Q:
What is the water tariff in Hyderabad?
My replies to this discussion
The water supply in Hyderabad is charged according to consumer usage. There are different slabs of usage. You will be charged according to the slab in which your water usage falls.
For every usage slab, there is a minimum charge along with a water tariff for each kiloliter of water used. The lowest slab of water usage is within 15 KL, for which the minimum usage charge is Rs 212 with a rate of Rs 10/KL of water used. The minimum charge and the rate keep on increasing until they reach the highest slab of water supplied for domestic purposes, which is 200 KL and above. The water supply in Hyderabad is charged according to consumer usage. Q:
How will the construction of Metro rail in Hyderabad influence the real estate market in important areas like Miyapur, Falaknuma, Shilparmam, and Nagole?
My replies to this discussion
Hey, these three routes are interconnected. So you can change your line depending on your starting point and your destination. Corridor I meets Corridor II at M.G. bus stand. So if you want to go to Gandhi Hospital from L.B. Nagar, then you can take the Line I from L.B. Nagar till M.G. bus stand and then change over to the Line II and reach Gandhi Hospital.
In the same way, Corridor I intersects with Corridor III at Ameerpet and Corridor II intersects with Corridor III at Parade Grounds.
Since the commuting issues will be solved to some extent, there will be rush to buy real estate near any of these metro stations, especially stops like Falaknuma, Mettugoda, Miyapur, Nagole, as these are key areas of the cityHey, these three routes are interconnected. How is the locality of Kukatpally for buying a residential house for my family?
My replies to this discussion
Hey, Kukatpally is an excellent choice for your family home. if you have children, then there are plenty of good schools nearby, like D.A.V. Public School, Meridian School, Frontline High School, and so on. There are good hospitals in this locality like Prime Hospital, Anupama Hosptial, Apollo Hospital, Preeti Urology and Kidney Hospital, and some others. Since it is close to the IT hub of the city, this place enjoys almost constant water and electricity supplies.
The houses here are priced between Rs.3000-4000/sq. ft. Hey, you mean the Vintage Heights project by JPS Builders in Hitech City, right? This project has 2 and 3BHK apartments, with a constant square foot price of Rs 3700. Being located in the IT hub of the city, this place is a bit on the expensive side. But it is an investment worth making. Are you looking to buy a residential home for you and your family? Then it is quite appropriate as it is located in a prime location.
In case you’re renting out, you will get back your investment within few short years, as apartments in this area are always high on demand for renting.Hey, you mean the Vintage Heights project by JPS Builders in Hitech City, right? Q:
How much will buying a 2BHK apartment in the Luxor Apartments cost me?
My replies to this discussion
Hey, the Luxor Apartments are actually very affordable. All the apartments are available at Rs 3400/square foot. You can get an average 2BHK apartment having a built-up area of around 1500 square feet for around Rs 40 Lakhs.
These apartments have been pre approved by HDFC bank and Punjab National Bank, so you can easily apply for a home loan. HUDA has already approved the layout plan.
I would also advise you to negotiate with the seller on the square foot price. You can bring it down to around Rs 2900/square footHey, the Luxor Apartments are actually very affordable. Banjara Hills is a brilliant area, but you can also try Jubilee Hills which is very near to Banjara Hills and Hitec City. My mother wanted to stay at a place which is religious since visiting temples and participating in the activities held there gives her a way to kill time at this age, since both my wife and I work. We work in the field of IT and our offices are in HITEC city. I think Beerumguda would be ideal for my mother. Can someone tell me if it’s a desirable locality to rent an apartment at?
My replies to this discussion
Beerumguda is considered as one of the localities in Hyderabad that is growing rapidly. There are many corporate offices, shopping places, entertainment centres and academic institutions, all in close proximity. The outer ring road is easily reachable making it very convenient for you to reach your destination in less time. The Ashok Nagar area in Beerumguda has a great neighbourhood. I’m soon going to move to Shadnagar with my family. I’ve already started searching for 2 BHK apartments. But I want to know if the locality has good social infrastructure, like schools. Also, I want to know if the locality is suitable for families.
My replies to this discussion
Hey! Shadnagar is one among the prime locations present in Hyderabad. Like this person has mentioned above, it comes under the Municipality zone which has resulted in great infrastructural developments. The locality has excellent connectivity. The Bangalore and Hyderabad highways are very close. Apart from schools and banks, there are supermarkets, malls, ATMs and hospitals around which are very essential if you’re a family person. Hi guys! I’ve not been able to find much information about Hafeezpet. I’m considering buying a property here, but I’m not sure. Can someone tell me something about this locality? Any kind of information would be a great help.
My replies to this discussion
Hafeezpet is in close proximity to places like Miyapur and Madhapur. It’s still a developing area. But the rate of investment is pretty high considering its close proximity to the IT hotspots. With places like Miyapur filling up real fast, Hafeezpet would soon be the next target. The connectivity of this place is really good. The bus stop is nearby. I’m thinking of buying a property in the Prajay Virgin County that is based at Maheshwaram. Can someone tell me what the present rate scenes are,, and whether it’s worth it?
My replies to this discussion
Why just apartments, you can also go for a villa. Instead of a 3BHK apartment, if you wish to go for a 3 BHK villa, you’ll have to pay INR 2,050 per sq. ft. as well. Considering the villas are 1,627 sq. ft. each, they would cost you around INR 33.67L each, which is a little more than what you would pay for the apartment. Can I buy a 3BHK apartment in Santoshnagar? My office is in HITEC City. Will the commute be easier due to the Inner Ring Road?
My replies to this discussion
Hey, the Inner Ring Road is definitely going to improve the condition of traffic within the city. It is supposed to be about 50 km long and will connect all the important parts of the city with, thus enabling better transportation.

Q:
Is the locality of Kamal Nagar hygienic and safe?
My replies to this discussion
There are some serious sanitation issues in the locality of Kamal Nagar. The garbage pickups are not regular. The residents of this area also don’t have any other choice than to carry their garbage out in plastic bags and dump them on the roads. The sewage lines are broken and there is a constant leak of drain water into the roads.
The improper sanitation is a hotbed for all kinds of pests, especially mosquitoes. The residents have been getting affected by more and more airborne diseases. I’m relocating to Hyderabad and so I’m thinking about my options in terms of localities there that would be right for me. I’m really keen on Gachibowli, from what my friends in Hyderabad have said. But can anyone give me a review of this locality? What’s the nature of the locality, how much money would I be spending on a studio or 2 BHK apartment, is the locality right for a youngster, etc.? Looking forward to hearing from you all.

Hey! Since the IT park is very close by, there are a lot of youngsters in this locality. Apart from that Gachibowli is also a sports centre. There are some amazing stadiums here like the Swarnandhra Pradesh Sports Complex, the Gachibowli Indoor Stadium and the GMC Balayogi Stadium. Hey guys! I’ve got a nice offer to buy a property in Shamshabad. I’m very tempted to take it up. But can anyone tell me whether this is a good locality to invest in?
My replies to this discussion
If you’re buying land near the Shamshabad airport, which is along the Sri Sailam Highway, then you’ll probably spend around INR 1,400/sq. yard to INR 2,000/sq. yard. Where as if you go for those along the Bangalore highway, then the band would be around INR 1,500/sq. yard to 3,000/ sq. yard. Since the locality of Shamshabad is on either side of the NH 7, there’s easy accessibility to places like Bangalore, Mysore, Cochin, Coimbatore, Trivandrum and Kanyakumari. Q:
I’ve heard that the recent political unrest in Hyderabad has stalled all development. I’m a 27 year old software professional who is planning on relocating from Bangalore to Hyderabad, do you think Hyderabad holds any investment potential for me?
