Now, the developers have to submit details of their projects, such as layout plan, apartment size, completion schedule and approvals received, on the regulatory authority's website and update it on a quarterly basis.

"All's Well That Ends Well" is a Idioms that suited this market perfectly. It is true that the bill can help farmers but at the same time it will not harm the real estate sector or developers if it is handled in a right manner.
It is also came to hear that to protect small property buyers, a parliamentary panel is recommended to cover housing projects on land below 1000 sq-ft in the proposed Real Estate Regulatory Bill. Earlier it was provision in the bill that builders could register with the regulator only if the project was on the land exceeding 1000 sq-mt.

Hi Abhay, It is come to know that the builder is in poor financial condition. I have also invested in their project. I am worry about my hard earned money. It is also come to know that they have issued a notice to all buyers of Metropolis and force majeure clauses in the agreement and have stopped work on the project siting lack of sand availability.

I will tell you the situation in Mumbai..some consumer activists feels that they are very much comfortable with the existing law ie Maharashtra Ownership Flats Act, 1963. I agree with you all but Titwala which is a small town located near Kalyan, Thane is fast growing as an affordable real estate destination. The locality offers 1 BHK apartments at a minimal cost of Rs 17 lakh. The area has witnessed 100% price appreciation in the last three years and the apartments in Titwala today cost double at what they were launched initially. Still, they are in an affordable range. We the purchasers at Bharat Belmonte a project of BharatInfra group are suffering big time due to the apathy of the builder. The builder has cheated us and is not giving the completed project and the amenities as promised in the agreement. This is day light cheating. There are gaping security issues and safety issues like no certificate to operate lift etc, Debris, Unclean Overhead water tanks etc which add to the risk and may even result in loss of life. The builder has taken money from us for various things like yearly maintenance, transfer of membership to the existing society (this is a redevelopment project) and has not bothered to complete his obligations Extremely unfriendly and unprofessional approach by Bharat Group and partners Taksha Developers. Bharat Belmonte: Firstly the project delayed and delivered with huge delays. Moreover, the possession was the most difficult with unfavorable conditions against the buyers, no parking allotment, with incomplete work
Hi Belmont, If you have paid for all the facilities then you must have the receipt of that payment. Secondly, if the developer is not providing the said amenities, then check the sale deed where there is everything mentioned in a clear way that if the builder has failed to give you the said amenities then there is a compensation clause. Better, consult the legal adviser they will give you the right solution for it.

Q: its totally blunder project, still higher floor construction is going, while we booked it was said that possession will be in 2010, and all slums will be cleared but i don t think it will happen till 2016..2017. it is covered from all sides by slums and sra building is just 8 feet adjacent to evershine cosmic. sra building people will be viewer for swimming pool users. hope all slums will clear, as its very difficult to get through entrance which is covered by all slum tapori over there, its really difficult to stay there till slums are cleared. we have decided to give the flat on rent whenever we get the possession.

It is not possible to compare with Hiranandani Gardens as the rates are sky high around Rs 25-30 k. Also, the old buildings in the vicinity have Rs 14-15k as the rates today. Rentals are around 20k/ month for 1BHK. Location is good enough and has a direct road to JVLR/ IIT Gate around 500 mtrs. It is not possible to compare with Hiranandani Gardens as the rates are sky high around Rs 25-30 k. Also, the old buildings in the vicinity have Rs 14-15k as the rates today. Hi Bhavesh, now I think the ongoing rates in the project is around Rs 12500 per sqft and currently it is stuck in approvals.. Builder has units for sales but I would advice home buyers to wait for the perfect time, so that the approvals are in place..

Or if property prices are rising, the developer may deliberately not give possession in the hope of making buyers pay more even if the agreement has been signed at older rates. This will not reflect in the sale agreement. At the same time, you can claim a refund along with interest. You should first check if your builder is a part of The Confederation of Real Estate Developers Associations of India (CREDAI) or something similar. They usually have a Code of Conduct by which they solve most disputes. I agree.. Many have lost both their home and invested hard earned money. Repeated pleas have been sent to CM and Minister of Environment & Forest, to approve clearance of the project has fallen but no update till date. Q: Builder is asking extra money for door jamb area equivalent to 10 sqft increase in saleable area. this has come after revision in the plan. Before revision the carpet area was 473 sqft w.r.t saleable area of 686 sqft. Now the carpet area has become 479 sqft and saleable area 695 sqft. My question is that looking into the roomwise dimensions notified in the builders plan the difference is coming in -ve i.e. less by 1sqt in carpet area. then how come the builder is demanding for door jamb area, whereas earlier before revision of plan this same door jamb area would have been considered. kindly give your valuable advise on this matter.

