Yes victor you are right, Revenue and agriculture department have announced that now onward no need to take a no-objection certificate (NOC) from the state government will no longer be required for acquiring agricultural land for industrial development.

The square foot rates at DD Diamond Valley are Rs 2200-2350/sq. ft. An average 2 BHK here is about 1140 square feet. So the total cost will be about Rs 27 Lakhs. Other than these, 3 BHK apartments are also available at the Diamond Valley project. The 3BHKs are bigger and come in five different sizes. An average 1445 square feet 3BHK apartment will cost around Rs 32 Lakhs. Okay..for the latest rate of the apartments in the block 2 in phase I is like this. You will have to pay a little more than the other phases here. The present per square feet price here is around rs. 4000 per square feet. You will also have to pay another rs. 20 as per the hike of the floors. Hey no its not 60 lacs, it is around 55 lacs for a 2BHK and around 71 for a 3BHK. It is already done with construction, you could move in when you want. Its a good location, but you live in Kochi so you already know. Facilities are basic, the normal things you get at other luxury apartments, so nothing special. T he plant is set to be completed sometime in 2014, but you can never be sure of the completion date with Kochi Corporation. If it is, then yeah you can absolutely go ahead with it. Being a major commercial place, it should suit your son’s needs. You have a lot of supermarkets and shopping centres there. It is also has a state highway passing through it, and the metro train will also be available there, so that should make it easier for him to get around. The government has said that the flyover construction will start by May or June, and the flyover will be completed in 18 months. They have estimated it to cost Rs. 72.60 crores to build it. The flyover will have four lanes, with a pair of lanes having a width of 8.50 metres. The construction will begin soon, and land acquisition is being done now at Rs. 24.9 crores. But given the prime location of this place, with its close proximity to IT organisations and tech parks, it’s actually as per market rates. The 2 BHKs cover a size of say approximately 1200 square feet to 1350 square feet. That means, with the price per square feet taken into account, the cost of each 1 BHK in this place would be somewhere between 50 and 52 lakhs.Hi! This is the reason why there are so many suburbs popping up out of nowhere around the outskirts of Kochi. Mattancherry, I agree, is a place where you get half your deal. You’ll get a good view of the ocean, but I cannot promise you anything about the calm surroundings you so desire. This locality seems tiny, because of the small size of the roads. Okay...when I contacted the builders recently, I came to know about the total cost of the 2 bhk duplex flats here at Trinity Mercury. The total cost they are saying, all inclusive except the registration charges is around rs. 50.35 lakhs. for this. Sure water supply in the area was abyssmal, especially last year. But in terms of real estate Kakkanad is doing quite well. Booming infrastructure, close proximity to IT centres, greeeat road connectivity as it is located along the NH 47. Airport and railway station are also close by. The area has some nice parks and recreational facilities. Investing here is a good option. Infrastructure is developing and the water supply situation will eventually be completely fixed. Let's not forget the buzzing Infopark and CSEZ as well as the proposed Smart City in this region! Some safety problems are there in Aluva. Actually just last year a man was hacked to death in broad daylight! This was all over the news. Passersby all got a glimpse of oozing blood down the pavements of Aluva and rushed to help this man by taking him to the closest hospital. But he had died. Turns out that he was a gang member himself! So if you have children, then be extra careful in this place. There are a few rowdy gangs in the area. But if you take up a residential home then I'm sure it will be fine. There are some really good waterfront homes in Aluva with 24 hour security! :)Some safety problems are there in Aluva. I think that there is a lot of potential in Kochi when it comes to real estate. And yes, Marine Drive will be the first location to really thrive! But there a few hitches, yes, that Marine Drive needs to overcome. Builders are getting annoyed with the number od residents associations that are sprucing up because they feel it affects their bilding activity. However the residents are keen on the builders having 3 shifts a day like in Bangalore instead of just 1, so that the project can be completed in 1 year instead of 3. To be honest, the pipe repair work in Aroor was almost immediate but for Kumbalum the pipe fixing took at least 2 to 3 days. But lots of work has to be done. A road enclave had to be made so that repair works could begin and that ended up taking the entire first day. So people had no choice but to find other sources of water for a couple of days. Aroor in general is quite a developed part of Kochi so civic issues like this are responded to quickly by civic authorities. Apart from Aroor is really beautiful. The metro authority kept violating the rules related to land space in the area. They took more land than what was appointed, and they started to divert the traffic themselves without even consulting anyone. Also the number of drain pipes that burst were a lot! Oh and concrete waste was dumped on sidewalks without any cleaning up activity. Yes, actually you’ve heard right. A number of building rule violations and illegal properties have recently come to light. One of these happened in the Kudanoor district in Kochi. Its basically a 19 storyed apartment complex, which was violating building laws. You must all know that Kudanoor is a coastal regulation zone (CRZ), so any building here will have to follow the basically coastal regulation norms, which this particular building in question was flouting. Yeah actually the civic body's main focus is to develop the city roads and transport infrastructure. But there are a number of projects that GCDA has raised funds for. Let's see, there's the 200 crore for developing Vaduthala Varapuzha costal road, 45 crore for that sports complex at Manasserry, 6 crore skywalk at High Court Junction, 98 crore for the convention centre at Jawaharlal Nehru International Stadium and15 crore underground parking centre at Ambedkar stadium. That's a lot of investments but it's good that both bodies are taking a step forward to develop Kochi! They filed a petition and submitted it to the Kochi corporation and finally got approval for road widening works from Kochi mayor. He's stated that this will benefit people coming from Vaduthala to other parts of the city. The road from Vaudthala Railway Gate to Panchalam Junction is going to be widened. This was decided last year but obviously executing the plan is still taking very long time.Yes this narrow road really was causing lot of problems to the residents. Government agencies have been reluctant o part with their land all along the metro stretch so areas such as Aluva, Kalamassery, Jawaharlal Nehru International Stadium, Kaloor private bus stand, Ernakulam south and Vyttila, have stalled metro works. In the Kaloor stadium area, it is the Kerela state Housing Board had problems giving up their land in Kaloor bus stand, Kochi Corporation was hesitant to give up land here. But according to the government agencies, they really have no problem in giving up the land for metro works, only thing is that they need compensation from the government in doing so and they still haven't got that. The 2 km long strecth of the Vennala Palachuvadu road is the most unpleasent experience to drive on. There are potholes and temporary repair works everywhere. This road has to endure a good amount of traffic because it is the link to Kakkanad and Kalamassery. Many IT employees need to use this route to get to work also. Maintenance works on both ends of the road at Vennala and Palachuvadu is either completed or in process and these shoddy works is what is making the road so terrible. In fact, I don't remember this road ever being fully tarred, just with temporary patch works. But there were many changes implemented on Vytilla road because of the loops that were built to stop the cross road traffic and the media that extended through the junction.There were two circular loops at the vytilla mobility hub. Heavy vehicles now use outer loop and small vehicles use the inner circle. The construction was completed sometime last year and it has done wonders to helping traffic in this area. Apart from ferry service there are also buses and other methods of transport but only thing is traveling on thevara road is not a very pleasent experience. The locality is very nice and on the outskirts so it is quiet and peaceful. That's why many people are moving here now and there is a big strain on the existing infrastructural facilities in this area. I think that the Thevara junction to UP bridge road should be widened to ease traffic. A parallel road from Kasturba Nagar to Thevara Kundannoor should also be constructed. I think that the Thevara junction to UP bridge road should be widened to ease traffic. A parallel road from Kasturba Nagar to Thevara Kundannoor should also be constructed. This will seriously improve transport facilities in this locality.

