I highly recommend you not to take houses in this society. The quality of construction in this society is very poor. Every time your some or the other electrical, sanitary pipelines, valves, switches etc will be in breakdown. They will charge you heavy maintenance charges but with worst services. You will never get electrician or plumber on time and you have to follow up infinite times. The biggest nightmare is dealing with society administrative team. They will speak with you like you are their servants and specially their VP named some Rathi is one of the worst person on this earth. He abuses tenants like dogs. Many times police have to come to this society due to all these issues of society members. In addition they will charge you hefty amounts at the time of entering and vacating for nothing.

Guys, according to agreement this project (SAI POORNA HIGH END) is suppose to finish by June 2012 and with a grace period of three months it should be finished by End of Sept 2012. If builder is not able to finish by this time then he has to pay Rs. 10,000 (for 2BHK) and Rs. 15000 (for 3BHK) monthly till the project is not finish. Did anyone of you receive the amount as per your flat because of the delay for October 2012?
Firstly, when I contact the builder regarding the payments if delays in July at that time he said he will let me know about this and the progress by end of Sept 2012. In October when asked when they are making the payment to buyers because of the delay he said they are scanning who has made the payment on time and they will give them the amount as per their flat in coming days. I wrote them formally by mail my bank details etc and asked them to deposit the amount in my account because of the delay. till date (27 Oct 2012) there is no replay. It takes them so many days to identify who has made payment on time when they have to pay, if it would have been the reverse way (buyer has to pay builder) I am sure buyer will be have busy time while answering their (builder) calls regarding payment within days of exceeding the payment dates.
I am sure it is not the case they are not identifying who has made the payment on time but they really do not want to make the payment.

This is not a BBMP approved property. They have sold 80% flats. The building is ready for last 4 months and they are yet to apply for occupancy certificate. Wait at least till Jul2013 for BBMP verdict on occupancy to come out. There's no surety that BBMP will give some verdict by Jul2013, but verdict will surely NOT come out before Jul2013. Do not go by "SBI approval" of this property.

Hi.. I think both lower floor and upper floor have their own merits and demerits.. I do prefer staying in upper floors.. The reason is that if you are staying in upper floor then there will be good ventialtion. And if you stand in your balcony you can see a good view of the surroundings.. Luckily my flat is in 7th floor and balcony is facing garden.. Whenever I am bored or tired, I stand in my balcony and see the garden and I really enjoy the view.. Hi.. All,
I went there on the 1st April 2013, I was pretty impressed by their plan and layouts. I wanted to make a booking - However there are a few things I am concerened about:
a) This property is in the middle of no where. There are no grocery stores near by, no means of public transport - like auto etc.
b) When i visited the site - The 1st building was already complete and 400 flats have been handed over. However only 250 flats were occupied out of 400. Wonder why?
Folks already living there - some questions for you:
c) Every one needs a maid nowadays. But since this site is in the middle of no where - I am concerned about the availability of maids.
d) I read in this forum that - this area's water is contanimanted. Are any of you facing water contamination/availability issues?
e) Do school busses come to this site? Are there any good schools around ?
f) Any other issues after practically living there?

Hi Abhishek, There is no validity period of stamp paper as per Indian stamp act. But it's better to take a fresh stamp paper while using for defined purposes. I booked a flat in Greater Noida in June 2010 and received the offer of possession letter along with final demand letter (with additional charges and additional demand in form of payment to the farmers and VAT charges, electrical meter installation charges) in end of the September 2014. When we visited the site, there was lot of work was pending not only in the flat but also inside the society, like, plaster work, wooden flooring, tabs, toilets seats, washbasins and sinks were not in toilets and kitchen, electric pipes were uncovered, electricity and water supply was not available in the flat and parking place, club, swimming pool, parks nothing was ready at all. In all, the flat was not ready to take possession. I sent an email and reminders too along with the photos of the flat to the developer but no reply came from their side. When I contacted them in January on phone they told me to first make the full and final payment then they will give the NOC and letter of possession, thereafter the work will be completed.
By the end of March 2015, I made almost all the payment and on 25 April 2015 meter Installation Charges and an advance cheque for VAT charges were paid and got the Certificate of Possession and NOC. After submitting NOC at site, in June 2015 I got a mail regarding completion of work done in the flat and we took the actual possession on 9 July 2015. Registry was made on 3 August 2015.
I got an electricity bill to be paid from January-August 2015 amounting Rs.22,000/- whereas I took the possession in the month of July 2015.
Kindly advice me that when I am applicable to pay Electricity bills and other maintenance charges. Kindly suggest my Maintenance starts from the date of Offer of Possession Letter (22 September 2014) got or the Certificate of Possession and Possession Handover Certificate (25 April 2015) got after making the full and final payment or when the Actual Possession has been taken.
Developer is forcing me to pay the electricity bill (Meter charge @Rs.75 for 8KV including various taxes) from January. Please suggest that should I pay the meter charges from January 2015..kya mera electricity bill and other maintenance charges January se pay karna banta h. If not then what action I have to take against the developer.