Hi all, I am planning to book a flat of this project and i heard a lot of news regarding this project like Tirupati Balaji is one of the well known township, that is been projected in whole Navi Mumbai. Q: I also booked a flat in 2009 and since then helplessly watching anormous delays, further delays, leagl sanctions and holding of construction, short of raw material/labour etc.). I appreciate that legally, we might have limited options considering the way contracts have been written and also huge legal team which big builders normally have. But I strongly feel that we should keep sharing our views/experiences on this (and similar) forums and try whatever measures we have (consumer court etc.) so that it brings more awareness and information for rest of us. I hope these forums also make builders realise that their new project could be impacted if their brand is impacted by negative publicity/comments from existing clients. I Have Flat in Cielo and recd leter for Fit out possession from June onwards...? I really dont know what it means. We are not allowed to visit our flat since more than 15 months now

Q: I am staying in a rented apartment at the penthouse. There has been water clogging in the top terrace and it has started seeping through. The swtichboard in one of the rooms has a slight current discharge. Not to mention the large patch of the roof that fell down last week. There is no CHS in this place. the house owner told us to contact the builder ( MK Group of companies, Navi Mumbai ). They have not yet taken any action in this matter. The maintanance in the apartment is already pathetic but it was has not been such a big problem. In such cases, where can we raise a concern. Is there an organization who monitors such activities ? Hi Kasturi, After the completion of the work, it is the responsibility of the builder to take care of the maintenance for may be one or two years after that the maintenance responsibility has to be taken care of by the apartment society. HDIL in turn challenged the termination of contract in Mumbai High Court in June. It stated that delay in rehabilitation was beyond its control as the government bodies, MMRDA in particular, were delaying the process of identifying the eligibility criteria for rehabilitation. However, MMRDA denied any involvement in the entire project. It said that it had neither been consulted for this project nor had it consented to the appointment of HDIL, hence cannot be accused for non-performance.

Powai has grown exponentially as one of Mumbai's most posh residential and commercials hubs. The suburb has commercial institutions such as Deloitte, CRISIL and Bayer. Some of the commercial institutions are located in the Kensington SEZ in Powai. L&T has a manufacturing plant in Powai.
Powai has excellent road connectivity and bus services within the locality as well as to different parts of Mumbai. It has the Lal Bahadur Shastri Marg (old Mumbai-Agra road) to the north-east. The Jogeshwari-Vikhroli Link Road (JVLR) which links the western and eastern suburbs of Mumbai passes through Powai and is one of the busiest thoroughfares in city. The Mumbai International Airport is just 5km away from Powai. It does not have a suburban railway station. The nearest railway station is Kanjurmarg railway station which is on the central main line of Mumbai Suburban Railway. It is 3.5 km away from Powai.

The state government had realized that the pace of redevelopment of cessed buildings was slow and it could be increased by involving landlords/tenants/private developers. With this in view, the Maharashtra government introduced a policy of giving floor space index (FSI) 2.00 for redevelopment of cessed buildings under Development Control Regulations. Amendments to the policy also gave an FSI up to 4 for redeveloping building clusters in a minimum area of one acre and rehabilitation of existing tenants/occupiers.
The state minister for housing however stated that the amendments made to the clauses had not received much response. He said that the state had received only 10 proposals since the amendment was made.The increase in funds will help MBRRB in redeveloping more cessed buildings in the city.

The Mumbai Metropolitan Region Development Authority (MMRDA) commissioner said that it had received no bids till date, possibly because of the companies' inability to raise sufficient funds for the projects. The board also said that it would seek reasons from these companies for not submitting bids though they were investing in overseas projects. The additional commissioner said that the MMRDA was taking care of all risk factors. However, it may be possible that the companies had issues with raising funds.

An infrastructure project always impacts property prices in the project linked localities. The monorail project too has already driven up real estate prices. The commute time between Chembur and Wadala will be reduced by 21 minutes after the first line of the monorail project is complete.

