Hey, Madhapur is an excellent place to rent an apartment if you are going to be working at the HITEC city. Being right in the center of the IT hub of the city, this place is also a commercial hotspot. There are plenty of malls, banks and shopping centers.

Yes, Tarnaka should definitely be your first option. It is closest to the university. You can also look around in other localities like Vidyanagar and DD Colony, in case you don’t find any suitable place in Tarnaka.
Many of the university students live in Vidyanagar as it is a safe neighborhood with low rent rates. 1 and 2BHK apartments are easily found in these places and have a low rent rate of just Rs 9 per square foot.
You can try out DD Colony as well. That will also be pretty close to the university campusYes, Tarnaka should definitely be your first option. It is closest to the university. I can give you some details about the general floor plan of the villas. Both types of villas have two floors. The ground floor of both the villas have a bedroom with an attached bathroom, drawing room, dining room, a utility room, and a kitchen. The 4BHKs have some extra features like a sit-out area outside, a store room and a puja room.
The first floor of the 3BHKs has two bedrooms with attached bathrooms, a family lounge area and a sit-out, which is basically like an open terrace. But I think the Greater Hyderabad Municipal Corporation (GHMC) is digging up more borewells to improve the water condition. They have decided to dig up more borewells in empty government lands and connect the water supply to these areas through pipelines. They have quite an elaborate construction plan for each one of their villas. Their brochure tells me that their villas are going to be designed with teak-wood frames for doors, laminated wooden flooring in master bedrooms, modular kitchen provisions, and concealed copper wiring. You can also get the builders to use construction materials of your own choosing, as long as you’re willing to bear the extra cost. Property prices have been fluctuating in recent times because of the political uncertainty that was prevalent. There’s so many apartments that you can consider when it comes to Madhapur. However, since you’re planning on taking a 1 BHK, I do have to warn you that the number of 1 BHKs available are less compared to the 2 BHKs and 3 BHKs out there. When you find one, depending upon various factors, you’ll find yourself paying something around Rs. 11 to Rs. 15 per square feet. However, once a firm decision was made by the ruling class, the market starting picking up again, it’s much better now. Infrastructure works which had been affected a while back, are back on full flow. As you know, Hyderabad is a big city with a number of infrastructure projects being constructed. I think, among all of them, the Hyderabad Metro Rail is the most impressive. Being built on an elevated track throughout the city, the construction work of this project is being undertaken rapidly.Hello! I would love to tell you more about the roads in Hyderabad that are so big they fit in thousands of vehicles with ease, but that would be beside the point. Personally, I live in a more developed part of Hyderabad called Gachibowli. So, I’m fairly alienated from the annoying traffic jams that I so frequently hear of. I do have to travel to nearby Jubilee Hills and Banjara Hills sometimes, and I can tell that though the roads in these localities are big, you’d still have difficulty with the traffic. Along with the number of vehicles, the number of bottlenecks and potholes have grown as well from what I see. Tolichowki is an area that has been populated since the time of the Nizam. Since you want to be living in a locality close to Tolichowki, my best bet would be Mehdipatnam. This locality is one of the most-developed ones in that part of town. The 13 km long P. V. I was initially interested in Rajapushpa Atria and so I went on to enquire further. But now, I’ve landed a job in Barcelona, so it’s just not happening. From what I know, I can tell you that Rajapushpa Atria is designed to be a conglomeration of 10 apartment blocks, with each building housing 15 floors. Once complete, this project designed to be a gated community with round-the-clock security and CCTV surveillance. So safety wise, I guess you’re all good in this community. The market is even better in places like Miyapur, which is directly connected with the IT hub of the city. The main connector roads are Kukatpally Road, IRR, ORR, and the national highway. And not just the IT hub, if you’ll be living in Miyapur, you will be in close contact with the major educational region in the city. There are a lot of villa projects coming up in the outskirts of the city. I suggest you to go with the villas built by trusted and approved builders, as Hyderabad is facing a lot of land dispute. The colony is very secure and is very suitable if you have a family with kids. The surrounding area of Manikonda is a very nice place to live in. In latest new it is claimed that this is because of the unscheduled power cuts that have been set by the TSCPDCL which stands for Telangana State Central Power Distribution company limited. There are more than eight lakh consumers of water here and the Hyderabad metropolitan water supply and swerage board has been supplying water either alternative days or even once in three days. Hi, that is a great decision first of all, because Mehdipatnam is an up and coming locality of Hyderabad. It is adept with trade and commerce and also has a significant amount of inhabitants in the area. People move here mostly for work-related or school-related purposes and they can form