My replies to this discussion
Hi! To answer your question, if you’re going to live in the parts of the city where the IT companies are, then you probably aren’t going to be complaining about a dearth of development. Leaving the IT sector aside, even education in Hyderabad is poised to prosper with the upcoming IIT-Hyderabad campus. Being a mathematics lecturer, this institute changes the general education scenario in Hyderabad for me. It’s going to be located nearby to Sangareddy as well as to the Outer Ring Road (ORR). The recently elected Chief Minister, K. Chandrasekhar Rao, has also said that he intends to emulate the Bangok model of the Skytrain System in Hyderabad to connect the city completely.Hi! Hey there. One of my family members has gone on to look at Namaha Rhythm in his search for greener pastures. He’s gone through the brochure extensively and was quite impressed. The villas are being built in a huge expanse of 12 acres, which is soon to be transformed into a gated community. Security in this place is topnotch with CCTV cameras being installed at regular locations throughout. I need to know more about the Namaha Lakewood villas near Himayatsagar. Please tell me about details such as price, location advantages, facilities, etc. so that I can make an informed decision.
My replies to this discussion
If you want a gated villa community, then Namaha Lakewood definitely does fit the bill. The luxury villas in this housing project are being with constructed as 4 BHKs with two floors. A villa in Namaha Lakewood is approximately going to cost you around Rs. 2.4 crore. Spread over an expansive space of 4300 square feet, the ‘per square feet’ cost for a villa would be around Rs. 5,500. If the location isn’t a problem for you, then you will probably like what the constructors have to offer. A number of international schools are quite close to the location of this project. It might prove to be an added benefit if you have any young, school-going children. If you want a gated villa community, then Namaha Lakewood definitely does fit the bill. In process of looking for a safe apartment society in Hyderabad, I’ve come across Mantri Celestia. I’m considering it because of the convenient location, but I’m yet to visit the place since I still reside in Mysore. I need to know whether this society is as good as it claims to be.

I’m looking to move out from my 1 BHK in Mysore to a similarly sized one in Hyderabad. I’m going to be working in Jubilee Hills, and plan to get a place in Madhapur. So, I need some info on the rent I’d be paying over there.
My replies to this discussion
Hello there. Whether you’re a young person or an old person, Madhapur simply has much to offer in terms of amenities. The prices in Madhapur have slightly fallen over the past few months, and had seen better times a year before. Maybe this was due to the political condition of the city, but this trend seems to be slightly picking up. This actually might be a good time for you to get an apartment, because you might end up paying more if you rent one in the future. There’s so much money invested in Hyderabad that it was only a matter of time before any issue, however big, would have to be sorted out. You do know that the IT hub in Hyderabad is one of the biggest in country, so foreign investors were getting slightly edgy with the fickle business environment caused by politics in the city. However, a new Chief Minister was elected to the newly-formed Telangana region recently. He told that he was eager to develop the Information Technology Investment Region (ITIR) in and around Hyderabad. The real estate in Hyderabad is one of the best in the country, and I’m planning to invest in it. What are the latest developments in the Hyderabad real estate sector and how will they be affecting future developments?
My replies to this discussion
I agree with you,Govind. Hyderabad real estate offers some of the best properties that you can lay your hands on in India. However, in recent times, the real estate sector in the city has taken a nasty beating from its political cousin. But even in such turbulent times, the foundation stone was laid for a new Animation and Gaming park that soon going to be developed in Hyderabad. This park is to be located over an expanse of over 30 acres, and is part of the ambitious Information Technology Investment Region. Have you heard of Mehdipatnam? It’s one of the best localities in that part of town which is quite accessible to other parts of the city. Need to know more about Aparna CyberZon. I know about the builders, Aparna, through a friend who stays in one of their residential colonies. Elaborate on the positive and negative aspects, so that I have a wholesome view of the project.
My replies to this discussion
Gachibowli is such a rage these days in Hyderabad. Everybody with enough money seems to be getting places to live over there. There’s so many world-class housing projects in this locality that it’d be quite stupid of me to actually try and count their number. Aparna CyberZon is one of these housing projects, and quite a decent one at that. I had heard that they were planning to construct a hotel inside the gated community. But this plan was scrapped after the residents, who had already bought some flats, complained. This housing project comes equipped with a clubhouse, swimming pool, tennis court, basketball court, and indoor shuttle courts.Gachibowli is such a rage these days in Hyderabad. I’m relocating from Vijayawada to Hyderabad with my family for a year or two. We’re thinking about renting an apartment in Nampally, since my office lies in that area itself. I’m keeping my options open, so I need more solid information about this locality.
My replies to this discussion
Nampally literally means a wet and moist place. This was because when the Nizam built the Nampally Railway Station, it was a wet and moist place. Nam means wet or moist while pally translates to place. I don’t know if can get many apartments over there for rent, because it’s densely populated. From what I hear, property prices are going steady in Nampally as well as other parts of the city after the recent State elections. I know for a fact that you can buy some apartments, because one of my neighbours had in recent times. I expect the rent will be a maximum of Rs. 10 per square feet.Nampally literally means a wet and moist place. Hi, I live in a rented house in Miyapur now and want to move closer to the Hafeezpet railway station. Can anyone give me details of the Aditya Imperial Heights in Hafeezpet? Will it be a good decision to invest there?
My replies to this discussion
Hey! Hafeezpet is developing gradually due to big projects like Aditya Imperial Heights coming up. It is relatively closer to Hitec City and Gachibowli than Miyapur. Aditya Group is a trusted builder and has several ongoing and finished projects in Hyderabad. Imperial Heights by Aditya is a grand project in the hafeezpet area, and it is under construction ready for possession by the end of 2014. There are 11 blocks, and has apartments in the variants of 2 and 3 BHKs. The Hafeezpet railway station is at a walk able distance from Imperial Heights, and thus, I think it will be a good decision for you to invest here.Hey! Hello, I heard of an on-going high-end project near Malaysian Township by the Lodha Builders. I hear they are offering one of the best and most luxurious apartments in Hyderabad. Is that true? I am looking to invest in a top-end property like this. Can someone give me further details of this project by Lodha builders in Kukatpally?
My replies to this discussion
I totally agree! Most of the luxury apartments are situated in the other side of town in areas like Banjara and Jubilee hills. But, with the Lodha Meridian project, luxury has come down to Kukatpally. I have visited the project site, and the construction is going with stability and ease, making it a safe and rewarding investment. The project has necessary GHMC approvals, and airport authority approvals because of its towering length. Kukatpally is a great area, you can find absolutely anything around here, and the locality is great too with posh residential complexes like Malaysian township in close proximity. You should without a doubt invest in this great property.I totally agree! Most of the luxury apartments are situated in the other side of town in areas like Banjara and Jubilee hills. Hi, I plan on investing in an under-construction or an upcoming project in Hyderabad. I keep reading about a project called Aliens space station in the newspapers. The advertisement looks very attractive, but I would love to get some hands-on advice on this project. Please provide any details you have about this project and locality.
My replies to this discussion
On my visit to the sample flats at Aliens space station, I was completely awe struck with the state of art technology used in developing these luxury apartments. The township looks like a little town in itself with almost everything planned within the gates of the township. Every apartment be it a 2 BHK or a 5 BHK is well planned and modeled with the latest technology. Features like controlling electricity with remote, options to call for the lift from your bedroom etc are very fascinating. My only concern with the project is the locality. As of now, it seems like a pretty secluded site, if someone can share more information on any malls, hospitals, schools coming up around the project, then it would be great. On my visit to the sample flats at Aliens space station, I was completely awe struck with the state of art technology used in developing these luxury apartments. Hello All, I have just returned to Hyderabad after living in the U.K for 15 years. I want to invest in one of the residential projects in Lanco hills, but I hear there is some constant dispute of land going on with the project. Can anyone share any updates on the land dispute and any other related details please? Thank you!