Yes you are right Jemore.... A state government notification states that MMRDA can designate up to 50% of flats built under different housing schemes in MMR, under the rental housing scheme to be sold as a part of affordable housing. The 2,500 flats to be sold in Thane have already been handed over to the Thane Municipal Corporation.

When it comes to long term investing prospects in a city, major highways are the best bet as they provide good connectivity to various localities within the city and areas in other cities. Due to this connectivity, the infrastructure of a particular area grows and with growth in infrastructure, the growth in demand for that area grows. Consequentially, prices in the locality too appreciate.
The western suburbs have excellent proximity, accessibility and connectivity to commercial destinations. Most of the business districts and SEZs such as Bandra Kurla Complex and Andheri SEEPZ are either situated within the western suburbs or close to these areas. Apart from the WEH, these suburbs have other important arterial roads and bridges that connect them to these business districts such as Link Road, SV Road and the Bandra-Worli Sea Link. These suburbs are also highly developed and offer several social amenities to people.

Q: The builder promised possession in Dec 2012 and now its delayed to Oct 2014. The builder is also demanding full payment way before possession which was not told to buyers at the time of purchase.

Prabhadevi is a completely posh area. More than its amenities, the chief contributors to the posh locality is its proximity to expensive suburbs, the commercial South Mumbai and the Arabian Sea. Its central location in Mumbai and its “clean†image has also contributed majorly to its expensive status

The verdict is encouraging as it makes sense from a legal and economic point of view. 1) When a developer sells a flat to a buyer, the charges for the flat not only includes the carpet area (the buyers private area), but also for the common spaces and support structures such as staircases, lifts, corridors, sewage disposal system, parking spaces and so on. Even before the Mumbai monorail becomes operational, property prices in Chembur and Wadala have at least doubled in the last 4-5 years. The first line of Mumbai monorail between Chembur and Wadala has a huge impact on property prices in these areas.
The following price trend gives an idea about how property prices have increased in areas such as Chembur, Wadala, Ghatkopar and Sewri since the monorail project was announced. Capital value in Wadala was at an average of Rs. 9,700 per sq.ft and Rs. 8,200 per sq.ft in Chembur before January 2009 when the construction began. Within a year after the construction of the first line commenced, the average price per sq.ft in Wadala rose to Rs. 16,100, an increase of 66% and Rs. 10,200 in Chembur, an increase of 24%. Surrounding areas such as Sewri and Ghatkopar also saw a reasonable increase in property prices. Capital value in Ghatkopar rose from approximately Rs. 6,500 per sq.ft to Rs. 13,100 per sq.ft (an increase of 101%) and from Rs. 16,600 per sq.ft to Rs. 21,000 per sq.ft (an increase of 26.5%) in Sewri.

The capital value during the second quarter of 2013 in Chembur is approximately Rs. 15,500 per sq.ft and Rs. 20,150 per sq.ft in Wadala. This is an increase of 89% and 107% in these two areas respectively in the last 4 years. Similarly, capital value during the second quarter in Ghatkopar was approximately Rs. 15,500 per sq.ft and Rs. 31,100 per sq.ft in Sewri. This is an increase of 138% and 87% respectively in the last 3 years.

There are various reasons quoted for an enormous increase in property prices in these areas. The western suburbs are already expensive in Mumbai with the current infrastructure and amenities. Better connectivity with the western and the southern suburbs due to the monorail is one of the reasons for price increase in the eastern suburbs. Another reason which has further catapulted the prices in eastern suburbs such as Chembur and Wadala is the Eastern freeway and the proximity to the Eastern Express Highway.

There are different reasons why the redevelopment plan is being scrapped. Firstly, the state was supposed to receive Rs. 1,000 crore from the three realty firms. However, it has received just Rs. 146 crore from Kakade yet. I heard that redevelopment of the PWD colony was shrouded in controversy since the day it was awarded to the developers. It is believed that less than a dozen developers were shortlisted for the project. The redevelopment then halted when two top executives of D B Realty were arrested in the 2G scam in 2011. Meanwhile the current Maharashtra chief minister had reviewed the entire project back in 2010 and had suggested scrapping the project. However, the public works minister didn't take any action on the files for two years. The current public works (PW) minister is the centrepoint of this redevelopment controversy.
The Maharashtra state government has planned to shelve the plans of redeveloping the PWD government colony in Bandra (East). The main reason quoted for this is the delay in starting the redevelopment of the colony as well as the tight financial situation of the builders

Mono-rail service will be launched in Mumbai in a matter of days. It will have air conditioned rakes that will run between Chembur and Wadala in the first phase and between Wadala and Jacob Circle in central Mumbai in the second phase.
Phase-I connects Jacob Circle to Chembur via Wadala, Mulund to Borivali via Goregaon, Virar to Chikhaldongri, Lokhandwala to Kanjurmarg through Santacruz SEZ and Thane to Dahisar via Mira Bhayandar. Phase-II will connect Kalyan to Dombivli via Ulhasnagar, Chembur to Kopar Khairane via Ghatkopar, Mahape to Kalyan via Shil Phata and Thane to Kalyan via Bhiwandi.

