Hey, Sainikpuri is the best place for a family home. I’ve been living here for almost 10 years now and it has been a wonderful experience. This place is greener and more ecofriendly than most other parts of the city. You will enjoy taking walks here, as the atmosphere is pollution-free.

There is going to be further extension of the Outer Ring Road. A 33 km stretch connecting Shamirpet to Pedda Amberpet is going to be constructed. This is an 8-lane project that is going to be completed by the end of 2014.

Apart from what these guys have already mentioned, I would like to add that there are more than 300 apartments in Chanda Nagar, and more than 40000 people. There are branches of all major banks here, and also a new mall is coming up. Talkie Town mall is pretty close at Miyapur. The Chanda Nagar MMTS is just 2 kms away and the Miyapur Metro station is just 5 kms away. You can easily walk to the Ameepur - Chanda Nagar Radial road. Since you wish to stay at a homely place, you should probably go for one of the gated communities that are present here. It’s very secure, has many families, and the ambience is great for family-oriented people. This locality is very close to Nagpur Highway, but the sounds and noise cannot be heard here giving you a peaceful neighbourhood. There are many schools and colleges around, and the public transport is really good that helps children commute easily without consuming too much time. Entertainment wise, there are multiplexes and resorts around. Hey, are you planning to move into Hills Colony? Then you should know that water supply here as well as in other parts of eastern Hyderabad is pretty bad. Especially in the summer months, the municipal water supply dwindles down considerably. The residents of Hills Colony had a very hard time last summer, trying to get water, as the municipal water supply stayed down for days. The bore wells also dried up during the summer months leaving the residents parched for water.
If you do move into this locality, you should be prepared to have the bore wells in your area flushed and deepened to improve the water supply. Your other option is to depend on the water tankers or the municipal water supply, which are both very unreliableHey, are you planning to move into Hills Colony? I would definitely suggest you to go ahead with your investment. Buying a property in Miyapur is worth it. There is good water supply by the Hyderabad Metropolitan Water Supply. Electricity is provided by the Andhra Pradesh State Electricity Board. The NH 9 is very easily reachable from this locality giving it good access to other places, cutting down on the commute time, which is especially helpful if you travel long distances for your work. The HITEC city is just 30 minutes from this locality at peak hours, and takes hardly 15 minutes when there’s no congestion in the traffic I would definitely suggest you to go ahead with your investment. Hi. I would suggest you invest in the property right now since Uppal is quickly developing, and would cost you much more at a later point of time. There are markets, hospitals, schools and colleges within a short range, which adds value to any residential place. The Main Uppal Ring Road is easily reachable as well. Hey, my son has planned to invest in a 3 BHK in Banjara hills. I know that Banjara hills is one of the best areas to live in when it comes to locality. But, when I was doing my research of similar properties in other areas, I found better properties at a much cheaper rate. Now, we are confused if we should go ahead and invest here in Banjara hills or move towards the IT hubs like Hitec city, Madhapur etc.

It is no doubt a beautiful place to stay in, but, when it comes to the investment and future benefits aspect, in comparison to a lot of other areas, Banjara hills would come out to be very expensive. I agree, I live in Indranagar, and I think it is the best place for bachelors to stay at, with number of restaurants, super markets, and pharmacies around the area. But, one thing for you to consider would be the temporary water problem. Most of the apartments in this area are multi-story buildings and not gated communities, so during summers you might face water problems. This is again very subjective to the apartment you rent. Nowadays, most buildings buy extra tankers at extra maintenance cost during summers. I totally agree with what is said above. I live in silpa park, and I would say that silpa park has the advantages of a private and quiet life and at the same time a very controlled chirpiness of a gated community. It is like a township in itself with houses of all variants scattered around the area. If you take a stroll around the place, you would find many 2BHKs up for sale at very attractive prices. The only problem I have faced so far is the temporary water shortage in summers, apart from that investing here is a good deal, and can rea excellent rent also in case you want to rent out your property.I totally agree with what is said above. Basically, this scam was conducted by a Mumbai based Lawyer named PS Prasad who handled legal rights related to some properties for the Cyrus Investments based in Mumbai. The company appointed Prasad as its attorney to identify few disputed lands in Hyderabad and determine the company’s share in them and secure them. But, later on it was discovered that Prasad was unlawfully selling these lands to third parties without proper approvals and registrations. Now, Cyrus investments