My replies to this discussion
Hey, welcome back to India! Lanco hills is one of the largest projects in Hyderabad, making it an easy victim of land disputes. But, after a long time battle with the WAKF board, the Apex court gave its nod to the Lanco Infra to go ahead with their sales and construction of the iconic township of Lanco Hills. With such a clear nod from the APEX court definitely comes as a relief, and I believe you can go ahead and invest in the residential projects offered by the Lanco Infra builders.Hey, welcome back to India! Q:
Is it true about the satellite townships around Hyderabad? Will that impact the overall real estate of the city? I’m planning to invest here.
My replies to this discussion
If I were you, then I would definitely look out for these satellite towns or urban nodes. There are more of these than what he mentioned – Bhuvanagiri, Shabad, Chevella, Jeedipally, Bibinagar, Choutuppal, and Toopran. According to the HMDA masterplan, there are going to be elaborate road networks, designed parks, civic amenities like ample water and electricity supply, among other things. Social infrastructure is also going to be a strong point for all these urban nodes, making them prime candidates in the real estate investment scene. Any upcoming IT developments in Hyderabad? This Telengana issue seems to be sorted now, so I was hoping the sector here would see some growth. What do you guys think?
My replies to this discussion
Hey, you’re right. There are a number of IT companies who are looking to start their offices or expand their existing centres in Hyderabad. The information technology minister of the state, Taraka Rama Rao has given his approval to major conglomerates like Tata Consultancy Services (TCS), Google, Facebook, Microsoft, Cognizant, and Amazon. With the expansion of these companies, Hyderabad will see a surge in the number of job openings over different sectors. Hey, you’re right. Hi guys! My wife and I are planning to invest in an individual duplex located in Kavuri hills. I haven’t heard much about the project or the area in terms of real-estate in the news or on forums. It would really help us if we could get more details about investing in Kavuri hills.
My replies to this discussion
Hi, I agree with you. Kavuri hills isn’t really a topic of debate when it comes to real-estate and properties. The reason being, people these days are looking to invest in localities that are relatively new in terms of development. Areas like Jubilee hills, Banjara hills, and Kavuri hills are well-developed posh areas. Owning a house in these areas is definitely a plus in your asset list. It is great that you are investing here. The property appreciation rate at Kavuri hills is definitely going to be on the positive side given its centralized location, its proximity to the most happening areas in Hyderabad. I would definitely go for a yes when it comes to investing in Kavuri hills!Hi, I agree with you. Kavuri hills isn’t really a topic of debate when it comes to real-estate and properties. I’m considering investing in the Miyapur area, especially in the ARK Towers project. Some info would be helpful, both about the locality and the project, regarding future prospects and all. Thanks!
My replies to this discussion
Hey I can give you some more information regarding the project. I was interested in it too, so I managed to get hold of the project brochure. The average square foot price is actually Rs 3000-3100 psf. So the price rate of Rs 2900 psf of the ARK Towers is actually cheaper. The 1bhks are 865 square feet, so they’ll cost you around Rs 25 lacs. The 2bhks come in different area sizes between 1025 and 1200 square feet. So these will cost you between Rs 30 lacs and Rs 35 lacs. The 3bhks have are sizes ranging between 1395 and 1625 square feet and will cost you between Rs 40 lacs to Rs 47 lacs. Hello, I am planning to invest in a 2 or 3 BHK somewhere close to the ORR but not too far from gachibowli either. I hear nanakramguda is seeing quick developments in terms of great commercial and residential projects. Can someone give me more details on the locality and properties for investment in nanakramguda within a budget of 70 lacs?
My replies to this discussion
That’s right! Nanakramguda has become a prime choice for investment in real estate. Some of the main projects for investment in and around the area are the Golf-view apartments by Theme Ambience constructions, Trendset winz, Mantri Celestia etc. Since, your budget is around 1 crore, the feasible options would be Mantri celestia and Golf-view apartments, which ranges between 50 Lacs to 84 lacs from 3BHKs. But, if you are willing to extend your budget up to 1.5 crores, then you can own a spacious 3BHK at Trendset Winz. The only disadvantage about trendset winz is the roads around the property. That’s right! Nanakramguda has become a prime choice for investment in real estate. Hi all, I have been looking to invest in a villa project, mainly for weekend getaway purposes, like a home on the outskirts of the city. I’ve gone through so many projects but most of these are builders I haven’t heard of. Recently I stumbled across the DLF Garden city project. DLF is a known builder. I would love to get more details about the project from you guys. Thanks!
My replies to this discussion
Hi, it’s great you are planning for a holiday home around the city. I’ve always wanted to own one. Like you mentioned it is true that DLF is a known builder. Although I believe they have just one residential project in Hyderabad - DLF GardenCity. I’d be honest here I don’t have much details about the project itself, but I can give you an overview of the locality. The plots for this project are in the Nandigama area, at the Hyderabad-Bangalore expressway. Since your requirement is of a getaway, you’ll be happy to know that you’ll be in a serene secluded area. Hey, I visited a home property expo couple of months back, and came across a very interesting luxury villa project called Safeway Sassy Homes.I was in a hurry and couldn’t get a complete picture of this project. Has anyone heard of this project? If yes, please help me with details about this project.
My replies to this discussion
Hey there! Sassy homes by Safeway Infra is an upcoming project in the Financial district of Gachibowli. This project hasn’t been launched yet, but the plans have been laid out, and 4 BHK unit types are available with an area ranging from 2700 - 3500 sq. ft. The price per sq. ft is around Rs. 6800-7400 per sq. ft, which I believe is very high, but again the growth potential in terms of Financial district is also very high. Once the project is completed and sufficient villas are constructed amenities such as clubhouse, swimming pool etc will also be commenced as per the plan. I haven’t personally visited the property, so someone who has visited the property and model house can give you more details. Good luck.Hey there! Hi people, I’m thinking of investing in a 2 BHK apartment or an individual house. My budget is less than 35 lacs, so I have narrowed down my locality to Malkajgiri as I currently live only 7 Kms away from here. Before I invest here, I’d like to know about any day to day civic issues in this area.
My replies to this discussion
I agree with the problems stated above. I live in Malkajgiri and I have been through these problems. But, I guess area like Malkajgiri developed too quickly with a little less planning which are causing these problems. A lot development is happening around the area, some supermarkets and complexes are coming up. Also, few gated communities (eg. Vasavi Township) are coming up, which will definitely result in better development of the area. the area lacks parks which I think should be something the municipality should look into. I would suggest that you do good research and find apartments or houses that are not in the innermost streets, this way you could avoid bad roads and cramped streets at least.I agree with the problems stated above. You’ve heard it right! Lodha Meridian can safely be called the best when it comes to luxury apartments. I’ve seen the buildings first hand, and they look absolutely stunning. Like you mentioned this project by Lodha builders is near the Malaysian Township, and is still under construction, ready for possession by July 2015. In my view, when it comes to luxury, there is hardly any other project that can beat this one. From specifications like fully air-conditioned homes to already installed Wi-Fi to imported bath fittings, the apartments in the variants of 2 and 3 BHKs are an absolute delight. Hi, it is great that you are interested in the Indu City upcoming project by Indus Homes Pvt Ltd. It will consist of more than 3083 villas which will be available in 2,3 and 4 bhk apartments. Hey, has anyone heard of “The Neighbourhood”?This is a villa project somewhere near Gachibowli or Kompally. I’m not sure which location because few sites say Kompally, few say Gachibowli. Anyways, please clear this confusion and help with some details about the project.