There's actually another reason why this project never saw daylight. Even though funds were there, the project was still very expensive costing close to 1000 crore. Because of this the Public Works Department feels that it is important to find more cost effective ways to deal with the situation. At the same time, the Kochi metro rail project was approved and work has started. Since there are plans of the metro rail being set up in thevara, GCDA decided to take up road work once after the metro rail has been completed. Officials feel that traffic issue will automatically reduce because of the metro rail and road widening might not even be required. Hey ya Tripunithra is a very nice locality that is just 11 km from Kochi. It comes under the Ernakulum municipality and that's very good because the Ernakalum Residents Welfare Association does a lot to help rid the locality of civic issues and other such neighbourhood issues. Actually, the Edapally - Aroor NH bypass is not the only spot, even the bridges along this stretch are in horiible condition, all uneven and full of potholes.I think thats why the people under Kochi For Change (KFC) staged that protest few days ago. Actually this project was proposed almost 10 years ago. It has taken the authorities THAT long to finally implement it. The plan is to basically stretch this 12m wide road to a minimum of 22m. Yeah, its mainly because of the restoration work only, that the GCDA are demanding that the PWD hand over the responsibilities of the Mattanchery bridge to them. Tripunithura is a nice locality, and thee are a lot of roads connecting it to other major parts of the city. Yes, you're right. Since there is a train track on this route, which is the only problem in this path I might add. They already did look into the matter. They found that out of the three pipelines, there was a shortage of supply in the 48" pipeline, but they didnt find any leaks or reasons for this shortage. Hiee.. There's another restaurant you could try out. The Badettu Restaurant is there. ITs vegetarian though, so dont go there if you want non-veg food. It's just 3.9 km from Edapally. I’m sorry to say, but the Kaloor-Kadavanthra road is still in a pretty bad state. It was already pretty uneven to start with, but now that it has started raining heavily, potholes are forming. I think the water plant will be operational from early next year. The construction of this water treatment plant is almost drawing to an end, and few days ago the urban affairs minister only announced that the project will be providing water and helping out the water shortage scene in Kochi pretty soon.