claim the illegally sold property to be theirs, and the buyer basically might have just gotten mugged by a scamster.Hey, I understand your concern. The price per sqft is around Rs.11,000. You will never have water supply problems in this area, and there’s a lot of greenery around. As you must be aware, that the metro rail work is going on with full swing in the Miyapur area, which is causing a lot of traffic for people going from Miyapur towards Kukatpally and beyond. As a result of toxic substances being disposed off carelessly, the lands in the area are dangerously unfit for agriculture. It is about 2 acrs of land which is going completely to waste because growing of any kinds of crops is impossible. This is being caused because of the dumping of many many gallons of pollutants by the HMDA coming from the Hussainsagar. In fact, the Pollution Control Board or PCB has also looked at some samples from these to test and find out how much pollutants are there. From the sediments and water tested it is proved to be a lot of pollutants in stone quarry.Hello madam. Especially if your property is within 300m of the metro station, you’ll find a lot of commercial investors ready to take it up. You see, there is this new transit oriented development (TOD) project being developed by the HMDA. And under that anyone with a property that fits the bill, will be able to invest in the commercial market of Miyapur. So, give this a thought. Hey you have heard right, there is indeed a bridge being constructed in Uttamnagar. Actually its more like a road under bridge. Fact is that currently there are a lot of traffic congestion issues near the Safilguda railway crossing. So the GHMC has approved this bridge in Uttamnagar in the hopes that it would ease up the traffic pressure near this area. I think this will be a good thing also for the real estate market around this area. What do you guys think? Any more updates on this? There are way too many vacant land plots in Jubilee Hills and areas around. The Corporation cannot identify and trace each and every plot owner to collect the VLT. So when the plot owners approach them at a later point of time for permission to build something, that's when they collect the VLT. Most people are found unwilling to pay the property tax. I personally really like Miyapur. The place has a much younger population than other developed areas rich in IT companies like Gachibowli and Hi tech city. There's a lot of social infrastructure that this locality can boast of such as good schools, metro rail and a fire station. The place naturally has really high property rates but long term potential looks awesome. i think the only complaint people who were living here had was the traffic congestion caused because of the metro construction. But road connectivity is excellent. There are plans to open Elexir city which is a 200 acre medicial city that will attract medical tourists. The presence of natural lakes in the locality however, attracts all kinds of tourists! Very good place to invest as you will get your money's worth in no time.I personally really like Miyapur. But road no 36 in Jubilee Hills and Himayath Nagar and Road No.1 in Banjara Hills are the only localities in Hyderabad that still seem to have vacancy for offices. I think this will also pick up soon, now that the new budget for 2014 has a lot of money allocated for infrastructure development. He assured the public that necessary measures are being taken to prevent repetition of this kind of land encroachment issues in the future. Well, I’ve heard that this road widening project in Khairatabad is to make space for the construction of the Hyderabad Metro Rail. I think you might face some minor problems, nothing much. Since you have recently bought the property, I’m thinking that it doesn’t fall in the land of fire for the land acquisition drive. But there will be some heavy constructions in this area, so that might pose a problem. The thing is that when construction works for such a massive project is going on, there are usually issues like pollution, road blockage, bad road conditions etc. So you might have to face that. Yeah, even I heard that the project was delayed. Its less of delays and more slacking off of the engineers involved in the project. I don’t know why the GHMC is still sponsoring them on this project. Just few days back only, I think on 19th of June, the GHMC commissioner allotted more funds to these divisions. I think both division 10A and 10B got Rs 1 crore each. I think the total funds allocated to this project were much more than that. As of now the chief engineer is saying that they need to make a cost estimate and then send it to the centre for approval before proceeding any further with the project. Yes but the cement companies are also justified in their case. Especially after the unstable fuel prices, it was becoming increasingly difficult for any cement company to make a solid profit. Especially in the last quarter of 2013 and the first quarter of this year, cement companies failed to make any profit at all. I don’t know how much longer the builders can carry on this boycott, because any kind of construction work is not possible without cement. Number one thing, they water and electricity supply to these buildings is always charged more than normal. I think its a very innovative way of penalizing these illegal constructions. Before we used to get water supply for hours together, and now only for one hour we get