My replies to this discussion
Haha, that’s a crazy confusion. I saw that too in a couple of places. Visit the builder’s website to clear your confusion regarding the location.Anyways, about the project. Per my evaluation, it is a good project. They are offering row houses and villas with an area ranging from 218 sq.yd to 358 sq.yd, that is 2300 sqft to 3100 sqft, with 4 and 5BHK variants. You will find east-facing and west-facing properties. The price per sqft offered by them ranges between Rs. 3450 - 3700. So, calculating based on that your investment would range between Rs. 75 lacs to Rs. 1.2 Crores. Hey, a lot of people are investing in Madhapur these days. I want to invest here too. But, I’m an old man and I have very little tolerance for heavy traffic. I can consider investing in the outskirts, but I hear the investment return in Madhapur is pretty high. I’d like to know from you folks who commute through Madhapur, how do you think the traffic scenario is?
My replies to this discussion
Hello Sir. You are right when you say that the property return rate is pretty high in Madhapur. In fact, there are some great ongoing and upcoming projects here which I hear are very popular and high on demand. I travel from Madhapur to Gachibowli everyday, and honestly the traffic is bad only during the peak hours. I mean, that is something which every area in close proximity to the IT hub will face. But, apart from that I think the roads are not broken except at few junctions. The traffic comes with us working people and goes home with us and when we do.Hello Sir. Helo everybody. I am planning to locate over to this apartment complex in Kukatpally called Bhavyas Tulasi Vanam. It sounds very enterprising and my family is given full approval for it, but just I want to know one thing. How is the locality around this place and will there be any good amenities nearby? Thanks in advance.
My replies to this discussion
Hello sir, it is very true that the Bhavyas Tulasi Vanam is a truly enterprising project.. It has been created by the great builders called Bhavya Constructions to bring out a symbol of truly purity according to the Lord Krishna’s story. The apartment complex is the best example of good planning as well as sectioning.

Hey, I wish to invest in the Gachibowli area, and my budget is around 90 lacs and can stretch to a maximum 1.5 crore. I came across a ad for the phoenix golf edge apartments. Can someone please provide more details about the project?
My replies to this discussion
I agree what they are offering is great, but I think this kind of project is targeted towards the NRIs and foreign investors who come live in India for longer period of time. What I’m trying to say is invest here only if you really want such intense amenities and facilities. If you are looking for a bigger house with good amenities like club houses, gymnasiums, playing areas, etc you could invest in other projects like Orange county, Mantri celestia etc. You will not find the amazing high-class living offered by Golf-edge but you might find spacious homes for the same price in other projects. But, if you are looking for a property like Golf-edge, go ahead it’s the best of its kind. You’re going to make visitors jealous by living in such lavish complex.I agree what they are offering is great, but I think this kind of project is targeted towards the NRIs and foreign investors who come live in India for longer period of time. Good afternoon to everyone. I am looking to buy a good villa at the silver oak bungalows project in secunderabad. Everything looks very appealing but I want honest opinions from anyone who knows about the place, pricing, amenities and more. Thank you.

Hello, I agree with you that silver oak bungalows is a good pick to shift with family, but there are few more points I would like to add, mostly about the locality. From restaurants to schools and hospitals, the Cherlapally area is filled with amenities for your convenience so that you can have a comfortable life. The villas are spacius and well-equipped, and you even get 24 hour backup of electricity supply to ensure that you rarely have to face blackouts. Hello, after living in Maheswaram for the last three years I am now having to move to Patancheru due to proximity to my work. I have never stayed here before so if anyone knows about the area please let me know.
My replies to this discussion
Hello, in addition to what you have said, I would like to add the stats from 2001 India census about Patancheru. The population figures in the area a decade ago was 40,332 but now it has doubled over. The most of the inhabitants are literate and well-educated though, in fact much more than the national average literacy rate. This facilitiates for a community that is not just fast-paced but also forward-moving. The area houses some of the most prominent industries of the city of Hyderabad, and this is impresive on the developmental side.Hello, in addition to what you have said, I would like to add the stats from 2001 India census about Patancheru. By far the best engineering college situated in Patancheru is TRR College of Engineering which is giving courses in mehcanical, computer and civil engineering options. Hi everyone, I am myself trying to make a move to a good apartment complex with ample amenities and good location. For this I have stumbled upon Shanta Sriram Satellite Township, which seems nice but I would like to know more about the complex from experienced people. Please furnish me with information whatever you know about this apartment complex.
My replies to this discussion
Hi, first of all, I would like to say that if you have zeroed in on one project, half your work is already done so congrats for that. The prject that you are looking at is located in the Bowenpally district which is a fast and upcoming place. There are a number of schools, offices and shopping destinations of all kinds to keep you comfortable and well-equipped. All roads are connected immaculately to the city center. At the Township you will find an entrance that is majestically grand, and everything is surrounded by landscaped grounds. Open spaces are available in plenty at this complex, so that you will never feel like you are congested in one small apartment.

Hi all. I am new to Hyderabad city. Am planning a move to Bachupally locality soon. My concerns are regarding the pollution in the area. Is it serious and what are the reasons behind it?
My replies to this discussion
Hi, apart from these concerns, some solutions that have been offered include drilling of observation walls so that the groundwater can be monitored in the area. These can help immensely along with set of tests that will help the effect on groundwater flow by dumping after monsoon. Since these were not followed, the problems got worser and inhabitants are left with polluted water as the sediments have mixed with the area’s groundwater. Thereby the quarry that was investigated now have more than 20000 cubic meter of sediments wastes. How it happens is because the muck is dried at Sanjeevaiah Park and then takent to Bachupally in containers.Hi, apart from these concerns, some solutions that have been offered include drilling of observation walls so that the groundwater can be monitored in the area. I have a property in Miyapur that I want to sell. Is this a good time? And also please suggest what kind of investment I should go for. I’m also open to renting it out. Please advice.
My replies to this discussion
Are you serious? You have a property in Miyapur? Wow! You do realise that you can reap immense benefits from it? Now that the Telengana issue is completely sorted out, people are rushing to buy property in Hyderabad. Especially the areas in and around IT hubs, like Miyapur, Madhapur, Gachibowli are the ones that are seeing a very high demand. So yeah! This is definitely a good time for you to sell it off. You’ll get a number of takers, which should help you in keeping a high selling price ;) Are you serious? You have a property in Miyapur? Wow! Hi all. What’s the status on the Metro station in Uppal? I’m asking coz I want to buy property here. But I wont if the construction works are still going on, bcoz that poses a lot of problems in everyday life.
My replies to this discussion
Oh yeah. It is almost done. In fact it is going to be opened up to the public this October. This is going to be one of those really posh metro stations, there is going to be trial runs in the month of July, to see the public’s opinion about this master project. As far as buying a house goes, I think you’re free to do that. The essential constructions works are all dealt with so there wont be any road blocking or other issues anymore. Also, better get it right away before the property prices rise up further you know.Oh yeah. It is almost done. In fact it is going to be opened up to the public this October. What sort of locality is Kukatpally? Is it clean and safe with minimum number of civic issues? And is the hitech flyover still creating traffic problems?
