If you are taking a home loan from a bank, you have to pay EMI, which includes both the interest and principal component.Nowadays bank is offering innovative options of repayment, One of them is the pre-EMI repayment plan, whereby buyers who are purchasing an under-construction property, repay the interest portion on the partly disbursed home loan according to the stage of construction of a project. As the disbursed amount increases, the interest increases too and so does the pre-EMI.

Q: I bought a 3 BHK flat (1620 Sq.Ft.) in a project called Cleo County (ABA Corp) in sec-121 Noida at a basic rate of Rs. 3800 psf and have paid 40% to the builder as per their payment plan, now their published rate is at Rs 4490 psf (may be actual deal is at lesser price) and project is still under pre-launch / soft launch. I am bit worried about the delay in it's formal launch. I wanted to know whether I have made a good decision in investing in this project keeping in mind 5 years horizon. APK (Noida)

Developed by ABA Builder Limited, this project is located in a prime residential location, having all daily basic amenities nearby. This project offers 3BHK & 4BHK apartment, area ranging from 1620 sq-ft to 2448 sq-ft. Builder quoted price is around 5390/sq-ft. Expected possession of this project is around 2018 December.

Q: I heard that a wonderful new concept known as flexi-villa by Sunway Opus had been launched. I am planning to have a duplex villa at that place. I felt the international feel, the movement I entered their sales office premises. Excellent Marketing Manager with plenty of experience and educated me about the project. HI Vivek, Hi, this project is about to get complete and you might find at higher price. If you are looking for an investment purpose , I think you should explore some more projects in that area. Adibatla is the best place to invest no doubt because its an upcoming ITIR corridor with lot of scope to live, and rent out to IT people who will wish to stay close to work place. Rates will go up later on, presently it is around 2800-3000/sq-yrd only.

@Sridhar, Now a days, comparing Hi-Tech city with Adibatla would be like comparing Apples to Oranges. Adibatla, right now, looks very promising. You need to have a 3-5 year horizon when investing here. TCS and CTS are coming with their centers there. CTS construction is in progress in 24 acres of land. Another factor that works for Adibatla is that it is already a part of ITIR. This means more companies are expected to come here in the next few years.

@Dhananjay But one thing you have to keep in your mind while buying property or investing in Adibatla, make sure that you do not end up buying any Gram Panchayat layouts. There are hoards of them. My sincere suggestion would be to invest in either HMDA approved layouts or on the layouts that are on the edge of getting HMDA approvals. As far as the layouts in Adibatla are concerned, SARK(Two sites), HPR County, Sri Sri Aero Park(3-5 sites), Bhashyam are some of the players right now.

Q: Hi, Has anyone heard of a Concrete construction Sangeeth project in Raidurgam. Its 2 miles from Lanco Hills. But I am getting a mixed opinion about the builder. Hi Vamshi, Registration of the property is a full and final agreement signed between the two parties. Once a property is registered, it means that the property buyer in whose favor the property is registered is the lawful owner of the premises and is fully responsible for it in all respects. Make sure you carry all the mentioned documents below. 1) You have to carry legal ownership documents (Patta), in the owner's name which is issued by the Revenue Department under the seal of the Tahsildar. 2) Encumbrance Certificate for the last 31 years shows no mortgage or other encumbrance as still existing on the date of purchase. 3) The property is heritable and transferable, at the ULC department and revenue department. 4) The transferor is competent and/or authorized to transfer the property. Hey Sriram & Tinku, West Zone has also seen 31.% price increment in the Rs 4,000-5,000 per sq ft price. This was because of two localities in this segment namely Kondapur and Gachibowli saw a price increment of 2% and 3.5%, respectively.

Q: Due to the joint capital for coming 10 years, IT industries and better infrastructure I believe that Hyderabad( telangana) is better investment option. Hey guys, for the next 10 years, Hyderabad being the common capital of two states, there is a major chance that the real estate situation in Hyderabad will either be stable or increase but it will not fall. But because of the tax benefits and many important reason, many new industrial developments are expected to happen in Andhra within next few years which will have a huge positve impact on real estate of Andhra. It is sure that the real estate of Andhra will take over Telangana but it will not take over Hyderabad real estate.
@Sundar: Yes i accept with you. Most of the MP and MLA seats in and around Hyderabad are won by BJP supporters just like that of in Andhra part. This also proves that Andhra and Hyderabad will be considered and developed as a whole. Along with existing development in Hyderabad, the 10 years of common capital will only have a positive impact on Hyderabad real estate. But it also depends on how the leaders of TRS and TDP will frame their policies and implement them in these two states.

Localities like Madhapur, Kondapur, Nalagandla, Appa Junction, Miyapur and Uppal have been the new focus destinations for realty in Hyderabad. So you can also look for these localities as well.

The problem in Bachupally is extremely high levels of pollution. Its all because of the from hazardous chemicals, because of all the waste being discarded carelessly at Gajularamaram just outside Bachupally. The dirt gets collected at the pits outer rims. Whenever it rains the whole thing gets washed away to the city areas which is very harmful.
Hi Kamat, Bachupally’s pollution-free environment and proximity to lakes such as Bachupally Cheruvu also played a pivotal role in enhancing the realty value of this area. This characteristic was further elevated by the presence of a strong road network created by the development of the Outer Ring Road, Bollaram Road and Nizampet Road, which strengthened the connectivity in the region.