its very strategically located no? the dreamflower luna is very near to the sea-port airport road actually just 1.5 km from there. They have 6 budget flats in the 7.25 cents of land. all these flats are 2 bhk actually.

Other than the roads, the Vytilla mobility hub is obviously here. Really helpful for the transportation in the place. Its basically a transportation hub, so far just few parts of it has been finished, but once completed you'll be able to avail of all the modes of public transportation from here, starting from metro to inter city buses, to even state buses. It has an area of 1765 square feet. and I think that these apartments under construction only. Can someone tell me other details? Like amenities, bank approvals etc
hey, they provide good facilities here like a good garden, a swimming pool, play area, club house and a gymnasium. these apartments are quite reasonably priced also. Even you can get the bank loans for these apartments very easily as it has approvals from State Bank of India, HDFC etc.

Though their selling price will be different because their sizes are so much different, the per square foot price rate of both the 3 and 5bhk villas is the same - Rs 7100 per sq ft. Right now, the process of verifyting the data and collecting information about various properties is underway, the civic body is getting the entire information. and i think this system will be ready to implement by April in the next year, 2015.
See, this system is expected to plug the leaks in property tax collection by providing accurate information about each building. Like for example, the municipality could be collecting tax for 200 sq. ft when in reality there might be 400 sq. ft, which the IPMS helps to detect. It would also streamline management of the municipality’s assets register.

I think there are some general issues that the residents of Kochi have to face. I think that water scarcity and polluted water are the main among these problems. There were lots of reports recenty telling about the water problem in Kochi especially in the regions like Edakochi, Palluruthy, Konam, Perumpadappu, Fort Kochi and Mattanchery area.

Thoppil is a very good locality in the Edappally region, no..the connectivity by railway is also quite good here. The Edappally railway station is very much depended on for local travels. But if you are planning for long distance travels and all, then you might have to go to the Ernakulam south railway station which is 10 km from here because all trains do not stop in edappally station.

I think there are not more than a hundred units put up for sale in this project. The community houses a skyscraper building with around 14 floors in it. The Royal Dream apartment project is actually under construction and they are still not ready for possession but if you have a little time to spare before you purchase a flat, you can wait till december, 2015. The apartment is still under construction and the possession dates come out in june 2017. The apartments will still take a long time to get constructed, they have lined up 13 floors in one building. I think Kochi is rapidly turning into an investment hotspot actually. Now, the Marriott international is opening its second property in Kochi. It will be located near to the Lulu Mall campus itself. I think that this is the 5th hotel under the company's flagship in India.

You know one thing...along with the connectivity via the road, i would also like to add that the connectivity via railways is also quite good in this region. You can see that the Nettoor railway station is the nearest railway station to this region. Actually, the situation is that most of the advertisements and hoardings are found along the two stretches of Kollam Alappuzha and Trissur Kozhikode. and often accidents are reported as the hoarding affect the view of the driver. There are plan to clear all of it and put up common boards. That could have been expected. The government is running through in severe financial crisis. Despite making announcements and allocations, There is no guarantee that the funds would come in. I just saw a accident around 10:08pm. And the driver of the bike ran off. The person sitting behind him is deformed after being dragged by a container lorry. From what i heard the biker ran into a car they fell, back passenger got hit by a container lorry. Lorry didnt stop he pulled him and dragged to a distance. The driver of the bike talked to the people around and he just ran off. I tried calling 0484100 they said unable to contact. A person among the people said they have contacted.
So sad to know this kind of accident. no one these days are trying to help each other.. but hope he will all right and out of danger now....

That's true. Residents have complained about such events near Vyttila Junction and Toc H school area. But i think that the police is unable to track the culprits without police help as they leave the area within 5 minutes.That's true. The simulator is actually a good facility for tests for driving license. I think that the government order is required if the facility is to be used for issuing driving licences. Simulators are currently being used by many prominent driving institutes. But, for driving tests, it require trained men for operating the facility.