My replies to this discussion
I actually wouldn't choose to live in Kukatpally. Only because I prefer a more quiet environment. There are just soo many people there! The streets are always crowded. But that's also a good thing if you're looking at safety. Even at 3 and 4 in the morning you'll find a number of cars on the road all heading to different destinations. The place definitely has some charm about it that attracts so many people to live there. And I've got to admit, infrastructure is also very good. I'm proud that Hyderabad has so many well developed localities like Gachibowli, Hitech city, Miyapur and Kukatpally. But there are other residential localities in Hyd that I think make for a better investment like Shadnagar and Kondapur. But then again, most of these places now all have the same level of development so..that's that. I actually wouldn't choose to live in Kukatpally. Only because I prefer a more quiet environment. Q:
Hi, I am interested to invest in one of the many upcoming projects of Nagole locality in Hyderabad. I would like to know the real estate scene in the area and whether it is favorable for investment. Thanks.
My replies to this discussion
I agree with what you have said, Nagole is being eyed by upcoming real estate developers all over the city. A lot of promising ventures have also started taking shape in the area and this is why the locality is fast becoming one of the most prominent hubs for property development. The localities of Uppal and Dilsukhnagar are very close to Nagole, as a short drive of one kilometer will take you there. Traffic jams, air and noise pollution is fairly lesser in this locality and this is another reason for investors to choose the area over others.

Q:
Hey can someone tell me whether water scarcity is still a very big civic issue in Manikonda? Do you think investing in an apartment there will get me good returns?
My replies to this discussion
No we are getting very unhygienic water. Not all times but many times we get very dirt and polluted water that will definitely make me and my entire family very ill. We have to be careful with the water we drink and even though this is supposed to come from Osman Sagar, but is still no good. Not enough and poor quality. But yes situation was not as bad as a while ago but if things like this keep happening, it is still pretty bad. Manikonda in general is decent locality. Located very close to roads like Outer Ring Road and Indira Gandhi flyover. Good schools and hospitals in the area. IT centres are approx 10 to 15 km away. Only thing is this water problem. If only it wasn't as severe, the locality would be thriving real estate wise! No we are getting very unhygienic water. Q:
I've heard that Beeramguda is a good place to get an independent house. How profitable will it be for me to invest here? How well developed is the locality?
My replies to this discussion
Actually another reason for why preferrance is for these individual houses is that these houses are not thaat much more expensive than the apartments. That's is why people are willing to spend that extra money for larger living spaces. I think the cost for a solo houses should be around rs 30 lakhs to 45 lakhs depending upon the size, location, facilities available nearby etc. Over the past couple of years, the locality has been really booming and so has the real estate. Property prices appreciated by 23% just between last quarter to now. This is why this is the best time to invest here. Before a further rise of capital value is added to the existing prices but appreciation rates will get you very good returns. :)Actually another reason for why preferrance is for these individual houses is that these houses are not thaat much more expensive than the apartments. Q:
Can someone tell me whether Shamshabad is a prime locality having real estate potential? Does the area have good infrastructure and civic facilities?
My replies to this discussion
Yeah also because Shamshabad comes under the purview of GO 111 Bio-conservation of Catchment Area, no home loans are sanctioned to the residents. They should at least get the same water and electricity tax for the next 10 years to compensate for this major drawback. The entire Gachibowli to Shamshabad stretch is ideal for real estate. The road also has good connectivity to other parts of the city. But prices for a villa in Gachibowli is 2000 rupees more expensive than Shamshabad and this is mainly because of the presence of a number of IT companies in Gachibowli. Also, Gachibolwi has well built roads, hospitals, schools etc. Property prices are going to increase further with the classification of Special Economic Zones in this area. So yes, the locality has a lot of potential and if you have a cheaper budget, then it makes sense for you to invest in Shamshabad! :)Yeah also because Shamshabad comes under the purview of GO 111 Bio-conservation of Catchment Area, no home loans are sanctioned to the residents. I've heard that you get cheap and affordable housing in Naringi and that the area is fast developing. Any reviews on the area would be very helpful for me as I am thinking about investing there. Thankyou! :)
My replies to this discussion
Before there was literally nothing here but in the past few years there has been proper cemented roads, underground drainage system, water supply, transportation, few nursing homes, banks, schools and the value for land has increased. Due to the proximity of Narsingi to the financial district, many IT professionals are moving to this area. Even if they want to invest, the capital values in this area are comparatively lower than other areas. A 3-BHK in this area would cost around Rs 35 lakhs to Rs 40 lakhs. I have seen this village getting transformed. During my childhood it used to be a small village, but with the recent developments it has fetched the tag of a suburb. We didn’t even had a proper road connecting us to the main city , now we have buses coming every five minutes. In last 12 years, the transportation has improved a lot, APSRTC buses and autos are there in the area and it has got roads and transport connecting to Mehdipatnam, Tolichowki and Secunderabad! Before there was literally nothing here but in the past few years there has been proper cemented roads, underground drainage system, water supply, transportation, few nursing homes, banks, schools and the value for land has increased. Q:
Can anyone tell me about the new project in Gachibowli and whether it will affect the real estate prices in the area?
My replies to this discussion
Tishman Speyer when asked about the future of the project, he said that he was optimistic but didn't go into much detail. Q:
I've been hearing that Tellapur has a lot of real estate potential but then why do people complain about n number of civic problems in this locality? Especially problems like connectivity. Is it a bad choice for investment?
My replies to this discussion
Yeah see that's exactly where the problem lies. Now Tellapur is known as a place with many residential suburbs and with the upcoming integrated Township, it is bound to become very well developed. Or will it? It seems that in today's world, there is more focus on fast pace of development that infrastructural activities aren't even getting completed properly. Sure, there is a steady increase in the number of IT sectors in top localities like Madhapur, Gachibowli, Hitech city and Tellapur but to what cost? Growth and development should be 2 sides of the same coin. The increasing demand for property and facilities is only putting a strain on Hyderabad, and it can't keep up with the supply. SO even if a locality has great real estate potential, it is not because the civic issues are dealt with well. It is only because there are a number of companies and the locality is strategically located. Yeah see that's exactly where the problem lies. Q:
Is Hyderabad looking to develop Maheshwaram further by investing large sums in Electronic Manufacturing Clusters in this locality? How exactly will it benefit the city?
My replies to this discussion
Maheshwaram is definitely going to face a lot of infrastructural advancements because of this project. It is estimated to attract an investment of Rs 800 crore and create direct employment for 14,000 people, as well as indirect employment for 84,000. There is also talk of a third EMC cluster at Paravada in Visakhapatnam in an area of 100 acreas which is being considered by the centre. With all this influx of more people, Maheshwaram will see a lot of changes in the years to come. There will be more housing options, better facilities, new civic projects and what not. I only hope that provisions will be made to all the residents of the locality and there won't be any unnecessary strains put on the locality's infrastructure. Real estate prices are sure to increase offering good returns to the investors. Maheshwaram is definitely going to face a lot of infrastructural advancements because of this project. Q:
Hey what is the current news on the Masi beautification project that was undertaken at Uppal? Didn't the residents who lost their land for development get some sort of compensation? And also won't the real estate in the area be affected because of this?
My replies to this discussion
Hey so 104 acres of the land was allocated for metro rail project and 150 acres were given to Hyderabad Metropolitan Water Supply and Sewerage Board for constructing of sewage treatment plant. 25 lakhs was even alloted to doing up the layout that was given in compensation to the farmers that had to part with their land. For every 1000 square yards given by the farmers, they would get one acre of developed land. I think that's a pretty good enough deal. Also these projects in this locality are only going to help increase it's value. Uppal is quite small but it is fast expanding just like any other locality in Hyderabad. Q:
Are there many new investors interested in starting projects in Aditbatla like the Hero MotoCorp group? What developmental plans do they have as of now?
