@ Micheal Once the project is completed, it is necessary for the builder to receive an Occupancy Certificate also known as Completion Certificate. This certifies that the building has complied with the approved plans.

OC is not required for registration of the property during purchase so that most of the buyer ignore this document, but it is one of the most important paper when you are going to apply for Khata. Without OC, buyer will have to face problems in obtaining Khata.

Hi Micheal, as per my experience while buying property following document is required to obtain OC: 1. Copy of sanction Plan 2. Completion certificate 3. Commencement certificate 4. Tax receipt 5. NOC from various department like pollution, fire etc.

Hi, I recently contacted the Jain housing which are building the Tuffnell Park in Kakkanad. They said that they are in the construction work. There are 8 blocks in total for this project. Out of this, 2 blocks is going to be ready for possession. These 2 blocks will be completed by March.

Addition facilities like bowling and golf gives this apartment building the edge, I read something about them offering Naturopathy treatment too, this is a type of alternative medicine. I find it interesting, so that could be a bonus if you are interesting in natural medicines too. Yeah I would say the same about Edapally, and the other thing is, you have to also look at the rental price per square feet. Obviously the rent rates are on the rise, and currently the average rent price per square feet is around 11 Rs. It should be around 10-12 Rs. per square feet, but that is just for the apartments. If you are looking at residential houses, then the rental prices are even more. For a good residential house, the rent should be around 14 to 16 Rs. per square feet.Yeah I would say the same about Edapally, and the other thing is, you have to also look at the rental price per square feet. Rs. 6 crore has been allocated for the Ring Road project and Rs. 2 crore for the Kaloor-Kadavanthra Road. This project will be completed in one and a half years. Every day while driving, I come across the construction site of Trinity World Mercury with all the hoardings and advertisements about. I see that work is going on at a good pace. I haven’t ever visited the place, but I can tell you the benefits of being located there. You’ll be nearby to the CSEZ on one side and the proposed, prestigious Smart City on the other side. There are provisions for geyser and hot and cold water taps and an over head shower is provided. The wirings are concealing copper wires and front door is made of teak wood and others in hard wood. Emulsion paint is used with oil based distemper. Enamel paint is used for doors and windows. So apparently the pipes at Kakkanad were really old and badly needed to be replaced for a while now. Wonder why KWA hadn't thought of it until the problem took a toll on all the residents. But ofcourse, they were low on funds and there was a lot of delay with the work. The residents had to pay so much to water suppliers just so that they could get drinking water. Atleast some for of compensation should be made by the civic authrotities to the residents. Especially the ones living at Sunflower who were living for a week or longer without water supply from May 1. See I've lived in Bombay also for a while, and even though Marine Drive in Kochi is considered the most influential and expensive prime locality, it is still very cheap when you compare it to other cities like Bombay and Delhi. Yes agreed! Last year Edapally faced some major civic issues. There was even a mosquito menace because of illegal hoardings and flex boards that were dumped all over the locality. This accumulation of debris attracted hundreds of mosquitos till the place became a breeding ground for them. Such disgusting unhygienic conditions. Finally, after the residents fought to remove these hoardings, Kochi Corporation understood the importance of a disposal plant and all these hoardings were further dumped at Brahmapuram waste treatment plant. Water pipes keep bursting in Kochi and now this is a common menace that we have to deal with it. The materials used for the pipes are of inferior cheaper quality and what is required for a water pipe is definitely not asbestos - cement material but should be iron clad! But the price for one metre asbestos is only 2000 to 3000 bucks and for the iron material it is easily 15,000! Insufficient funds as usual for this replacement to take place. The project worth 1 lakh is already underway in Iringole Kavu at Vallam. There are many other places that are tourist hot spots. So this blockage is basically because of the metro rail construction work, as you must already know. The authorities are a bit worried that because of all these big trailers and cranes, there might be a bit of a traffic blockage so they have decided to keep that stretch closed to general public. Actually, even small vehicles will be able to pass through. Its just the big trucks which transport smaller vehicles that are not going to be able to pass through this stretch. The total cost of this project is 1 crore. The municipality already has 40 workers for waste disposal but the corporation didn't have enough vehicles for garbade transport. They've decided to start off work with the resources they have now, and increase the number of labourers as and when required. Bio waste will be treated at Brahmapuram waste treatment pland the plastic waste is to be shredded by the unit created by the municipality themselves. The road isn't even the only problem here, there is a complete lack of public transportation buses. KSRTC doesn't operate in this sector and only private buses do. I think the reason for this long delay is because the kochi metro rail project is coming in the way of this road widening project. The project had to be completed in order for metro rail work to start but ofcourse that didn't happen. But this plan of extending the Petta Vytilla road is a great idea because I hear they're also going to improve underground drainage and provide parking lots wherever possible. The project was supposed to connect Panampilly Nagar and the Kundanoor-Willington Island road at Thevara linking an underpass near Kasturba Nagar. Motorists were going to have a new route especially the ones coming from Kadavanthra and Vyttila areas to Kundanoor and west Kochi so that they don't have to enter the busy stretches such as the south railway overbridge and MG Road. The 210 crore UL Cyber Park is another project that is going to sell commercial spaces to companies and employment opportunities are going to rise even more. Apparently this bridge has a lot of problems now though. I think GCDA has full control of the bridge although relugar maintenance works are not happening. This bridge has been there since 1940 and is a very old infrastructural facility that stands to this day. It's made of wood in the middle so that it can lift up allowing ships to pass through. It's a very useful bridge for Kochi. But the bridge is still not 100 years old so it's not considered to be a heritage monument. that doesn't mean that GCDA shouldn't solve the issue of the breaking down of the wood on the road.Apparently this bridge has a lot of problems now though. But if you go by actual property registrations alone, then you'd be disappointed because there actually aren't many at all. As compared to 2 years ago, 2013 and 2014 have both witnessed property registration decline by at least 1% and it's expected to fall further in this quarter.It depends on how you look at it really. The main complaints were from the residents of Udayamperoor and Tripunithura. Since this is the connecting road between Ernakulum and Muvattupuzha, the government has decided to turn this 13.5 stretch into a 4-lane road. Anybody has any more information? I personally have to travel over the Chitrapuzha bridge on Seaport-Airport Road, and its in such a bad condition yaar! It is my request that no one should buy this apartment because builder has made this flat using substandard material. Taken 3 years maintenance but nothing he is doing on 11th June 2015 night there was a big mess and builder threaten the residents of green valley upon this peoples have lodge FIR against. Please Please do not purchase these flats because the life of these flats max to max 5 to 6 years.

