They are not mentioning at all in the sales consultations that a 24
Meter road will be cutting the property in future.
Also, in the coloured brochure that they have provided, they have not
mentioned this road at all.
Also, if the road is going to be made public, it cannot have the
landscape that they are currently having in there.
This issue should be raised in all the public forums and need to send
letter to the BMRDA authorities. A foriegn company with 100 % FDA
cannot fool around with people in India.
They do not give any copy of the agreement in advance also, they are
just trying to take 1 lakh as registration.
This information should be made public and they should get a legal
notice.

I recently booked an under-construction apartment (95% work done) of super built up area 970 Sqft. in Bangalore. The builder sales guy calculated Service Tax (12.36%) on 25% of construction value ( Flat Cost + Car Parking - Land Cost). But after booking during agreement he is saying that norms has changed now and service tax will be charged at 40% of the construction value. He is saying that norms changed since 1-Jul-12 however they did not get confirmation and now only got the confirmation. Please suggest what is current service tax rule is. He is making 2 agreements (1 for land and another for construction). And he did not reveal the modified service tax till I paid booking amount. Also he is asking for 4% VAT on Construction Value. Is it correct and is saying that later on he may charge service tax on maintenance cost as well. Please advise.

When you buy a flat you buy two things from the builder 1. Undivided Land of Share and 2. The flat Both VAT and Service Tax (As on Jan 2013 ...Service Tax @ 12% on 25% of BASIC Price ( if Land Cost is included ) otherwise 12.36% on 33% of Basic Sale price ) need to be paid on no 2 and not on no 1. Make sure you get a TAX invoice for those if builder is not giving you the TAX invoice then dont give those amount.....rest of the things as KTPCL+BWSSB + AMMENITIES are chnarged at 12.36% ....BUT Parking could not be chnarged for service tax as , as per SC decision Parking slot is not an extra service but the part of construction itselfWhen you buy a flat you buy two things from the builder 1. Our project is a JDA one and builder has sold all his flats and people also moved in. Land owner has just started selling his share. We've completed 1 yr of builder maintenance and now formed association to run on our own. As per my Knowledge Before creation of Association builder has taken u some maintenance charge. Go through agreement paper and check it out necessary clause added with that agreement.

And during registration developer will be taking your rest of the amount as development charges as i know. So as long as you don't hand over cash you are fine. Whatever cash you hand over will turn your white money to black and when you resell your asset, You have to either pay capital gains tax or construct a house/buy an apartment.

I'd suggest live in this apt on rent for a while. it looks amazingly maintained from outside but staying here could be a nightmare. Smaller but important things like maid, carwash, electrician, plumbers etc are maintained pathetically. Most enjoy the job without any monitoring. Nothing.. absolutely nothing is sorted by these people and they always want to connect u with someone from outside so they can make a cut. BSNL office that maintains intercoms is another bunch of lazy arses not ready to do anything unless they make a sale. They didnt even give me intercom for 6 months until i agreed to change the entire wiring that costed about 5k. According to maintenance most things that builder has put in are bad... be it phone wiring, tata sky cabling, even the load balancer for generator power switch...and these scoundrels will always be there to "HELP" you out by getting it done from outside with their cut... and trust me it will hurt you the most when you pay about 5k of maintenance every month which goes largely is paying their salary while u still live in problems which u have to solve yourselves...who knows these maintenance guys may be create them also to make money. Having domestic helps and carwashers is another nightmare. Again problem is in their laziness. You will end up paying whatever they ask but even then nobody will work. There's no action you can take against them. Society is a sham of I-CANNOT-THINK-IT-HURTS-MY-HEAD kinda fools. Also keep in mind, due to all this and water shortage even your 5-6k maintenance money wont be good enough for your society and they will resort to extorting money by various means. Move in 2k charge. 2k for move out. If you parked your car in visitors parking 500 rs charge. There's no end to your misery if you live in bangalore. I dont want to comment on groups or socio-econmic strata but you just can't miss the all pervasive ineffectiveness, laziness and corruption which is unmatchable in this city and its local people.

I purchased plot in gated community of Guruva Paradice and the site was showing ready to move in there website, also there sales person told that site will be ready for construction of house shortly, but it has been more than 9 month I bought property here, after February 2015 they have stopped all the development work in the gated community and also not answering to any quarries of investors, Company owners hiding from investors and not giving no concrete answer when the site will be ready to move in, they have been changing there office often also development work is ongoing in other projects but nothing in Guruva Paradise. These fraud Investors should be banned and should be put behind bars, we have this plot registered in our names, not sore what legal action we can take against builder has he has not given any deadline in written for completing development of the gated community, any suggestions are welcome.

If you are buying for an end use purpose then you can buy the apartment but if are planning to sell the property after 5 to 10 years then I do not think you will get good returns as apartments are good in condition for 15 to 20 years, after that it need renovation. Hi Sahil, If you are buying for an end use purpose then you can buy the apartment but if are planning to sell the property after 5 to 10 years then I do not think you will get good returns as apartments are good in condition for 15 to 20 years, after that it need renovation.
