Q: I booked an aprtment in 2010, which i dont have the possession yet, but the inside work is so bad that i was really shocked . The tiles and the kitchen granites are chipped and have scratch mark all over, the grouts between the tiles is so dirty and cement is coming off the walls. We did complain aboout this but nothing is done yet. I am really disappoointed in this work becuase it seems like someone very unprofessional has done it and they did not pay any attention to it. Has any one experienced anything like this. They are already very bedhind in handing over the apartment and on the top such lousy work. Really disappointed in them. Save 1MB

I think it’s a good investment idea for a second home. You can let out this second home for rent. You will be able to find plenty of prospective tenants here, as this is the IT hub of the city. You will mostly get young IT professionals who work in any of the companies in the Infocity. The Kochi Smartcity project is also being constructed nearby. Once completed and functional, the demand for property is bound to increase. I’d suggest that you buy the house before the Smart City project is completed, because property prices might increase once it is functional.I think it’s a good investment idea for a second home. Yeah I agree with Rajneesh. If it is a healthy and clean locality that you are looking for, then definitely go with Aluva. On the other hand Edapalli is more industrial and is better connected with the main commercial areas of the city. So it would be better for people who want to buy property somewhere in the hub of the city. The presence of the Lulu Mall in Edapalli is also an advantage, as this is the largest shopping mall in Kerala.Yeah I agree with Rajneesh. The West Kochi area has faced a lot of water problems. In areas like Mackenzie Garden and Bishop Garden there is a lot of shortage of water. Not only residents, but also tourists who live in the Fort Kochi area are facing problems. The last time this area had water issues was because of a pump failure, which took many days to fix. The construction process is still going on, so I’m not too sure about the apartment costs, but I think it is between Rs 30 to 45 Lakhs. This project is located at a prime location in Kakkanad, just 1km away from the Smart city and 3kms from the Seaport-Airport road. Although they had promised residents that they would not dump waste in empty lands, the Tripunithura Municipality is still dumping plastic waste. This is making it hard for residents to live normally because of the air pollution from burning the rubbish and also the bad smell from the waste. All the major schools and other institutions are being targeted and soon they have promised to keep a lid on this outbreak. No, the construction of the flyover hasn't begun yet. The flyover which is to be built on National Highway 47 near the Palarivattom signal, is going to be 620 metres long. Moreover, in Aluva you can see that near to the railway station, there is a KSRTC transport stand which has inter district buses as well as kochi city buses running. Actually the Mattancherry Build Operate and Transfer bridge project ended sometime in April and that's why toll collection for this bridge also stopped. It is in quite a good location because the Nambussadry airport is just 12 kms away and the railway station is in Aluva itself where a lot of trains stop. The locality is also blessed with a number of malls and entertainment centres! And it's also got beauty because this is the place where three tributaries of the Periyar river merge with the Pooyamkutty river. I think Edapally is a great place to live in. The good thing is, there actually have been a lot of improvements just between last year and now in Edapally. The roads have improved drastically as 12 of them have been freshly tarred including Vinayak Nagar road and Jawahar Nagar road. Even metalling and drainage system work has been fitted. Water logging that was severe in Ponnekere road has new drains. The new Edappally Raghavan Pillai Park is another great addition to the locality. And let's not forget the well lit roads with all the new streetlights. So this development has really helped Edapally grow as a locality :)I think Edapally is a great place to live in. Well what to tell you, the construction of a metro station close to your property will anyway affect the property prices. The rent as well as the cost of your apartment will go up, if you choose to sell it later. Well this unhygienic feature about Kochi has already come to the notice of the authorities long back, say 8 years ago. But I’m not aware of any steps being taken to counter this nuisance actually. This is a major problem, not just in Kakkanad, but also in other parts of Kochi. With the monsoons, the situation becomes even more hazardous. There were other buildings also, a 4-storyed one in Aluva, and a 10 storyed one in Tripunithura. The former was built without any toilets, parking area or rainwater harvesting plans, and the latter was built just 4m away from the water front, whereas it should have been at least 100m away. Six commercial buildings in Thrikkakara were also flouting building rules.Yeah, I know. This is a really good system of waste disposal as the authorities also plan on monitoring the public to make sure they don't keep littering. Surveillance cameras are to be places in important places like Info park. A huge penalty will be the fine if any company is caught polluting. Interesting enough this is one of the last projects under the JNNURM scheme. This tower 1 facility is located at the Transformers Electrical Kerala Limited at Angamaly. Work for tower 2 facility located adjacent to this facility has already begun. This is a very futuristic project as non polluting companies lead to clean and green environment which is exactly what the state of Kerela requires. The commercial spaces in the tower 1 faility have almost been completely booked up and now price appreciation for property here has already increased. The district administration has come up with a ‘portal-frame structure flyover’ which is what the flyover will look like. This requires no pillars in the middle of the portal as vehicles an go around. Vytilla junction is one of the busiest in the state and finally something is going to be done to abate the traffic now. The reason for this bottleneck is because of shoddy NHAI work for an underpass that does not even let 2 cars go through. It is that narrow. The project can be completed in 3 phases and should take off pretty soon. 2 small flyover each located 50 m away from the junction will help ease traffic. Temporary relief for right now has also been provided. There is ample space for this project and that's why even the cost for it is less, only 75 lakhs. The Villapilsala plant had actually shut down 2 years ago, and that's why there was excessive dumping of waste in Brahmapuram which really angered the residents. The condition was extremely unhygienic. Especially if epidemics are going to break out. Kochi's standard of living will drastically fall. The corporation has been known to make many mistakes in the past when dealing with civic issues. They should not have burned a huge amount of plastic in the first place as this was what caused a fire and this is so dangerous for the residents welfare. This plant better come up soon. Don't let it stop you from moving there though! I have a feeling that the new plant will definitely fix the problem. Gammon actually asked for a compensation of around 68 crore to stop the toll collection because they hadn't made their initial investment back or something. Or they wanted compensation from GCDA because they were taking over the upkeep of the bridge from Gammon company. But now GCDA has agreed to only give 31 crore in compensation, which gammon has had to settle for. This happened sometime around end of April. According to me, a medical college and a traffic signal are the immediate requirements of this town. The government better efficiently use those 73 acres of Travancore Rayons land and proper scientific land use patters must be instilled. Actually there will be mostly a number of buses and trucks, because of the mobility hub. And not only the Kaniampuzha road, there are plans to widen the Vytilla-Pettah road as well. I feel that the Pettah Bridge is also adding to this traffic block. Because it is so narrow, it practically does nothing in sharing the traffic load and it just ends up trapping us all in this mess. I know for a fact that the DMRC had to fix the road damage along the Aluva Kadavanthra stretch before the end of July. More than a month has passed from that, and there has been no improvement. Still there is a problem man. Its really close to some slaughterhouses. You know, where they cut up meats and all. As a result all these slaughterhouses choose Udayamperoor to dump all their garbage. From my own knowledge, Kochi Corporation is yet to restore damaged parts of S.A. Road and its shoulder, which were dug up by KWA for laying pipelines. Yes not only the Market canal, I have heard that plans are underway to even renovate the entire Ernakulam maket. The market will be getting interlocking tiles from its one entrance to the other and the garbage from all the shops around the market will be collcted by the corporation itself. Yeah..If you are looking for apartments here there are lots of apartment project. Some of them that i like to point out is bhavani apartments, minerva apartments, Regal County, MIR Green Metropolis, Tranquil towers, Jade heights, Lijoy Little homes etc.
I think that the locality of Vazhakkala is situated in the Thrikkakkara region which is actually famous for the Thrikkakkara Temple. There are some churches, mosques as well as temples near to this place. The Cochin University of Science and Technology is just about 10 minutes drive from this place. Sun Network's office is located at Heavenly Plaza which is in Vazhakkala.

