As per laws, a flat owner can occupy an apartment only once the OC is issued also it is mandatory for every residential complex to obtain the Occupancy Certificate which has more than five units.

Yes, some states allow you to convert the leasehold property into freehold. And if there is such an opportunity, you should definitely go for it. Every state has a different set of rules for such conversions.

Look before you buy in this project.Make a informed decision.Kent Mahal Project delayed.When I booked the apartment in 2012 - I was promised handover in Dec 2012.Ultimately the project was handed over in Dec 2013 but apartments still not in a livable stage.NOC hasn't been received and therefore no KSEB connection in the apartments.This is going to take another 4/5 months as per their offices.My apartment walls have already developed cracks. The builder isnt committed to hand over the apartments in time and their customer service sucks.
I can understand your concern. I would like to suggest you to consult a reputed lawyer to know about the legal aspects mentioned in your property agreement before taking any action against builder. Thanks.

Hyderabad is a good destination for buying luxury apartments and villas, however getting the same in under 50 lakhs maybe difficult as it wont offer you a good location or good modern amenities. Hey, from my friend who is working as an engineer there, he told me that the project Prakrriti is expected to complete in Phase wise. The phase I, block 1 is already handed over and sold out. Block 2 is expected to finish by May 2015. Don’t worry about accommodation for guests, the apartments have separate guest rooms for renting. The choice of getting a 3BHK is yours, anyways I think it is a good place for kids, they have many recreational activities for them. Like billiards, table tennis, squash, tennis, badminton, basketball, swimming (they have a kids pool too), and what your kids might enjoy the most is the cricket practicing nets, this is something you don’t easily find in other apartments. The whole of Kerala has only one center where you can process e-waste. This canter is situated in Kanjikode, Palakkad, and it is recognised by both state and central pollution control board. So, with such a lack of facility for a whole state, Kochi e-waste disposal state is not so bright at the current moment. But Kochi is slowly turning into eco-friendly in lot of their aspects and so, you can expect proper e-waste disposals soon. The corporation submitted the project details to the Central Government in late 2013, but there is not much movement on this front. This road when completed will be useful to you. Presently there is a lot of traffic jams at the Vyttila junction and also on SA road. This road will reduce travel time, and also reduce the congestion. When the Vyttila Mobility Hub begins full operation, there is bound to be a lot of traffic congestion in the area. The GCDA will widen the road parallel to Sahodaran Ayyappan Road by 15 metres, and some of the roads will be 8 metres wide. The GCDA have acquired some land, and are in the process of acquiring more land This road when completed will be useful to you. Hello, myself and my husband were looking into the Mather Highlands property very recently, and we were all set to move there. But could not as he got transferred out of Kochi. You are lucky to be making this choice as Mather Highlands is an ideal place to live in according to my research. Last year was a very bad year for Kakkanad. Even though we paid the water bill for the whole year, randomly there will be disruptions in KWA work and we won't end up getting water. The civic authorities are literally of no help. They don't give you any information as to when the water supply will eventually return, nor are there compensations. The real estate in the area dropped as people started moving out from Kakkanad because of this problem. Some new residential homes did not even have the water pipeline installed even though there were residents already living there. This issue needs to be solved completely. I don't want just temporary provisions!Last year was a very bad year for Kakkanad. So the good news is that Kochi is now experiencing its finest infrastructural project yet i.e The Kochi Metro Rail! Bad news is that the work has been delayed because of the ban that it was given by the Kalamassery Municipality. Hmm. This work has been help up since April 2013 and it's quite unfortunate because work needs to be done in 6 piers namely the ones between 218 to 223. So works has been disrupted between Aluva and Palarivattom. They need to complete the work by monsoon otherwise there will definitely be further delays. Hi, Yes, the project was delay due to some legal issues but now the construction work is going on. This project has two blocks and both the blocks will be delivered till December'2015.

