The Karnataka Government has laid special emphasis in the process of computerizing land records. Among others, a person filing khata is entitled to obtain receipts when required, with the help of the PID (Property Identification) number. updated khata certificates along with extracts can easily be derived from the BBMP kiosks.

The Metro Phase II will be completed by end of year 2017. Definately, after the launch of Phase I the realty prices along areas experienced a huge demand and the prices of the properties also increased overnight. The real estate market will surely outgrow with the launch of Metro Phase-II.
According to sources, a circular issued by BMRCL said that land will be acquired between the Mysore Road terminal and Kengeri, Byappanahalli station to ITPB, and the RV Road-Bommasandra stretch. Most of this land will be used for building 14 Metro stations between Byappanahalli and ITPB, five on the Mysore Road-Kengeri stretch and 16 stations between RV Road and Bommasandra

There are 2 bhk apartments available for sale in Ukn Esperanza. The project is under construction and will get completed by 2014 end. BBMP and all the leading banks have approved the project and A Khata is also there. The rate per sqft going on is Rs 5200.

@Rajnish, There are only 4 bhk villas available for sale in this project and the price of the villas ranges from Rs 1.04 crores to Rs 1.28 crores approximately. The project is located at Sarjapur Road and I feel it is a good idea to buy a property here as it is going to fetch good returns in terms of investment purpose and good locality for end use also as all the basic amenities are near by only.

Q: Hi, I have booked an apartment in Electronic city, Bangalore. The flat is under construction and will be available for possession during feb 2013. The builder has given us the cost break up which has Rs.2,62,000.00 as service tax and VAT on the property which cost Rs.32Lakhs (basic cost + car parking). Kindly clarify me, what is the calculation for service tax and vat? Also pls clarify me what is the need for two separate agreement, say sale agreement and construction agreement? Now my builder is telling me that he will be giving me only one agreement. Kindly advice me on this. your clarification will be much helpful for me. Kindly help me. Thanks Rona

As as far i know VAT s 4% and Service tax is approx 5% of the total cost of the flat (Unit Price, Car Parking, Power/Water, Generator, Club etc whatever you pay to the builder). This doesnot include maintaince.

Hey Promit, First check for Undivided Land of share you are getting and multiply with sqft price at that area. Some of flat may give very good FSI and you may gain lot when you give for redevelopment. The Metro construction work in Vijaynagar started in 2007 and still the construction is going on. Three such accidents took place and two of them were reported in Vijaynagar, according to Bangalore Metro Rail Corporation Limited ( BMRCL). Q: Request all owners of flat in Beverly Park on this forum to come together so we can meet the builder as a group & enquire about date of possession? I went to the site today (31st Mar'13) again and spoke to the security guards on duty, it seems the work has come to a complete stand still. There are hardly some 30 workers on the site doing bit of cleaning work and watering the plants. Q: Amenities may sound world class and fascinating. But the apartment floor plan or layout was disappointing during the site visit yesterday. The 1740 sqft model flat just does not look that big. Probably bad planning or lesser carpet area - not sure. And the light and ventilation is not all that great. Overall I felt the plan is not justified to give a feel of a 1740 sqft big house, which probably is not the case with earlier Mantri properties. We decided not to go ahead with Webcity property as our current property looks more spacious than this though its only 1685 sqft.

Of all the proposed/planned structures and amenities, only the Aqua apartment blocks A-E are almost complete, along with a small garden and childrens play area rest is still vast stretches of emptiness, though they have marked the sites which have the hospital/ retail etc. The sales guy claimed the hospital, school and Retail mall would be complete by 2016. The commercial space including the IT offices he said may be done by 2019. Cauvery water connection is there but will not be started till 2016. Hi Anurag, I have inquired about the project and Shriram Properties are quoting Rs 3700 for 1, 2 and 2.5 bhk flats and Rs 3900 for 3 BHK though they are ready to negotiate but how much they are not telling. Even I asked if they can give me flats for Rs 3200 per sqft then they said they cannot giving me flat at such lower rates. I wonder how they are charging so less for you. Q: I have booked a flat at Green Jasmine , Sunderpada with Green India Infre Projects , Bhubaneshwar. The reason why the area has seen drastic change is because of the growth of social infrastructure has what lured developers to the locality. In regard to the above statement, the Marathahalli flyover which is fully operational, offers excellent access and connectivity from the locality to key locations of the city.

@Priotosh, The booking charges is around Rs 2 lakhs. Banks such as HDFC, Axis bank, LIC, SBI have approval for home loans in this project. It's slightly negotiable. This project is located at Bommanahalli to Begur Road i.e Just opposite to St. Francis School.

When we look into a long term investment, this location seems to be very good as Considering many corporate offices there would be a very good potential for rental returns. I have been to their show flat which is very impressive and made of good quality materials compared to other projects in the vicinity. Trans Prakruthi is 100 acre gated community with world class amenities and the project is also very near to Bangalore International Airport. I feel it is a good project to invest in. It is advisable to go for properties having A Khatha as in case of B Khatha you are not entailed to have building license, trade licence or loan from banks or any other financial transactions. There is nothing called B khatha in the KMC Act 1976. What has come to be known as B khatha is the B-Register. Q: Despite repeated requests, the Realtor could not arrange registration of flat as he could not obtain completion certificate from the Noida Development Authority as the construction could not be completed. In the mean time, the circle rates have been enhanced by the Noida Development Authority to sky high. As we are not at fault for the delay in the registration, whether or not the builder has to compensate the hiked amount i.e. the difference of circle rate from the date of possession and the date of registration may please be clarified.

