I am planning to buy a flat in Chennai. The apartment is a large project. As per current MMDA regulations at least 10% of the flats should be single bedroom. The builder has got approval for single bedroom. He has merged two single bedroom into one double bedroom and selling as a single unit with 2 documents, electricity etc.
Is it a serious violation if so what kind of consequence will happen for this violation.
Becuase the flat is at an important locality and has future prospect I am looking to buy the flat.
Please advise me if it is risky.

You can buy property in localities namely- Yelahanka 4th phase, Dairy Circle, Chikka bommasandra, Attur Layout, all these come under Yelahanka New Town.. Old Town is also fine.. but some areas are crowded and not good, newly developed ones are good.. Hospitals, shops, railway and roads all facilities are closely available.. This is not a BBMP approved property. They have sold 80% flats. The building is ready for last 4 months and they are yet to apply for occupancy certificate. Wait at least till Jul2013 for BBMP verdict on occupancy to come out. There's no surety that BBMP will give some verdict by Jul2013, but verdict will surely NOT come out before Jul2013. Do not go by "SBI approval" of this property.

Hi All,
I contacted Lodha today and was informed by Vivek Koshti that the possession date for Ceilo C is going to be further postponed to May 2014. They will be sending the letters/email to all the customer next week. This is due to not getting approvals from TMC.
They also informed that they are not planning to pay any compensation/interest payment for the delayed possession as the reason for delay is beyond builders control.
I booked the flat in 2009 and have been paying the interest on loan to bank for last 2 years. I am not comfortable to continue paying further cost for Lodha not managing the project efficiently. I am planning to seek legal options for what can be done in this scenario apart from going to consumer court. I will appreciate if you guys can let me know if you have received any communications from Lodha on this and if you are planning to take any legal action.

Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Either this is game played by the builder or some consortium........Any inside story Please or comment ?? Rate per sq ft in Neharpar is around Rs 3500 to 3900. But in Surajkund it is almost double. So if you are looking to buy property at a less cost then go for Neharpar, and if you are looking for higher investment then Surajkund is a better choice. i became interested in owing flats in the project. Later through your authorised agent Mr Manoj Bansal I along with my family members, visited the site office of Narayan group near Muhana fruit and vegetable market, where site office personnel took us around the sample flats. There we liked 4BHK flats decided to own.In the year 2009, I received 03 letters from Narayan group each demanding Rupees 03 lacs as installments and allotted Flats numbers 501, 801 and 901 in their Tower "B"
I immediately deposited Rupees 03 lacs for each flat totaling at Rupees 09 (nine) lacs and obtained Narayan group receipt numbers 100009/08-09, 100010/08-09 and 100011/08-09 all dated 30.03.2009.
Since i am not able to get in touch with the authorised personnel with Narayan group, please advise next course of action on my part as to when, where and how much installment i need to pay to have the possession of the 4BHk flats I had booked and consequently allotted?

I made a mistake of buying a villa at Media village, Greater Noida from Jamil Khan of Samiah Builders in 2008. I was foolish enough to pay all the money upfront. I was promised that the colony will be completed in 2009. It is now 2013 and the place still looks like a ghost town. Construction work stopped 2 years ago and Mr Khan is not owning up to his responsibility. None of the promised parks, swimming pools, common room, children play area sauna etc have been completed. I am still waiting for the interior work like fitted kitchen, bathroom, floors and decorations etc to be completed in my villa. As it is unlikely that Mr Khan would own upto his responsibility, my advice to everyone out there is to deal with another reputable builder and believe me Mr Khan is not one of them.. YOU HAVE BEEN WARNED
