I don't think possession will happen even in 2015, work is completely stop.for last almost one year.
Hi Khalid, Couple of days before i spoke with builder executive, i got to know that, construction is on full swing. Expected possession will be around Jun 2015. This project has approval from Axis Bank, State Bank Of India , IDBI Bank, LIC HFL & Punjab National Bank.

Hi, A well-planned residential township sprawling over 35 acres, Raunak City is located just 3 km from Kalyan railway station. Once completed Raunak City will be home to nearly 3,000 families. It is a complex having 17 building of 7 storeys tower offering you 1/2 BHK apartments each sector of Raunak City will have its own landscaped garden, children play-area, community hall for hosting functions, jogging track etc. There is also a common clubhouse with a swimming pool and gym. 1BHK from 577-607 sq-ft and 2BHK in 982-1088 sq-ft. The price of 1BHK is 27 lacs onward. The construction work is in full swing and expected to complete till December'2016. This project is running delay from ORIGINAL POSSESSION DATE.
Hi Sankalp, My friend who lives in Kalyan said it takes max 15 mins by auto. He also said that some buses ply that side and the site is within municipal limits. Aadharwadi being surrounded by water from three sides will clearly run out of land quickly and since only upscale projects are coming there, a decade down the line it will be a good option. I used to live in Thane and have seen Raunak's projects hence decided to opt for it. The only negative point is that they have almost 40% loading.

Q: Hi, we own a shop in suburb of mumbai. The building in which we have shop was constructed some time back as park of slum redevlopment. Many owners of flats/ shops in bldg are not ready to pay property tax amount as it is a large sum of amount for everyone and we are not ready to end up paying penalty of 2% PM. Q: I also booked a flat in 2009 and since then helplessly watching anormous delays, further delays, leagl sanctions and holding of construction, short of raw material/labour etc.). I appreciate that legally, we might have limited options considering the way contracts have been written and also huge legal team which big builders normally have. But I strongly feel that we should keep sharing our views/experiences on this (and similar) forums and try whatever measures we have (consumer court etc.) so that it brings more awareness and information for rest of us. I hope these forums also make builders realise that their new project could be impacted if their brand is impacted by negative publicity/comments from existing clients. I Have Flat in Cielo and recd leter for Fit out possession from June onwards...? I really dont know what it means. We are not allowed to visit our flat since more than 15 months now

Hey all, New Toll Tax effective from 31st May,2015 midnight, 50 to 80 toll booths are getting toll free and decisions on Mumbai's major entry and exit toll points will be taken by July,2015. This time the policy update brings some relief to those traveling daily and staying at a radius around the toll collection booths. Octroi Plaza which is also called Toll Plaza/ Naka / Booths which collects money from commuters who access the city roads at Major entry point to Mumbai and other few locations are under major changes in policies and tool charges which differs by locations.
Hey Kiran, New Toll charges effective from 31st May,2015 on Mumbai-Pune Expressway are :- There are 2 major Toll Plaza on Mumbai-Pune Expressway, While from Mumbai towards Pune the Toll plaza is at Khalapur locations near Pali Phata and When Coming from Pune the location is Talegaon. The new toll charges are Rs.190 to Rs.195 from Panvel to Pune and About Rs.100 towards Lonavala from Mumbai. For Multi Axle trailers and trucks it goes about Rs.1750.

Q: Dear Sirs, Suppose I sell a residential flat in 2013 for Rs 1.62 cr approx. (going market rate) which was purchased in 1985 - 1986 for Rs 2.55 lacs: 1) What is the VAT / Service tax / TDS tax / any other tax me / buyer will have to bear / pay (if any)? It seems some new rule is come into effect from June 01, 2013 regarding service tax. I request clarification. 2) What is the long term capital gain tax I have to pay on sale of the flat? VAT and service tax is only paid for under construction apartment. Service Tax is 3.09% of Total Cost(means 12.36% of 25% of total cost) and VAT is 5.5% of total cost = 8.59% of total cost. For a resale property ine does not have to pay service tax and VAT
People often have many doubts regarding TDS (Tax deduction at source) and its related concepts. As the name depicts, TDS is just an indirect mode to collect tax from the tax payer or deductor by the income tax department. In order to avoid tax evasion, Income Tax Act has introduced the provision (TDS) to collect tax. A certain amount of percentage is deducted by a person at the time of making or crediting specific nature of payment to the other person. In one line, the concept of TDS works on the principle of “pay as you earnâ€.