Q: Please could someone give a holistic view on Purvankara builders. I have seen many comments stating that there have been several delays at the time of possession. Although, they are reputed builders, they have delayed projects by 1 to 2 years. Any idea if this trend will continue or change for the better?

Hi, Purva is just a better name to here. Workwise they are the worst. Once you buy any property from them all your nightmare dreams would start. Theybwould just start blackmailing and no respect for customers requests. They never listen to you, instead keep on adding unnecess charges as rime goes on with their own reasons. They won't even give justifications.All rules are are one sided with purva. No one entertains the customer at purva whatever situation you are. They just want to cash in with u. So avoid Purva from my point of view. While initiating the talks you ll hardly can anticipate these issues.
We can not blame the builders every time. You are investing in a property and never try to know the ground reality. You are going to invest your lifetime hard earned money and do not want to spend a little more on a lawyer or a property expert so that he could verify all the legal documents and alert you from the future trouble. Secondly, it is our prime responsibility to read all clause before signing any property deal. Do your all due diligence before investing anywhere. Money once goes will never come back.

Q: I am looking for a ready to occupy, vaastu compliant, 3BHK Apartment/Row House/Villaments from premium builders only. I am flexible on the budget and area , ofcourse it has to be in the proximity of schools. My key requirement is vaastu and premium builders. Wondering why premium builders like Vaswani, Sobha, Prestige and Mantri never built vaastu apartments. Is it technically not feasible? All i am asking in terms of Vaastu is: Enterance facing : East, North or North-East Kitchen facing: South East Master Bedroom : South West Children Bedroom : North West The Apartment or House has to be either Rectangular or Square In Shape but not cross Thats It !!! Thats my vaastu requirement and i have been searching since last 3 years and still unable to find an apartment/row house with the premium builders. Wondering what am I missing here. Is my ask that difficult to meet or do i need to flex my vaastu requirements. Any pointers/suggestions will be greatly appreciated.

But the only disadvantage is that the area is having a very narrow roads which might create traffic congestion in the future when the area is fully developed. Yes the project has got approval from BBMP and the project is expected to be completed last quarter of 2017. The builder is going to provide both OC and CC for this.

The price per sqft going on in this project is Rs 3900. The project offers flat with no common wall, it is close to airport and easily connected to other parts of the city, Upcoming 4 lane peripheral ring road near the project. So I think it will be a good idea to buy a property here.

Possession is expected by March 2018. The project has got approval from BBMP and all leading banks. The price of row houses here ranges from Rs 1.71 crores to Rs 2.74 crores approximately.

The estimated possession date of the project is by February 2017 and the Bangalore Development Authority has approved the project. Home buyers can avail home loan from banks like HDFC, Axis, State Bank of India, ICICI and LIC Housing Finance.

Hello Maam, As far as my locality knowledge is concerned, Whitefield, situated on the eastern parts of the Bangalore city, has now become the IT Hub for the city. Almost all the big IT companies have set their foot in this area. Today, Whitefield is more than just an extension to the city with leading IT giants. Surrounding areas include Brookfield, Hoodi, Kadugodi, Varthurm. Because of IT, sector infrastructure is also booming day-by-day. The two major 4-lane roads connecting to Bangalore with Whitefield have come up with Whitefield road through Mahadevapura and Varthur road by Marathahalli. Companies like ITPL, Oracle, IBM, IGate, SAP Labs and several other IT companies have established here. Namma Metro has proposed an extension of Line covering 13 stations between Byappanahalli and Whitefield and many more route extensions are currently under construction. The conversion charge depends on the nature of property, location and the area of the property. It varies from one state to another. But before you rush off to cover your home in solar panels you will need to take a few factors into consideration 1) First and most important point that whether your local government provide tax incentives to convert to solar power? 2) Does your power company allow net metering? Does your home receive direct sunlight for several hours on a typical day?
Solar Power is good for the environment. It is going to impact your wallet. You can make your own solar panels by purchasing solar cells and wiring them together, which can save you some costs up front. But if you want to qualify for tax incentives or net metering, you may have to hire a professional installation crew and purchase your panels from approved sources. Some of the cost will be offset through tax savings but the initial cost will be higher.

Hello Manas, Anekal, which is positioned in the southern part of the city, around 34.8 km away from the Bangalore. It is one of the perfect localities for property investment. Its proximity to central business district made this locality as a best place to invest in the realty sector. This locality has two main stretches one is Chandapura circle to Anekal and other Bannerghatta Road to Anekal. Many residential developments are started along these stretches and it is expected to be as a next IT Hotspot in Bangalore.
I agreed with Krupa. The road leading to ITPL and entire commercial and residential development make this locality as a preferred place for investment in Bangalore. These residential development in this area is divided in to two major parts, one end is Bannerghatta - that connects both Tamil Nadu and Karnataka end. Another region is Chandapura that holds huge potential in terms of land availability for commercial development and slowly and slowly turning into IT related development.

This project is spread across 5 acres of land parcel and consists 501 units. 2 BHK flats are available from 833 - 1163 sq.ft, and 3 BHK from 1311 - 1801 sq.ft (Super Built-up area). Its current asking rate is Rs 4299 per sq.ft. A 2 BHK flat will cost you Rs 35.81 L - 49.99 L onward while for a 3 BHK, you have to pay Rs 56.35 L - 77.42 L onward. Stamp duty and registration charges extra.
