Has anybody got the latest update on the project. I don't think the Project is in good state. Everytime I visited the site, new story has been narated to me by the officials for the delays and the new schdule. I think it is time that the owners should have a word with the DB officials. As it seems we all owners have taken things for granted. No doubt today the DB Relaty share price would go down, on fridays news of Etisalte want to proceed with legal action aganist Swan Telecome. Why we owners has to take all these issue on our property, have we thought these things at the time of purchase. I strongly suggest we should come together and meet the officials with deadlines. If we don't do this, I don't think project will complete even by 2015.

Hi Karan, occupancy certificate should be given once the flat is ready for possession.. But before that the developer should have obtained Completion Certificate. its totally blunder project, still higher floor construction is going, while we booked it was said that possession will be in 2010, and all slums will be cleared but i don t think it will happen till 2016..2017.
it is covered from all sides by slums and sra building is just 8 feet adjacent to evershine cosmic. sra building people will be viewer for swimming pool users. hope all slums will clear, as its very difficult to get through entrance which is covered by all slum tapori over there, its really difficult to stay there till slums are cleared. we have decided to give the flat on rent whenever we get the possession.

I agree with Shrikant.. They can not reveal the features after you pay your first amount.. If OC is not given then you might face trouble in the future like getting home loan.. Not just lodha I believe it is the case with almost all the builders, they are delaying projects and we suffer the consequences. I believe government should come up with a policy that no builder can pre-launch a project and the prices should be pre-defined. 1) When a developer sells a flat to a buyer, the charges for the flat not only includes the carpet area (the buyers private area), but also for the common spaces and support structures such as staircases, lifts, corridors, sewage disposal system, parking spaces and so on. In fact, many states have regulations that require adequate parking spaces. Builders incorporate these costs into the market price of the flats they sell. Hence, it becomes illegal to charge extra for parking space or any of the common amenities.

In fact they are charging Rs. 1.73 crore for flats having an area of 1475 sqft. Is the apartment nearing possession? Looking at their current speed, I feel they will complete only by 2015. According to my agreement their 3 years time period ended on Mar'2013. When i checked with them for the last time. The Customer relationship officer gave me a whole new story... The residents of Palava World City are holding a series of sessions on growing veggies and herbs at home. The third session on Urban Farming was held on July 26th. The theme was ‘Kitchen Gardening 101’. These sessions helps attendees not only save on the ever escalating prices of vegetables but also ensure getting organic and pesticide free produce.
It was conducted at the Casa Bella clubhouse and saw the community further learn the benefits of certain vegetables. Drumsticks, for instance, are high in calcium, antioxidants and are natural decongestants. On display were a variety of homegrown plants like mint, drumsticks and spinach.
Community members also voted for the best plants from the group. Ajay Choudhari won the best gardener award for his homegrown vegetables ladies fingers and chilies. He won an advanced organic farming workshop course with leading organic farming group ‘Green Souls’.
The session culminated with the formation of Palava’s Urban Farming Club and committee members volunteering to run the club. Members are currently planning their first community farm visit to Kharghar in August.

Products and services by builder are covered under the Consumer Protection Act. If you have grievance against builder, send a notice to him in writing. Do not worry if he refuses to accept your notice as only proof of sending is required. File your complaint in the consumer court in case the builder does not respond to your notice.Hi,

Dear Sir
We stayed in an apt in Goregaon on rent (Bangur Ngr, Mumbai) from Jan 2013- Aug 2014. While leaving the apt the owner refused to pay us the
20 k from the 1 lakh deposit. He cited the following deductions.Rs 10,200 for car parking, Rs 3500/- for AC repairing, 2665/- rent towards additional days.
and the rest towards gas and electricity bill.
While we agree for expenses towards rental, light, the contract doesnt mention the expenses to be paid for parking. The AC which was repaired while we moved in broke down
within a month as it was already an old one. Also the breakdown is due to internal technical issues and not external.
We have not used the pipeline gas connnection and hence we are not eligible for the payment. The contract also has not mentioned
anything on the same.
The owner have been totally harrowing us since the time we have shifted to his house as that house was full of leakage and he never bothered
to rectify the issue. In addition he is now refusing to return our money which we believe is our due.

The new Coastal Regulation Zone (CRZ) rules of the Ministry of Environment and Forests that was notified on January 7, 2011, frees up more space for development which has been severely reduced under the CRZ rules formulated 20 years ago, by allowing development beyond 100 metres as against 200 metres in the earlier rules. I can only say that before buying properties in any locality or with any builder, check out all the necessary approvals, project connectivity, project location, basic amenities nearby and the infrastructural development of the locality.
If the builders have required approvals then there will be no delay in possession. And if there is no delay in possession then there is no negative remarks on them.Good Morning!!!!

As per them, builder had showed lot's of good things before selling flats but once the flats are sold out, the real game begun. According to the Hindu law if there is a will of deceased husband, property will distribute accordingly to the will. But if there is not a will then according to Hindu Law, both widow and Son have right to get property according to Hindu Law. Widow can claim share in her husband self acquired property while Son has right to get share in both kind of property ancestral and self acquired. You can file suit for Partition for claiming your right in property. After you get your share you can dispose off your share in your property subject to some conditions.HI,

There is no hard and fast rule regarding the same and depend on mutual understanding between the buyer and the seller. It can be varied from 2-5%. The above figs are indicative and based on my experience.

I purchased a under construction property in Oct. 2018 from a reputed builder and had it registered in the first week of December. As per my discussions with the builder I was supposed to avail loan for the next phase of disbursement in the 2nd week of Jan, for which I had received a sanction in November. By late Dec. I had got paid around Rs 25k for franking and other loan related charges and luckily I was able to negotiate a favorable interest rate on my loan. A few days before the disbursement I was informed by the bank that the builder has not submitted the ROC and they cant proceed ahead. Following which I promptly informed the builders team about the issue and they agreed that the issue is from there end which they will resolve in a few days and also waive off the interest that the builder would have otherwise charged for delay in payment of the disbursement. The builder also assured me that this is normal so I should not worry. However, after around a month of my initial raising of the issue, the issue was not solved and was informed by the builders team that the issue from there end will take another 20 working days which means somewhere in March. The problem is my loan sanction ends in Feb and my banker has informed me that I will have to re do the entire loan sanction process if disbursement is not done in Feb. This means I will end up paying again 1) Processing fees 2) Loan documentation charges such as franking etc 3) Higher interest since the bank will not offer me the discounted interest once again (Please note here I am talking about the difference in spread over the reference rate, which means I am losing out significant amount in EMI all things considered). I have already notified the builder through email and asked them to either complete documentation before my end of the sanction or pay for all the above mentioned three costs since the delay is entirely from his end.
Am I justified in my demand and what recourse can I take to ensure that I dont end up paying a significant amount in re sanctioning the loan again and higher interest rates for no fault of mine which the builder has also accepted? Should send a legal notice to the builder?
