alloted the site from MUDA. They are in the process of doing the khata transfer from the deceased son's name to mother's name. They have all the documents like Sale deed, Possession certificate, Old khata, Allotment letter and latest Encumberance Certificate. Only thing they don't h ave is the Title deed. They are telling they have not taken it as yet and now since the owner has died they cannot take it now. Only thing they can do is khata transfer at MUDA, Mysore. I am not sure if they are right. Can I buy such a property where everything is clear except for this. How essential is a Title Deed when the Sale deed is there. Is sale deed a sufficient document or I need to insist on Title Deed. Sir, In my case My Mother has been allotted the Site in 1998 and she paid the entire amount in 2001 and at that time we were not knowing regarding the Title Deed and therefore we had not applied for the same. Now what is the procedure for taking the Title deed. If we construct the house what will be the cost of the Title deed. If we apply for title deed without construction what will be the penalty. Other that the penalty how much the officers and other persons will charge and the time it may take to get the title deed with construction and without construction.

True Kunal, I heard that civic infrastructure, including road and sewerage are in in a pathetic condition. At the same time, there is no traffic management and most of the vehicles get stuck during peak hours. People are still fighting for round-the-clock water supply. The local corporation has failed to meet the demand of the growing population.

Q: Recently I booked a flat which costs Rs Y and paid two installments total Rs X say. The builder sent me a receipt with a service tax added on Down payment @ Rs X*3.09%. This is exclusive of the overall tax charged for Rs Y*3.09. My question is if I am paying tax for overall cost at Rs Y*3.09%, is it even legal to charge tax on down-payment amount? Does this mean I have to pay tax for the entire amount i pay @3.09% above the tax of Rs Y*3.09%? Please advice.

Hi Down payment is the difference between the purchase price of a property and the mortgage loan amount. It underlines the buyers commitment to complete the deal and indicates the buyers fidelity in making the loan payments.Hence, the tax is levied in downpayment while buying a property.

Hi Suresh , I think you are right this is the latest charge for property registration. Inside Bhopal Municipal Corporation Limits, For Houses overall calculation are as follow: 9.5% of the cost of house (i.e. 7.5% stamp duty + 1% Panchayat Fee + 1% Municipal Corporation Fee) + 1% Registration Fee.

Hi Santosh, For Plot or Agricultural Land you have to pay overall 9.5% of the cost of the land + 1% Registration Fee + 5% of 7.5% stamp duty as a surcharge.

Well Pinky, According to me, Chembur is a good locality and has excellent connectivity than Vidyavihar West. There are monorail and local trains and is also near the highway and airport. The Eastern express highway and the Tilak nagar railways station are very near. Broad roads and widening flyovers have made Chembur even more accessible. So, the area is far better than the Vidyavihar.

It is located at a distance of 22 km from Central Mumbai and 20 km from Chhatrapati Shivaji International Airport. Multi-Storey Apartments and condominiums are the preferred type of property. 62 are private layouts and 4 are Muda ones. Usually the layouts are transferred by the engineers concern but this transfer will be done by MUDA because the number of layout are more, as said by MUDA chairman.

I closely saw the listing property in various property listing site and found that Andheri West offers a significant number of 2/3BHK units. Almost half of the available new units are 2BHK apartments, with 1/3 of the new units being 3BHK units in Andheri West. The remaining are 1BHK apartments.
@Ravindra, One may find a property in the area over a wide range of budget, starting from Rs 60 lakh (mid-segment) and going beyond Rs 2 crore (ultra-luxury segment). According to the CommonFloor data, the mid-segment, luxury and ultra-luxury segments offered properties in equal percentage. The weighted average price of new projects in the area was about Rs 19000/sq-ft during Q1, 2015.

Hi Mr Ravindra, According to news, illuminating the civic body's stand, Mr Prakash Mahajan, municipal commissioner told that according to the Maharashtra Prison Manual, no development is permitted in a range of 182 meters from the Harsul central jail. Hey Guys, According to different sources, home deals in the main 8 cities of India dropped 4% in the quarter to June throughout the year-prior quarter while unsold stock increased a huge 18% amid the quarter. Kindly discuss.
As per sources, property deals were down 14% in Ahmedabad, 10% in Chennai, 12% in Kolkata as well as 8% in Bengaluru. On a quarter-on-quarter premise, then again, deals in the NCR region were up 14%. It's true.... Because MMOPL has demanded a minimum operational subsidy of Rs 21.75 crore/month in addition to the one-time capital grant of Rs 1000 crore to continue operating the 11.4 km Versova-Andheri-Ghatkopar corridor. The operator has asked the government to decide on the demand by October 31 this year but despite repeated attempts, the company did not respond to their queries.

Abhay Kumar Mishra, the chief executive officer of MMOPL in his letter to Maharashtra chief secretary mentioned that the business sustainability on a stand alone basis is most important as the project does not have any access to any type of concession/subvention from the government or any other source In case the business fails to generate sufficient income to meet its cost to operate the line, it would be very difficult for the operator to continue the operation.