My replies to this discussion
Actually the 3 member team had searched for long along the Outer Ring Road and they looked in 9 different locations. They wanted to know how good the water and electricity supply was in each place to feed their plant. A couple of industry a]officials had also accompanied them. Finally it was decided that they wanted 360 acres of land in Aditbatla for the proposed project. This land was offered by the government. They also signed an MoU with the government that says that work is going to start very soon. It is estimated that Heromotocorp will invest 1500 crores in this project where they will be manufacturing 15 lakh 2 wheelers per year. Q:
Guys, what’s the status of the BT patch work projects of the roads in Khairatabad? How far has the construction process gone? Should I invest in property around this area or not?
My replies to this discussion
The status of this project is still pending. There have been a number of delays with this project, and now that the monsoon is here, there is going to be a lot more delays now. The project started earlier this year in January. But so far only 800m of patchwork has been done. There is so much more BT patchwork left to be done here, almost 2km, but I don’t know when and how that will happen. The rainy season is here already, and pretty soon, it will be pointless to try to work on the roads anymore. The status of this project is still pending. I heard this news lately that the builders in Hyderabad have decided not buy cement till July 26. Is that true guys? Why?
My replies to this discussion
Yes, you heard right. These builders have all stopped buying cement for quite some time now. Its in protest of the cement price hike. The price of cement has been on the continuous rise for some time now. It rose from Rs 200 per bag to Rs 300 on July 2. Thats a 50% increase! Hai! I am moving my home to Mehdipatnam but I keep reading in the paper about lot of problems in the area experienced by the locals. What sort of civic issues are there in this locality?
My replies to this discussion
Yes the commissioner also inspected the Tolichowki flyover on Toli chowki X roads. The flyover hasn't been completed and construction is still very much going on. The commissioner noticed the shoddy work by the contractor and how the construction works have diverted traffic to a large extend such that lot of traffic congestion is caused. The commissioner immediately made it clear that he wanted the road unclocked and repair work to be completed within 10 days. So now the problem is a little better. Q:
I've heard that only the posh localities in Hyderabad get uninterrupted water facilities. Does anyone know if Khairatbad has many civic issues related to water?
My replies to this discussion
Yes this is something that has angered the residents of the locality. Khairatabad is an area that has a very swank population including movie stars, politicans and other famous celebrities. The Hyderabad Metropolitan Water Supply and Sewerage Board is located here and it supplies 60,000 litres of water to Raj Bhavan everyday. Even 2 government houses namely Dilkusha and Lakeview get constant supply of water. What about the other residents of the locality? Should they not get any more amount of water just because they are ordinary citizens? Seriously HMC needs to up its game!Yes this is something that has angered the residents of the locality. Q:
When is GHMC planning on finishing the drainage work project? Are the locals facing many civic issues in this locality right now?
My replies to this discussion
The problem was garbage dumping in the drains, merger of sewerage lines and water supply lines, service cables crossing the storm water drain, were all obstructing free flow of water. The sewage seeped onto the streets and this posed serious health concerns. The area stank and traffic stopped for atleast an hour. Now the GHMC have decided to speed up the process so hopefully we will not face such an issue again. What is the current news on the reliance business district and trade tower? Is the proposed project back in action? How will it benefit Hyderabad?
My replies to this discussion
This time around the project is sure to take off. Reliance has also passed through most of the clearences including critical clearences like environmental approvals. The company is also trying to rope in strategic investors once the signing of the project has been done with the state government. The corporation has also taken into consideration most of the reccommendations from EY and has made minor alterations in the interest of early revival of the project. So far this project seems to be extremely promising with a lot of potential and is surely to do wonders for Hyderabad. This time around the project is sure to take off. Q:
What plans are there for the general growth of Hyderabad infrastructure in the upcoming future? I mean, will it be able to support the huge influx of people?
My replies to this discussion
Actually I was thinking the same thing just a day back. Then I came to know that our CM has a number of plans for the growth of the city. Obviously now there is going to be a surge of people coming in to Hyderabad. So what the authorities are trying to do is figure out a way to provide the basic amenities like water and electricity to all the residents of the city. Q:
I’ll be moving to Hyderabad soon. I have heard the city faces a lot of water problems? I want to know exactly what is the scenario here. Can anybody help me out please?
My replies to this discussion
Well there is bound to be a problem. The citizens of Hyderabad are consuming around 50 lakh litres of water in a day. Those water cans that you were talking of? Yeah, the people here buy almost 50 million litres of those! The demand for water is crazy high, and the supply is low, now that the two major reservoirs of Hyderabad – the Himayat sagar and the Osman sagar are drying up. So obviously these water dealers resort to selling unclean water at higher prices. Well there is bound to be a problem. Hey is the bus shelter here on road 12 no longer being used? Why haven’t the officials taken any steps?
My replies to this discussion
I was waiting there for a couple of days for the 127k. Two buses passed me by, they didn’t stop. So I was forced to take an auto. After that day, I have stopped waiting there. Its there right on the walkway, we have to walk through it, because it blocks the pavement. I had to walk along the carriageway actually. I don’t know exactly why the GHMC haven’t taken care of this problem. It is their duty afterall, to dismantle whatever shelter that is not being used properly. I'm relocating to Kukatpally in Hyderabad and was wondering if I would face difficulty getting to work everyday because of the broken roads and potholes in the area?
My replies to this discussion
I don't really think it should be too much of a problem for you to commute to work. It also depends on how far away it is from your house but even then, the roads have improved a lot. I read here http://www.commonfloor.com/news/tag/water-problem-in-kukatpally that there is still a lot of work going on but if you ride a 2 wheeler, then it's nothing you can't avoid. The roads are now well lit and all the manholes have been covered. I don't really think it should be too much of a problem for you to commute to work. Anyone knows anything about the civic issues at Kamal Nagar Hyderabad? Might invest there so I want to know if the area is clean, safe and has all the facilities?
My replies to this discussion
Haha! The way you put it across is really funny. You forgot to mention the Vinayak Veedhi road that always has some work or the other happening on it and how much of a nuisance it was at some point to go through that entire stretch thinking you're going to fall of your bike at any moment. No but in all seriousness, the area has some major issues that need to be fixed asap. Although I read here http://www.commonfloor.com/search/public?q=kamal+nagar+hyderabad that there are some really nice residential homes that provide all the facilities within their boundaries itself and there are some good colleges and hospitals in the area. Property value will eventually appreciate. Think about it :) Haha! The way you put it across is really funny. Q:
How hygienic is Hi tech city in Hyderabad or is waste disposal still a major problem?
My replies to this discussion
Hitech city is extremely polluted. And populated. The rules say any structure with a built-up area of 20,000 sq m should install an STP and this should be checked and monitored by the pollution control board on a regular basis, but this is barely ever followed. Officials say that they don't have enough man power. But I think it's also the responsibilty of these IT sectors to respect the locality and install STP's wherever required. Hitech city is a great locality otherwise. It faces the same issues that most other localities face in Hyderabad such as water scarcity but hitech city isn't as severely affected. Let's not forget how great the real estate is there because of the fact that the locality is so well developed. Lots of room for improvement though. Hitech city is extremely polluted. And populated. Hey can someone tell me the differences between investing in Old Bachupally and new Bachupally in Hyderabad?
My replies to this discussion
You forgot to mention that there are a lot of simmilarites between old and new Bowenpally. For example, they have small buildings, independently run hospitals, good schools, good supermarkets and pollution of land and the lakes. I would actually prefer staying in old Bowenpally only because the area has great connectivity to other parts of the city which is still an issue in new Bowenpally. Public transport in new bowenpally lacks even shared autos which is really strange. People have to walk quite a bit to their main bus stop. But both places like most other areas in Hyderabad, face water shortage problems and the situation has become worse because of increasing residential projects. But still it seems as though land appreciation will happen a couple of years down the line. You forgot to mention that there are a lot of simmilarites between old and new Bowenpally. I am relocating from Madhapur to Miyapur in very short time. I don't know much about this locality. Can anybody please tell me good schools, restraunts, road routes and all of this area? Any info related to Miyapur would be of help. Thanku.