I would add that the one of the major project undertaken by GIDA was in 1994, which was the construction of the trio of Goshree bridges connecting Vypeen with the city. There are a few educational insititutions in here, but the most well known ones here are the colleges under the Hindusthan Group of Insititutions, of which the Hindusthan Institute of Technology is one major college. The area around these colleges are mostly for students and teachers, and a sort of a tiny university colony has grown up around there
Actually the junction point of the two major roads of the area - The NH 209 and the Bodipalayam Road sees the most commercial activity around here. There are few eateries right on this spot, like Ali Dhaba, Cheran Restaurant, Shoba Tifin Centre, and Goundar Mess.

The present price for independent houses in Poornithura is around 4,700 rupees per sq ft, It is a little pricey, but the area is good to live in. You can get good 2 bhk apartments in around 60 lakhs or so.
Hey compared to the other localities, that is pretty okay. I think it is a resonable price, specialy as Poornithura is close to the IT park in Kochi and the National Highway 15. There are some god residential projects coming up here, you can see them.

Hey, if you talk about the connectivity of this region, I would like to say that the region's connectivity is a high point. The Mahatma Gandhi Road which is a very popular road in Kochi passes through the heart of this locality. You can also see the R Madhavan Nair Road also here.

I think the project is from the builders of Abad Chancellor at kakkanad, Abad builders are reputed builders and have completed several projects in Kochi and some 8 of their projects are still under construction including ABAD Orchard County. There will be an auction of around 90 cents of land that are scattered in and around the city and suburban areas.

Hey, for the case of houses, I think that there is no extra charge that they are levying in case if the house does not have road connectivity or road width with 1.5 metre or below. Yeah, here is what i know; The LNG terminal of Petronet LNG Limited, located at Puthuvype in Kochi, is set to gain additional revenue by means of bunkering. The terminal has successfully provided LNG to a marine vessel which berthed at the terminal a few days ago. Thats great for the city's development, right?

For your information, I would like to say that as per Section 340 of the Kerala Municipalities (Compounding of Offences) Rules, a fine of upto Rs 2,000 can be slapped for dumping filth in public places. As far as I came to know, they have sought a compensation package like what was done for Kochi Metro to acquire land for the road corridor that would decongest S.A. Road. Actually, I got to know that the works for the road completed pretty much in time. No? I came to know that GCDA took the initiative to construct the road three months ago. Yes. It is true that the metro work is very far away from the actual schedule. And the handlers of this project the DMRC have been getting a lot of criticisms due to this as the project is expected to be completed by December and it does not look like it will be done.

But, KSEB officials said that they were not imposing any undeclared power cuts. They are still saying that these could have happened due to technical snags. Yeah, it is true. The Kochi Metro Rail Limited (KMRL) signed an agreement with the Ernakulam District Cooperative Bank for obtaining a Rs. 366-crore loan for funding the Kochi metro’s land acquisition requirements.

The councillor of the area has also said that as public works department (PWD) has not completed construction of a drain along the Edappally Ragahavan Pillai road they fear that it could become an accident prone zone. So after a long time to think about this. The Metro Rail Limited on Monday, sent the revenue officials with a letter stating that the entire 1.16 acres can be acquired.