Yes, Vineet, this a new trend that came in. Even i have also noticed the fact that home buyers are specially going for projects with very good amenities. That have become their first priority.
I agree , there was a time when customers used to give more preferences on area and location, proximity to the railway station, whereas as today's home buyers now focus more on amenities and style factor of the project. Hence now a days developers are also competing for achieving parity. External and internal amenities form an important component that determines the living style of a person and also helps the buyer make a decision on buying home.

The Supreme Court (SC) gave a ruling on Tuesday that it is mandatory for developers in Mumbai to set aside a minimum of 15-25% plot area for open recreational spaces. Several buildings had recently created these recreational spaces at the podium level and added them to the open spaces at ground level to satisfy the open space norm.

Pranam Nitin, Are you looking forward to buy a house or a flat in Ulwe or Dombivali for investment purpose since you have not mentioned the criteria of your choice. According to me both the localities are good for property investment but I suggest that Dombivali is the most preferred choice than Ulwe since it is much better developed in terms of civic infrastructure and connectivity.
Ulwe is still a developing area and not fully developed with regard to social amenities, civic amenities and infrastructure are concerned. Whereas Dombivali is fast developing locality in north Mumbai with good infrastructure facility, good amenities and connectivity. I think investing in a property in Dombivali makes more sense than investing in Ulwe, because Ulwe may take some time to develop in all respects.

Hi, Got to know that the project was launched in the year 2011 and the launching price was Rs. 4900 per sqft. At present they are quoting Rs. 7600 per sqft. Rosa Royale has 1 & 2 BHK units. The area for 1 BHK is 685 to 700 sqft and costs Rs. 71 lakhs including registration and taxes. 2 BHK's range from 930 sqft to 1000 sqft and the price starts from 92 lakh onwards.

Hi Praveen, Pratik Sundar Aangan has 1 and 2 BHK units. The area for 1 BHK is approx 650 sqft to 730 sqft and the cost comes to around Rs. 37 lakh onwards. 2 BHK have a total area of 950 sqft and they are quoting Rs. 57 lakhs for the same. Since your budget is within 45 lakhs, you can look for 1 BHK which comes within your expected budget. If you can invest some more funds and pool resources, then you can opt for 2 BHK where you can enjoy a bigger area space.

Hello Bikram, Visited the project site some time back and came to know that Marathon Nexzone has 2 and 3 BHK flats. The area for 2 BHK is around 990 sqft and the price comes to about Rs. 51 lakhs. 3 BHK have an area of 1300 sqft and the flats costs about 69 lakhs onwards.

Dear Shantanu, RNA Exotica has 2 and 3 BHK flats ranging from 1290 sqft for 2 BHK and 1650 sqft onwards for 3 BHK flats.The builder is quoting Rs. 12300 as per sqft rate. The cost for the 2 BHK comes to approx 1.60 crore and the price for 3 BHK costs from 2.02 crore onwards excluding registration, stamp duty and VAT.
Hmmm. I See!!!!. So thats the price what they are charging for 2 and 3 BHK flats. Heard that the builder is offering some lovely amenities of international standards like double height air-conditioned entrance lobby , high speed elevators, landscaped garden, senior citizen park, party hall, hitech gyms, sauna, jacuzzi and meditation room.

Hi Deepankar, Actually the prices of the flat does not include the car parking charges. It seems that one has to pay Rs. 5 lakh extra for car parking. Yes the project has been duly approved by BMC. To my knowledge the apartments are well connected by bus and train services. Buses start from Mulund Bus depot which is at close vicinity from the project and Mulund station is just a stone throw away from Ashwa Platinum.