HI, many builders in india flourishing due to poor regulatory body /bad systems for builders. Many middle class is being harassed by builders frequently which not addressed by media and govt bodies allied depts. Late, poor quality and unwanted charges now a days are common and poor people suffering in this poor system/rules.
Hi Bikram..... Very soon a new regulatory body is going to established. NDA has already file the Real Estate Regulation and Development Bill in the parliament and waiting for its approval. But because of UPA, the approval process is getting delayed. Once, it will approved, no more delayed in possession. We will get our property on time.

Moreover apartments in 3rd and 4th floor in Sector D and E in Shubh Griha vasind, is also getting scrapped the same way. The prices of properties in Nalasopara are constantly on the rise for the last three years. While the price per sq-ft for a multistorey apartment went up from Rs. 2,250 – 4,160, the price for a builder floor apartment went up from Rs. 3,400 – 3,570 per sq-ft. The price for a residential house went up from Rs. 2,400 – 4,240 per sq-ft.
Nalasopara can be accessed either by rail or road. It is very close to the National Highway 8 (NH 8). One can take the Western railway from Mumbai or Thane towards Virar to reach the Nalasopara railway station. If traveling by road, one can take the Western Express Highway from Mumbai or Ghodbunder road from Thane and connect to Delhi-Mumbai highway (NH 8). Nalasopara is about 1 hour and 15 minutes from Mumbai and about an hour from Thane

The main advantage of opting for re-development is the renovated and aesthetically enhanced home the owners get post construction. Apart from aesthetics, the owner will also get a larger area and more amenities.
Previously housing societies had smaller homes with large open space. But if these homes are re-developed, this extra space may be utilised in a better way which will not only provide additional carpet area to the owner but also to offer modern amenities like gymnasiums, club houses etc.

@Bikram, You can also look for Vikhroli is located in the middle of the Eastern Express Highway (EEH). It has a few well planned highways and flyovers that connect Sion and Thane. One can reach Thane from Sion in 30 minutes. Vikhroli is also well connected by the LBS Marg from the west. The highway further connects it to western suburbs including Bandra and Jogeshwari. Vikhroli offers 1 BHK apartments within a budget of Rs. 55-60 lakhs. With the Mumbai metro expected to come here, property prices are set to go up by 12% in the first quarter of 2014.
Actually you can also look at distant areas in Navi Mumbai such as Taloja and Dronagiri. However, these areas are still undergoing development and lack the necessary social infrastructure. If one is willing to buy and hold a property for the next 5 years, these localities can give a good price appreciation.

According to latest data from Monitor Inclusive Markets (MIM), there were a total of 80,000 affordable housing units in the range of Rs. 3-10 lakhs built in the last five years across the country. Mumbai too saw a fair share of these affordable houses in various locations across the city. Most of these affordable houses are low income housing (LIH) units.
Among the 22 cities taken into consideration, Mumbai, Ahmedabad and Indore saw the highest volumes of supply. North Indian cities such as Delhi, NCR saw limited supply of LIH units. The Dharuhera/Rewari industrial belt in Delhi will see some LIH projects in the future within the range of Rs. 10 lakhs as some developers have expressed interest in building these units.

The Mumbai monorail is set to commence its commercial trial run from September 1 this year after undergoing several technical trial runs. The commercial trial run will be carried out for a month on the 9.8 km section of the 20 km stretch between Wadala and Chembur.
Till now, the monorail has successfully undergone several technical trial runs. In this, the aim of a trial run is to check and address any technical issues. Now, MMRDA has decided to commence the commercial trial run, where the people involved in the construction of monorail will board the trains like normal commuters at the 8 different stations on the commissioned route. A mock commercial trial run will help in checking the commuter interface. The commercial trial run will also provide an insight and approach in handling passengers.

How is monorail project going to effect the real estate?
Infrastructure projects always impact property prices in the project linked localities. The monorail project has already driven up real estate prices. Once the stretch between Chembur and Wadala is fully operational, the commute time between these two areas will be reduced by 20 minutes. The land acquisition process has been long drawn due to which the commencement of the project has been delayed. The delays in land acquisition have increased the project cost. The rupee fall has further escalated the project cost.

The current fall in rupee value against the dollar may hit some major future infrastructure projects in Mumbai such as Metro lines II and III. There is an expected 10% rise in project costs, adding more burden on commuters.
According to experts, the second line of Metro project between Charkop-Bandra-Mankhurd and the third line between Andheri Seepz-Bandra-Colaba would require considerable imported material and foreign consultants. Hence, the original estimate may get impacted significantly. The ongoing Navi Mumbai Metro project (Belapur-Kharghar-Pendhar) too may face a similar situation. The ongoing metro project from Versova to Ghatkopar via Andheri would not be affected as it is nearing completion.