Reliance Infrastructure had earlier given up the operation of Airport Express Metro in Delhi referring financial inviability. May be because i don't keep so much information about the realty sector. Even in Dubai, Indians put in over Rs 3000 crore for the calendar year 2014, according to a report released by Dubai Land Department in January this year, making them the largest investors as compared to any other nationality. You are right Veena..............the Indian rupee has moved from Rs 62 plus to a US Dollar last year to over Rs 64 now. Apart from that, another reason for Indians choosing to buy property overseas, they realise that the Indian real estate in metro locations like Delhi and Mumbai is too much over valued if compared in the quality of asset on offer to global real estate options.
As per me both the reason are solid for choosing the property investment by Indian investors in abroad or overseas. Besides, the wealthy Indians get an opportunity to expand base their investment portfolio. And it is a clear indication that the investment by Indians in property abroad will only go up. So, who will take the risk in India.

It is because, MHADA and some other govt. agencies have a limit on construction of houses as it becomes financially not useful for them who are beyond a certain limit. Thereby, the govt. wants the participation of private builders to ensure affordable homes to a large number of people.
Do you know Shantanu,????? As per the new ploicy, MHADA will able to purchase housing stock from the developer at a rate of 125%, more than the Ready Reckoner Rate of the area concerned. Hi Suresh, I would like to share my personal experience with you. I left many profitable deals Rs.1200/sq-ft. in 2004-2005 & kept waiting for property prices to fall. Every time i decided to buy a property, i thought prices are high and will fall but prices never fell and my wait for right price goes on. Finally in 2011, i decided to come out of this mindset and brought a property Rs. 6000/sq-ft i.e. 4 times more than 2004 level. It means, in those 7 yrs prices increased by 5 times. The flat which costed approx 25 Lac in 2004 was costing 1.25 Cr in 2011. I lost an opportunity of Rs.1 Cr profit.

Yes, for that company plans to sell some of its non-core assets, like hotels, to raise the remaining Rs 100 crore. The proceeds from these sales will be used to further reduce debt to Rs 200 crore level. This will also help in improvement of cash flows and performance of the company.

Good morning all!!!! It is also come to know that the matter was also discussed by the investment committee of LIC, the largest shareholder in IL&FS with 25.34% holding. The PEL board is shown interest to meet soon to take up the proposal. It is expected that this merger will give Piramal a series of 10 infrastructure utilities including a ready-to-start 600 mw power plant in Cuddalore that can be expanded to 3600 mw, India's largest wind energy company generating 1000 mw and 30 operational toll road projects.
At the same time, this deal will also make Piiramal to gain control of engineering and construction firm Maytas Infrastructure, infra financing company IL&FS Financial Services and a private equity fund with Rs 300 crore of assets under management. IL&FS has a total debt of about Rs 65000 crore.

On 7th September, industrialist Kumar Mangalam Birla came forward as the highest bidder for the sea-facing 30000 sq-ft bungalow Jatia House in Malabar Hill locality with a bid of Rs 425 crore. @Shaunak, The Indian real estate market is in strong need of single window clearances for residential projects, and this is something that the new BJP-led government must action on a priority basis. The process of project approval must be revised so that developers can launch more projects and increase supply, which will help in keeping prices down.
Hi Amreesh, Chief minister Devendra Fadnavis assured builders that they will be aware by the government about the steps taken. The real estate sector has also been assured of steps to bring in comfort in doing business in the sector. At the same time government will announce the number of days required for various approvals for the construction sector in the next 15 days.

And the revenue raised from additional floor space index will be handed over to the Mumbai Metropolitan Region Development Authority (MMRDA) for operating these lines. The money is planned to be deposited in a consolidated public transport fund and will be treated as the state government's share for the metro projects.

Q: Hi, I have resold a flat in Lodha Palava ,Mumbai of which I have possession. There is no OC and no society has been formed. Lodha has asked for NOC charges in cash and not in cheque. They said that even bank like ICICI, HDFC etc. can not give loan. Is it true? Is this NOC and these charges valid. And does buyer and seller has to bear 50:50? I am salaried.

Because they realize that customers who wanted to upgrade from a 2BHK (bedroom, hall, kitchen) to a 3BHK apartment, Oberoi Sky City in Borivali is perfect and sufficient for a nuclear family.
As per the company, 3BHK apartments of 1029 sq-ft.each included 80% of its sales. As such as inventory cost Rs. 1350 crore was sold for a booking amount of Rs.120 crore. Response to Sky City has been superb.

Right Niyati, Everybody can not afford those apartments. There is limited market for these apartments. Only if you have a net worth of Rs 30-50 crore you can buy them.

This is only because of delays in completion of projects and the consequent returns. They have now decided to setting up in-house teams or bringing in 3rd party firms to monitor status of projects. Investors today are far more involved in monitoring projects so that they can help take right actions before something goes wrong in a project.

It is near to the Salem Kochi Kanyakumari highway. the vellalore road intersects through the heart of this town. there are some important bus stops in this region.