And other than power saving, another good thing about this project is that, once operational it will be really easy to do any sort of repair work. Yes that's right! The City Corporation and Greater Cochin Development Authority have both prepared projects that they have presented to the centre for funds. Corporation prepared projects under the Jawaharlal Nehru National Urban Renewal Mission and CDA also prepared 4 projects. These projects are aimed at improving water facilities, setting up of pedestrians, canal revitalization programmes, implementation of unified metropolitan transport authority and also the formation of its special purpose vehicle. The Kerela Water Authority can never detect where the precise location of the pipeline is and that's why so many times metro work has had to be stopped in MG road and Kaloor. 2 metres of the pipe had to end up being cut and replaced as a result of this chaos. Apparently there is a lack of public buses and that's why they aren't suuplying buses to Vennala. That really isn't fair because alternative modes of transport like autos are very expensive. And hitching a ride from motorists is not a very stable option. The private buses are also very annoying. They only operate from 7 am to 8 pm even though they're supposed to start work from 5 am and finish much later than 8. The pathetic road condition is another big headache here. Every morning there's a bottleneck created by Velanna School Junction, which increases everybody's blood pressure first thing in the morning because of the madness of the traffic.Apparently there is a lack of public buses and that's why they aren't suuplying buses to Vennala. The piling work for the 620 metre long flyover in Palarivattom started on 1st June. Private company RDS Project Ltd has been given the responsibility of project implementation. I think the cost of this project is 72.6 crore and this includes 47.7 crore for construction and 24.9 crore for land acquisition. 54 cents of land had to be acquired for this project. Streetlights and other obstacles have already been removed on a 350 m stretch where work has started. The Lulu Group investment of Rs 350 crores is what they recently acquired from 150 crores at L & T tech park and this investment will hopefully improve trending IT companies in the city. Lulu is even proposing a name change for L&T Tech Park to Lulu Tech Park Limited. As of right now, L&T has a four lakh sq ft IT building called Tejomaya in its 7.44 acre campus at Infopark. Tejomaya has a number of companies like TCS, IBS and Arbitron Inc. The chairman has said that he is going to take the suggestions of private bus owners, merchants and traders' organizations and members of chambers of commerce to get a better idea as to where exactly road work needs to be carried out. He's also going to take the opinions of corporation councillors from west Kochi region and representatives of various political parties. People from west Kochi can seriously chill out now that this high toll is done with. Hello. this place is just awesome. It might cost you anywhere between Rs 29.10L to Rs 31.23L. It is quite reasonable considering that it provides all the basic amenities. If you are moving in with your family then this place is the best. It is very spacious and includes playground for kids and has a beautiful garden that is a treat to the eyes. You're right man. For those of who are not familiar with this road, it connects directly to the road leading to Kottayam. Now this one is a much wider road. So what happens is that there is a heavy inflow of traffic down this road, which tends to get stuck in the much narrower Vaikom road, creating a bottleneck. It is to be noted the apartments have air conditioning too and visitor parking is available in the area a well. Each flat gets 2 car parking spots. Clubhouse has billiards room and yoga center and aerobics. I know. The CAG has intervened and they have discovered some massive flaws with how the whole thing has been carried out. Apparently, the government has favouring this project a bit too much. The Dubai based TECOM Investment Private Ltd was the main partner and they didn’t even do a proper background check on them. I know. Perumbavoor is awesome! The climate and the lush green surrounding due to the timber industry just adds to it. As far as housing options go, like everywhere else in Kerala, most are landed individual houses. Around 38%. Exactly, The major problem i have seen is in the road near Irumpanam and Cochin Special Economic Zone. There are many commercial establishments that have extended their shops to pavements by four to five feet. This also resulted in some dangerous parking near these shops. The Edachira Junciton in itself is a small place, but it is definitely influenced by the strong social backbone of the adjoining areas. There are two schools really near this places viz Mar Thoma Public School and the Indian Public school. Kochi first corrugated steel arch bridge is coming up in Gandhi Nagar and the cionstrcution for it has almost started. This bridge will link the Ernakulam Rialway Stations eastern entry with Gandhi Nagar. There are so many amenities available under this project. There is the swimming pool, which im sure you will love. Also there is even a cafeteria. So basically you are even being provided with places to eat right within the project boundaries.
The health facilities being provided here are pretty awesome actually. Otherwise the usual 24 hour power backup, a state of the art gymnasium, garden, badminton court, etc are all obviously there. And not to mention the community hall and the tight around the clock security system

Actually the size of the 4 bhk is an exact 2394 sq feet to be fair. So finally the work has begun. There were delays in the constrcution of this depot in the past. Surabhi Nagar is a purely residential locality that is situated near to the Infopark area. This area has a good social infrastructure in my opinion. It is located near to the popular locality of Kakkanad...to be precise, it is one of the good residential pockets of Kakkanad itself.

I dont understand why is Seematti still holding on to the land. The KMRL even has proposed to the Seematti to provide free space under the pillars of the metro rail as the compensation in lieu of the land that Seematti surrenders. As far as I came to know, the station has a ground level reservoir (GLR) with one lakh litre capacity and an overhead tank with 10,000 litre capacity. Sometimes, even though the GLR has adequate water, due to frequent power failures, authorities are unable to pump water to the overhead tank. You have to watch out for ice used by juice vendors. There is a huge element of health risk in it. That is why the residents of Kochi should be careful about such proneness to these diseases.