Dear Gary, What u r saying about ulwe now, many said same about ghodbunder road 10-12 yrs back. and you know the results now. Same was the case with Seawoods. Property rates are never going to go down. I bought an apartment in Ulwe and 1 in Ghodbunder road both in 2013, and both places have experienced growth buy 25% buy now.

Housing finance has played just a small role in the Indian banking system when compared to the banking system in the west. Hence, downturns in real estate won't affect the banking system much in India. Moreover, with constant regulatory obstacles, the pace of construction has slowed down. There are also fewer buildings to finance. The broader Indian economy too will escape harm despite downturns in real estate as India has a low rate of homeownership and fall in home prices are less likely to cause serious worries.

The corridor will be built on a cash contract basis. The pre-qualification bids will be evaluated by November 30th and companies will be shortlisted. Proposals will be called for by the first week of December and the shortlisted companies will be given two months to submit tenders. The final work orders will be issued by March and loans will be disbursed as per construction schedule.
Japan International Cooperation Agency (JICA) is providing a loan for about 57.2% of the project. Both the central and state governments will be bearing equity of 10.4% each, and subordinate debts of 4.4% and 7% respectively. MIAL (Mumbai International Airport Ltd) will bear 3.4% of the cost and has agreed to construct three stations. MMRDA is planning to raise 4.3% through various modes. The remaining parts of the funds are expected to come from a central government scheme reserved to bolster exports.

According to the chief officer of MHADA stated that the development body was yet to receive about 200 developed tenements from over 30 developers who were supposed to surrender these flats by the end of this year. Almost 50% of buildings in Mumbai that have received an approval for construction are lacking occupation certificate (OC) according to a latest data. The data was obtained using the Right to Information (RTI) Act by activists in Mumbai.
According to the data obtained, approximately 13,300 proposals for construction were cleared in the last nine years, but less than 6,900 of them were issued occupations certificates. I wonder why and why the local body is not doing anything in this matter.

What is Occupancy certificate? What is the importance of it?
An occupation certification is a critical document issued by the municipal corporation to a builder once the building is complete. This document is issued to certify that the building is compliant with the approved drawings of the plan, and has followed the building codes and laws. Hence, only a building constructed according to approved norms can obtain the occupation certificate. Without an OC, the building can be termed illegal. The certificate plays a key role if the builder expects the building to be occupied by tenants and buyers. Buildings without an OC find it hard to get sanitary and water connection. Banks to ask for a building's OC before they disburse loan to a potential customer. The Bombay High Court also has termed it illegal to move into a building, which doesn't have an OC.

Hi Abhijit, Yes several residential projects proposed by Hiranandani and other builders too are coming up in Thane West. But came to know that property rates of Hiranandani are quite high when compared to Highland Crest. You have not mentioned about the budget you are looking at??? Moreover Thane West has come to a saturation level which are flooded with many residential as well as commercial projects. My advice would be to invest in a property in Thane East which is also fast catching up with other localities especially with Thane West. Many banks like HDFC, HSBC and ICICI have tie up for loan sanction. As I am living in Gaurav Woods Phase I, till now I have not faced any major water crisis as such. As far my knowledge is concerned there is no new developments taking place right now in this locality. But I have heard that there is going to be 6 lane connectivity from this area towards Borivali and beyond. Read recently in newspaper that they are also going to commence the metro rail operation from Andheri to Ghatkopar in March. Hi Kunal, I paid a visit to their site office and got to know that work has already been commenced and possession will take place by Dec 2016. Also saw the sample flat which really impressed me. Hi, Came to know that due to recent boom in the real estate market, locality in and around Majiwada is experiencing a hike of 16% price appreciation which shows a positive trend. Hi, As per a recent survey undertaken a 1000 sqft apartment which was selling at Rs. 90 lakhs in 2009, has gone up to Rs. 2 crore in and around Wadala. Even locality like Chembur witnessed the similar trend. Flats which were costing approx Rs 70 lakhs in 2008-2009 are now costing about 1.5 crore and above. This clearly indicates that after announcement Monorail increased the property to more than double in both the localities.
Hi Praveen, Besides the other reason being the upcoming elections which will have a major role to play in pushing the real estate markets. General public are holding on to their capacity to buy property in the anticipation of further correction in property prices after elections. Q: I have bought a flat in Navi Mumbai and waiting for pocession since more than 1 year. The builder is not providing a clear picture of the OC status. Hence I wanted to check if there is a way to get the clear status from the NMMC

Hello Sankalp, I think the delay in getting the occupancy certificate could be due to non payment of arrears by the builder to the Municipal authorities. The builder might have not paid the tax, or may not have paid for electricity or for getting water and sanitation charges. Hence the residents are not able to possess the occupancy certificates.
Hi, Possessing an occupancy certificate is a must as per the law and it is illegal to occupy a property without an occupancy certificate. Hence see to that you get the occupancy certificate at the earliest to avoid legal issues in future.

