I am a resident of Nanjappa road and the civic body has dug the stretch in one go instead of working in parts. Now the entire stretch is in a bad shape. Garbage piling up is an add-on problem. The authority did not even inform them before starting the work. I am blocking an apartment in E-City Town by GM Infinite builder; up front it looks like a steal.
Nothing is much said about them but there has been a buzz here and there about the builder. They could be intentionally posted by their direct/indirect competitors as well. Nothing very substantial on the net. Their project Springfields is running on delay of 3 years but it is the same dismal situation for all high rise apartment in Bangalore.
Request you to do some recce as well and do not forget to post your comments. Please advise and suggest on the quality of construction and credibility of builder. Please Help !!!

I own a villa in Artha Eden Park at Doddballapur; the actual promoter is Residenz Group. It has been almost 3 years and I have not got the hand over. They changed three architects and I do not know what is going on. The person with whom I interact with is Srinivas but most often he is not aware of the situation. I am a little worried and would like to hear from anyone who holds a villa there and their position.
Sometime it seems to me that it was not a good decision to trust Artha group. Please share your thoughts.

You should ask the builder to provide you a break up of all the charges on a written document. For the payment of the service tax it is always advised to make a payment by check rather than cash, as it is accounted as white money and the white payments will be helpful for you from taxation point of view in future and when you will be planning to sell your property. Don't forget to ask your builder to provide you a receipt when you make him a payment by cheque

While Borewell road, Kadugodi Road, Channasandra road, are all near Whitefield and are comparatively cheaper. What I feel is that if you are going for high rise apartments then go for only top builders. The client will have the option of having the Agreement to Sell registered at this stage. The Balance 75% of the sale value of the plot will have to be paid within 30 days from the date of layout approval and the plot will be registered in the client’s name.

Following are the step by step procedure to obtain EC: 1) Apply on Form 22, with a Rs 2 non-judicial stamp affixed, addressed to the Tahsildar, giving your complete residential address and the purpose for which the certificate is required.
2) Furnish details of ownership of property giving correct survey number and place where the property is situated. It is very important that the period, full description of the property, its measurements, and boundaries are clearly mentioned in the application.
3) The requisite fee needs to be paid. The fee is to be paid year-wise. The encumbrance year commences from April 1st of a calendar and closes on March 31st, of the next calendar year. Any fraction of the said encumbrance year attracts fee for the full year.
4) Enclose address proof such as Copy of ration card or any proof of residence address duly attested along with the application.
5) The application should be submitted to the jurisdictional Sub-registrar's office under which the property is registered.
6) In case the property does not have any encumbrance during the period, Form 16 is issued. This means no charge has been registered on the property. In case the property has any charges registered against it, then Form No 15 is issued.

The builder - GK Infra, Anu Felicity villas located in Surya Nagar 2nd Phase, has taken the down payment towards construction complete 20% but hasn't even started my villa work despite repeated calls. He says, he "assumed" my khata was already applied from the date of my sale deed which is 2 years before!!! I was the one who followed up for Khata. He did not even bother to take that action from his side. Even the Khata took 3 months and he's saying inane talks like sometimes "Astrological signs n stars" delay khata. The site is dug up since 9 months. And the layout is not developed at all and is barren land, no lights, no roads. The same builder has property in Jakkur ..an apartment and also Edify School in Surya Nagar, Chandapura. Don't go for this property. Just go to the site in Suryanagar 2nd phase to believe as seeing is believing. Contact me if you need detailed & more info. You will feel like you have bought a land on your own, nothing from the builder's side. The site is dug up since 9 months. And the layout is not developed at all and is barren land, no lights, no roads. Check the site yourself!

3) Ask for the copy of service tax returns filed by the developer during the relevant time along-with challans for deposit of tax
4) Get an undertaking/affidavit signed by the developer that entire service tax collected for the project has been duly deposited with the government and
5) Approach the service tax authorities with the above documents and seek refund of the service tax amount

I think you should bargain a little more. Anywhere around Rs.5700-5800 per sqft will be a good deal. But before that, I would like to suggest you to check whether this project has RERA Registration no or not. You have to make an application to the Tehsildar concerned for grant of legal heir certificate. Along with the application, you have to attach one copy of the deceased persons Death Certificate. In the application form, you have to indicate the name of the legal heirs, age, relationship with the deceased. After verification of the facts given in the application. The Tehsildar will grant you a Legal Heir Certificate.Based on the said legal heir certificate, you have to apply for the mutation of your names in the records.You have to make an application to the Tehsildar concerned for grant of legal heir certificate. If there is any such issue with the project, buyers of the project will post negative reviews on it, either in consumer form or multiple forum sites. The rising price of flats and apartments are the biggest concern for me to attract the customers as the builder is sitting with tight hands and prices of the property is not decreasing. However, you may later discover that there are many restrictions and challenges to be faced as you try to develop or sell the land. Few of such restrictions include:
1. No instant cash flow
Now, although you wouldn’t have a mortgage to make payments on, you would likely have other expenses, such as property taxes, the cost of improvements, and sometimes even association fees.
Without rental income coming in, you may need to get creative in order to cover the expenses. For example, you could sell parcels of the land or the rights to it (i.e. mineral rights, gaming rights, etc.), or you could find another use for the land in the meantime.
2. Legal hassles
How the property is zoned locally (i.e. residential, commercial, etc.) can determine what you are able to do with the property as well. The timeline for getting your project approved by the township can also vary.
How many lots you’re allowed to develop is another big question, which dictates how much you can make through subdividing.
3. Physical Hurdles
Sometimes the property itself can have issues. For example, I would avoid flat lots due to water runoff issues. Likewise, with mountain property, steeply graded land is harder to build on. Also, I would need to be clear on the situation with septic, sewer, water, and road access.
Besides township restrictions and any issues with the property itself, the success of your deal can also be partially dictated by market conditions.
4. Market plays a direct impact
Let’s say you didn’t build on the land, but you did improve it somehow post-purchase (i.e. subdividing, roads, sewer, etc.) and/or the area appreciated. You may still have a great deal on your hands.
If you purchase in a down market (i.e. buyer’s market) with the intention to build or improve the property and then sell, the big question is can you afford to hold the property while waiting for the market to turn around?
Market time depends on the area as well. I can’t stress enough how critical it is not only to do your due diligence but also to understand the development costs and the demand for and market value of your completed project.