Dear Shantanu, The cost of car parking and club house are not included in the price of the flats, In fact they are charged extra. Presently they are charging Rs. 10000 as rate per sqft. The transport is too good from Neelam Spiro to other localities by way of trains and buses.
Yeah Deepankar, Since the apartments are located in heart of Mulund east, commuting is not a problem at all. There are local trains available from Mulund station which is hardly 10 minutes walk from Neelam Spiro. Plenty of bus services too are also available from Mulund going towards Thane, Andheri, Goregaon, Malad, Bhandup, Ghatkopar, Chembur and Navi Mumbai. The flats are also very near to Eastern Express Highway.

Hello, The apartments are well connected by road and rail mode of transport. Buses are available on frequent basis from Ulwe to other areas like Uran, Vashi, Sanpada, JuiNagar, Kharghar etc. There is rail link coming up from Uran to CST connecting Ulwe. The proposed airport is also underway at Ulwe. Since the locality is fast becoming one of the emerging areas in Navi Mumbai, developments are taking place at a higher pace. Prices of the properties are surely going to get appreciated in the coming years due to major infrastructure developments tend to take place in Ulwe.

One can reach CST from Ulwe in flat 20 minutes. But one thing I would like to know if the project is being approved by concerned department?? Hello Deepankar, Got to know that the project has all the required approvals and sanctions from CIDCO. Many banks are granting finance for this project like HDFC, SBI, Kotak Mahindra, ICICI and Axis bank. You can avail loan from any of these banks as per your budget and requirements.

Hi Deepankar, Yeah the booking has already been commenced for this project about 3 months back and possession is likely by Dec 2016 for the final phase. Construction work is in full swing right now. The flats are centrally located in Goregaon west with close proximity from station which is just 2.5 kms. Located at a walkable distance from Inorbit Mall and other shopping establishments. Reguar BEST bus services are available from this place to other parts of the city. The apartments are also near to Western Express Highway.

Hi Shantanu, I got in touch with the executive and got to know that it is a semi covered parking. The builder is not charging anything extra towards parking as the parking charges are included in the price of the flats. About home loans, came to know that they have tie up with HDFC bank, Axis bank and IDBI bank shortly.

Hi Deepankar, The project has 1 and 2 BHK units. 1 BHK comes to about 64.12 lakh and has an area measuring 675 sqft. 2 BHK comes with 875 sqft and are priced at Rs. 91.87 lakhs. The prices quoted are excluding registration and other Govt charges. The builder is charging Rs. 9500-10500 as the current rate per sqft.

Hi Deepankar, Now the property owners can now pay the property tax under the old un-amended rate with 50% differential between the old and the new rates. Dear Shantanu, Mira Road and Bhaynder are emerging as one of the fastest developing locales in north Mumbai. Since places like Thane and Navi Mumbai getting saturated due to enormous real estate activities taking place in present times, many builders are coming up with new ongoing and upcoming projects in this locality since the prices are still stable and one can still easily afford a flat.

Dear Sankalp, In fact the connectivity also matters most. Ghodbunder Road offers good connectivity to all the areas falling on both the sides. It is connects the Eastern and the Western Express Highways. Through Western Express Highway the area is about half an hour drive to Chhatrapati Shivaji International Airport. The expressway also helps Ghodbunder Road to be well connected to Old Agra Road and Mumbai-Nashik Highway. The Lal Bahadur Shastri Road is also accessible from Ghodbunder Road that provides the connectivity to Mumbai-Pune Highway.
Yes Deepankar. Also, the monorail is proposed in the area to enhance the connectivity the western suburbs such as Mira Road and Borivali. Apart from this, in a bid to solve the traffic jam woes, there are four bridges have been constructed within two kilometres of the area in the last one year. Moreover, few more bridges are coming up on the Ghodbunder Road, along with foot-over bridges which are expected to be functional soon.

@Shantanu, That is why the growing demand of property in Prahlad Nagar made a 2BHK apartment, which is priced between Rs 30-40 lakhs in the area, can easily be rented for Rs 10000-20000/month. Similarly, a 3BHK apartment, which is the most demanded unit in the locality, is priced between Rs 90-1.2 crore, while it can be rented for Rs 20000 to Rs 40000/month.

@shantanu, Only upper middle class and high class people can afford to buy properties here because of high rate therefore the middle-class families and bachelors go for rental accommodation. Both families and bachelors prefer to rent more spacious 2/3BHK apartments. Even the corporate companies rent properties here for their senior executives and management.