It offers 2/2.5 BHK in Ph-2 and its sizes are 926-1017 sq-ft in 2BHK and 2.5 BHK from 1286-1370 sq-ft. Phase-1 has only 2BHK. This project is spread over 26 acres of land consists 2500 nos. of flat in G+27 storeys apartments. There will be 49-Blocks. each floor will have 8 apartments in Ph-2. There will be 4-towers in Phase-2, Phase-1 has 4 towers name Atria will start its construction in next year.
Yes, they are giving possession of 2-Towers in Phase-1 this year. all the flats in phase have been sold out. In phase-2, booking amount will be 20%. All the basic necessities sucha s schools, colleges, banks, markets/malls, govt offices, hospitals etc.are nearby. Transport facilities are also good in the locality. Yes, all the necessary approvals are in place as CIDCO has approved it. HDFC, ICICI, SBI, Axis, LIC Housing Fin Ltd. etc. have approved this project for home loan.

Q: We had booked a flat in C Wing Prity Park in May 2010...from March 11, the construction is stopped completely..no construction for the last 3 yrs...paying full EMI + Rent (for the present flat)...too much under emotional and financial burden...Builder doesnt even care to meet us and give a proper reply...every time they say "work gonna start in a months time"....is there any other buyer like us on the same boat? kindly reply...

Well, we had visited the site in mid-Jan'14...the work was completely stopped...Reason told to us was about a clearance paper, which due to non-availability of a "PRINTER" at the commissioner office, the builder could not get it and thus starting of the work is yet to happen.....and "financial constraint", well, hearing it for the 1st time.....
Oh Ok.!!!! Why don't approach the builder directly and urge him to speed up the matter. At least by putting pressure on the builder may result in some outcome. Even after repeated attempts fail, then I suggest you to file a complaint with CREDAI.

Hello Praveen, Yes the locality is excellent for investment. Exactly how much return they will give you depends on market factors. The real estate market is like a pendulum of a clock which swings both ways depending upon considering market and various other factors and its overall impact. But looking at the current scenario, seems like the real estate market is going towards a good appreciation.

Hi Praveen, I have booked a 1 BHK flat in Siroyaa Yashashree and the builder has committed that possession is likely by June 2015. Construction work is on in full swing as I visited the site one month back.

Dear Shantanu, The cost of car parking and club house are not included in the price of the flats, In fact they are charged extra. Presently they are charging Rs. 10000 as rate per sqft. Namaste Sirji, The apartments are well connected by state run buses and local trains. There are buses plying at regular frequency from Majiwada where the flats are located to various destinations. Thane station is only about 4 kms from Majiwada. Besides one can also take taxis, share autos and 5 seaters as local medium of public transport.

Panvel offers the most number of projects that are within the age of two years, closely followed by Kharghar and Kamothe. The most available projects in the area are 1 and 2BHK apartments followed by a small number of 3BHK apartments. The average built area of a 1BHK apartment is about 530-715 sq. ft. while that of a 2BHK apartment is about 700-1,150 sq. ft. The average property value of a 1BHK apartment is about Rs 24-40 lakh and that of a 2BHK apartment is about Rs 30-70 lakh. A 3BHK apartment may cost about Rs 70 lakh-1 crore.

Hey Dude, I think Panvel is the best option available right now to invest in a property. Since the prices of the land are relatively cheap and affordable when compared with other localities like Vashi, Kharghar and SeaWoods Panvel is the best choice to buy/invest in a property. The present price that is prevailing in Panvel is Rs. 4312 per sqft. The properties have registered an appreciation of 7.31% in last 12 months which is a good sign.

Hey Lalit, The project is centrally located with close proximity to bus stops and railway stations. It is at a distance of approx 10-12 kms from Vashi and Seawoods. It is also close to Panvel and Mumbai-Pune Highway which is about 9.5 kms. There is also a proposal to connect Ulwe by train link from Uran to CST. Once this project gets operational, Ulwe will have excellent connectivity to CST and other places in south Mumbai.

Work has already been started and possession is likely by Sep 2016.They are quoting Rs. 6000 as the rate per sqft. Many public as well as private sector banks like SBI, Axis bank, HDFC, HSBC, ICICI, Kotak Mahindra bank and LIC Housing Finance are providing loans for this project. Dear Shantanu, I think this is the perfect time to invest in a property. Since the time is good and real estate market is undergoing a boom phase you can simply go ahead and invest in this property. Another reason is that if you invest in a property before 31st March you will be eligible for tax redemption. Hence my advice is that you better make a property investment at the earliest before its too late.