water if we are lucky. We have to literally call the tanker 4 times a week because we stay in an apartment and we run out water extremely quickly. We understand that in the summer it might be a little hard to deal with the situation but during monsoon months like July, still the situation has not improved. A crazy amount of 20,000 litres of water reaches their homes without any interruption everyday. Now the city has expanded like nobody's business and the increasing population has put a lot of strains on the existing infrastructure resources. That is why such a plan needs to be undertaken. Also to develop the city according to its key requirements. That's why a detailed study is to be made on the core areas and non core areas of Hyd and based on that the plan will be formulates. Only thing is planning and implementaion will take close to 2 decades. So what the builders were doing was selling their residential projects and focussing on the residential real estate more than the commercial ones. Actually there has been some recent development in this matter. You know the Iskcon temple near St John’s rotary in Secunderabad right? So the HMR is going to be acquiring some land here, which actually belongs to the Iskcon temple. Initially there was a lot of controversy over this issue. The Iskcon authorites didn’t want to surrender their land to the HMR, so they had requested them to realign there metro line route, so as to not intrude on the temple premises.Actually there has been some recent development in this matter. Yes I know this problem first hand. Earlier we used to depend on the water connection, but that just didn’t taste right to us. So we shifted for a short while to using those mineral water cans that he mentioned. But we were not entirely sure about its purity, so we just got a double filter water purifier installed in our home. I think thats the only way in Hyderabad that you can determine that you’re drinking more or less clean water. Yes I know this problem first hand. I think its because the bus shelter has been maintained by the APSRTC, so the GHMC are not showing any initiative in taking it down. In fact the matter was brought to the attention of the Executive Director of Engineering of the APSRTC of the Hyderabad city zone – Mr Jay Rao, he said that he will ask the executive engineer assigned the Banjara Hills area to look into this problem and take care of it. Everyday we are seeing that the neighbouring colonies are all getting developed with construction of BT roads and all. If you manage to buy a house here, lucky for you because the value is just going to appreciate like anything. The Gachibowli flyover that opened about 2 years ago has done wonders for transportation. The flyover ensures that vehicles from Madhapur and Kukatpally and those coming via Kondapur move onto the ORR without much causing traffic congestion at the junction. Also there are 81 pole lights installed all along the flyover which is a marked improvement for visibilty in the nights. Now there's even a service road. There have been some complaints about potholes and low quality roads but work is still taking place and I'm sure there are going to be many more improvements. Seems like there hasn't really been any news on the civic issues at Shadnagar which can only mean one thing. There aren't many observable civic issues and even if there are, they are probably things that can be dealt with. Shadnagar is a better choice for investors to invest when you only take the realty trends into account. Property value is said to appreciate by 30% in the coming year and the area is fast expanding what with all the IT companies and industrial areas like Balanagar, Kondurg and Kothur in close proximity. But factors such as good connectivity, repuation of the developer, neighbourhood safety must all be taken into account as well and there are localities in Hyderabad that are better on that front. So apart from the abysmal road, Hafeezpet actually has a lot to boast of. Great connectivity to other parts of the city for example. The Mumbai highway is extremely closeby so transportation is easily available in the form of APSRTC buses and MMTS trains that connect Hafeezpet with other parts of the city. The locality also has great social and physical infrastructure such as schools, hospitals and entertainment zones. It's basically a combination of the old and new Hyderabad. Real estate is relatively cheaper here as well but is still very much a prime location. So apart from the abysmal road, Hafeezpet actually has a lot to boast of. So I saw on the news that the major plan is to also set aside land in Nizwid and create a 10,000 acre IT cluster that's supposed to come up very close to the new capital, somewhere between Vijaywada and Guntur. They're planning on making efficient, broad roads with well connected flyovers. Underground sewerage lines, waste disposal, good water and electricity supply. Basically, the works. Just hope it isn't going to became as populated as Hitech city and there are Sewage treatment Plants installed in all the IT companies. Lol! Even after closing all windows and doors and using room fresheners, the smell still makes its way into the house. It is creating quite a problem for those living in Kavuri Hills, as fresh air has become a luxury. Many pleas have been made to the Greater Hyderabad Municipal Corporation (GHMC), but to no avail. And also, you should know that some of the streets in this locality are