Once the Telangana state presents its budget, everyone in Telangana including Hyderabad will forget about Andhra, that being a different state! The prices of real estate in Hyderabad will zoom up to match with those in Bangalore & Chennai. The dream period of low prices of properties in Hyderabad is almost over. The sanctioned lahari layout is completely separate from sanctioned Adi Emerald layout.
Since the road leading to Adi Emerald is passing through lahari layout - there is no restriction as per GHMC to stop any one from accessing Adi Emerald
There are NO restrictions Lahari layout members can impose on Adi Emerald members.
This should be ascertained by the builder.
The appropriate GHMC documents (directly from GHMC office) must be checked to ascertain all facts before dealing with any of Lahari layout members on access to Adi Emerald and other issues.
The adi emerald is by it self a gated community. It need not be dictated by Lahari homes on access to it and other issues.
This should be clarified and bye-laws of adi emerald should not contain anything to do with lahari homes.

The travel and connectivity is not an issue in this part of the town because of the Thadagam road there. The road has been widened recently also. Basically the road situation is very bad. potholes everywhere, sewage and sludge make it difficult for cars and bikes to ride on it. Water problem is another thing. One of my bathroom is leaking through the floor and it is spreading to the below flat. I am ready to repair the leakage but have asked the below flat owner to bear 50% of the amount since it is effecting both of us. They have disagreed to that and have complain to the association.

I was plesently surprised to know the infrastructural development in the locality and the price appreciation in last 5 years. I still expect it to go higher mainly because the projects in this locality are getting completed at a very fast pace and by the day, newer projects keep coming up. It could also be because the price of the raw materials like cement and iron has gone up. So if the price stabilizes, it hits the already existing projects badly and the builders increase prices to make up for losses.Hi,

I think that appropriate instructions were issued to all the tax collection staff to strictly follow the procedure for collection of tax dues from the defaulters. Sure,, I think for this financial year, the telengana government had estimated Rs 11,781 crore under plan grants, but the Centre gave only Rs 4,147 crore. I am buying an individual house in agated community for 40 laks in andhra pradesh. Out of the 200 sq yards land, house will be built in 1250 sft by the builder. While at the time of buying he said market rate of 12000 per sq yard land and 1300 per sft for construction. But the government price for the land is 5000 per sq yard so land was registered for 10 lakhs before starting the construction. There is no registration for the remaining 30 lakhs. Now builder is demanding 3.5 % service tax and 1.25 % vat tax on the 40 lakhs. My questions here are, as there was no registration for the 30 lakhs, will the builder really pay these taxes to the government, if yes how i will know that ?, He gives only company bills for the taxes not the government bills. Is it correct to calculate service and vat taxes on 40 lakhs. Should he calculate these taxes only on 16.25 laks (only for construction). Please anyone can help me in this regard.

Get Encumbrance Certificate(EC) from a local sub-registrar office for the past 25 years(20 of them would be computerized and 5 years would be non-computerized data). This can be got from the local sub-registrar office and helps to know whether the person who is selling the land is the complete owner of the land or not. This locality is developing at a fast pace and recently biggest medical park is developing in Patancheru area. The land price is also less compared to Shamshabad.