Q: Hi, i had shown interest in Airoli Green World project for this i had been to their office and spoke to Akshar's marketing executive. As per his words had paid some amt to book the flat and he gave me written on a chit. 2 weeks back i paid to him a Cheque to get the allotment letter.. Hi, Allotment is a sufficient permit for getting the benefits, even if the taxpayer has not paid all installments due under the said scheme. The provisions of the section are a beneficial provision for promoting the construction of residential house. Thus, the date of issue of an allotment letter gives a right to the taxpayer (Intended buyer) to obtain conveyance on the said flat so that it becomes an asset within the purview of the Income-tax Act. Hi Praveen, Vrindavan Terrace Garden is a Kolhapur Municipal Corp. approved project and SBI, HDFC, ICICI, LIC etc. are the leading home loan provider of this project. As the project is ready to move, you have to pay the full amount within one & half months of time period. Maintenance charges would be Rs. 800/month.

HI, When we compare the prices of new launches in Parel, Lower Parel, Sewri and Wadala (areas close to the business district) with resale properties in the Andheri-Goregaon belt, there is absolutely no margin left in terms of the price points.
You are right Shantanu, This is because the employees who currently commute for over two hours daily from this belt to the business districts in Bandra-Kurla Complex, Lower Parel and Nariman Point have begun moving to areas closer to their workplaces. This is because there is no extra stretch of property purchase budget involved any longer. With new infrastructure initiatives like freeways and flyovers being implemented, the stress of commuting has reduced. Also, as the price gap is substantial, we have are now seeing increasing interest by home buyers to move to the Central Suburbs.

In absence of completion Certificate and Occupancy Certificate, you can not take the possession of your flat. So, if you don't have possession of your property, you don't need to pay any society maintenance and car parking charges. As car parking charges has to pay once the society formed.

Hi Disha, If no Completion Certificate is obtained by builder you can't occupy your flat. You don't have possession so, no maintenance and car parking charges as building is under construction. You can send him a legal notice and approach consumer court if required after that.

Q: They are delaying the project a lot. Since Dec 2012, they have been telling that they will give the possession. Only 13 floors have been completed while it is a 21 storey building.

Hi Sanjana, Yes, the booking process has started and you have to pay the 20% as a booking amount and rest of 80% in easy EMI. Current price is 12300/sq-ft for 2/3 BHK from 780-980 sq-ft. It is a high rise apartment with G+31 floors which consists 108 flats. As per the conversation with their sales guy i found that the date of possession will be July'2017.

Hey Deepankar, Since the locking period is already over, it has exceeded over 3 year time frame, what I suggest is that approach the builder and ask him when finally he is going to complete the project or else ask him to repay the deposit amount. Do not waste your money in this project or any of # DB projects.. There is no commitment, no compensation and negative investment value... i have a 1 bhk and trying to sell at 40 but similar Flats are selling at 32 lacs because of distress sellers. Even Kalyan being so far you will have to shed higher for flats of the same area It doesnt entertain any existing buyers query and not interested in responding on the details. . If you want to know any information just pose as a new customer.. Pathetic group and management.. Completely avoid the investment
Yes, this project got delayed a lot however I think now it is stable and work is smooth. Floor tiling work in buildings 1-5 is on. Expecting next one in a week's time. Hence I can expect that the possession would be given by end of 2015.

Hi, The maintenance charges are fixed at per sq-ft. rate, and thus vary depending upon the area of one flat. For example, if the maintenance is Rs 2/sq-ft for a 1000 sq-ft flat, monthly charge will be Rs 2000 as compared to Rs 3000 for a 1500 sq-ft flat. In most cases the per sq-ft charge is same and does not vary depending upon the size of the apartment.
You are absolutely right Shantanu, Maintenance charges include all the necessary costs required to maintain the building, common area, terrace, and other amenities including lift. For instance, whether a person is residing on the 1st floor or 8th floor, he is liable to pay for the maintenance of the lift.

@Lalit, Borivali or Borivli is a residential area located in the northwest section of Mumbai. It is approx 18 km - 10-12 mins from Mumbai Airport and 34 km - 21 mins from Churchgate Railway Station. It is a relatively safe place with a Police Station, sufficient Street Lights, gated community with manned exits and a Fire Station. Cleanliness can be an issue as in certain places common areas like roads, streets etc. lack maintenance. It is close to NH-17. The roads inside the locality are however mostly narrow about 12 to 15 ft. width. Private Schools in this area include St Xaviers and St Johns among others. It has several mid-level colleges like St Francis institute of Technology, MPV College of Commerce and Anandhibais.