plunged in darkness at night. Even though streetlights have been erected on the roads, there is no electricity that is supplied to them. No of course it is not legal. Even I have been hearing those updates lately. What has happened is that some builder group, I don’t know which, have reportedly been trying to sell off those lands in Maheshwaram that actually belongs to the AP state Waqf board (APSWB). What I think is the biggest threat here, is that this whole thing is like a massive breeding ground for all different kind of pests. The fence only covers half the drain and someone can easily stumble and fall into the unfinished part of it. The authorities are not taking up the responsibilities. The town planning department are just trying to shun this off to the engineering department, and the engineering department are not showing any initiative either. Airport is also not too far. Rajiv Gandhi International Airport is 31 km away from Kukatpally. Lot of transport facilities are available here, so don't worry. Taxis and autos are also there. You won't find many apartments in Shamshabad mainly due to the fact that as it is very close to the airport, there is a certain height the buildings can be built at. Hi! Even I agree with you guys. I don't think there should be any problem in traveling from the site to the Railway Station. Your best bet would be going to the Seethafal Mandi Station itself. It is much closer and most of the trains that pass through Secunderabad Junction will cut through this station. You will find very few that will pass only through one of the two stations. Hello. Even I think Mahendra hills is a nice area. You get to be secludes in a nice residential colony with everything you need around you within a very short distance. The builders assumed that they could get away with it because of their connections but obviously, because of the display of unity by the residents and other locals, justice was served. The 5 acre land that was donated was only shown as a 1318 square yards in the town survey land records. The collector, Syed Ali Murtaza Rizvi also spoke to these officials so that the record displays and registers things correctly.Yes I agree. Hello! Miyapur is one of the high rise areas around the city and it is expected to have a good rate of appreciation in the near future. I mainly like it because it has lots of lakes and parks making it a very pleasant locality to stay in. The prices were at an all time low in 2009-10 but they picked up very quickly in 2011 and since then it has only gotten better. I remember, when I had checked the prices in 2010, they had picked up by about 10-15% and then again in 2013 when I checked back, it had again picked up by 10%.Hello! It has one of the most biggest and most beautiful campuses in the city! You can find it on road 3. APSRTC makes the area well connected with the rest of the city. And there are new flyovers that have come up to make the traffic less congested. There is not MMTS station in the area but there is one that is not very far away. The closes one is at Khairtabad. Reliance Jio Infocomm officials made an official statement saying Hyderabad would need about 1,700 kms of Optical Fiber Cables (OFC) and that 500 kms of this had already been laid. And yes this is also true that they are not going to stop with just Hyderabad. Apparently Warangal would be the next city after Hyderabad to get 4G Wi-Fi services in the state. I don't know if it will be free there. Maybe they will test how it goes in HITEC City and then decide if they can make it free there also or not.Hello people. What is happening is that vehicles are being parked here illegally. I mean, this is clearly a no-parking zone, even signs have been put up. But you can still see rows of motorcycles being parked. Hey, its not just a bit of an inconvenience, come on! Its a proper traffic hazard! What if the pedestrian who is walking n the road cant see and approaching vehicle. Its totally not safe yaar. That area near the Patny junction is so risky – all these vehicles zooming past and the pedestrians forced to walk on the road. Another problem road is the S.P. Road that connects Secunderabad with Begumpet. Here, the HMR has totally blocked the pedestrians way. And the worst part is that they don’t even create any alternate paths for us either. That area near the Patny junction is so risky – all these vehicles zooming past and the pedestrians forced to walk on the road. Another problem road is the S.P. Road that connects Secunderabad with Begumpet. Here, the HMR has totally blocked the pedestrians way. And the worst part is that they don’t even create any alternate paths for us either.

You should definitely check out the historical mosque that was there during Nizam times called 'DOMINAR'. Also many entertainment centres are also there like Ramoji Film City and Mount Opera. Vennalagadda cheruvu is a lake very close to Quthbullapur. But i find that for recreation and all there is barely anything here. No green parks to take walks in. The biggest problem that most industrial areas in Hyd are facing right now, including Cherlapally, is that these areas are surrounded by residential areas. so because of that, the residential areas are also competing for infrastructure facilities. less resources are thereby given to the industrial areas, so the rate of growth is very small. investing here might not be the best idea..but then again it depends on what exactly you want to invest in.