Hello Sankalp, Seems to me the price they are charging is correct as I came to know that this is the existing price that is prevailing in this project. Also came to know through marketing executive that the flats consists of 1,2, and 3 BHK. Some days back when I had a chat with the sales guy, he mentioned that the project was launched in the year Oct 2013 and most probably the possession will be by Dec 2014.

Hello, Yes in deed it is a huge relief for thousands of Mumbaikars as now they can pay the property tax as per the old un-amended rates. The decision was taken recently by Bombay High Court.
Hi, It seems that the petitioners had challenged the new property tax regime based on capital value of the property as arbitrary and unconstitutional. Several private charitable trusts like Bombay hospital and others had also challenged the new regime since it took away exemptions granted to them earlier. The tax would be accepted by the BMC without prejudice to rights of all parties.

Hello Shantanu, Satish Magar who is the vice-president of the Confederation of Real Estate Developers Associations of India said this on 15th April 2014. According to him the present legislation, the Maharashtra ownership Flat Act (MOFA), 1963, is more than 50-years-old and there was a introduction and implementation of the new act was much needed. The MHRDA will not only cancel MOFA which is short of transparency but also clear issues which occur during registration procedures.

Hi Varun, the wadhwa group is a very reputed name in the real estate sector and it is always good i fyou invest with known names.. there is more value to the project and the facilities and quality of construction too is better comparatively... The Price in this project is around Rs 1.7- Rs 2 Cr for a 2 BHK of around 653 sqft size.
Hey, I was researching about this project and got to know that the project overlooks a cemetery and some concerns were also being raised about asbestos levels in the area but i don't think that these are huge deterring factors as i heard that the Kalpatru Aura which is a neighboring project is completed and has people residing there as well.

Hi, A 2BHK flat in Virar which offers possession in next 2 to 3 years will cost you around Rs 25-30 lakh. The size of the flat is starting from 700-900 sq-ft. As far as the infrastructure is concerned, the area has everything in the vicinity. Schools, hospitals, banks, grocery stores. Moreover Virar does not have water shortages as three rivers Tansa, Vaitarna and Surya, flow via Virar. Well, In your budget, it is hard to get a residetial plot in Mumbai but Naigaon, Vasai and Khopoli are some of the areas that have residential plot available within Rs 25 lakh to Rs 30 lakh. Apartments on the other hand are available in Virar, Vasai, Nallasopara, Kalyan and Naigaon. Both plots and apartments have their advantages and disadvantages. Plots are getting less available in Mumbai and their prices are bound to increase. This can be benefitial for an investors while the end-user should also consider the additional cost of construction. Apartments give good returns in short and long term depending on the area and they have no extra cost. Under construction properties are good if you are looking for investment or are hoping to move in after few years. Benefit of ready to move in property is that either you can move in quickly or you can give it on rent and sell it after some years.

Hi, As far as my knowledge is concerned Virar is one of the localities in Thane which have seen an appreciation over 20% in the couple of years. The area offers excellent connectivity with good social and civic infrastructure. The area is well connected to other parts of Mumbai city through Western Experessway. The current property prices in the area are 4500 to 6500/sq-ft. Other localities of Thane such as Palghar, Boisar, Badlapur, Nerul have also seen growth but not as much as Virar. Properties in these localities range from 2600 to 3600/sq-ft.

All IT companies are few minutes away and mid between hi tech city and gachibowli. It needs atleast 7 members; there is no upper limit to the number managing committee members. The Board of Management is in the form of a governing body or council or a managing or executive committee. Registration can be done either at the state level or at the district level.

Q: 1) I booked flat in CASA UNIVIS (Now CASA Splendora) TEIRRA- C 1802 in Aug'2009. 2) With the assurance of possession in March'2012 Sale agreement also prepared. However till date possession is not in place. 3) Every now and then their sales executive informed me new possession dates and now almost more than 2 years of delay there is no confirmation on possession date. 4) In line with agreement I have paid entire amount against builders demand letter. However at this stage, in spite of delay from builder side builder is not giving me compensation calculated @ rate of 12% per annum on the amount paid by me (part of agreement). 5) Builder informed me that this delay in completion project is, due to labour problem, getting CC is beyond their control and he is not responsible to pay for that. This argument is not at all acceptable as this is prime responsibility of any builder to take care such issues. 6) I am currently staying nearby locality on rental basis and paying heavily as a rent, in addition to it I am paying heavy EMI. 7) I want builder to give me compensation and handover flat as per the current confirmation i.e. Sep'2014

It is you who can judge whether all the approvals are in place or not, how is the locality, whether they get the completion certificate of not. Under the provisions of Development Control Rules it has become easy for developers to get buildings declared dilapidated even when they are not really so. Given the strong politician-builder nexus in the city, it is not difficult to get a building declared dilapidated by a government architect.
Yes, You are absolutely right. The redevelopment process also causes inconvenience to the residents as they will have to look for alternative places to stay in while the builder demolishes the old building and constructs a new one. It usually takes the builder at least 18 to 24 months to complete a project with an extended grace period of six months in case of any adverse eventuality.