a life here with all amenities easily.The Mehdipatnam Bus Depot is immensely helpful for providing regular buses that help in getting around the city from Mehdipatnam. To add to the information provided above, I would say that there are variety of 1 BHK, 2BHK, 3 BHK and more different apartments available in places like Kendriya Vihar Phase 3, MQ Ultima, Manne Shanti Sagar and Libra Residency for much lesser than 80L. If you are looking for luxury homes on the other hand, there is variety of options for that too, ranging from Lunetta Villas to United Residency which start off at around 1.69 Cr. Hi, from my point of view Square Avasa is a good option for elite villa but can be on the expensive side. But if you look at the expanse of development in the project and the amenities provided it would overall be a wise investment. Following a north face entrance concept, the project is aimed at providing ultimate recreation with excellent landscaping and water bodies. The amenities provided include swimming pool, gym, indoor and outdoor games, as well as yoga. It is located on Knowledge City’s Srisailam Highway in Maheswaram, Hyderabad, and the locality is fairly well developed offering a lot of favorable amenities. There are over 300 villas in the project and they are developed by SAA International Malaysian renowned architectural firm. It is very close to Rajiv Gandhi International Aiport and it is just 15 minutes drive. The road networks and infrastructures of HADA benefit the project immensely. Yes Kamala, I agree for your concerns and it is true that Bachupally has been recently under a lot of pollution from hazardous chemicals. This is because waste is being discarded carelessly at Gajularamaram which is outskirts very close to Bachupally. This is leading to many heaps of sediments being collected at the pits outer rims. Whenever it rains the whole thing gets washed away to the city areas which is very harmful. The biggest problem is that the tests were not done in crucial time but only after the public reacted. In fact, one national research agency had alerted them beforehand already but the claims were ignored. I mean this logistics park here actually proves that this is kind of under the radar of the HMDA for further development projects. So don’t dismiss it right away. The logistics park might not be directly relevant to the real estate market here, but because of this, there will be more focussed attention on this locality. Actually you know there was going to be a rail over bridge directly at the Safilguda railway crossing, but they scrapped that project and decided to go with building one at Uttamnagar, to also reduce the heavy traffic inflow to and from Secunderabad. And yeah, and from what I’ve heard the construction work is going to start pretty soon. Hi there. Yep that's right! Madhapur property value has increased in what seems to be no time at all. it has risen to 8% in just the past 3 months. I think a lot of factors have to do with Madhapur's real estate success. First and foremost, the IT company growth in this areas. Several employees working in these offices have relocated to Madhapur so they can be as close to work as possible. Madhapur along with places like Kukatpally, Gachibowli and Hi tech city, is a posh residential locality rich in infrastructural growth. The metro station is one such example and once it's complete, I'm sure property values will rise even further! Great locality to invest in Hyderabad. :)Yep that's right! Manikonda really isn't all bad! Agreed, those illegal construction did drop real estate value but noy by such a huge margin also. The locality is quite good and it's affordable. You get a 1000 sq feet apartment for rs 25 to 30 lakh which is cheaper than paying rs 35 lakhs in Gachibowli or above 40 lakhs in Hi tech city! The locality has faced water shortage in the past, but the situation is much better now. Oh and it has great connectivity to other parts of the city. Just 3 km away from ORR and the Indira Gandhi flyover. 15 km or so away from the Kukatpally metro and about 8 to 15 km away from all the major IT hubs like Gachibowli and Hitech city. Reason is that the builder paid only 420 crores and the remaining 1700 he still did not pay. Because of this, the project is still supposed to go on but now on much lesser space. Now even the number of infrastructural projects that was supposed to be undertaken have decreased. But still I think this will be very successful project because it will really give real estate a big boost up in Tellapur. It is amazing that the first phase of the project was launched in 2010 and was able to be completed 4 years later. It even got a prestigious LEED Gold Certification and they're looking to acheive the same Certification for phases 2.2 of the project. I'm sure it is possible. The building is said to be very modern with state of the art facilities. It also practices many conservation techniques which is much required in a country like India. I think the reason for the very slow occupancy rate is because the locality also had some civic issues in the past right? Garbage disposal was a big problem here. There were overflowing dustbins and garbage all over the streets. But now Jubilee Hills is rid of that problem and is a perfect locality to live in. Well, maybe not perfect because every place will have some glitch or the other. There is good connectivity here, but Gachibowli and hi tech city have a lot of developmental projects that widen the roads and what not. There was a time when the infrastructure of the area matched the requirements of the residents of Secunderabad. You know when that was? In the 