But i heard that the traffic in this area is heavy and slow moving due to several traffic signals. Parking can be an issue as most roads are narrow and require a lot skill during rush hours.
@lalit, Now a days it has become a major issues in every big cities such as Kolkata, Delhi, Mumbai, Chennai, Bangalore, Pune, Hyderabad etc. Only govt. is not responsible for that. We the residents of India are equally responsible as we dig the road during puja and festival or wedding occasion so it becomes water logging issue during rainy season. Kanakia Aroha is a good project. Its an upcoming area and will give excellent return in 3-4 years.

A department source said the rush for registrations is unnecessary because of the four-month window. Hope it's not leading service. From what I gather information about the Oberoi is that even if it is delayed by 2-3 months, they will easily catch up. @Praveen, If Oberoi comes up with 12750/sq-ft+ floor rise would be in similar price range as Wadhwa. If Oberoi offers 13K then it will be a high price. What will hurt the most with Oberoi is 40% in first 4-5 months when CC is received. The payment plan is 10% on booking + 10 (within 30 days) + 20 (on CC). This is way higher than others....

Well Khushi, As per their sales guy, the booking amount will be 101000 and the rest of the amount equal to 20% have to paid within 15-20 days. And the development charges would be Rs. 175/sq-ft. It's a good thought Gauri, if implement ......."Thoda Khaye But Achcha Khaye" .....Govt. should think over this policy first.... If we look at the list of cities which have been selected as smart city, many of them would already have annual municipal budgets running into multiple times of this figure. On the other hand, there are few states which have shown doubt for implementing the scheme and if there is not enough support from them in terms of funding and administrative help, it would be difficult to take this scheme to its reasonable result.
Yes, to get the reasonable result, govt. should support those cities or state first. "Jyada Khakar Bimar Hone se Achcha Hai ki Kum Khakar Healthy Rahe"......... Government grants will be leveraged to attract funding from internal and external sources but unless there is a possible business model or guarantee from the centre, this would not be easy. Also, the track record of Public Private Partnership (PPP) projects is at best mixed and when there would be multiple parties associated like the center, states, local bodies and private entities, the task would be even more challenging.

Hmm,,,,, A decision on allotment of funds to develop these as smart cities under the state government's project will be taken soon and it will later be placed before the Cabinet for its approval. The Centre, under its flagship programme, will provide Rs 100 crores to each of the 10 cities selected by it so that they can prepare a plan of their own. These cities will then consult NGOs and citizens before finalizing the plan of their smart city.

Hey guys, I heard that yesterday, Cidco MD, Sanjay Bhatia gave a presentation about several projects undertaken by Navi Mumbai for its smart city plan to pass on across the country at a meeting organized by Niti Aayog in New Delhi.
It is true Mani...... Cidco was the only planning authority to be invited to make a presentation on Smart City Project and gave a presentation about many projects under taken by Navi Mumbai.CIDCO itself is a planning authority and not seeking any fund for the smart city project.

Yes, It will. But not in all markets. As above mentioned, the price fluctuations will be localized. Bangalore seems to be the only major market that is performing well. The buying trends in this market are positive. Inventory levels of builders in most part of the city are low and in general, there is a positive sentiment amongst the people. In Bangalore, most people buy houses with the intention of living there and not just as an investment.
Apart from this, other markets seem to be doing badly. Mumbai, NCR and Chennai are badly hit by this. It will take 4 years in NCR, 2 years in Mumbai and 18 months in Chennai to clear the unsold inventory at current absorption levels. These are not good signs. Though the prices haven't dropped, the number of transactions are decreasing Q-o-Q. On the whole, I am expecting there to be a price correction in the Indian real estate market. A property price correction, NOT a market crash. For those thinking of investing in Real estate, my advice would be to wait n watch.

Really admirable job by Ajoy Mehta. The building proposals department which grant construction permission, is considered one of the most corrupt departments in the BMC. The builders and Building Proposal officials had several meetings, from which the middlemen were kept away. He chaired around a dozen of the meetings before reaching a consensus on reducing the NOCs from 150 to 70.
I heard that the civic authorities have approached chief minister Devendra Fadnavis and Shiv Sena chief Uddhav Thackeray to inaugurate the new proposal booklet, which has norms on the reduced permissions. Mehta also advised builder not to approach civic officials, which will reduce the corruption.