Q: Dear Sir We stayed in an apt in Goregaon on rent (Bangur Ngr, Mumbai) from Jan 2013- Aug 2014. While leaving the apt the owner refused to pay us the 20 k from the 1 lakh deposit. He cited the following deductions.Rs 10,200 for car parking, Rs 3500/- for AC repairing, 2665/- rent towards additional days. and the rest towards gas and electricity bill. While we agree for expenses towards rental, light, the contract doesnt mention the expenses to be paid for parking. The AC which was repaired while we moved in broke down within a month as it was already an old one. Also the breakdown is due to internal technical issues and not external. We have not used the pipeline gas connnection and hence we are not eligible for the payment. The contract also has not mentioned anything on the same. The owner have been totally harrowing us since the time we have shifted to his house as that house was full of leakage and he never bothered to rectify the issue. In addition he is now refusing to return our money which we believe is our due. Request your help.

This is separate from the $150 million that Piramal is in the process of raising from overseas limited partners as part of its overseas fund-raising. Of the $150 million, the company has already raised $50 million from LPs.
Right Sankalp, The company's Managing Director told Fe that the technique will ensure capital availability for a longer duration like 8-10 years as they were expecting a rebirth in demand for equity investments by realty developers. In February 2014, Piramal agreed upon a joint venture for $500 million with Canada Pension Plan Investment Board to offer rupee debt funding to residential projects in Mumbai, Delhi, the National Capital Region, Chennai, Pune and Bangalore. Both the organizations made an first commitment of $250 million each.

In FY15, 85% of PFM s loan book was determined as debt and equity investments were in the range of 10-15%. PFM closed FY15 with a loan book of Rs 4400 crore, which expanded more than two-fold from Rs 1900 crore in FY14. However, the firm expects the part of equity investments to rise up to 40% in FY16.
Pointing to the tough market conditions, industry sources told that even HDFC Property Fund had taken 1 & 1/2 yrs to bring up money from international investors for its new overseas fund. Earlier, HDFC Property Fund has brought up $200 million from the Government of Singapore Investment Corp, investment firm Temasek and Oman's State General Reserve Fund.

As per the sources the company is not in a rush to launch the offshore fund. They are taking more time in building relations overseas. They want to do an initial closure first and then they will launch the fund.
@sankalp, It is also came to know that Indiareit had at first planned to raise $500 million from its overseas fund and launch it in May this year from investors in Europe, Asia and Australia, but later decrease to $300 million and also put off the launch due to difficult market conditions.

As per civic body's development plan, these plots had been differentiate as residential plots for land use in the civic body's development plan, the state declares these areas as forest and High Court Upheld the state's view making the flats built on these lands illegal. Permissions for ongoing projects were withdrawn and the BMC issued stopwork notices. So, i don't think that a disputed land will get an Occupancy Certificate.
Hey Manish, My suggestion to you that consult a good legal expert and ask for the further action. Anf you want to be sure about the locality then visit the nearby Municipal Corporation under which this locality falls. Check whether the above mentioned issue is correct or not. If correct then ask how one can get rid of them.

G+7 buidling has lift and generator but G+4 does not have lift and Generator. Now both building would like to operate commonly. As far as project approval is concerned, BMC has approved this project and almost all the leading banks such as HDFC, Axis and ICICI are funding this project now but they are waiting for some more banks approval. The date of possession will be April'2017.

Remember that both of these countries have witnessed growth in gross domestic product (GDP) much greater than their developed counterparts. Real GDP in India is predicted to grow by 7.6% in 2016, up from a pace of 6.9% in 2015, according to the Organization for Economic Cooperation and Development.