60's! Funny thing is, they haven't changed that time's infrastructure to the infrastructure required today in 2014. It is still the same pipes and drainage system. As a result, lot of civic issues are there like bad roads, multiple enroachments, garbage accumalation, improper drainage, and ofcourse the never ending water problem. Nobody bothered to upgrade anything and the population is now 6 times what it was. You can only imagine the groans and straining of the infrastructure. SCB needs to do something about this. This year’s budget was mostly about pushing forward these entrepreneurships. I’m also very impressed to see how they have decided to tackle the rising inflation by providing some tax relief to individual tax payers. We are also hoping that on the other hand all these national accelerators and incubators around the country will propagate development even further. Because of this there have been water supply fluctuations all over the city. This is something that the CM must handle immediately because it is causing quite a burden for those who need to pay a lot of money for outside sources of water. Along with water problem, residents are also facing many power cuts. the 'Dial a tanker' number never seems to work and even tankers seem to have a lack of water. Definitely water problem is the main civic issue but that doesn't mean there aren't others. The roads in this area are pathetic and still the civic authrorities are not lifting a finger to do anything about it. Another big problem here is land encroachments. Whether it is slums or fancy buildings, you always have to be careful that you're not infiltrating an encroached building because notices will randomly be issued and you will end up having to vacate in a span of 3 days. I think Khairatbad is a very nice peacful locality. The residential welfare association (RWA) in Khairatabad circle got really unhappy with this decision. They feel that just because the Standing Committee asked them to stop – that’s not a good enough reason. So far just 5 unauthorised buildings were demolished here in Khairatabad circle, and that also just partially, before this halt.Yeah, a lot of other residents are getting mad at the GHMC. Seems like there hasn't really been any news on the civic issues at Shadnagar which can only mean one thing. There aren't many observable civic issues and even if there are, they are probably things that can be dealt with. Shadnagar is a better choice for investors to invest when you only take the realty trends into account. Property value is said to appreciate by 30% in the coming year and the area is fast expanding what with all the IT companies and industrial areas like Balanagar, Kondurg and Kothur in close proximity. But factors such as good connectivity, repuation of the developer, neighbourhood safety must all be taken into account as well and there are localities in Hyderabad that are better on that front. He advised the state administration of Hyderabad to set aside 2000 acres of land at Bapulapadu which is just 5 kms away from the Gannavaram airport. The fact that it is so close to air transport has already turned the heads of many IT companies and MNC's. Since the plan is to make another Hitech city, I'm sure infrastructure in the area is also going to be great. I heard that many developmental projects in the locality have already begun. There have been some issues with the constuctions but nothing that affects the constuction very much. for example, the debris from the constuction is dumped illegaly because there is no proper oversight from the GHMC. Urban Union Minister M Venkaiah Naidu wants the local bodies to be strengthened so he has asked for providing better funds and functions to the ULBs. He seems to think that its the ULBs basically who should be directly in charge of the new regulations under this bill. As in they should collect taxes and ensure that all the transactions are as transparent as possible. What I find weird is that all the smaller cities in the country have an online process for applying for all these building permissions. But a major real estate spot like Hyderabad has been left till now. Till now, we had to manually get all these building permission. I mean everything, starting from the application process to the inspection, to the final permission document release. Anyway, the process is going to be phase wise. The whole process used to be so slow, and we had to bribe these officials every step of the way to get things moving. I’m glad that this change is happening. Then they decided to make into a park, and later they decided to make it a stadium, but no initiative has been shown so far. This project however is situated near the Rajiv Gandhi International Airport. So there is not much happening directly around the site. But what is convenient is that except for the sound of the aircrafts, you can expect a lot of calm and peace. I invested on a property near an airport just for that reason. Since I stay near Banjara Hills, I usually go out for jogging to The Jalagam Vengal Rao park. It is a well maintained park and is very fresh. You will find lots of people around the area that come to this park to relax. This area is also known because this is one area where you will find lots of celebrities settled in here. On road number 1 and 3 you will find a lot of businesses and their offices set shop. The most famous college in the city is also situated there. Muffakham Jah College of Engineering and Technology. There is some kind of a water problem in the Miyapur area in general and the pressure of water is slow at times, but I think you can manage with the municipal water tankers.