My replies to this discussion
Miyapur is very clean and green according to me because of the number of parks and water bodies that are all around the locality. Roads that will connect you to most other places in the city are Kukatpally Road, upcoming Yellamma Banda and Hafeezpet Roads. Roads such as The Outer, Inner and Regional Ring Roads, state and national highways connect Miyapur to other parts of the state. So all in all there is absolutely no chance for isolation and Miyapur is extremely well connected. Other stations close by are mportant stations here include Hyderabad Deccan Station, Secunderabad Station and Kacheguda Station. Even Rajiv Gandhi International airport is 30 km from Miyapur. Hello. I am looking to invest in an independent house in Shadnagar but I want a little more details about the locality before I take this forward. Do you think the locality has good potential for future price appreciation? If so, why?
My replies to this discussion
Hey Shadnagar is very good locality. Many prominent builders have projects here like DLF, Karway Group and Agri Gold Group. Right now, I think there is a little more than 50% occupancy in Shadnagar but 80% of the peopls who buy property here are investors. In 2013, residential properties in Shadnagar witnessed a capital appreciation of 35%. Just goes to show how fast the locality is expanding. I think you might face a few civic issues though like water and electricity problems but hopefully these problems will soon be rectified as more and more people move here and put a strain on the existing infrastructure.Hey Shadnagar is very good locality. Hey guys what’s the ASSOCHAM? I’m asking because I found out that they recently released a strategy to improve Hyderabad connectivity infrastructure with the other states. But, guys how will it help the real estate scene around here?
My replies to this discussion
The ASSOCHAM is the acronym for the Associated Chambers of Commerce and Industry of India. So they have been requesting the Telengana government to take measures to improve the state of their current infrastructure projects. According to this association, the state government should strategise better connectivity between Hyderabad and other cities of the state. I think they are looking at overall job creation, employment generation and overall wealth development of Hyderabad. Ramannakunta lake in Secunderabad, it used to be really nice, but now its become very dirty and the land surrounding it has been encroached upon illegally. Any steps to fix this?
My replies to this discussion
Hey did you guys know that people in the surrounding localities actually used to depend on this lake for their daily drinking water supply? Now look what the situation has become! Not only is the water disgusting, but you can find a number of illegal encroachments all along the lake bed. But chalo, at least the municipality is finally started restoring it. From what I hear, they are going to get the property owners to lay underground sewer pipelines for better diversion of the sewaege. Lets hope they are able to bring it back to its former glory. I heard that the Waqf land is being sold off in Maheshwaram. Is this legal?
My replies to this discussion
See the thing is, nothing is for sure yet. That land parcel MAY be a part of the Waqf land that was allotted to the Muslim Maternity Hospital. If it turns out to be so, then of course it isn’t legal. This kind of situations CAN create communal issues, so I’m a bit worried about it. The builders who are responsible for trying to sell off this land is the Pride India Builders. I think the APSWB are currently investigating this situation, so lets hope for the best. See the thing is, nothing is for sure yet. Q:
Hey will the new international amusement park at Adibatla Hyderabad positively affect real estate in Kukatpally?
My replies to this discussion
The theme park will definitely boost real estate in Adibatla. Already there is so much demand for the area after TCS startd work to make the biggest office space in Hyderabad that can house 20,000 IT professionals. Because of this the locality is becoming a hot target for project developers and investors. Even the aerospace work that started there did not create as much excitement only because it can only have 2000 employees. Plus people from all over the city are going to be coming to Adibatla to visit the new international amusement park. Real estate value is going to appreciate in no time once all these projects have finally been implemented. The theme park will definitely boost real estate in Adibatla. Q:
Hey I have a question regarding Kukatpally. There is this open land here, which was going to be turned into a park. But nothing has been done about it so far. Can anyone tell me when the construction works are going to begin? And what exactly are the plans?
My replies to this discussion
I heard few days ago that this place was going to be something more like a stadium, and not a park. I mean, this is what I heard from the local corporation office. But I don’t know when the works on it is going to start eventually. The spot has been barricaded now for over 3 years, and still no sign of progress. The worst part is that the residents near the park have now started dumping all their household garbage here. So the corporation will have to have a clean-up of this area before they can start their construction works, whenever that is.

Q:
Hey what is this about DLF selling land to a local builder? Wht sort of developmental projects will be undertaken on this land? Also, will this project benefit Hyderabad's real estate ?
My replies to this discussion
My House Group is a Delhi based developer who bought the land from Andhra Pradesh Industrial Infrastructure Corporation sometime in 2008. The land was procured in the the corporation's Game Park project that was launched 2 years ago. In fact, it's interesting to note that about 40% of the 350 acre IT park had actually been allocated for activities other than IT park work like housing, hotels, commercial office buildings and malls. This project is sure to do a lot of good for Hyderabad's real estate sector. My House Group is a Delhi based developer who bought the land from Andhra Pradesh Industrial Infrastructure Corporation sometime in 2008. Hi, friends! I am someone who works in the IT industry and to travel to work from this place, I will need to take the Hafeezpet-Madhapur road. I want to know how good the route is and if the roads are good for an every day travel.
My replies to this discussion
I would have been the happiest person on this forum if this road was in a better condition . This is the shortest route for me to my office but I have to take alternate routes every day because after travelling on this road for so long, I have come down with severe back pains. It keeps getting narrower by the day mainly because of newly dug potholes. This is a very busy road and we are hoping for a permanent solution Hopefully the road will be in a much better position by the time this project finishes so that all our problems come to an end.I would have been the happiest person on this forum if this road was in a better condition . Hello. I am looking for a place to live in the locality of Banjara Hills, Hyderabad. I have heard demand there is a lot. Someone please tell me more about this Vaishnavi Srimaan project that I am hearing so much about.
My replies to this discussion
A place in Vaishnavi Srimaan will not come cheap as you may already know. The property prices in Banjara Hills are sky high, and so is the case with the residential property you’re seeking. Be prepared to shell out anywhere between 2.8 to 3.2 crores for one unit. A place in Vaishnavi Srimaan will not come cheap as you may already know. I am in search for a splendid villa for my family of 4. I am preferring ourtskirts of Hyderabad, and an agent told me to look at Praneeth Pranav County. What all things I should know before buying a place in this project?
My replies to this discussion
There are lot of facilities that are being offered in this developing project. If you buy a place here, then you will also be able to use AC gym, one big party hall, and also a Yoga room. Lots of amenities, but you also have to make sure that the builder lives up to his promises. There are lot of facilities that are being offered in this developing project. Hi there evryone! My father-in-law is planning to shift out from the centre of Hyderabad soon. He's so sick of the pollution and traffic now. One of his buddies got it into his head to check out Panchamrit North East Enclave in Shamshabad. Now, he's hooked onto it. Can anybody educate me a little more, so that I help the old man make a better decision?

Hi! Your father-in-law is fortunate that you’re looking out for him. See, Panchamrit North East Enclave is somewhere in the outskirts of the city. It’s accessible by road, and the international airport is close by. But, every modern commodity you need on a daily basis is placed quite far away. So, you better be sure of how you’re going to run the place if you take it.Hi! Your father-in-law is fortunate that you’re looking out for him. What do I need to know about The Ridge in Shamshabad before deciding to invest? I am planning to get a place closeby to the international airport and this is top on my list of prospective places.