Hi all, Recent modifications by the government include removing long-term capital gains tax on the transfer of REIT units by sponsors and minimum alternative tax (MAT) when it transfers shares to the REIT and when it sells units of REITs. many prominent builders have applauded the moves. It mentioned in May that it could set up its first REIT by March 31, 2016, the end of its fiscal year.
I don't think REIT will set up so soon in India. Still, some barriers remain. One is dividend distribution taxes (DDT) and stamp duty on the transfer of properties. The lack of clarity on DDT has acted as a discouragement for the real estate players and the private equity players to launch REITs in the country,

It is a suburb of Mumbai situated in the neighbourhood of Vasai-Virar region in the northern part of Mumbai Metropolitan Region (MMR). The area is governed by the Vasai-Virar Municipal Corporation (VVMC). The area is now coming up on the radar of affordable housing.

Q: We are members of Kala Niketan C H S ltd, at S V Road Bandra West. We entered into a redevelopment agreement with M/s SIROYA FM in 2008 and we have not received possession of our flats till date. The developer does not respond to our querries and has not paid us due rentals for the past three years. Three members have died during this interim period. What are the options available to us. You suggestions will be highly appreciated as service to humanity. We have been deprived to our basic right to shelter. Right Ashish, The default on the part of the builder would attract penalty under both Consumer Protection Act and the Maharashtra Ownership Flats Act, 1963. Often, the builders have an agreement clause that assures buyers a daily damage for the delayed possession. The buyers must ensure that his agreement for purchase of flat includes the clause compensation from the builder for delay in possession. If your agreement has such clause then go ahead and consult a good property lawyer.

I think you are right Anuj, If Prime Minister Narendra Modi is going to succeed in his goal of building everyone a home by 2022 then he has to extend usable land which need to put short resources to best use as he aims to create 100 smart cities while tidying up the country under his Swachh Bharat Abhiyaan.

Do you know that Mumbai has its two dumping sites, Asia's biggest and arguably oldest that opened in 1927. It spread over 326 acres in eastern Mumbai and takes half of the city's daily refuse. While a smaller landfill in Mulund occupies about 62 acres while a 353-acre one is further north in Kanjurmarg.
But it will take a lot of time if redeveloped and land preparation before anything could be built on it. Rustomjee Group has got the opportunity in Mulund and Deonar but skipped, in spite of that the areas' connectivity to the downtown area by rail and highway. They though that living close to that will cause nothing but pain and heartache for the people.

I am planning to purchase 200 sq ft extra area costing around 45lacs for which we will have to take a loan of 35 lacs. Can i take a home loan without getting the property transferred in my name and claim the tax deductions. In that case your parents are no eligible for home loan because the maximum loan tenure is 20 years. in that case, if your parents go for a gift deed then you have to pay only stamp duty and registration charges. HI, Please note that it is mandatory to register a gift deed with the sub-registrar of assurances as per section 17 of the Registration Act, 1908. Otherwise the transfer will be held invalid. The transfer must be effected by a registered and stamped instrument signed by or on behalf of your father and must be attested by at least two witnesses in accordance with section 123 of TOPA. Stamp duty, payable on the gift deed, is governed by the provisions of the Maharashtra Stamp Act, 1958, since the property is situated in Mumbai.

Another lure is the attractive financing schemes that builders offer by tying up with banks and housing finance companies. In most cases, you will get a better deal by approaching the bank directly. Don't look for freebies and try getting a cash discount.

In the National Capital Region, which includes Delhi and adjoining areas such as Gurgaon and Noida, over 1.6 lakh homes were delayed between 12 and 24 months. In the Mumbai Metropolitan Region, around 1 lakh homes were delayed between 18 and 24 months.

Hi, I didn't find any negative reviews on MHADA on any forum sites. Their construction quality is good. As MHADA itself participate in a pre-monsoon survey to identify dilapidated structures in the city. So, i don't think that they will construct poor quality buildings. Secondly, water logging has become an issue in every Tier-1 city. So, before finalizing the project sites, MHADA must keep all those issues in their mind.

HI Kunal, I haven't invested in this project but had a word with their sales guy and also visited their website. As per sales guy, it is near the Lodha New Cuffe Project, adjoining the Mono rail depot. Don't know about the builder, but it is being marketed by Edelweiss, with a guarantee that possession will be provided by Dec 2020 with OC. If not they will give you interest at 12% on the money invested by you.HI Kunal, I haven't invested in this project but had a word with their sales guy and also visited their website. @Lewin.... Firstly, i would like to tell you that builder SRA is not a new builder. They have successfully completed 5 of their projects in MMR. And secondly, its connectivity is very strong as the Eastern Freeway is almost at its doorstep. More importantly the SRA part of the project is in a separate compound. The Monorail is also nearby. I am seriously considering purchasing this as I feel that Edelweiss is a fairly reputed firm and if they are distributing it gives me some assurance above the reputation of the builder. Considering the area, I feel the room for appreciation is huge.