That could be the one reason for inventory pile up. Many flats have been under-construction for a long time, because there are not getting enough buyers at the moment as everyone is playing a wait-and-watch game.
Actually, the reason is very clear. Consumers in this category want the very best in quality and are unwilling to compromise. When they see quality, they are happy to pay. As per some developers, there is hardly any ready-to-move apartment available and this is the case with all developers. So where is the question over supply?

As far as builder is concerned, Shree Odhav Developers was established in 2008 and till now they have 3 projects in their hand and all are under construction. Hi Kajal, I can only suggest you that these days there are lot's of fraud cases are happening in real estate market and specially in Mumbai. Sometime builders change the floor plan without taking buyers into knowledge, some time they don't offer the said promises, almost all the project in Mumbai are getting delay by 2-3 yrs. So, before investing in any project do all due diligence.
Yes, even very few real estate portal has listed this property in their site. So, better visit the project site, see the construction quality and status, discuss with some available person or staff in the project site, ask the builder to show all the legal paper, verify those papers with your lawyer and then proceed.

Hi Vinnet, I have heard a lot's of bad or negative reviews about Patel Group. Buyers of this project are saying that the builder is doing unfair practice of selling flats to customers. As per them, builder had showed lot's of good things before selling flats but once the flats are sold out, the real game begun. They are using 3rd quality construction materials because of that flats started cracking. They showed parking space before booking but now they are started construction on it. What is your view on this developer?

Q: I have booked 2 flats in this project and there is no response from builder as per my Agent Mane, I have visited several times to their office but it is closed, latest info I have is that Mr Mahendra is in custody and a trail is going on him in the court of law. Hi Sachin, They are the worst builder in MMR. Almost all of their projects are on hold. Buyers and investors who have booked their flats in their project are still waiting for their flat possession. It is also come to hear that builders was in jail for few days. Lot's of fraud cases filed in their name. Hello Padma!! Rai Yaswant Heights is a KDMC approved project. Approvals like IOD and Commencement Certificate are in place. As far as bank approval is concerned, almost all the leading banks have approved this project. As per the developer, project possession date will be 3.6 yrs from the start of the construction work i.e. May 2017.

Yeah, Alibag is better place to invest in property. It can be direct row land, commercial property, residential property, farm houses etc. Reason is few big giants like Reliance, Tata are planning to do huge investment in this area. Still, considering future opportunities bcz at present, property rates are not that high.
@Kishore, I am agree with you Kishore. Alibag is very near from proposed Navi Mumbai SEZ. There is a sanctioned plan for a Rewas-Karanja bridge. Once this comes up, the driving distance and time taken will reduce greatly, as it will cut off Panvel and Pen. There is also a proposal for a Wadala-Uran Sea link. This is a major project which may take quite some time to become reality. It would cause the Mandwa-Alibag area to virtually become a suburb of Mumbai.

Knowledge about the local market will make you well-equipped to bring the developer to the negotiating table. It is your sole duty to find out the prices of similar properties in the area. An analysis of prices is a must. Find out the launch price and compare it with the latest price. Enquire about the price trend from local brokers, who will be able to give you an idea about how much discount you can expect on the quoted price.
I am agree with Bikram. Apart from that, a person who has bought a house in the project is also likely to give you the real picture of the discount you can expect from the developer. I am simply telling you that two factors that play a major role in price negotiation are the cash-flow situation of the builder and the number of units he needs to sell. Later, you can decide yourself.

Q: As per RERA builder supposed to give us 31St December 2018. But considering work scenario and Progress he cant able to finish there work till April 2019. So can we demand compensation to builder or not??

Most property contracts provide an estimated stipulation of the time period for construction. Please go through your contact papers to figure out the duration. Q: Hi! I had bought two units in Imperial Heights, Goregaon W, Mumbai in 2015. The handover has been delayed repeatedly and last year in RERA the builder had declared June 2019 as handover date and now they are applying for extension to June 2020 to RERA. Hello Prattyush, I would advise you to make a complain to the RERA authority in groups and force state RERA not to extend the date as you all have to pay huge EMI burden. And I am sure your state RERA will ask them for the reason of extension. They already know that project is getting delayed by 3 years.