i dont know the actual market price of the land in Vazhakulam. But, i know that it is similar to that of the nearby area Pukkattupady, There the market price was around rs. 4321 per square feet back in 2013. The people were really stranded during the monsoons as the potholes were filled with dirty water. this is going to affect the real estate of the whole of kochi very badly. Yes, I read that the outer harbour project involves the construction of two breakwaters on both sides of the approach channel of the port, off Puthuvypeen in north and off Fort Kochi in the south, with associated land masses on both sides. The land that is being developed on the North side of the approach channel will only used for shipping activities and trade itseems. While the remaining part that is in the South towards Fort Kochi belongs to the Navy.
Yeah I have heard that even the Navy is investing in this project. The northern part of this project has an area of 2,600 acres where the industrial hub is set to come. And it will mostly be a oil hub. The proposed hub will be able to process a wide variety of o0il and crude.

guys, Anvita Winter Garden apartment is one upcoming big project in the maradu region actually. I think it will be available for buying in a couple of years. This can be a good investment actually. This project is undertaken by the Anvita Builders private limited.

It has 3 bed rooms and 3 baths among others. It has amazing carpark. The built up area is 1437 sq.feet. and is available for possession from the third week of December 2014. The initial amount the expected to be paid for the booking is Rs. 10,00,000

Hey, good news for you then because the Kochi Metro Rail Limited just announced their plans to start renovation work on 23 different roads around the city. The roads will be strengthened and improved with Bituminous Macadam and Bituminous concrete specification.
Hi, did you hear about the rcentely announced renovation work done by KMRL. The tenders have been passed and the renovation work will start at the end of the month. All the utility agencies like KWA, KSEB & BSNL have been informed to complete all the works concerned with these roads.

There is not much information available about the amenities that the builders are going to provide but the project is from a reliable builder and I am expecting that it will sponsor some out-of-the-box facilities, apart from basic amenities like a swimming pool, and garden area, because the price they are asking is a little too much.No! I am not sure but they are offering some facilities with these apartments aswell. There are the most basic facilities that you will get in any other apartment aswell. These include a garden, security personnel, and broadband connectivity. They have placed four apartments in one floor so I am not sure about the privacy factor. But they have designed the floor plans thoughfully and have attached bathrooms in every room and one for the guests in the living room. There are just two apartments at every floor so invasion of privacy should not be an issue. Apart from that they have designed the rooms thoughtfully in order to save space. There is a separate dining and living area with attached balconies. In the recent years, the encroachment in the area has become rampant as the demand for land became more and more. Along with this the government authorities, especially, the Greater Cochin Development authority people could not effectively utilize and manage such small land holdings. Hey David, yes, the condition of the canals in the city has been pathetic. But, now, I think that the corporation has come up with some development projects for the remodelling of Canals in Kochi. The project will be undertaken by the Kerala Sustainable Urban Development Project or the KSUDP.

Here is some background info i came across; The vessel, KVITBJORN, was berthed at Petronet LNG terminal a few days ago during its maiden voyage from China to Europe. But, i think that the corporation authorities are also worried about the increasing number of high rises and the frequent damage of water pipes due to Metro construction. Did you know that if the salinity is found less that 5ppt during the driest month, those local bodies would automatically go out of the CRZ regime. Actually, i dont think this is a good move. The reality is a little different. Corporatisation of ports was mooted more than a decade ago, and much water has flowed under that bridge. I think that the decision has been taken to forcefully acquire the land from Seematti company. But yeah.. according to me, raising funds from the market will be a tough option given the weak finances of the government. I think any fund raising from these agencies will have to be backed by a government guarantee. But as the tension grew it gave the revenue department the permission to go for it which the revenue officlas did not do right away. I think I know why the company let the land go. I mean they were really stretching their luck as they denied giving away the land. Now, had the talk failed again. There is a bit of a problem with giving clearances to residential homes near small rivulets. Maradu has about 14 rivulets or canals, big and small, within its limits.