Q: I have purchased flat in Acme Ozone's Basilia building and its been more than 6 years to that. Since there last slab completion they are taking too much time for internal work. I am not sure if builder is committed towards delivering possession anytime soon as everytime we ask we get either unrealistic date for some months and then we get date of 6 months later. Hi Kunal!! I am agree with you. There are lot's negative reviews against this developer. Hundreds of buyers of their multiple projects are still waiting for their flat possession but i don't why they are not giving possession after getting their hard earned money. Do they start their business in such mentality to loot the innocent buyers? I mean how they consider other's money their own. Now the real game has started, Mr. Modi will tight each and every builders with that nature. Now, they are buzy to hide their money but how long. There are lot's more such schemes are in Modi's mind. Q: Good place to invest. There are lots of projects in GB road but my first preference will always be Acme. Pricing, construction quality & possession matters the most.

Yes, Naigaon has good potential to grow. Appreciation in future will be good but only if the east-west flyover bridge is completed, property prices may double in quick time. Long term investment will bring in assured returns.
In my opinion, Naigaon East looks quite promising given the below facts:- 1). Area is under rapid development and shaping up like a new mini city, with proper planning by MMRDA, govt agencies, etc. 2) Proximity to Mumbai. Infact distance from Mumbai limits to Naigaon East is quite shorter even when compared to Ghodbunder Road, etc. Virar East is good, 40 kms from Mumbai limits. Going to Virar West is going to take at least 10-12 Kms more, since the projects are in the interiors. 3) If you study the property trends along the Western Line, East has always given more appreciation compared to West, mainly because of proximity to highway, etc. 4) The current challenge that I feel with Virar is oversupply. Too many projects being launched, under construction, etc by different builders. I would be cautious when investing at these price levels.

Hello Arya!! Service tax and VAT are applicable, only on properties that are booked at under-construction stages. So, both these taxes cannot be levied on properties that are purchased, after the builder has obtained its completion certificate or Occupancy Certificate. Hi Ravi, Generally, Carpet area is around 70 to 80 percent of Super Built-up area. But note that this percentage varies from project to project and builder to builder. If the payment is made on Super Built-up Area. Then the calculation will be - let us take your example if Carpet Area is 600 sqft. What would be Super Built-up Area? Let us assume the ratio is 75:25. Here, Carpet Area is 75 percent of Super Built-up area. Now the Super Built Up Area=600 plus 25 percent of 600=600+150=750 Sqft. Q: The original buyer Mr.ABC booked flat by paying booking amount 12,30,000/-(cash + cheque) and 22,20,000/- in cash in between 2011 and 2013 and got allotment letter. The total agreement value mentioned in the allotment letter is 48,75,000/-. In 2013, because of financial difficulties decided to sell the flat.He offered me to purchase it.We have executed a MOU on 100/- stamp paper in presence of 2 witnesses. I paid all the amount which Mr.ABC has paid to builder (34,55,000/-). The builder issued NOC to original buyer Mr.ABC and transferred the flat in my Name in 2013 after receiving additional 12,30,000/- in cheque mode from my account..But Agreement for sale was not executed between original buyer Mr.ABC and the builder. Nor did the builder was ready to execute agreement with me. I kept on writing emails and letters, but builder was not ready. Now the builder received Commencement certificate on 26 April 2019.He sent me notices to pay additional 13 lakhs (which he says is as per the RERA Payment schedule) and complete the agreement and Registration process but not for the allotted flat but for some other flat for which he was asking me to pay 4 lakhs extra as floor rise. As per him the allotted flat due to technical reasons does not exist and he by his choice selected a flat on some other floor.I was adamant for any change in the flat. i also paid the stamp duty of 4,65,000/- as per the market value of flat.Now again the builder has sent me notice that since i did not comply with the rules and did not pay 13 lakhs he has cancelled my allotment. Also he has said that he has refunded the booking amount of 12,30,000/- to the original buyer Mr.ABC in cheque mode in 2013 itself, keeping me in dark till date. Builder is not ready to speak anything about the rest cash amount which he has received in cash from original buyer Mr.ABC. As per builder whatever he has received from original buyer Mr.ABC he has refunded back. Further he will refund only the amount paid by me through cheque (12,30,000/-) that to after deducting 10%. The original buyer Mr.ABC has taken money both from me and also from the builder thus reducing my part payment consideration.Even after paying 46,80,000/- as well as the stamp duty of 4,65,000/- builder has cancelled my allotment. The original buyer Mr.ABC has not yet handed over the payment receipts of the amount he has paid to the builder inspite of several requests. Shall i approach RERA or file a consumer case against builder. Also a civil and criminal case against The original buyer Mr.ABC.