I want feed back from people who are residing in this locality as what are the problems they are facing.
Water shortage is a major challenge that plagues Bachupally and the surrounding regions. Scarcity of water is felt the most during summers, and residents have to rely on expensive tankers to meet their daily water needs. Traffic congestion is another problem that causes inconvenience to the residents. Connecting roads like Nizampet Road and Mumbai Highway are often plagued by excessive traffic jams, especially during peak hours, making commuting to IT corridors like Hitech City, Gachibowli and Madhapur a painful affair.

The builder is a grade 1 greedy man and trying to sell and suck the money out of the buyers and not doing anything.The quality of work is very poor and even without buying from SAFEWAY, we are suffering. How is the connectivity from this project to other parts of the city?
As far as I know banks like Axis, SBI, HDFC, ICICI, DHFL are providing home loan for this project. The project is spread over 531 acres of land and 18 hole golf course attached to the project. In Orbit Mall is just 6 kms, Apollo is 11 kms, Image Hospital is 11 kms. Universities like ISB is 1 km and IIIT is 3 kms from the project.

HI Omar, There is Manjeera connection at Kondapur, Hyderabad, but it is not useful during summer. So buying tankers is the only option. Few areas where the situation is worst are Marredpally, Malkajgiri, Ameerpet and Sanjeev Reddy Nagar etc.And yes areas like areas like shaikpet, raidurgam , gachibowli and kondapur are also suffering due to sudden tripping of feeders. However, the State government is going a step ahead by requesting the Center to consider awarding the 'Global Smart City' status to Hyderabad. The city has the potential to fulfill this status considering the previous initiatives taken to develop it into a prominent IT city. Besides, strong emphasis was given for infrastructure development and improving connectivity. Social and physical infrastructure is expected to get further impetus, along with civic infrastructure by enhancing the status of the city. Better connectivity, Mass and rapid transport systems along with world-class infrastructure facilities can be expected thereafter.

Areas like Gachibowli, Madhapur, Uppal, and Pocharam in which the proposed ITIR is set to be developed have already a land appreciation rate of between 5-10% annually, which is set to appreciate further as the work on this project gains momentum. Since developable land in these areas is scare, prices for residential properties will come at a premium, more so, with the coming up of the ITIR. In the case of other areas like Mamidipalli, Adibtala, Raviryala and Maheshwaram, which come under the purview of the proposed ITIR, where developable area is easily available, there is considerable potential for developers to tap into these markets at an opportune time so that they can bite into a larger piece of the pie.

I am not sure about the facilities that the apartments provide but I think they do offer some facilities like guest rooms, a library, a supermarket, a party hall, and a restaurant. For fitness freaks the apartments offer a badminton court, a squash court, an aerobics/ yoga room, a gymnasium, and a basketball court. There was no agreement with the L&T that the first phase should be launched by Ugadi (March 21). Hi Hari.. I personally feel that Nizampet is one of the fastest growing suburbs around the IT corridor of Hyderabad. This area is very affordable and is pollution free. Many residential projects are coming up in this area. Right now there is some water problem, but I think in the coming year this issue will be resolved by the local authorities.

Gachibowli is a really nice locality. I work in HITEC city, and I still prefer staying here. The distance is not so much, and the roads are wide and good. Q: We have recently purchased a flat in hyderabad for a cost of 50 lakhs + stamp duty and applicable taxes. for the same we have entered into 2 agreements, registration document for 32 lakhs and construction agreement for remaining 18 lakhs. under the stamp duty and applicable taxes account, builder gave me the following breakup. Please let me know whether this breakup is right or not and how can I know whether the builder has paid them correctly to the govt. under deed value: Stamp duty @ 6% = 192000 Reg. duty/ VAT @ 1.25% = 40000 Service tax @ 25% of 14% = 3.5% = 112000 Total 344000 for construction agreement VAT = 5% = 90000 Service tax @ 40% of 14% = 5.60% = 100800 Total 190800 Grand total 534000 Thanks in advance.

Hi Kiran Services tax is applicable only in under construction project. so in your case you did not pay any service tax to the builder.

Thanks Sridhar.... I think currently the average price of an apartment is currently estimated to be Rs 4000 per sq ft.But it may be up and down depending upon the project and builders. There are several ready-to-move-in properties in this area, in addition to a number of under-construction projects.

Hi, I came across a property that fits my needs. The property is in a layout where whole layout has A Khata, but individual sites have got a B-Khata. Layout was formed around 3 years ago, and one of the plots was bought by mr A. Mr A then sold the property to Mr B, instead of registration mr B obtained a registered GPA including the selling rights for the plot.I liked the location and price, hence went for the legal and this is where it all gets murky. Any advise is greatly appreciated.
Recently , I heard from person that the courts has passed a ruling stating that sale of properties through GPA is invalid transaction. so before buying property you should take legal consult with the laywer.

Q: I am buying an individual house in agated community for 40 laks in andhra pradesh. Out of the 200 sq yards land, house will be built in 1250 sft by the builder. While at the time of buying he said market rate of 12000 per sq yard land and 1300 per sft for construction. But the government price for the land is 5000 per sq yard so land was registered for 10 lakhs before starting the construction. There is no registration for the remaining 30 lakhs. Now builder is demanding 3.5 % service tax and 1.25 % vat tax on the 40 lakhs. My questions here are, as there was no registration for the 30 lakhs, will the builder really pay these taxes to the government, if yes how i will know that ?, He gives only company bills for the taxes not the government bills. Is it correct to calculate service and vat taxes on 40 lakhs. Should he calculate these taxes only on 16.25 laks (only for construction). Please anyone can help me in this regard.