My replies to this discussion
Shamshabad is a place where property prices are likely to rise in the future. The Ridge is situated optimally in this locality, and can benefit from Shamshabad’s growth. At present market prices, property in The Ridge can be anywhere between 9 to 84 lakhs. Looking at prospective places to invest in, I've come across Ghatkesar near Hyderabad. I need more info in terms of connectivity, safety, and so on.
My replies to this discussion
You know, Ghatkesar is quickly picking up as a suburb after some major companies set up base over there. Hello! Can someone help me out with how the surroundings of this locality are? Anyone living close to the location?
My replies to this discussion
Hi friends. Living in this area is hell. I live here with my family and my kids keep falling sick. Their school is close by and many of their classmates face similar problems. This is all because of the contaminated dust and air. The chemicals in the air have made the area extremely hazardous. Not just the kids and us but even the elders of this locality keep complaining of breathlessness and asthma attacks. The factory is pretty far from our house but still the effect of the chemicals is strong. Something has to be done about it soon at least keeping the elders and the kids in mind.Hi friends. Hello friends. Can anybody help me out with a few details? I want to know more about the social infrastructure around the area. Any schools, hospitals and how is the connectivity?
My replies to this discussion
Hello! I live near Laxmi Nagar and there are many reputed schools near the area like St. Paul's High School and St. Georges High School. Lions Club Diagnostic Centre is very close to my residence and Sanjeevani Hospital on NFC Road should be pretty close to the site. The best thing is that you will find specialty centers like orthopedic and dental clinics along with children's hospitals, within a 3 km radius. The Cherlapalli Central Jail is also close by so you should can expect a lot of vigilance around the area. I think it is a well connected and safe area.Hello! My replies to this discussion
Hi! The project comes with two unit types. 2 BHK and 3 BHK. The 2 BHK is 1200 sq.ft and the 3 BHK ones come in 1300 sq.ft. In the list of amenities, I saw that it is proposed to have a garden, a swimming pool, a play area for the kids, and a club house. To add on to the standard amenities, they also have tennis and badminton Courts in the plan and every flat is supposed to come with their respective parking spaces. Hello friends. My grandparents love going for their walks in this area because it has a beautiful atmosphere and is known for their parks. There are lots of municipal parks that are very well maintained around the area. You will also find lots of early hospitals around the area like St, Theresa's Hospital. Hello friends. I have heard of a few encroachment attempts in this area. Anybody has any news and suggestions? I might be moving to Shaikpet and I need as much info as I can get. Thanks!
My replies to this discussion
Hi! I have also heard about land encroachment in Shaikpet. That was a five acre land that was being encroached to build an apartment. That land was donated by a foundation for a graveyard but when the news of an apartment complex eating into the land broke out, a lot of locals complained and submitted a petition to get it freed from their clutches. The complaint was made to Syed Ali Murtaza Rizvi the collector of Hyderabad. The locals had already made complaints to the police and the police had apparently threatened these builders but they did not respond thinking nothing will happen.Hi! I remember it was in the middle of 2013 that this was attempted. In fact, the complaint was sent to the Tehasildar and the collector in 2012 but nobody had responded. When things were going out of control, the pressure on them increased and the collector Syed Ali Murtaza Rizvi spoke to the Shaikpet Tahaseeldar and said he would personally look into it and get it sorted as soon as he can. He also said he would talk to the GHMC commissioner to look deeper into the matter. Hello friend. Banjara Hills is one of the most urban and up market areas in Hyderabad. The good thing is that since it hold so much of importance in the city, there are always new projects that keep coming up to better the place. The roads are one amongst them. You will find a lot of celebrities living in this area and so the infrastructure is well taken care off. Since there are so many malls, restaurants and social infrastructure around it, this is a high traffic area and to maintain that traffic, the roads are regularly patched and taken care of. My replies to this discussion
Hi. I have also heard about this. HITEC City will be a 4G enabled Wi-Fi city! This really helps those people who need internet on the go like IT professionals. This project is supposed to be over by the end of the year. Chief Minister K. Chandrasekhar Rao has asked the officials to make the whole city free 4G Wi-Fi enabled starting from here. There is a lot of money that the government is putting into this and they are already being nicely rewarded for it with praise in the media. Apparently this project will take Rs 4,100 crore to complete. Hi. I have also heard about this. HITEC City will be a 4G enabled Wi-Fi city! Hey. I currently stay in the main city area of Hyderabad. I intend to move out of here and shift to Ramanthapur. I want to know about the real estate in Ramanthapur.
My replies to this discussion
Hey! I live in Ramanthapur and it's nice to know how a lot of people are looking at staying in Ramanthapur more these days. It is all because of the development Ramanthapur has seen. In earlier years, it used to be just a small village. Now, Ramanthapur is well populated and well developed. There are a lot of apartments, villas and housing colonies that are not overly priced. And, also there are all facilities in the vicinity - like grocery stores, shopping malls, clinics, ATMs and banks, bus stations and railway stations. The airport is also not very far off - just a one hour drive. Hey! I live in Ramanthapur and it's nice to know how a lot of people are looking at staying in Ramanthapur more these days. Guys, who has heard of this monsoon plan in Secunderabad? I heard the authorities were trying to fix the waterlogging problems in this area. You all know anything? Like, what are they doing, what’s the status, etc?
My replies to this discussion
The monsoon plan right now isn’t looking so good, I’m afraid. So far barely 50% of the planned works have been completed, and I think Secunderabad is going to have another tough monsoon this year. This whole monsoon plan of the Secunderabad municipal corporation was such an overhyped thing. Its sad that now it has practically fallen to the ground. The corporation was planning to fix the roads, by patching up the potholes and repairing the other water stagnation points. There are over 300 potholes on the Secunderabad road itself, all of which need urgent work. Otherwise they all get seriously clogged up whenever it rains. Hey, is it a good time to invest in Uttamnagar? Isnt there some flyover being constructed there? Guys please discuss.
My replies to this discussion
Hi there. Yeah the last time I heard about this project was that its going to be a 4-lane passageway, and the whole project cost is around Rs 31 crores. Actually you know there was going to be a rail over bridge directly at the Safilguda railway crossing, but they scrapped that project and decided to go with building one at Uttamnagar, to also reduce the heavy traffic inflow to and from Secunderabad. And yeah, and from what I’ve heard the construction work is going to start pretty soon. Hi there. What is this thing that I’m hearing about some elevated expressway the new state government is planning? Have you guys heard about it? I bet it would work wonders for the city’s real estate market. What do you all think?
My replies to this discussion
Yes you’re right. I am also planning to invest in Hyderabad real estate soon, so I was looking into all the upcoming infrastructure projects out here. I must say that this is a very smart move by the chief minister. This road urgently needs some help, it is a major accident zone right now. Once this expressway is done, there will be a crazy rush for property in Hyderabad. I expect good commercial growth as well in this area. Following which there will be more job opportunities and increased demand for real estate, which is good news for all us property holders. Yes you’re right. Ramannakunta lake in Secunderabad, it used to be really nice, but now its become very dirty and the land surrounding it has been encroached upon illegally. Any steps to fix this?
My replies to this discussion
Oh yeah, I heard they are completely demolishing any illegal constructions that have come up on the lake bed. The cleaning will be completed in 2 months. After that we can expect to see beautiful landscaping, walkways, nice seating arrangements and solar fences to overall beautify the place. Because of the political issues that the state faced recently, it took a toll on the industrial sector in Hyd. Now the city is trying to revive all that in order to facilitate fresh global investments. Thing is that small scale industries offer more employment opportunities than big scale industries but deriving the benefits out of that is difficult.
